Facilities are good & beds & bed linen are clean, the lounge furniture needs updating, it could be a lot more appealing, it has lots of potential. Communication with the owner was excellent but trying to contact Sykes is very slow.

"We absolutely loved our stay at The Beaches."
As a family of five, with a 1 year old, a 4 year old and a 7 year old, we took our two very little dogs with us and my parents, who are in their 60s and 70s. The house was very spacious even with so many bodies. The sleeping capacity listed is very accurate! We could've fitted a couple more in with the sofa beds, but we were happy as we were.
The house is very large, almost like a labyrinth, which was exciting for the children and lovely for the adults. We would love to stay here again and feel like each year as our boys grow bigger, the house would still accommodate us, if not be even better when we wouldn't have to worry about safety gates and high chairs.
The house homes everything you need for a week away, if not more! There's everything you'd hope to expect, bedding, towels, kettle, toaster, fridge, freezer, safe enclosed gardens (yes, plural!), plenty of seating, dining tables and chairs (again, plural!), excellent WiFi, good teles (yes, plural!), LOTS of kitchen accessories, including outdoor plastic kitchen wear, BBQ, Pizza stove, air fryer, massive oven, microwave... The dining table air hockey and pool table felt full-size (although we only played with them once as our 1 year old wanted to be involved and we didn't think he should be). There were tonnes of board games for evenings in, takeaway fliers provided (which we tried and highly recommend the local Chinese takeaway!) and brochures for things to do whilst staying there. We even received a little welcome hamper, which was so lovely and thoughtful.
We were familiar with Sutton-on-Sea anyway and chose the accommodation because of how close it was to the beach, High Street, playground and paddling pool. We were not wrong.
We took two, actually relatively large cars, and they fitted on the driveway perfectly, without hanging over the pavement. Bonus!
The bathrooms were lovely and clean and so spacious! Excellent for a Mama who likes to bath all three boys on an evening and bob in the shower herself. The only downside was that the upstairs shower could do with a non-slip mat. My boys are well used to showers at home, and they never fall over at home but all fell over multiple times in the shower on the first night. Simple solution - they had baths the rest of the week and I simply held them in the shower if they wanted a shower. The bath by the way, is massive and looks luxurious, although this Mama didn't get it try it for herself due to the three children and two little dogs. We also lacked bath mats, which would've been handy for family stays/children.
The bedrooms were perfect for us. We gave the grandparents the king-size room, which was truly massive and boasted a TV and a sofa for if they wanted quiet time. The elder two boys shared the twin room, which I felt they were safe in. Daddy was happy in the double room at the front and I shared the little room with the baby as he still wakes a lot in the night. I felt he was safe with the wall-screw safety gates on both the top of the stairs and the bottom, and loved this feature! Perfect for a toddler/active baby. He did learn to open the gates on day 7 of our holiday, but I fear that's more a reflection of him than the gates. He's only 16 months and we never took our eyes off him, other than to sleep. He's a wildly active child and copies everything his two brothers do, so the gates didn't really stand a chance!
The accommodation allows three dogs and you could tell it would've happily fit three large dogs. We noticed a smell of dogs when we first entered the property, but it wasn't overwhelming and it settled within an hour. Our dogs are tiny and hyperallergenic so it annoys me when we often have to find accommodation to house two dogs who are perfectly well behaved, toilet trained and don't shed, but I definitely felt that this accommodation was fairly priced due to the other bonuses it housed. It was merely accommodation that welcomed dogs rather than charged you for wanting the company of your four-legged family. I didn't have to worry about my dogs. We've stayed in dog-friendly accommodation before where dog hair has been found everywhere and others where the dogs are allowed but can't be left in the property on their own for an hour etc. We've even stayed in some where the garden has claimed to be secure and enclosed, but wasn't safe at all. I found this house welcomed the dogs, genuinely welcomed them and understood they were part of the family. It was safe. The gardens were safe. The only downside with tiny dogs though is they often struggle with the hard wood floors. My dogs are so used to carpets. Mine usually complain when we holiday and the floors are hard, but they were genuinely happy in this accommodation, even though the downstairs is all hard wood. They liked the gardens too and quickly learnt where rhe doors were ready for their walks/garden times.
I wasn't keen that the twin room, which I'd say was a children's room lacked a proper wardrobe and had a hard floor, but actually, even at 4 and 7 my boys didn't fall out of bed and they never mentioned missing their carpet. They liked being next door to the bathroom to ensure dry nights, and they found it funny that they lived out of their suitcases for a week. There WAS a wardrobe like feature hanging from the roof of the room which neither boy could reach, so the owners truly have thought of everything, I'm just nitpicking! It was lovely. Honestly. I too lived out of my suitcase in the little room, but that didn't bother me at all. I see bedrooms for sleeping... I took over the kitchen entirely instead! What a lovely kitchen it was! Big enough for a TV and sofa and a lovely dining set. I hardly ventured into the living room and the children did the same.
I'd highly recommend this property for young families, older families and for multiple families staying together, and for three dogs. Room for everyone. We'd definitely like to visit again with our family and found the base of Sutton-on-Sea to be perfect. 5 minutes to Mablethorpe or Huttoft in the other direction not far from Ingoldmells or Chapel St Leonards and 30 mins from Skegness. We visited most of them during our stay and visited Sutton-on-Sea daily too. A lovely base. Thank you for a lovely holiday and the first accommodation we've found where it suited each member of our family of 9 perfectly!
One other minor point, could do with blackout blinds/curtains in the bedrooms as each room remained quite bright even at nighttime. We took our own for the kids' rooms, fortunately, but would've been a good touch going forward... All else, fabulous though!

"The super king mattress in main room needs changing as there are depressions formed on both sides."
We did t sleep well. The fridge is old and not cold enough.
The inside of the window frames need cleaning, very dusty.
Thank you for your feedback. To address some of your points both the mattress and fridge are fairly new (the fridge is less than a year old and fully working). However as guest comfort is our main priority we have ordered a mattress topper for the super king bed for our guests that prefer a firmer mattress use. I will feedback your comments regarding dust on the window frame to our housekeeper.

"A great place for a traditional family seaside break
Ticked all the boxes for us the welcome pack and rapid response to our query about the heating controls were particularly impressive."
The only complaint is the light switch for the smaller bedroom was outside the door. Were it not for that I would have given 5 stars

"Beautiful house, is in need of tlc but doesn’t affect your stay."
Stone throw to the beach. Secure patio areas for dogs. Loads of board games puzzles etc. Games table absolutely brilliant! Had a very enjoyable 60th birthday with family. Would definitely recommend and will definitely go back.

"We were unfortunately a little disappointed with our week at The Beaches for the following reasons;
House is cold- we needed to use heating and water booster on a daily basis but it took time to warm up."
Downstairs shower didn’t work, so only one shower for 6 people.
Upstairs shower is electric and does not have sufficient pressure to wash hair easily.
House is generally very tired and scruffy both outside and inside, so could do with some updating.
Although the bedding and surfaces were clean, there were a number of drawers and cupboards that we needed to clean ourselves before using.
These were the main issues but also a few minor points such as, Only one pillow on single beds
No logs provided for wood burner, No carving knife for meat, Not adequate clothes storage in bedrooms and No grass area for dogs
Driveway also does not fit two cars as advertised.
Despite this the positives were, great location for dog-friendly beach including a lovely walk to Mablethorpe, the dinning table converts into a pool table which my son loved and the owners had left a hamper including tea, coffee and chocolate. Overall location is good, but house needs some TLC.

The heating system is fully operational, although in colder months it can take a little time to bring the house up to temperature from a low baseline. We leave guests to set the temperature to their preference from a medium temperature.
We note your comments regarding the shower, which was found to be damaged after the stay and has since been repaired. We always encourage guests to report any issues during their visit so we can resolve them as quickly as possible.
The driveway is suitable for two standard vehicles, and we will review the inventory and bedding arrangements to ensure everything is clearly provided for future guests.
Cleanliness is very important to us and the home is professionally cleaned and prepared between each stay. We have taken your comments on board and will review these points with our cleaning team.
As a family holiday property, the house is designed to be comfortable and practical, and we continue to focus on providing a welcoming environment for all guests.

"We had a lovely Christmas break at the Beaches."
The property was huge and in a great location a stones throw from the beach.
Sutton on sea was a lovely little town and the house was an easy walk to all amenities.
We enjoyed traditional family time playing the large selection of board games available in the property.

"This property is absolutely fantastic."
It is in a great location, close to the beach and the main shops/pubs. The photos are a little minimal on the listing, and does not do the property justice! It is a huge property, with a separate hallway and stairs with baby gates at the top and bottom. Downstairs there are two main rooms, one is a kitchen/dining room (and a pull out sofa bed), and a separate enclosed patio area. Then the other, is the main lounge which has two large sofas, and a single sofa chair, plus a dining table that is also a pool table (and maybe an air hockey table, but we didn't try this), plus another separate patio area. There's also a separate study room, with a desk and washing machine, plus a downstairs bathroom with a shower. Upstairs there are 4 bedrooms (one of them is massive with a separate sofa bed too) and a stunning bathroom. The only negative, are the upstairs bedroom doors are noisy to open and close (at night time) because they have a roller ball catch mechanism. Nevertheless, we loved our stay, child friendly, dog friendly and very welcoming - there was a hamper too! Would definitely recommend! And thank you to Dawn the cleaner, for also getting in touch and keeping the place spotless!

"Thoroughly enjoyed our stay at The Beaches."
The property is well equipped to cater for a large family and the dining table that converts to a pool table etc., was a hit with the children. Sutton on Sea is a lovely little town which is in walking distance with Mablethorpe and Skegness within easy driving distance. Would definitely recommend this property.

Well equipped kitchen - plenty of room for a family. Air hockey/ pool table a great addition. Short walk into centre of Sutton On Sea. Lovely welcome basket of tea/ coffee/ biscuits & cake in the kitchen. Highly recommended.

"We had the best time, the weather had changed from a heatwave to cloudy and windy but it was warm enough to do everything we wanted to do."
The house is huge and everything we needed was provided.
The beach is just a small walk from the house and not far from the dog beach if you take your dogs.
The beds were extremely comfortable and linen was spotlessly clean. Having 2 bathrooms was a bonus and a downstairs toilet with potty training little ones was great. There were 2 enclosed outside spaces for our dog’s safety with tables and chairs for outside dining.
Having seen some previous comments re the tired outside bare in mind it’s very close to the sea, it’s going to get weather beaten, plus the recent heatwaves we have had no plants will survive unless watered twice a day!
I would highly recommend this property for a holiday for families and groups of friends to come to, Sutton on sea is quieter than Mablethorpe or Skegness (which are not far to visit) very relaxing and everyone is very friendly.

"There are a few things that need doing to the house: the outside is very tired and needs tidying up, the house as a whole needs updating."
We had a problem with the fridge, which smells of rotten fish. Unfortunately, it made the whole of the kitchen smell too and it was very off- putting.
Thank you for bringing this to our attention, we have replaced with a brand new fridge and apologise for the inconvenience. Due to how warm it has been the outside of the property had got more overgrown that we would like so I have increased the frequency of garden maintenance aswell.

"Lovely spacious and well equipped house that just needs a bit of TLC."
Overall the house was very clean especially with it being dog welcoming, however if you looked too closely there were some pretty impressive cobwebs at higher levels. The super king bed was a great feature to co-sleep with our little one but it was very noisy with the slightest movement. Small things like 2 bedside table lights in the main bedroom, additional electrical sockets and thicker curtains that cover the window would make to setting more luxurious. The outside area off the kitchen would really benefit from a table so that you can eat outside or to use with the BBQ. The house would benefit from some maintenance both inside and out (broken shutter at the front, broken fence panel, replace sealant in the bathroom shower and kitchen plinths for example) and all outside areas need weeding. Location to the beach (check dog friendly sections during summer if you are taking a 4 legged friend) could not have been better, a short walk into Sutton on Sea centre and a short drive into Mablethorpe makes it a great location to access all amenities.
Thank you for your feedback. Due to the recent warm weather the outside areas had become more overgrown than we would like so I have increased the gardener frequency. Other small maintenance concerns have been addressed (except the broken shutter which needs longer than a changeover to fix) and we have bought a larger garden table for outside use.

"The beaches is a lovely property in a great location, very close to the beach and the centre of Sutton on Sea."
The property was clean and really spacious, the bedrooms were lovely and clean and the beds were really comfortable, just what we needed after all the fresh sea air. Facilities were great and communication was too, we didn’t need anything while we were there but we were given a phone number and a folder in the house gave us all the info we couldn’t need.
The only reason I have marked it lower for comfort is that we would have liked the outdoor area to be better furnished, but otherwise the perfect place for a seaside break.

"Thank you for a fabulous weekend in a beautiful house."
The location was perfect for us - we able to get to the beach within a few minutes walk and similarly to the shops and cafes in the village. The house was full of thoughtfully chosen items that made our stay so comfortable and enjoyable, - games, books, blankets, a good range of kitchen utensils, comfy beds. The space in the house enabled us to find quiet places to relax or congregate to chat, play games and eat together. The outside space was secure and practical so that our dog was safe and able to go out whenever he needed. We visited Mabelthorpe's animal and seal sanctuary which was fun for our granddaughter and enjoyed the 3 mile walk back to the house along the promenade. We also went to Skegness where the seaside activities are plentiful and the surroundings are very pleasant. A few things that would improve what was a splendid weekend are - clearer instructions on the water heating, provision of paper kitchen rolls, more toilet paper (4 rolls are not sufficient for 7 people over 3 days) and cling film, wire wool for cleaning pots, coffee maker specifics (we bought the wrong pods - needed Dolce Gusto NOT Nespresso) and, finally, bedside tables with lamps for the twin room and both sides of the bed in the massive bedroom - all tiny criticisms, but worth noting. Once again, thank you for a wonderful weekend.

"We had a fabulous couple of days here with our grandson, daughters, mum and dog, it’s perfect for all ages and so very spacious!"
The location is amazing, we walked miles along the coast both ways. The beach was very clean. The beds are all comfy and we all slept really well, we will definitely be back
