"Absolutely fascinating place to stay especially with the history of the place."
We'll definitely be back to stay with you again, however if I may suggest to upgrades to the place on general. The driveway is only accessible with a 4 x 4 or a SUV, if I'd brought my other car, then it would have grounded on several areas of the drive from the main road. However, upmost importance is to have a mirror placed on the opposite side of the road at the entrance to the property. Twice I was almost involved in a collision simply because you cannot see along the road to safely pull out onto the road. Otherwise, what a stunning property and location. TY for our stay.

"The mattress in the bed is really uncomfortable was really hard so not the best sleep as you would ache."
Settee very uncomfortable, no bath mat to stand on in the bath to shower water was very hot or cold to shower as it was joined to the taps no baking trays for the oven and vacuum cleaner to vacuum before leaving

Lovely cottage, adequately equipped. Whilst the bath was lovely, water supply was difficult so only one bath was possible a day and the shower head was unusable as water was either red hot or freezing cold, no middle ground for a shower or to wash hair. Otherwise was beautiful

2 inches of hot water per day - nowhere near sufficient. No point having a roll top bath if you can’t fill it!! Owner has been informed about this by others and it’s still the same. At £126 approx per night, that’s a disgrace. Bee/wasp nest in chimney stack outside cottage. Furniture was dated, carpets were a disgrace. You wouldn’t go barefoot or just socks downstairs. Would’ve been much more practical to have wooden/tiled floor. We’ve stayed in many, many dog friendly places and this is the worst accommodation we’ve encountered. Even the basic dog friendly travel lodges are better than this. The walled garden was lovely but outside there were a lot of dirty spaces, behind the wood shed were used bottle tops. At the side of the barn next to campfire we’re discarded alcohol bottles/cans. The staff were very friendly. Area was lovely, accommodation not. Tried phoning owner on day of arrival but went to voicemail which he says he never got. We left a day early as we were not using the property except for sleeping in. Waste of money. Dreadful shame as there was to be a wedding there later in the week and the whole venue had been booked. Hope they don’t need to wash!!!

"Goregous setting and wider grounds."
The Coach House cottage is detached on its own which was good for us as we had a young baby so weren't worried we disturb anyone. The walled garden that is just through a lovely old white gate is amazing, it's like entering the secret garden or something for a film where you're able to help yourself to produce for your supper - absolutely fantastic. The Gardner who tends to it deserves and award! We also found the cottage perfect for our active border collie as we could be up on the fields at the back and up the hill towards Grange over Sands in a matter of minutes. We only briefly drove through Cartmel village but it looked very charming with a few nice pubs and a racecourse running through the centre! Other reviews mention the settee in the cottage, it is rubbish but the look of it fits in with the decor. Would definitely return thank you

"Couldn’t fault the friendly staff , beautiful gardens , access allowed to all areas, exceptionally dog friendly, peaceful, the seating in the cottage was not comfortable, good furniture in it’s day but past it’s best, we always take a bed topper so the bed was ok ."
Could do with a larger tv . Would return but stay in a larger cottage or main Georgian house which was fabulous

"Had a lovely relaxed time with our 2 dogs."
Enjoyed walks and the gardens and didn't have to obsess about muddy footprints on the carpets. We were all made very welcome by the staff and their canine assistants also. Would recommend highly to dog owners with well socialised dogs that need a break from city life.

The location of the property is very convenient and ideal for dogs thanks to the really nice green space around. The cottage was as advertised. Decor is a bit dated but it has everything one needs. Despite there being several cottages we had enough privacy. The only thing that I can think of in terms of improvement is to have an option to be able to discard rubbish outside the cottage. We collected the dog poo and kept it in the kitchen bin and it became a bit smelly. For us it would have been a bit more convenient to have a shower vs a bath but we simply overlooked it in the description when booking because the pictures were so nice ;)

"A fabulous place to stay."
Personally would have preferred a log burner to the gas fire in the coach house, and could really do with a traffic mirror at the end of the driveway as you cannot see traffic coming from the right. Apart from that no complaints at all, had a great stay, and wouldn't hesitate to book here again if visiting the region.

Lovely cottage in beautiful surroundings plenty of space to walk around and brilliant for our puppy dog friendly and very safe staff are always around and very friendly and helpful this is the second time we’ve stayed here and loved it as much as the first time definitely go back again

Furnishings a bit dated but description/photos were accurate, so we knew what we were getting. Things that would have improved our stay: comfier lounge chairs, quieter extractor fan in bathroom. Overall enjoyed our stay.

Clean and tidy and gave us what we needed for a few days. Would be nice if they had a secure area where we could let dogs off without the risk of them disappearing into neighbouring fields of sheep.

!! The walks straight from the house are incredible, beautiful garden, great stay for dogs but the inside of the house was very tired and not that clean. If the interior had a make over this would be a 5 star rating.

Little or no hot water during stay No manual to assist with heating that wasn’t functioning The staff were very friendly and helpful Over cluttered with furniture which seemed superfluous and would recommend some upgrades. I.e a functioning shower

Just need to add some signage/labelling where the outside property bins are & outside facilities , so these can be easily identified for guest use. We also commented that ( on an ideal world) would be good to have an internal footpath right of way through farms , to walk to the town without using the main road or walking too far. Other than that, place is absolutely stunning on its own right and we enjoyed every single moment, including the garden, meeting the gardeners & find some useful plants tips, also admiring the fantastic cottage garden with the new goldfish addition and the lovely black Labrador which we met in the cottage garden. ( pity they don’t have plants for sale , because I would have bought some to bring with me for sure) Breathtaking views, wildlife, absolutely loved it! & we were delighted when we found there are places here with red squirrels!! Great fun with the board games & the brilliant disc on the DVD player, the cd might not be for older audience taste , but definitely at our street. There’s always something for everyone. The whole experience & place is highly recommended.

When we arrived at 3pm the property had not been cleaned there were dog biscuits on the kitchen floor an uneaten meal in the fridge bed not made let alone even changed wet dirty towels in the bath i phoned the owner who then took 2 hours to arrive and then clean the place given the current COVID situation i feel this is disgusting we finally got into the cottage at 6 pm very bad standards

"Shabby chic set in lovely surroundings."
Fabulous location for dogs who were free to run around. Minor problems with hot water cause tank too small to fill huge bath with enough water for more than an inch or so. Couldn’t get gas fire to work but other heating on all day so never cold. We would visit again as it suited our needs but wouldn’t be everyone’s cup of tea. Good value for money and you get what you pay for.

We had only seen 1 positive review but I can now make that 2. The cottage is quite dinky like a 1 up 1 down. Ground floor was an all in one sitting area with sofa and 2 chairs, kitchen area and a Gateleg dining table and 2 chairs. Stairs are up from the sitting room straight into bedroom. The bed was very comfortable although we would have preferred a larger size. The ensuite was nice. The cottage was very clean and the only problem we had was a bee nest in the flu allowing bees to come down into the cottage. We did ring the owner. I did think the ground floor was cluttered. Maybe a more comfortable sofa and just 1 chair. Also the table was too big when extended. As the cottage sleeps just 2 people, perhaps less furniture downstairs would be better. We had just 3 nights there with our young cocker spaniel and really enjoyed it. Cute cottage in lovely surroundings. Will definitely be back.

"I booked this cottage without reading the reviews, if I had I would not of stayed there ."
I would recommend that you speak to your clients, and tell them to paint the house throughout , and new carpets as the house smells musky . This could be fantastic property if it had some TLC , the only part of the house that felt clean is the bathroom which was beautiful and the location was lovely.

The grounds and in particular the walled garden are beautful and peaceful. We had seen some poor reviews of the Coach house on other sites. All I would say is the cottage was perfect for us and our dog. Dont be put off by poor reviews. This place is wonderful and very well located for the Lake District attractions.

"The coach house, stayed August 2019."
The positives:The location of this property was great and there was the comforting smell of bleach in the bathroom when you arrived. Tea and coffee were also provided. The negatives: No welcome pack despite it being referred to and neighbours during stay had no pack either so no helpful hints on things to do in the area. The bed was also extremely hard and uncomfortable. There were no matches to light the gas fire. The biggest problem was the bath - there was no shower and the bath was fed by a tank which had an emersion heater at the top. Consequently only about a third of the tank would actually heat up. This made it impossible to have a warm bath as after the water got about a couple of inches deep the hot water would stop and the tap would feed in cold water. Therefore if you were not right on top of it you lost all the heat in the water already in the bath. I finally managed a luke warm bath by repeated filling the kettle. As a result we left a night early. Due to the way the boiler is heated this is going to be an issue until it is replaced.

Also the roll top bath looked fab but the shower didn't work properly, the water was either scalding hot or freezing cold. One of the biggest issues was that there was no WIFI, despite the website description stating there was. The location is beautiful and a short distance from the village, but you'd be taking your life on your hands if you decide to walk on the road. Overall it must have been a lovely cottage once but now feels a bit unloved. Not sure we'd go back.

"Only there 2 nights, and as I have not been feeling very well the cottage was booked to relax and especially relax in the bath as I only have a shower at home."
After one bath on the Saturday night then we could only receive cold water.... 2 phone calls later the owner rang back saying he would get his man on to it in the morning.... problem is..... we had to vacate by 10am.... so no bath and no man arrived. The owner was supprised I had not mentioned it to him when I passed him earlier in the day, may be if he had actually introduced himself it might have been a differant situation. ..... it's a pity as It is a beautiful place .... but feel no value for money.

The walled garden to be remembered for all time. I will certainly return. Peehaps there could be a little more equipment in the kitchen. We loved the rabbits, squirrels and pheasants. A jewel of a property.

Some of the furniture needs some attention or replacement as both settee, chairs and dining chairs were uncomfortable. Plus deeper cleaning in bathroom. Location and nearby facilities were excellent, good weather and an enjoyable break.

!! we had to build up the base of the arm chairs so that we could have some comfort. the cooker was well worn and the igniter knob was missing and we couldn't find any other means of lighting the cooker or fire. T The bed was very comfortable and attractive and the house was clean. The facilities round about were excellent there are several good restaurants in Cartmel and all reasonably priced all in all it was an enjoyable holliday.

"What an amazing place this is."
The location, set way back off the main road, is in a beautiful setting surrounded by a beautiful countryside with the sound of bleeding lambs all round, birds singing in the morning.....heaven. The cottage is a lovely one bedroomed, fully furnished piece of country. Beautifully laid out with all the amenities required for your stay. We loved it there and didn't want to leave. If you have dogs, it's an ideal are for some lovely walks. The beautiful village of Carmel is just a little walk away with places to eat and drink. The locals are very friendly and had a lot of fun talking to them, so friendly. Loved it.
