  • "The property has many levels which contain a range step size."

    I found the information a little vague as regards the steps ,if I had known the problems I would not have booked the property. It is not for older people with mobility problems and the trip to the toilet in the night is challenging. It would be fine for younger people.

  • "A lovely clean and well equipped cottage."

    The lounge and.bedrooms were comfortable. The kitchen was a good space and the bathroom had an over the bath shower with plenty of hot water. Nice space outside too. Dog friendly cottage with a green space in the front garden. Great location for an easy walk to Framingham for its pubs and castle. Nice local dog walks too. Located well for touring the area too. It was the ideal place for our 3 day trip.

  • "We enjoyed the cottage which was very clean and comfortable."

    The enclosed outside space is ideal for dogs. The only let-down for us was the parking. This was made clear on the description. However, being only able to park across the busy road makes it tricky when getting to/from the car, and especially when unpacking/packing and carrying items across to the cottage.. We understand from previous reviews that the owners are having difficulties in making the driveway accessible for parking which is a real shame.

  • "Despite the note within the advert for this cottage,that parking is always available, this was not the case for the entire week we stayed."

    What was interesting was that there was a thin driveway space at the side of the property, but the owners had placed a note in the gate saying that this should not be used! We did, every day as had no choice. This drive should be expanded to ensure it can be used properly and the gates removed. This would create probably the best cottage we would have stayed at. Other then this, the cottage was lovely, but the lack of convenient parking prevents me from recommending it.

Nowhere in the cottage advert does it state that parking is always available, however there is ample street parking and we have always found spaces to be available on our numerous visits. The driveway up the side of the house is very narrow and has no dropped kerb and our enquiries to the local authorities to have an off road parking area have been as yet unsuccessful. For these reasons we kindly request that visitors abide by our requests. We do not put up signs without reason and only ever have your best interests at heart. Property Owner

  • "What a lovely cottage and a lovely stay, will definitely be back for longer next time."

    Cottage is cosy, comfy, spotlessly clean, very well equipped and with welcoming touches. Location is perfect and outside space is ideal with a dog. Road is busy but you can see you're on a main route into town when you book. We had no issues parking outside but would probably use the car park next time (5 minute walk) if we were staying weekdays.

  • "The cottage was immaculately presented and well equipped throughout - the cake and doggy treats were very welcome as was the milk left in the fridge."

    One of the best cottage info folders we've ever had too. The lack of parking (clearly communicated in the listing) was not a problem for the duration of our stay, with space across the road and a free car park in the town nearby. The rear yard is a real sun-trap during our stay.

    Parking was the only disadvantage but there was a free car park in the village which was only 5 mins walk so not a problem for us. It was very nice to have a pint of milk and a lovely fruit cake on arrival. An excellent week's stay.

  • "Lovely cottage we enjoyed our stay and use of the garden , only thing would be it was a bit noisy with road noise, and additional noise from works being carried out on road but we were made aware of this, all being said we still managed to sleep pretty well."

    Maybe a few more utensils in kitchen such as vegetable peeler etc but these are tiny details. Overall we would return as great location.

  • "Holly Cottage is a lovely place to stay, close enough to the centre of Fram Well provided and comfortable."

    Has a front and back entrance/exit. Heating worked perfectly, boosts in the morning and early evening. Instructions were clear and comprehensive. Furniture is a bit big for the little living room. Mount Pleasant is a busy road, but that cannot be helped.

  • "Thought was nice untill i went to use a saucepan to cook and that cupboard had a strong smell of damp which put us off cooking so ate out quite a lot which cost us more then what we wanted to do."

    the back door needs a screen as loads of flies kept coming in .and they need to put fans in all of there property's as very warm,but we brought our own,local co-op was really expenisve so won't be going back there

  • "The cottage was clean and well equipped."

    The owners have clearly tried hard to make the best of what the cottage has to offer. Whilst the town itself was lovely and very convenient for visiting lots of great places, the cottage itself has some drawbacks . Road noise is an issue as is parking. The cottage itself is small. One man's quaint and quirky is another man's cramped and challenging. Lots of varied floor levels make it challenging for older guests. The bathroom is a long way from the bedroom. It was well equipped and the owners have made the best of the limited space available. The outside decked area and high quality garden furniture were a godsend . We were blessed with good weather and ate outside most nights. The table in the living room with integrated stowaway chairs was a challenge we chose to avoid. Whilst we would highly recommend Framlingham we would not choose to return to this particular property. We do not feel it was value for money.

  • "My friend and I stayed here from 7th-12th June."

    Very impressed with cottage, it was spotlessly clean and had everything we needed. Unfortunately although the listing states on road parking available I think it should be made clear that the parking is on a road that can be very busy at times (my car was unfortunately clipped twice whilst parked on the road) and it is possible (although it did not happen to us) you could return to the cottage and find there was no parking available. Also because it is a busy road we found it to be quite noisy--traffic started at approx 5.30am each weekday we were there. I should mention however that as regards the parking issue I understand that the owner has applied for permission to make a dropped kerb which means that if his application is successful then a parking spot would be available off road at the side of the cottage. Because of our experience with the parking and the noise we would not stay there again.

  • "Lovely, very clean, well equipped cottage with great quality bedlinen, towels and kitchen ware, a very comfortable bed and good WIFI."

    The cottage was warm with plentiful hot water. There is a bath with a shower above rather than a shower room as described in the property details. The small terrace at the rear got the sun from early morning into the evening and was a lovely place to eat breakfast and is secure for dogs. We never had a problem parking on the street just across from the cottage. There was some traffic noise as the cottage is close to the road but this was never a problem. Would definitely stay again if we return to this lovely part of the world as the cottage is a great base for days out as well as being in an attractive small market town.

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
