Great property, well equipped and very comfortable, would book again

This was our third stay at Lake House.

It is clean, comfortable and well equipped. We like the outside space to relax in after a day out and provides a secure space for the dog. Lake House is well located to visit the Dales, Cumbria and the Lancashire coast as well as pretty towns and villages close by.

Lovely cottage, nice a peaceful.

Welcome hamper lovely. Thank you Would say a little more attention to detail when cleaning, as cobwebs on lamps and dust in corners towels a little too rough, on saying that would stay again.

The property has been equipped and furnished to a high standard.

The most has been made of every part, inside and out. Homely and comfortable. Private and peaceful. A good location to explore the Dales from.

A lovely property that we used primarily for the Yorkshire Dales.

Found it to be well equipped and to a high standard throughout. Location is quiet, but as others have said it can be a bit tight getting onto the driveway until you get used to it. Nearest supermarket is about a 5 minute drive away (there is nothing in the village that we found). There is a lovely walk alongside the river and places like Bolton Abbey are less than a pleasant hour's drive away. Would certainly stay here again

This property was not the usual standard we have come to expect from Sykes Cottages.

The rug under the coffee table was covered in dog hairs and crumbs of food. I don’t think it had been hoovered after the last occupants. The settee was covered in dog hairs and smelt of dogs. We love dogs, but it was not relaxing having the smell of dogs. The instructions for the broadband didn’t give a user name. We eventually found the correct instructions on a small label stuck inside of the visitors comment book. There were no instructions on how to use the cooker or the microwave. A note was left for us to put the green bin out on Wednesday, but we could only find a blue bin for recycling, so we left the bag of general waste on top of the bin in the kitchen. Overall I would say the cleaning of the property needs looking into and the instructions for guests needs updating.

Simply Brilliant, Spotless, every little detail was appreciated, even down to the heat mat for straighteners.

We had an amazing relaxing time and we will be back.... Thank-You for the perfect stay..

Nice and quiet but a good base to the Lakes, West Yorkshire Morecambe. Everything we needed in the property and the log burner was a welcome treat in the evenings. Our dog had a great time too and enjoyed his treats! Would highly recommend and would love to stay again Thank you for sharing a fabulous home!

Lovely property with a lovely surprise of a welcome basket.

Very nicely furnished with lots of extras like kitchen roll, washing liquid which may not seem much but not everyone leaves these in the cottages. The drive is a little awkward to manoeuvre especially as we had two large cars but it's do-able with a little care Higher Bentham is a nice walk away and in summer months can be accessed by a river walk. Unfortunately was too wet when we visited but would try if we came back in the summer months. Well worth a booking

very overgrown, weed strewn yard, very dirty windows we had to clean ourselves, weekly maintenance program would not go a miss instead of a quick mop around and turnover for the next guests.

Great property in a wonderful central location for walking and day trips out / we particularly enjoyed the Tatham Bridge Inn pub where we ate twice / it is a great old fashioned pub with honest good value food and friendly staff / the property is ideal for 2 couples with 2 bathrooms/ lovely welcome pack / would thoroughly recommend

The cottage was lovely and warm and cosy with lots of facilities.

The only items I would like to mention was the fact that the towels were very hard and to me unusable. Also we had to go searching for a tea towel. We were unable to use the dishwasher as it was requesting salt and rinse aid and there was none supplied. Otherwise we were very comfortable.

The property has been well reported in the past.

We have been to a number of 'dog friendly' properties: what other owners really meant was dogs were tolerated. This house is set up for dogs and well thought out. There are internal dog gates and two sets in the fully fenced grounds. We felt our dogs were safe. We also carry kitchen basics with us because other properties have come up short but here there was everything we could have wanted in a well equipped kitchen. A lovely house to which we hope to return.

..only let down is the attention to detail with the cleaning....but no reflection on our overall stay in area offering so much to do....great week !

Great location and the property is homely, comfortable and well equipped.

Completely secure for the dogs to use the outside space which was brilliant. Lots of options for local walks. Lovely welcome basket for both humans and dogs! We've stayed in a lot of holiday cottages over the years with our dogs and this one ticked every box for us.

Lovely cottage its clean and warm, the beds are comfortable with every thing you need.

The gated driveway makes it perfect for dogs and the location is great. Lots to see and do in the area plus both local pubs are just a short walk away. We really enjoyed our stay and had some great sunsets plus the weather was great.

Clean and tidy, although dog mess in the grounds upon arrival.

Ceiling is very low in upper bedroom ( banged head twice and am only 5’3” ) and should be prominently mentioned in listing. Listing should also make very clear that dogs are not to be left in this property. This was not the case at the time of booking. I would not use this property or company again because of this. Lovely touch with the welcome basket for the dog, however the treats in it can be poisonous to dogs! Sykes has been removed from my list of cottages for use in the future.

The home was very clean and presented to a high standard.

Facilities are great everything you need. We stayed for a week and enjoyed coming back to relax. My only and very minor problem was the beds were only double, upstairs and down. It would have made it perfect if one of the beds was a king, as we felt we didn’t have enough space so we ended up using both rooms. Would recommend as probably the best I been too in a while.

A really lovely break and blessed with decent weather as well.

The property is a nice size for four adults and our dog and has every amenity that we could wish for. Comfortable and, I would imagine, cosy in a cold spell it was a great base to explore the Yorkshire dales. Low Bentham has no shops at all and the two pubs provided simple menu options - not a concern to us. A quiet place at the weekend, it was ideal for what we wanted .

Beautiful property, modern, stylish, clean, warm & cozy.

Really enjoyed our 3 night stay at this property, happy to stay in and relax but there was also nice places to walk and plenty of places to eat out. We ventured into the nearby village of Ingleton and visited the falls, it was well worth the effort as the scenery was stunning. The well kept & fully enclosed garden was also great for our Spaniel. 10/10

we had a lovely peaceful week at 5 Lake House, the cottage was just as described, clean and fresh, plenty of space and the log burner was great on a wet and chilly evening, we will certainly be back.

An excellent property.

Everything we needed was there. Very dog friendly including 2 child/dog gates

Outstanding and we have stayed in a lot of different holiday lets, this is in our top 3, v impressed indeed.

The only other thing was that the bedroom descriptions could be clearer, in relation to the bathrooms/showers. As one of our party can't use a bath. The descriptions leaves you wondering if both bathrooms are upstairs ? or if it's en suite.

There were 2 little issues 1.

A leaking gutter directly out side the door was awkward. 2. There didn't seem to be a 2 way switch for upstairs, meaning you had to switch the light off before going upstairs. Apart from that we really enjoyed our stay.

The cottage was a perfect break for us.

It was easy access to lots of areas of interest some areas a bit out of bounds for me with a broken arm but lots of beautiful scenery The cottage was clean and very dog friendly

Fabulous cottage and was beautiful inside and out, great for the dog and very private, just what we were looking for.

Welcome kit for dog was a lovely touch and wood burner was fantastic, although it would have been nice to have had something to help light a fire rather than an empty bottle of fluid which resulted in a trip trying to find a shop at night to buy some firefighters, which was slightly annoying after we had a long drive in some horrendous weather. That aside it was absolutely perfect and I wouldn’t hesitate to book again and discover more if the beautiful area.

This was a lovely little find Absolutely loved the cottage, and everything about it.

Really clean and comfortable plus with the added extras of the lovely welcome basket for us and the dog !! Garden is extra secure for your dog. Lovely little village near to all the lovely places to visit. Shops close by. The only negative thing I would mention and that’s a personal preference was the towels were so rough they nearly took my skin off !! All in all though had a fabulous time away in this cosy, gorgeous, comfortable cottage in a beautiful part of the country.

I took my elderly parents and my sister who is registered blind to this property.

It was great for space for the guide dog and family.The cottage was well equipped and comfortable except for the sofa which was beautiful to look at but extremely uncomfortable, and I bit of a squash for all of us. The only other issue was the gate on the stairs i found this quite challenging for my sister and dangerous with the bar on the bottom. Great location for to see places within the Yorkshire dales and Lancashire. Very good for dogs for walks,one the hole a great property.

Very comfortable and well equipped property. Only very narrow access to drive but apart from this l would highly recommend staying here. It’s a delightful place very cosy.

Fantastic kitchen which is extremely well equipped. Luxuriously, cosy bedrooms and bathrooms. Spacious bright comfortable livingroom. I was delighted that the outside space was so enclosed that I could let my very little dog enjoy it without worrying she'd escape. Definitely a favourite, I have no hesitation in recommending it and I will certainly be back.

A very comfortable holiday home.

It is well furnished with everything you might need. The location is quiet and secure. The garden is perfect for a dog with two separate areas to explore.

The Lake house is an absolutely fab place to stay in a very quiet village .

Would recommend this property. The welcome pack for us and the doggie one was much appreciated. The garden was totally secure for our dog ,and there was everything in the house you could need for your holiday., the log burner was brilliant and made the room very cosy on a wet day ! .

The house rules for where the dog was allowed to go in the house were not known at the time of booking .

Overnight the dog had to be kept in the kitchen or the lounge, something our dog wasn’t used to . This caused him and ultimately us a lot of stress during our stay . One of us had to sleep on the sofa to keep the dog calm . We wouldn’t have booked this property had we known the restrictions

What a find!

!! Was perfect for us and our 2 little pooches. Shame about the weather but at least we were happy to stay home when it was too wet. The garden was perfect for the dogs, the kitchen had everything we needed and more. The bed was sooooo comfortable. We will be back definitely. The local pub the sundial was welcoming and friendly, great burgers to. Thank you for being such great hosts and letting us stay in your beautiful property.

Unusual for me to write a negative review, but unfortunately i feel i have too.

Upon arrival, found the shared road access difficult due to the narrow lane, if you have a large vehicle its quite narrow. Driving onto the property was quite surprised to see the state of the block paved drive, overgrown with weeds and grass in the drive itself, and then confronted by a poor appearance of the property. The outside was covered in cobwebs, paint needed redone, and windows definately in need of a clean, not a good first impression, and certainly not as the pictures show. The property is smaller than it appears, and i would suggest not suitable for people with walking difficulty. There are 2 child gates installed to prevent dogs accessing areas but these are in awkward places that i would consider trip hazards. The property was suitable for what we wanted but not up to the usual standard that we have always experienced, won't be booking again i am afraid. The property is

Dog safe garden and lovely comfy cottage.

The garden is dog safe with no gaps, and you can also leave the garden gate open so dogs can roam driveway too (drive gate is metal with small gap under so smaller escape artists may not be ok with this bit). The cottage is decorated to a high standard throughout, beds are comfy and it’s a lovely relaxing cottage after a days walk. Kitchen is well equipped, it’s the best cooker I’ve used in a rental. Would defo book again

Lovely cottage.

Very well equipped. Garden is a sun trap and seems protected from breeze. Welcome hampers for us and our dog much appreciated. If you have a big car it could be tricky driving into access lane and then onto the drive. Good location for visiting main attractions.

Second visit to this cottage, will be booking another visit.

Location is great for getting out and about in the Dales. Couple of easy walks with our 2 German Shepherds on local tracks for early morning / late evening stroll. Well equipped and comfortable property, very secure for the dogs to be able to wander in and out of cottage. Quiet area, easy access to scenic hikes..... Malham, Crook on Lune, Ingleton, Ingleborough Top etc. Towns of Settle, Skipton, Lancaster all an easy drive. Certainly recommend and as said, will be back again.

Lovely cottage felt like home from home immediately extremely clean and tidy with modern decor and facilities.

Lovely welcome gift left from owner for us and treats for our little cockapoo milo . Garden was extremely safe and secure for the dig to run around fully fenced and lockable double gates so he had full run of grounds . The garden is a suntrap all day until about 8pm when we were there and the property is in a lovely quiet area with only 5 houses up a private drive which was so relaxing to sit outside and listen to the birds and we spotted couple of squirrels in the garden . Low bentham is very quiet no shop and only one pub but there is a lovely river walk up to high bentham or you can walk up main path where there are various shops pubs and cafes . Loads of places to visit either on foot or less than hour drive from country market towns and waterfalls to the coast of morecambe bay plus the lake district is very close . We really enjoyed our week and hope to return if we can find a week that is not fully booked .

I think Sykes should mention that the property is situated just off a busy road at the top of a steep hill.

An absolutely fabulously appointed cottage perfect for a complete chillout break or to visit the beauty spots and visitor attractions in the close vicinity, a must is the Olde Naked Man Bakery in Settle for cream cake and biscuits.

We have already booked a return visit.

This cottage was spotless and had everything we needed for a wonderful week's holiday.

This was our 3rd stay at this delightful property.

It is in a perfect location for exploring North Yorkshire, Lancaster and the Lakes. The property is well equipped, the beds are very comfortable and the log burner is great for sitting around of a cool evening. We had our dogs with us and the grounds are secure enough that they cannot escape - the dogs also appreciated the doggie welcome pack. We always enjoy our stay at this property and will be back again in 2023.

What a gem of a cottage!

We book 5/6 cottages a year and it's so good to find such a nice place, in a great location.... Quiet, scenic, secure for our two German Shepherds. Great location for walks, both local within a short drive and lovely sitting on the enclosed patio in the morning sun having breakfast. Very clean, tidy, comfortable. Rare webook the same place more than once, infact this will be only the second cottage that we will re-book out of 20+ bookings. Just trying to sort the date for out next visit. If I had the most minor of grumbles..... A log burner/firepit in the garden as the seating area is in the shade on an evening. Overall..... A fantastic cottage, well with considering.

Furnished and equipped to a very high standard. Our second stay here. As soon as we arrive we switch off and relax.

Lighter weight “summer” duvets.

This was the only issue we had with a lovely property. This was nothing to do with the heatwave when no duvet was required, but the more normal summer nights. 10.5 tog duvets were far too hot for summer sleeping, which led to duvet off/on disturbed nights.

Very stylish and homely property in quaint village.

The garden was lovely and very private. All amenities that you would need were available. Beds very comfy. Would highly recommend this property to friends and family and would certainly book it again for ourselves. No changes necessary.

One of the best holiday cottages we have stayed in.

It was very well equipped and comfortable and beautifully finished. We appreciated the goodies left for us and our dogs. The garden was very secure, even for our inquisitive collie. The cottage was very well situated being a short walk from the pub, which was excellent (shame it wasn’t open mon, tues and wed). Good food and friendly atmosphere. We also loved the walk along the river to High Bentham with a variety of shops and great cafes. We were able to easily reach places like Ingleton and Malham Cove. We also did a lovely walk along the coast from Hest Bank and back along the canal. Fantastic walking in the Forest of Bowland too. All in all a great week in a lovely place.

An interesting conversion, which works well. The step down to next door's garage can be tricky, until one gets used to it. Thank you for a very comfortable holiday home.

A beautiful house tucked away, up a lane, on the edge of Low Bentham.

Very relaxing and quiet. All the facilities are in the property to make you feel like you’re on holiday. There’s also a lovely patio and garden area with lots of garden chairs and settees to use (cushions kept in a box in the shed). We took our 2 small dogs and needed the garden to be secure (not just enclosed … secure!) and I can confirm that it is secure! It makes a huge difference knowing that, when sitting in the garden, you don’t have to worry about your dogs escaping. It allowed us to relax and I would urge all properties, who advertise on Sykes Cottages, and who allow dogs, to clearly say if the outside space is completely secure (rather than the unhelpful term “enclosed”!). The house is quite warm all of the time (which is good … I’d rather be warm than cold). Plenty of storage space too. We love the area … Low Bentham is just inside North Yorkshire but a stone’s throw from the Lancashire border and not too far from Cumbria. However, unlike The Lake District, it’s much quieter (not jam packed with tourists) but it’s just as beautiful. My favourite walks from Low Bentham are towards the south. Once you cross the River Hindburn, you’re in beautiful, unspoilt Lancashire (heading towards The Forest of Bowland) with hardly a soul around. Of course, there are plenty of lovely North Yorkshire destinations nearby too like Ingleton, Settle and Clapham. If you just want to do nothing though, the property and garden are very pleasant to relax in.

A fabulous high spec cottage.

The owners have clearly thought of everything to make this a perfect stay. Great position to explore the Yorkshire dales, forest of bowland and coast. The garden is really dog secure (properties often state this but in reality are not and this is so important to ensure a relaxing hol).

Lovely cottage, pictures don't do it enough justice.

Not a bad location, 30mins from the beach. Only recommendation I would suggest, is black out blinds/curtains for the bed rooms as otherwise you will find yourself awake as the sun rises.

The cottage was exactly as advertised with all appliances working perfectly. We were comfortable from the moment we arrived. A lovely quiet location within easy distance of so many places to visit. Would definitely recommend.

What a property. Beautiful, very stylish and comfortable. We loved everything about it. The windows in the lounge, the view from the garden and the peace and quiet. At first I thought it may be remote but not at all. Great location for walking in the Yorkshire dales. Great pubs and tea shops within easy reach. Will definitely visit again. Thank you.

The cottage was fantastic.

Everything you need is provided. It was beautifully decorated and the log burner was a real bonus especially for the seasonal weather ! The owners left a welcome pack for us and the dog which is a really thoughtful gesture and much appreciated. The location was ideal. Really peaceful and close enough to the local amenities and tourist spots. Loved the ingleton waterfail trail. Will be recommending this property and we will definitely visit again.

5 Lake house is a fabulous holiday cottage!

With an enclosed driveway and garden with plenty of seating (although it was too wet while we were there to sit out) it was perfect for keeping our dogs safe when outside and made life so much easier when going from the house to car. The cottage is cozy and the spec of kitchen etc is to a high standard with everything we needed provided. It was clean and very comfortable. A nice walk along the river for the dogs from the doorstep and a good spot to explore the Yorkshire Dales and the Forest of Bowland area. I would highly recommend a stay in this lovely cottage!

This is the second time we have stayed here.

The cottage is just amazing. The cleanliness, comfortable, location, everything really. The welcome pack for us and our dog, we love. We have no complaints at all. The village is lovely, the local pub, the Sundial is so welcoming. We can’t find any complaints at all. We stayed over Christmas and loved every minute of it.

Myself, my husband, 2 children (13 & 8) and Milo our dog all felt very comfortable. The cottage had everything you could need and more, including a hamper for the dog! Everything was very clean and well looked after. The enclosed garden for the dog was great as we could just let him out without worrying. A lovely quiet area but not too far from shops and places to visit. All in all a wonderful stay.

The availability of a lighter duvet would be an advantage as the outside temperature was still quite high.

Tight entrance

There are definitely NO views of outstanding scenery from anywhere outside.

All we could see was the immediate surrounding properties. Access to the property via the road is difficult and parking in the property is not straight foreward.

Couldn't put a fault on this holiday the cottage is truly beautiful and the owners do really go the extra mile would definitely book here again thank you

A superb property in every respect.

Beautifully decorated throughout, well equipped, clean and comfortable inside and out. Even the dog is well catered for. There is secure parking for the car, an outside hose to wash down muddy boots and dogs, and a lovely private garden area. There are not many facilities in the immediate village, but just a short drive would get you to shops etc. Very well situated for walks and sightseeing, and tourist attractions.

Well equipped, dog friendly, very clean and furnished to a high standard. Doggy hamper a lovely touch! Situated in a lovely village, with friendly neighbours. We were blessed with abundant sunshine but I would happily stay here whatever the weather!

extremely well equipped cottage even had numerous coat hangers which is unusual, they had thought of everything you might need even had an ironing board and iron.

lovely welcome basket both for us and the doggies. Was the perfect size for two plus the dogs however would have been tight for four. Well positioned for visiting both the dales and the west coast.

We arrived at the cottage and we our expectations were immediately exceeded.

The cottage was amazing. The standard of all the fixtures and fittings was above what we expected. The welcome baskets for not just us but for our pet was fabulous. The views from the patio area were amazing. The beds were so comfortable. The bath was just wow!! The fire in the living room was lovely in the cold winter nights. We have nothing but compliments for John the owner who rang to make sure we were ok and settled in. The service from the owner and Skyes has been outstanding and we will most certainly be booking the cottage again. Thank you for making our stay just amazing. We loved it!

Extremely comfortable beds and furniture Best holiday rental we have stayed in. Lovely welcome packs for us and our dogs. Highly recommend!

Really enjoyed it.

The cottage was fabulous and had such high quality fittings and every little detail was thought of. The folder with the instructions how to work everything was an excellent idea I.e. television control, etc. The welcome pack was really appreciated, also our pooch was catered for with towels for drying if got muddy, feeding dishes etc.
