    The accommodation is decorated and maintained to a high standard. Clean, tidy and welcoming owners. This is the ideal place for walking and cycling or curling up with a book in front of the log fire. We loved it so much we booked a 2nd break while we were there.

    Great direction given by hosts who also met us on arrival, furthermore communication before our arrival was great from the hosts Carol and Ron. Unexpected welcome pack which was a lovely suprise. Set in a beautiful part of the countryside, wildlife in abundance such a joy to see and watch. This Barn and hosts deserve a 10 out 10. Definitely worth a repeat visit and we will be returning.

  • "We had an amazing time staying at the barn, the location was absolutely amazing with breathtaking views and scenery."

    Carol and Ron where great hosts and always made us feel welcome. Unfortunately we had to cut our holiday short due to our pug dog (Bruno) bacame unwell during the stay and we needed to get him home. We would definitely recommend staying at the Barn and would to go back sometime in the future.

  • "An absolute gem of a cottage!"

    This quiet and peaceful accommodation is set in a great location to find some enjoyable walks and to explore nearby towns. The cottage itself is extremely well set up, super clean and very comfortable. The hosts are helpful and you can tell that all aspects of your stay have been carefully and thoughtfully prepared and delivered to a very high quality. Louis the wonder dog is an added bonus, and we looked forward to his visits! We cannot wait to stay here again.

  • "The owners including their dog were very welcoming."

    The barn itself was comfortable and cosy. The views are incredible. A little welcome hamper was a great touch. A large log burner with plenty of wood for a three night stay. A place to stay to get away from life The owner has built a bench at the top of a hill to catch the sunset. We will return.

    The barn has gorgeous gardens ideal for a dog . The owners have a very friendly dog who likes to come and say’ hello ‘ ! The barn is in a quiet setting and the views are stunning. Ruthin is a short drive away , where there are plenty of shops , pubs , take aways and places of local interest to look around . The owner is very helpful giving advice on where to visit further away. I would recommend the barn to anyone looking for a relaxing break in this beautiful setting.

  • "We had a fabulous stay at the barn."

    Carol & Ron are lovely hosts, with a mountain of local knowledge. The barn is exceptional, with fantastic views, and everything you need inside. The wood burning stove is a bonus. There's a great selection of books and jigsaws for an evening. The local wildlife is abundant and there was some real characters amongst them. We had a Blackbird tapping on the window each day, and a Goldcrest playing on the tree just outside the bathroom each day. We can't not mention Louie the Ridgeback dog. He's a proper cheeky boy who lets himself into the barn, and is fabulous. We can't wait to return to this beautiful part of Wales, and stay in the barn again.

    Easy accessible drive and just odd toot to move on an odd friendly cow or two. The owners and their dog are super friendly and make sure your stay is a great one with a lovely welcome pack as well. We will definitely be returning for another stay in the future.

  • "What a place."

    The Barn is a well equipped, spotlessly clean and roomy holiday cottage set in delightful grounds with spectacular views across the Clwydian valley. The welcome pack was the best we have ever received in a Sykes Cottage. The owners are close but not intrusive and seemed knowledgeable about the local area. The cottage is ideally located for the exploration of North Wales. We found some great walks of varying difficulty ranging from stretches of Offa’s Dyke to paths along the Shropshire Canal. We suggest that you stock up well before arriving as the local roads are very narrow with high hedges! Although we are not “doggie “ people it was pleasant to receive a morning welcome from the owner’s dog Louis. Barbie and Chris

  • "Our stay in the Barn at Waen y Ffynon was disappointing due to access issues getting to the property on the night of check in."

    This was due to very bad driving conditions, snow and ice, which I appreciate is out of the property owners and Sykes' control but some forewarning on the listing of how remote the barn is may have altered our plans had we known. The listing states easy access to Ruthin but the driving conditions essentially meant we were snowed in at the Barn, had to abandon our car temporarily and weren't able to travel anywhere at all for two days which did not suit our travel plans of using the barn as a base to visit friends and family before Christmas. We ended up missing some events that were the purpose of our travel. As we booked at short notice we were only sent the extra information on the day of travel and nothing was mentioned about ice and snow via text or email by the owners in spite of the roads up to the access road essentially being clear and then the difficulties we faced were a surprise. Being from a similarly remote area myself in Wales I would have thought that alerting guests to the access road conditions on the day of travel would be common sense especially knowing guests were travelling across country and not knowing their mode of transport. I would advise attempts not be made to travel in anything less than a four wheel drive to this property in freezing weather conditions due to health and safety. Unfortunately we felt we had to cut our stay down from six nights to two and as soon as the ice thawed enough for us to leave, we took our opportunity. The property is also advertised as extremely dog friendly but we felt there were a lot of rules to follow. The option to have a stair gate would be a useful addition to the property. Having said all of this the Barn itself is lovely, well furnished and clean. I can imagine it being a beautiful setting in different weather conditions. The hosts were also attentive, helped collect us when our car became stuck and offered to go and collect supplies for us from the local town in their 4-wheel drive. We did however feel like we were an inconvenience and were left feeling quite embarrassed needing to rely on them so it was not the relaxed break we had hoped for unfortuantely

    Thank you for your comments. It is often difficult to offer a reply to a guest who feels their expectation have not been met, without appearing to be controversial. I can understand that you would like to hold someone responsible for your disappointing experience. However, its felt that your opinion does not tell the whole story and some further clarity may be helpful. From your feedback the following points are raised. Difficulty navigating to the property Difficulty accessing the property Too many rules A feeling of embarrassment. Your booking request came through to the owners at approximately 19:35hrs on the eve of your proposed day of arrival. Additional information was sent to you at 09:45hrs, the following morning which describes the property “as being surrounded by agricultural land”. The location of the Property is given in three formats, GPS Coordinates, Ordinance Survey – Grid reference and What3words. A detailed map is also included showing the property’s location. The photographs accompanying the property listing on the agent’s website show a rural location with views across the Vale of Clwyd. It is also described as “nestled in a cwm below Moel y Plás, at the Southern end of the Clywdian Range”. This should be sufficient information for you to make an informed decision as to location of the property. The adverse weather conditions had been widely publicised by the Met Office, both local and national news organisations as well as on social media. The Met office had widely publicised weather warning and that country was experiencing below average temperatures for a few days prior to you make your last-minute booking. You say that you were visiting friends and family in the local area – did you consider contacting them prior to commencing your journey to check on weather conditions on arrival? You mentioned that your car need two new tyres which indicates you were completely unprepared for the road conditions. As a point of interest, a delivery van had previously accessed the property earlier in the day, this was not a 4x4. From a health and safety point of view It’s expected that delivery companies would have stringent QHSE policies in place to protect their personal from risk, there by fulfilling their duty of care to employees. When choosing a self-catering accommodation in rural location, it is assumed (wrongly so in this case) that the guests have researched where they are staying. You mention that you visited the area every two to three months (to visit your sister) and that you were also from a rural part of North Wales (near Snowdonia). It would therefore be reasonable to think you would have had the common sense to check conditions prior to commencing your journey. You mention rules. The additional information sent by the owners as a curtesy, only contains three points ‘as a reminder’, which all relate to pet behaviour. Pets should not be left in the property unattended Dogs are not allowed on the furniture. Your dog should not be allowed on the bed. These three points are reiterated because guests with pets maybe don’t realise that non-pet owning guest may not appreciate animals on the beds and furniture. If you had read the Agents (Sykes) terms and conditions for the booking, section 9 – pets, point 9.5. You would see that, you must agree to these points prior to confirming the booking. Which really negates your point concerning rules because you have already agreed them. You describe the owners as both attentive, yet making you feel an inconvenience. Customer care is taken very seriously, making sure that guests are comfortable in the Barn. To this end we give you our contact details so that you can discuss any concerns you may have. You obviously didn’t give any thought to the conditions. It is not the owner’s responsibility to prejudge, guest ability, type of vehicle or the condition in which it is maintained. If you had read either the guest book or customer comments on the agent’s website, it would be abundantly apparent the effort made to accommodate guests. To this end we helped you to: recover your vehicle Offered to get fuel for your car, as you arrived with the low fuel warning light showing. Offered to pick up food shopping for you Checked that you were comfortable in the Cottage. You were also offered transport into the village. I would suggest that your embarrassment is more a result of your failure to take responsibility for your poor preparation and planning. Not reading and understating the terms and condition for the booking Not reading and understanding the additional information the owners sent out, which includes location coordinates and map. Ignoring Met office weather warnings Not checking the weather conditions prior to traveling Traveling in a vehicle that was fitted with worn tyres Being unprepared for the weather conditions despite having local knowledge. Being unprepared for a stay in self-catering accommodation. We very much appreciate your kind description of the Cottage, however it is felt that you are trying to delegate your responsibility and poor judgment on to both the owners and the agent, because you failed to read and assimilate available information and plan properly for your trip.     Such a quiet and peaceful holiday. The owners are extremely lovely and go out of their way to make the holiday perfect but are not intrusive at all. The house had everything you need, comfy beds and the fire was an amazing bonus. Louis was gorgeous and such a good play mate for our little dog. Just one thing, I found the sofas a little uncomfortable, but overall I would recommend the house and we would certainly consider coming back!

    Ron and Carol are excellent hosts, helpful and generous with their own honey and bread, and a nice welcome pack, but never intrusive. The house is in peaceful, beautiful countryside which we could enjoy from the lounge, rain or sun. We brought a young dog who ran around happily there . We were also fortunate too find a few nice restaurants locally where we ate well and the dog was welcome including , Small plates and Nant y Felin . We look forward to returning sometime

  • "The Barn is beautiful and very well equipped for a self-catering stay."

    It also staying blissfully cool during the heatwave in Wales! I'd like to suggest the listing could be updated slightly for accuracy. The gardens are lovely and we felt very welcome to use them, but the listing arguably indicates a separate enclosed garden space, when you are actually located in the owner's garden. Their dog is very friendly and no trouble at all, but if you are not comfortable with bigger dogs, it could be very intimidating. Knowing these more detailed arrangements for the outdoor space would be helpful before booking (although I do acknowledge they are include in the pre-arrival information.)

    The welcome pack was lovely and the Prosecco was perfect as it was our wedding anniversary. The views were amazing and there were plenty of footpaths locally. We didn’t bother trying the local pub as the Trip Advisor reviews were quite amusing, but The Barn’s location was perfect for trips out and dog walks. The owners made us feel really welcome and the facilities were great.

    The off the beaten track location, the views from the cottage, the birdsong and the amazing grounds make for a perfect holiday. It is easy to access scenic N Wales from the location....Just be prepared for narrow roads and high hedges. The owners gave useful directions to reach the property and were very friendly. A truly amazing stay!!!!! We plan to return!

  • "I booked the cottage mainly due to the owners dog roaming the grounds."

    I have a large playful dog & thought this would be perfect for her. The cottage was dog friendly so seemed exactly what I was looking for. Imagine my surprise when 1 week before we were due to go an email from the owners said my dog wasn’t allowed upstairs (or on the furniture.) This of course is absolutely their perrogative but it should have been stated on the listing before I had booked & paid for it. My dog always sleeps in my room so that was a huge problem for me. It’s an open plan property so difficult to stop her following me when I went up to bed. Having said that Luna was fine & she never goes on the furniture anyway but I was really concerned about it before I went. I’m really glad we did go though & would certainly go back. Ron & Carol were always there if you needed them & the welcome pack was great.

    Thankyou for your feedback. It's disappointing to hear that you didn't have the enjoyable experience, all our other guests have when staying at the Barn. In the age were feedback posted on-line has the potential to have considerable influence, I feel there needs to be some clarification of your comments. After guest arrive and have settled in, we always check that every thing is to their satisfaction and they are happy with the Barn. It is very important that we do everything to meet guests expectations. Which makes in very disappointing to hear you had issues with your stay. You didn't make any mention of your dog going upstairs until minuets prior to your departure, seven days after your arrival. If you were unhappy with the service offered, it is imperative that it is mentioned and discussed at the earliest opportunity. If it was such a 'surprise': you could have replied to my email or phone prior to your arrival to discuss your concerns, so that we could have been given the opportunity to alleviate your anxiety. If your dog doesn't go on the furniture why was it a surprise to see it mentioned in my email? Looking at the score given to facilities, it again should be clarified that this may be more to do with your unfamiliarity with the operation of the microwave-oven, and hob, rather than the standard of equipment.   • "If you are looking for a spot with peace and quiet and wonderful views - book the Barn!"

    Yes, the approach is via a well maintained track, but the directions are good and the effort is rewarded by arriving at the most stunning property. Modern (new) kitchen and bathroom plus a huge living/dining area. The bedroom area upstairs on the mezzanine is also spacious and there is plenty of storage. We had everything we needed for our week and our hosts, Carol & Ron were unobtrusively available to help with any queries. Beautifully clean and with all the facilities you could need in a holiday home. The welcome pack was an unexpected bonus and the vase of daffodils on the kitchen windowsill a lovely touch. Our dog Neville, was also made welcome by the resident pooch Louis and had the use of the delightful garden with fields beyond - all fenced and gated. If the weather is unkind, just light the log burner and chill! The views from the Barn are far better than the photo provides, the outside terrace delightful and the rolling hills and green valley beyond are just spectacular. Ruthin is a delightful town with supermarket and restaurants, plus the coast is not far away to the north, the mountains of Snowdonia within easy reach to the west and the hills above Llangollen to the south. Wonderful walking country and a shortcut to Offa's Dyke half a mile up the hill behind. We look forward to a return visit next year.

    We spent a lovely week there for Christmas and we were lucky to have a real, beautifully decorated Christmas tree. Carol and Ron are wonderful, gracious hosts with plenty of knowledge of the area. The barn is immaculate with everything we needed. The welcome hamper has to be the best one we have ever had with lots of Christmas goodies. If you are into your hiking there are many walks straight from the doorstep which was perfect for us as we didn't want to venture out in the car. The location of the barn is perfect and the views are stunning. It won't be too long before we're back for our third stay!

    Great pre-stay communication, and advice throughout. A lovely welcome pack. The property would not suit immobile people and/or those unhappy with the owners dog, who is actually a sweetie. A shame the local hostelry, the Three Pigeons, currently does not serve food. A great place to stay throughout most seasons, as the log burner provides heat throughout, as well as the central heating. A great place for nature with an array of birds and wildlife.

Carol and Ron are the most genial of host, and Louis the dog would come to visit on a regular basis. At 250 metres the views are stunning, and the living room facing West gives you beautiful sunsets ad you relax at the end of the day. A good base for visiting the delights north and mid Wales has to offer. The Barn is situated in beautiful surroundings and slightly off the beaten track so gives itself to an idyllic peaceful time to recharge the batteries.

    The garden is beautiful and there is a field to the rear that leads to a lovely woodland walk up a slight hill with a bench at the end to admire the views even further. Perfect for a couple, The Barn is a perfect base to explore North Wales or to just relax and soak up the ambience of this stunning location. Ron and Carol, the hosts were friendly and helpful. Our little dog Jack got on so well with the owners dog Louis, who is gentle and friendly, that they played constantly each evening when we returned to the barn after exploring. There was plenty of wildlife as well with a host of birds attracted to the garden, birds of prey could be seen flying in the distance and squirrels and rabbits were darting about. This property exceeded our expectations and we definitely hope to return in the future.

The hilltop town of Ruthin lies to the north of Llangollen via the breathtaking Horseshoe Pass. The town is picturesque with attractive half-timbered buildings, mainly clustered around St Peter’s Square.
