"As advertised."
Excellent location. Good, comfortable accommodation. Well equipped. We appreciated the welcoming phone call along with wine and biscuits. Soap in bathrooms was helpful. The book detailing local area is very well written with a personal feel. Happy to stay again and to recommend this property.

"It has the potential to be a lovely property."
However, it is, or rather was filthy and it needs some basic maintenance and removal of mould. The bathroom floors are grey from dirt (not stained as we were able to clean parts of it and it turned our white socks to black). The kitchen smelled of grease - much better after we cleaned the yellow grease off the cupboards near the hob. The rusty fridge freezer smelled. We cleaned out the fridge including the food debris - it came up a different colour. The fridge drain is blocked-presumably the main cause of the smell. We cleaned out the top freezer drawer and the seal of the freezer removing food debris, a grey coating and seeds of some sort, perhaps melon. We removed the drinking water reservoir from the fridge only to find some part of it slimy and inside the lid black with mould. We didn't use it. We opened the dishwasher to be met by a foul smell. We cleaned the filter out and the smell soon went. We opened the cupboard doors to find food on plates and a broken plate. We put all the plates, cups and glasses through the dishwasher. We found many of the drawer handles to be sticky until we wiped them clean. We opened the cutlery drawer to find food crumbs in the drawer. We put all the cutlery through the dishwasher and washed out the tray. We found crumbs under the table and on one of the benches, which we cleaned. We found bits of tissue paper and cardboard on the bedroom floor. we picked them up and vacuumed - it looked much better. We then vacuumed the rest of the property - and almost filled the vacuum drum. We found cobwebs in every corner of the downstairs bedroom, so we dusted them. We found a plastic wrapper on the floor. We found plastic tags in the main bedroom. We found dog hair on the fabric sofa and so we vacuumed it. My son opened the drawer in the master bedroom chest of drawers to find it fell out onto his foot as the plastic stopper is broken. It then revealed mould on the back of the drawer and a clothes label inside the drawer. 90 minutes later, we felt able to unpack. I contacted the owner, the next day and she offered us a bottle of wine as compensation, which I understandably refused. Consider this our complaint. Please do respond.

The only adverse comment is that the towels and bed sheets could with being replaced.

Liked the decor and amount of space we had for the kids to chill out. Some of the family said they would have liked a tv in each bedroom, and more towels. The downstairs bedroom was a little musty (lack of ventilation?). We had no issues with the roadworks at all, we didn’t experience any noise.

"Location was excellent for a variety of restaurants."
The cottage itself could do with a little tlc for example: the paintwork was a little tatty, one chair in the kitchen had a broken leg and was cellotaped back together and the mattress in the second up stairs bedroom was also broken, the mattress was caved in on one side and was literally touching the bed frame itself. For this reason two of our group had to sleep in the campervan which we had luckily taken with us.
Thanks for visiting Buxton. There are certainly lots of quality restaurants and bars in the town and it's great to see them doing so well at the moment. We'd missed a broken spindle on a kitchen chair but thankfully it was still secure and we have now put new chairs in place. The mattress was almost new so, although it was still comfortable when we tested it, we appreciate it had slightly more give than we would have expected. They are high quality hotel standard and still under warranty so we would have tried to get a replacement sorted as quickly as possible if you'd let us know when we got in touch to make sure everything was ok. We really appreciate it when guests let us know about any issues so we can address them. We had new mattresses arrive immediately and they're excellent. We love our cottage and the photos taken recently by Sykes show the care and attention we give to its decoration. Property Owner

"The cottage is very comfortable and well equipped but lacks any garden and the only outside space is the car park."
The sign for the pub is incorrect and misleading. In fact the pub no longer exists and the pub within 0.2 miles is closed. The property is situated close to the extremely busy A6 and there are current road works within 50 yards, very noisy Mon to Fri, 8.00am to 6.00 pm.

The 19th Hole is 200m from the Coach House and there are another two within half-a-mile. They all have good reviews. The sign by the Coach House is because the property used to be part of the Devonshire Arms! We hope that didn't cause any confusion. There is seating at the front of the Coach House and ample parking for two vehicles behind the house should you wish to make the most of the sunshine. The new roundabout about 100m away won't be visible from the Coach House, especially as more trees are planted on the common. Unfortunately the roadworks are out of our control but thankfully they haven't caused too much disruption. Property Owner

"Excellent property in a great location."
Everything was provided in the house and you really couldn't ask for more. Close to Buxton which has the normal high street shops as well as different and quirky shops. We were a little disappointed as we hoped to be able to walk to Buxton from the house but the hill proved too much of a challenge for the older members of our party. But this a minor point and did not impact our holiday at all. Q

"The property has no privacy whatsoever."
Overlooked on all sides as people pass within a foot or so of lounge and downstairs bedroom windows. Impossible to enjoy a glass of wine sitting outside and looking over the golf course - no seating and a constant stream of traffic (Inc heavy lorries) on the A6 which passes 50 yards away, obstructing the view. Kitchen equipped sparingly - tired pans and cooking trays, lack of basics like scissors. Not a house for the peace & quiet and solitude one expects from a country cottage. I will be emailing you separately with a couple of photos.

Unfortunately I managed to break my right ankle on the first day but being in ground floor accommodation was a bonus. Were able to borrow a wheel chair from the Peak Authority which was brilliant as our visits were not completely curtailed. Overall a holiday to remember.

One thing to note is although there is a washing machine there is nowhere to dry your clothes. A clothes airer would have been good.

A nice little welcome pack including a doggy beer and the owner called us on the first day to make sure all was OK. The lack of a garden would have been a pain with very young children and was a bit of an inconvenience with our young dog, although the proximity of fields to walk/toilet her on made it perfectly manageable. Could do with a clothes airer!

"This was our first time renting a cottage and our expectations were by far exceeded by this beautiful cottage."
The property was spotless, the rooms spacious and beautifully decorated, it was absolutely perfect for the three of us and our little dog. The owner Hayley very thoughtfully left a welcome basket and a few essentials in the kitchen. The cottage had an excellent parking area which is always a relief when you don't have to worry about parking. The location was ideal for either walking down into Buxton visiting the shopping areas, cafes, restaurants, or just a little further the Buxton pavilion. A short 10 min drive took us to Pooley Cavern to see the very interesting caves and take our dog around the extensive grounds and a 30 drive took us to Bakewell to the beautiful Chatsworth House (stately home) - well worth a visit, even if you only go to see the vast gardens and features. Overall this was a wonderful break for us and we hope to return there again soon.

Clean and tidy, decor very fresh, rooms comfortable, especially the master bedroom! Big entrance hallway which is very useful when you have a dog and a buggy, spacious lounge, and huge bathrooms. Nice that there were a few little bits in the kitchen upon arrival like tea coffee, soap, hand towel etc. Only downsides were limited space to sit and dine in the kitchen, and no shaver sockets in the bathrooms. Easy access to walk your dog in the morning / evening as well which was a bonus. Would recommend.

The cottage was amazing, we felt we had bit of luxury. Everything was thought out well, very clean and we had everything we needed. The guest book was brilliant gave us some nice ideas of what to do and see. All 4 of us had a lovely time, the only down side was the weather and unfortunately you can't book that. We would definitely recommend this cottage and hopefully come again sometime with better weather.

About the location
BUXTON
Tideswell 7 miles; Bakewell 12 miles; Matlock 21 miles.
It was the constant 28 degrees centigrade of the bubbling blue waters of Buxton's eight thermal springs that originally attracted the Romans to the town. However it was during the 18th and 19th centuries, under the patronage of successive Dukes of Devonshire, that the Palladian splendour of the Buxton of today was designed and built - including the magnificent semi-circular Crescent, The Great Stable, Hall Bank, The Square, The Pavilion Gardens and The Opera House. Today visitors continue to enjoy these magnificent buildings and gardens, as well as the Opera House's full programme and annual festivals of music and arts. There is good walking close by with rugged peaks to the north and gentle hills and dales to the south and a number of pretty towns and villages are dotted throughout including Bakewell, Ashford-in-the-Water, Castleton and Edale. The stunning properties of Chatsworth House and Haddon Hall are within easy driving distance and must be seen while visiting this area. A great base for exploring the Peak District.
