  • "Property in general was excellent."

Spacious for 4, could comfortably accommodate 6. Secure outside space for doggie was ideal. Beds huge and comfy, bedding and towels good. Couple of minor grumbles, note was left that dishwasher in kitchen was not working which meant a track up steps into the boot/utility room to use that one. Inconvenient and potentially dangerous, Was frustrating as was same make and model as the broken kitchen one so possibly an easy swap for guest convenience. No starter pack for wood burner, brought logs with us but meant needed to go buy kindling and firefighters (left there for next guests) Despite a lot of info in pack against dog spoilage indoors and penalties, some evidence of staining in top bedroom. As always, we tidied behind us and hoovered etc, but hoover needed some maintenance and was a bit whiffy. However, back to positives, and there were many! Showers all great with good power and top notch heating etc on demand Kitchen was really well equipped and had all crockery, utensils etc that you could hope for, off road parking for two cars was perfect. The house was situated perfectly away from the main road but still only a stones throw from the shops bars and restaurants. Would defo look to book again, please don’t be put off from any comments above, they are simply feedback on things that could be even better. On the whole a great place to stay, thank you

  • "Superbly restored property, quality fittings and furnishings, brilliant location:only minutes from the main shopping centre."

Parking was very easy, apart from the space for two cars at the side of the property, we managed to park outside or very near to the house every day.The house was spotless on arrival. The smart TVs in all bedrooms were great and the broadband connection functioned well and was quickly reset .The kitchen was very well equipped. This is one of the best properties we’ve stayed in and we’ve been holidaying in the Lakes for years. For able-bodied people the house is ideal. The description is accurate about the stairs and steps - they are steep and anyone with mobility problems will find both difficult to negotiate.Handrails on both sides of the stairs helps but not if you wish to carry anything upstairs.Toddlers would need to be monitored on steps and stairs too. The small courtyard is a sun trap until about 5pm when the trees, which would benefit from pruning, block the sun. The wooden garden furniture is good quality but the seats were heavy to move for the elderly, (which some of our party were), and without cushions were pretty uncomfortable. Some camping chairs or sun loungers would greatly add to the enjoyment of the space -we bought chairs from a local shop and just about managed to transport them home!! A step stool would help for anyone vertically challenged.!!! If we were younger and without mobility issues we would be booking Ellerthwaite House for next year. We had a great stay here .

  • "Thank you for your hospitality."

We were extremely pleased with our choice in property. Everything we may have needed was provided. Very comfortable beds, bathrooms large with excellent showers. So conveniently positioned close to all the main shops and restaurants. Having the park opposite worked beautifully for our dogs early morning and last late night walk. Two things to note - the extractor fan in the downstairs toilet isn’t working and we feel, for security sake, perhaps there should be a bolt on the back wooden gate.

It has been renovated to a very high standard throughout. The kitchen is so well equipped with absolutely everything - and I do mean everything - you could possibly need in a holiday home. The beds are very comfortable. The house itself is heated throughout and was lovely and warm. The property is in a very good location for both Windermere and Bowness. We were a party of six (aged 63 - 85) and a dog and everyone loved the house. I have already looked to see what the availability is for later in the year as we cannot wait to go back and I can't recommend Ellerthwaite House highly enough - certainly the best holiday home we have stayed in anywhere.

  • "Our 2nd time in this property, after staying in early December 2021."

Perfectly located in Windermere, only a few minutes walk to a variety of shops. Car parking is at the side of the house, a narrow space for 2 cars, one behind the other - you will need to see the driver out when backing onto the road. Although there is roadside parking, during both our stays we never saw spaces there, as other residents in the street use the road, but this wasn't a problem. The property is extremely well equipped, with an especially fabulous kitchen with everything you'd need - in fact I cooked Christmas Dinner & never needed more saucepans, dishes or utensils. A slow cooker, food processor, hand blender, sandwich toaster, nespresso machine, electric carving knife plus 2 dishwashers & the luxury of a wine fridge made this a fabulous kitchen for anyone who likes to cook. Coupled with an American style fridge freezer, there was plenty of space for Christmas goodies! The property isn't suitable for anyone with mobility issues, steps into the kitchen and from snug to dining room. Also VERY steep narrow stairs to the top floor bedroom. However this was not a problem for us, although it was a challenge getting a large suitcase up to the top floor! The beds are extremely comfortable, the bedlinen & towels excellent quality. There was plenty of hot water for showers & the whole property was warm & cosy. We lit the log burner on Christmas & Boxing Day for some festive cheer (we brought logs, firelighters & kindling with us - but it is available locally, none are provided ) in truth we didn't need the fire for warmth, just atmosphere! The property isn't decorated for Christmas, although there are a few festive items provided for you to use, if you so wish. The only negative comment would be that nothing is provided in the form of a welcome pack, apart from some tea bags & a few coffee pods. Not even fresh milk for a cuppa on arrival! And given the cost of rental for Christmas it would have been a thoughtful gesture to provide this. I had a Tesco delivery booked shortly after arrival time, so we were fine & there is a Sainsburys Local a few minutes walk away. We can also heartedly recommend Hooked, the seafood restaurant 2 mins walk away, so nice not to have to use the car! This is a lovely property, which suits all our needs & we will definitely be back as we love the area.

Elderly relatives found it quite difficult with the very low seating and the steep & deep stairs/steps. Booked the property specifically because of the walk in showers for the less mobile of our group but didn’t anticipate the very step/stairs (which are mentioned on the listing) to the kitchen and garden areas ..but that really wouldn’t be an issue for a more mobile group. I’d happily return with those more physically able. Had a small issue with the beds not being separated into twins as requested on booking.
