Wonderful little cottage, from the outside, opens up into a very welcoming, comfortable home.perfectly situated for a very short walk to the centre of coniston. With the pubs for great food and drink and the shops, it has everything close by, also an ideal base to go exploring the many lovely places of the Lake District, it is truly our happy place !

Comfy cosy cottage. Plenty of room for 4 adults and dogs. Garden safe and secure to let the dogs out. Superb for sitting out in the sun, sun trap. Large garden table and chairs. Parking at the back of the cottage accessed by a side drive. Close enough to all amenities without being in the centre of Coniston. Would certainly recommend this property.

Nice views at back. Spacious for 4 people and two cars at rear. Clean all round and great spacious en-suites. One caution care when leaving the narrow gap at side of property. Viewing on coming cars difficult.

Everything you needed for a perfect stay. Coniston provides a fantastic backdrop and has a great selection of pubs and eateries and must be the most dog friendly village we have ever stayed. Our thanks to the owners for letting us rent their wonderful cottage... Brian, Neil & Teddi

"The cottage is lovely, very well equipped and very clean."
Enclosed garden for the dogs and superb views of Coniston Old Man. Parking at the rear for two cars which is great. Bathrooms fabulous, beds very comfortable, we do agree however with other guests that duvets are too small for the beds so need larger ones. Also another arm chair in lounge would be appreciated as a tight squeeze for four adults on present furniture provided. Luckily we brought a couple of large camp chairs which came in very handy and added to our overall comfort. Short walk along the road into Coniston with nice pubs and a few shops. 15/20 minutes walk to Coniston Water. All in all the perfect place to stay and would definitely return in future and recommend to friends.

We had everything we needed and the bedrooms and en-suites were fabulous. The garden was great for our whippet and in a lovely setting to sit out and have a drink. Lake Coniston and the village were amazing with plenty of great places to eat and staff were very friendly and welcoming especially to our dog. We would certainly book here again in the future.

Just a few tiny niggles :- The duvet covers only go to the edge of the mattress .. would be better with an overhang With four adults in the lounge it did feel a little cramped on the sofa ..perhaps another armchair? Apart from those tiny bugles we loved it very much

! The cottage is decorated and furnished to a high standard! It had everything you need for a mini break. Cosy living room and open fire, making evenings relaxing and comfortable. We enjoy cottage breaks; the beds, pillows and bedding ensured comfort and a good sleep unlike many we’ve stayed in. The two bedrooms with full size bathroom en-suites - incredible!!! Our grown up son loved the bath in his bathroom with views of the Coniston fells!!!! The towels were luxurious too!! The garden and view from the back of the house was breathtaking!! 2 brilliant car parking spaces with good access! The front was also charming and just a couple of minutes from the small high street in Coniston!! We found our stay peaceful and relaxing which we really needed at this time☺️ There are loads of pubs in Coniston for great meals and little gift shops too! We recommend the Coniston Inn which is a pleasant 20 minute walk from the cottage!! From the cottage you can drive to so many of the lake’s spectacular places or just enjoy Coniston which is our favourite place in the Lakes! Recommend the Holly Tree to small families or 4 grown ups; 10 out of 10. Thank you to the owners, we’ll definitely be back and thanks for the yummy welcome box☺️

"Our first stay in Coniston (rather than Grasmere)."
We were very pleased with our choice! The cottage is really well located for the town with the benefit of two parking spaces and a rear entrance, perfect for the dog and post muddy walks. An enclosed garden too for our spaniel to run about in. The house itself is so comfortable: a cosy wood burner, well equipped kitchen and two good sized bedrooms with the most amazing en-suite bathrooms. We even had a very generous welcome pack. It was a wrench to leave! Lake side and fell walking all around and lots of great places to eat (dog friendly) in Coniston cemented a really great week. Highly recommended. If we chose Coniston again, this will be the property we return to for certain.

Cosy lounge the was nicely decorated for Christmas. Minor issues with cookware/ovenware, some of which was either small for 4 people or needed replacing. Perfect location for centre of Coniston and walks beyond.

Local co-op accessible and small independent shops. The rooms are warm and comfortable and the house has everything you will need. Melanie sorted out a lead for the new TV so we could settle down to movies on wet days. A restful place to spend your holiday.

It is situated on the main road through the village, but even in August we didn't notice any intrusive road noise in the morning nor evening, as the traffic is quite light. We had a relaxing stay!

Cottage was beautiful, clean, comfortable and a lovely garden and very well equipped. Two en-suite bedrooms a bonus. Plenty of storage in each bedroom. One little niggle was although four people could be seated in the lounge the fourth seat was a cane chair and for us oldies not very comfortable!! Apart from that would definitely recommend this cottage for either a family or two couples. One of the best cottages we have stayed in and thank you to the owner for the welcome pack, much appreciated.

The cottage is immaculate and the decor was superb. We have stayed in many cottages and so often the second bedroom has bunk beds and a tiny shower/toilet. Holly Tree has two king sized double rooms with full bathrooms and walk-in showers. Both decorated to a very high standard. All the usual facilities I look for plus a lockup bike store and hosepipe which are always handy when you have a muddy bike/boots and paws. The view from the back garden is stunning and it's just a couple of minutes walk to the village centre where there 4 dog friendly pubs serving good food. Then onwards to many fantastic walks. I would definitely stay at Holly Trees again, and highly recommend it.

"The cottage was ideally placed being on the outskirts of Coniston but only 5 minutes walk from the shops, cafes and pubs."
It was a welcome bonus having off-road parking at the back of the property (not one but two designated spaces). The cottage itself has been beautifully refurbished and is spacious but very cosy. I love the little touches like the curtain tie-backs and the pretty cushions on the bedroom window seats. The kitchen has everything you need and the cooker was very straightforward and simple to use! Overall the bedrooms were well fitted with plenty of storage but I feel the mattress on the 5ft 'sleigh' bed may be near the end of its life as there was very little spring to it and not the most comfortable. The bathrooms were amazing. What a joy to have 2 big bathrooms, each with a large, walk-in shower AND a bath. Lovely to have plenty of space to move around unlike many en suite bathrooms which have been squeezed into a corner of the bedroom so they can tick a box saying "en suite"! A holder\shelf would be useful in the shower in the black and white bathroom for shampoo, soap etc. Sadly, visiting in March when the weather was very mixed, we didn't have the opportunity of sitting outside on the patio but I imagine it would be fabulous to relax with a drink and take in the views of the Old Man of Coniston just yards away. The pubs in the village all served good food but our favourite was the Crown Inn where the food was great and the staff were so friendly and welcoming. It was an easy drive to Ambleside, Hawkshead and Windermere and a little further to Keswick, our favourite town. Our first visit to The Lakes and I'm sure it won't be the last. Thank you. In very convenient location for walks, pubs and to enjoy the beautiful Lake District. Few minutes walk to Coniston village. Short car journey to Ambleside and Grasmere or within walking distance for some on a bright day. Great area for walks with the dog and all the pubs are dog friendly. I highly recommend this property and look forward to more visits.

"A perfect week in a perfect cottage in Coniston."
Located on the edge of the town and just a few minutes to the shops, cafes and pubs, and also perfectly located for walking along the lake and around the peaks of the Old Man, the cottage was a wonderful place to wake up in and return to after long walks. The view out of the back door is stunning - full moon over the Old Man of Coniston and the sun lighting up the tips of the hills in the morning, with Herdwick sheep grazing in the field, were a highlight. Very warm and cozy for a frosty January, everything you need in the kitchen, and two huge and modern bathrooms both with a bath. I did wonder about noise from the road, but it was very quiet. The decor is simple with no clutter, so felt very relaxing. And the cottage comes with 2 parking spaces, which I am sure would be even more useful in the summer when the town is busier.
