    We stayed in this fantastic cottage with friends & family to kick off my 50th celebrations. They left a lovely card & some cakes for us on arrival & any questions I had before & during our stay were answered promptly. The bedrooms are gorgeous & very generous, facilities were fantastic & we loved the pool table & hot tub. Good location for some beautiful walks nearby & we ate in the pub twice too which was also great - food & service. I really would love to come back some time, we loved our stay. Thank you so much!

  • "Just perfect Beautiful cottage."

    We were a family of 10 with 2 babies and 2 dogs. Plenty of room. The 2 master rooms are so lovely. Made our stay so special. The cottage is equipped with everything you need. Faultless and so clean. Great having the hotel next door. Some of our party had an evening meal there which was so good. Would definitely book again .

  • "We were a family group of 10 and absolutely loved our stay here, we didn't want to leave!"

    Everything was thought about and was well equipped, the cakes on arrival were a nice extra. Lots of space so we weren't all on top of each other. We will 110% be back. I think our only recommendation would be some more free standing lamps in the downstairs area. Overall amazing and can't wait to return.

  • "An excellent holiday home."

    It had everything we needed for a short stay whilst playing golf in the area. Bedrooms were large and comfortable and reception rooms spacious. The hot tub was welcome relaxation after the golf too. The owner, Rob, was also very helpful.

  • "Exceptionally Clean, having stayed in a number of Sykes properties we were very impressed with the standard of cleanliness at Crooklands."

    We were greeted by a dome of tasty cakes, which were a wonderful treat for a few days. A beautiful large house, we kept going WOW as we walked around and losing each other. Everything was to a very high standard with lovely fluffy luxurious towels. We made use of every room including the games room, enjoying family meals round the large table. The kitchen was well equipped and we enjoyed preparing meals as a large three generation family. There was salt and pepper, a few coffee pods, instant coffee sachets and tea bags but no milk, so remember to take some for that first cuppa. The Texaco garage is close by and has a shop. The hot tub was private and checked everyday. The garden provided a lovely outdoor space for our four children and dog to play, all very safe and secure. We had been cautious about the hotel car park but it was quiet and we were never disturbed by any noise. Well located for access to so many activities and The Lakes. Would highly recommend.

    The cakes on arrival were much appreciated! The only down side is that the road can be very noisy as well as inconsiderate hotel guests being very noisy early in the morning in the car park which is next door to the house. Other than that very good.

  • "Brilliant holiday house, we didn’t want to leave!"

    We were pleasantly surprised as the cottage is much bigger than we expected, the photos don’t do it justice! There was plenty of space for us and it was lovely to not feel crammed in as a party of 8. The hot tub was great, and the games room was an added bonus for the evenings. The whole house was very clean and we couldn’t fault it at all. The location is good for easy access onto the main roads to travel around the lakes, and the owner was very friendly and responsive when contacted.

  • "What a lovely spacious Cottage."

    Was lovely to share this with my Daughters and Grandchildren for my birthday. The Cottage had everything you could want. The Beds are huge and so comfy. Loved the Hot tub and games room. We ate twice in the Pub next door which is so handy to be able to walk to and the food was really nice. Thanks Rob you have a lovely Cottage.

    Grandchildren have already asked to go back for a longer stay. The house is more than big enough for all of us without being cramped and in each others space. Shame about the weather on the second day!! Welcome to Cumbria.

    Our only negative piece of feedback would be that the car park was often full and we were unable to park. Maybe 2 of the spaces near the house could be marked up for the house only. The food in the hotel was also lovely. Thanks for a great stay.

  • "I cant talk highly enough of Crooklands Cottage, it is absolutely stunning."

    10 of us went and were blown away by how stunning the property was - it has everything you need to an incredibly high standard. I didnt realise it was right next to a little river which made sitting outside in the hotub even more relaxing. Although you feel like you're in the middle of nowhere (which is exactly what we wanted) you're still close enough to amenities and Kendal and Windemere. We booked into the restaurant at Crooklands Hotel on night too and it was delicious. We came away feeling refreshed after a wholesome weekend.

  • "Fabulous “cottage”, it’s huge!"

    We were a party of 9 adults and a child plus a dog. Enclosed gated garden and hot tub area also gated, so secure. So much living space, you are never on top of each other. Cottage is well appointed, very clean and well maintained. Lovely decor. Lovely bedrooms and bathrooms. Pool table room with PlayStation and nice sofas a massive hit, so lovely being able to be together either playing pool/console or just sitting relaxing. Hot tub a good size and had lots of use, again lovely addition. Only thing I would have liked more of is cutlery, maybe another set adding to the drawer, as when you have 10 people eating/serving food, you tend to use a lot of it. We ate at The Crooklands pub, which was lovely too. Dog friendly in the bar area. All in all, a fabulous weekend had by all and would love to return, recommend for a large party. Thank you

  • "I can’t recommend this property highly enough."

    I was impressed when I saw the photos of the property but when you see it in person, wow! It was amazing. It had everything we wanted and more. Such spacious rooms, modernly decorated and cleaned to a high standard. Just perfect! The communication with the owner was first class. Nothing was too much trouble for them, they responded immediately too. A perfect weekend from start to finish. We are already thinking of a reason to go back!

  • "Luxury, spacious accommodation, which surpassed our expectations."

    The location and amenity of this property is outstanding. In particular, the property had been tastefully decorated for Christmas, which delighted the children (both young and old!) and we were treated to a welcome gift of some delicious, local cakes and pastries! The owners, Rob and Chris, also run the adjoining Crooklands Hotel, Restaurant and Bar. We enjoyed a superb meal there as well as great hospitality, but do book early to avoid disappointment. We did feedback to the owners that the photography in the property listing really fails to do this stunning property justice. All in all a faultless family Christmas break, thank you.

  • "A lovely house in a great location."

    It is well equipped and was very cosy. The location is handy for the Lakes, the Dales, Morecambe Bay and lots of local attractions and walks. The garden is fenced. The busy pub next door is under the same ownership. We enjoyed an evening meal and a hearty breakfast on our checkout day. The pub is always busy so it is advisable to book for meals.

There was everything you could need in the kitchen and all the required appliances for a long stay. We arrived to beautiful cakes left for us were were delicious. The hotel pub next door serves amazing food but prepare yourself if you have a small appetite because the portions are pretty big

  • "We stayed here for 2 nights as a family of six with one baby and one dog for my dads 60th."

    The cottage was immaculate when we walked in. Rob the owner was really helpful if we ever needed anything. The pool table in the games room was a great bonus and kept us entertained at night along with the hot tub. Everything was clean and fresh and we had access to everything we needed including fresh towels, a cot, high chair, iron, hairdryer and everything else. When we arrived we were left with a plate of homemade cakes which was a lovely touch! It’s only an 13 minute drive into Kendall and only around 25 into Windermere. The pub is only next door which is great for a drink or food. Overall an amazing stay and I would recommend this to anyone!

  • "Just returned from a long weekend at Crooklands Cottage - wow, what a beautiful place to call home for four days."

    The pictures on the website do not do it any justice - it is better!! Each of the rooms are spacious and the open plan area downstairs made it easy for all in our party to never be alone. The bedrooms were well appointed and the two ensuites were lovely. The fact there is the hot tub was a bonus, although with our schedule, we only used it the once! We were lucky with the weather, so from getting up each morning, we all spent time just sitting outside with the first brew of the day. All in all, it was a pleasure to stay there and will definitely stay again. Can definitely recommend Crooklands Cottage to others. Also, it's ideally located in the car park of Crooklands Hotel, so handy to go in there for a bite to eat if don't feel like cooking.

  • "We are a group of 6 friends ‘of a certain age’ who have known each other since primary school."

    We regularly book cottages in various locations for short breaks, and this is one of the best. The living room is very stylish, the kitchen well stocked, the bedrooms spacious and comfortable, and luxurious underfloor heating in the bathrooms. Could the house do with a 4th shower room? Probably, but we coped!

    Stunning bedrooms with very comfortable beds and plenty of space. Very clean, very modern and updated. We could tell the owners take a lot of pride in this property. Hot tub is big enough for 6 people easily. Garden is great for children to run and dogs to have a sniff. Gorgeous bathrooms throughout. Spacious and well equipped kitchen and utility. Genuinely felt like home.

  • "Had a lovely week stay at Crooklands Cottage."

    The house was much bigger than anticipated, it was plenty big enough for us all and a dog. The entertainment facilities were excellent and we were never bored on an evening with PlayStation, pool table and hot tub. Lots of places to walk the dog around the area and lots of places to keep children entertained. I highly recommend Lakelands Maze Farm for children, we spent hours here one day and still didn't fully experience everything they had. The pub and hotel just next door was handy to have and food here was really nice. Just a few things that we felt were missing this week, there is no BBQ which I think would have been a lovely addition as the garden area in the sunshine is lovely. As others have also said in their reviews, we also felt there wasn't enough seating in the main room. Overall a lovely stay and all thoroughly enjoyed.

    Spacious, comfortable, modern and a good location to get to Windamere, Falls foot and Ingleton Falls on the doorstep. The property would benefit from a coffee machine, we bought and left a cafetière and a mop to dry the floor after being in the hot tub! Would defiantly recommend. We were a party of 9 and would not hesitate to return to this property.

  • "This property is fantastic."

    Its decorated and furnished to a very high standard, the cleanliness is perfect. The kitchen has all the amenities you need. Location is brilliant, its right next to the pub/hotel but this does not take away from the property being on a site on its own as it seems secluded. There were lovely touches from the owners including a gorgeous cake they had baked and dog bowls for our dogs. The food and service in the pub next door was great and we enjoyed eating there a couple of times. Its not far from Windermere/Bowness and there are lots of lovely walks near by. Highly recommend booking this and we will definitely be rebooking shortly. PS for anyone that is taking dogs, there are ticks in the area so please check your dogs. we did leave a tick remover.

    Rob and his team were most welcoming and helpful. The Cottage is spacious, modern, fab hot tub, great games room and extremely comfortable beds. Quality bedlinen and towels. Excellent location for Lakes and Dale's. A most delicious homemade cake was left in the kitchen, which we all enjoyed. A very personal touch. Crooklands Cottage is a wonderful, spacious, detached cottage located in Crooklands, Cumbria.

With five bedrooms and open-plan living spaces, the cottage suits a large family or group gathering for contemporary comforts, with the wilds of the Lake District and Yorkshire Dales nearby.

Please respect our neighbours by keeping noise to a reasonable level after 10pm.

We operate a zero-tolerance policy to any excessive noise after this time.

Guests have access to the neighbouring hotel car park with sufficient space for five cars, before lugging your bags into Crooklands Cottage.

The ground floor offers plenty of space to catch up with loved ones or take some time to yourself; each room is beautifully finished with fantastic amenities to suit those who prefer high-quality over rustic and traditional.

With plenty of seating to choose from, the smart and well-appointed kitchen/diner features two electric ovens and a hob, microwave and an American-style fridge/freezer to stock up on your favourite foods for your stay.

Keep your holiday gear fresh in the next-door utility with a basin, washing machine and tumble dryer for your convenience.

Set the large dining table and plan the next day's adventures over a delicious home-cooked meal, before retiring to one of two sitting rooms.

Gather for a film night in the first sitting room with plush seating and a large Smart TV, whilst the second sitting room offers another Smart TV, Playstation and pool table for a livelier evening.

Completing the ground floor, a cloakroom with basin, heated towel rail and WC is perfect to quickly freshen up before venturing out the door.
