  • "A delightful cottage in a peaceful location."

    Cosy and comfortable. The hot tub was a bonus as was in our case there being an electric charger for our car. Joe and Charlotte made us feel very welcome. One or two little extras would be helpful, hook on the door in the bathroom for robes and maybe a teapot and a milk jug for the kitchen, otherwise everything was perfect. A most enjoyable stay. Thank you Charlotte for the welcome pack. We hope to visit again.

    Everything is very well done and in great condition, with beautiful decor and in a very relaxing setting. Highlights are many, but to pick out just some I'd say the bed is huge and comfort, the wet room bathroom great, hot tub is fabulous and the living room and kitchen really well done. Plenty of good quality cutlery and crockery too. The finish and attention to detail all round is superb. And the owners are great - friendly, helpful and discrete. It was a pleasure to meet them when I arrived. In the property and when you've booked they provide lots of helpful info to make the stay really enjoyable. The area is a beautiful one, with lots to see and do within very short distance. Fountains Abbey, Masham, Ripon are on the doorstep and it's very easy to find great stuff to see and do. If you want a relaxing getaway in a very cozy and well put together property then don't hesitate to book!

  • "Perfect holiday cottage with everything you could need set in a peaceful location."

    The large double bed was comfortable, the kitchen was well appointed. There is seating at the front of the property and at the back as well as a hot tub. An EV charging point is also provided.

    Jo & Charlotte were there for anything we needed. We were looking for somewhere to chill out & this was an ideal place. Lovely views & peaceful. Spacious hot tub to unwind in. Nice places to eat out near by. Would definitely recommend if your looking for a relaxing break.

  • "Beautiful well thought out property, however if your walkers like us drying boots, clothing, waterproof s was very difficult, with only one towel rail that wasn't at our control."

    There is a dryer but boots and waterproof s could not be dried in it . Some hooks on the back of the doors to put towels and dressing gowns would be useful. Would i return again, yes but probably more prepared òn my behalf more walking shoes and clothes that could go in the dryer. Loved the two friendly chickens that visited daily to say hello and grab a snack.

  • "A fabulous break in a lovely cottage."

    We thoroughly enjoyed our stay in the stylish Lake Farm Cottage, fabulous inside and out. The hot tub was a bonus after a day out walking. The surrounding area is so pretty and peaceful, we felt very relaxed. We were delighted to witness an amazing sunrise one morning from the bedroom window. It's also as a great place to view the stars as it's a 'dark skies' area. Thank you for supplying robes for when using hot tub and the welcome pack of biscuits. Everyone must visit Eavestone Lake, a circular walk from the doorstep, hidden but worth the visit!

    Lake Farm Cottage is finished to an exceptional standard, loaded with facilities (including an amazing hot tub) and so warm and cosy! Immediate area is lovely with cows, chicken, family dogs and even peacocks coming to greet us. Looking further afield, Lake Farm is perfectly placed to explore Ripon, Pateley Bridge, Harrogate, Knaresborough, York & many other places - we certainly dd! I wouldn't just strongly recommend this property, I sincerely hope to return in the not too distant future!

    It was very good stay and specially in the hot tub. Kitchen needs some love in terms of cleaning and a back door from room to the hot tub would be fantastic so the guest can enjoy relaxing time without having to walk around. Owners are very welcome. There are loads to do nearby. Enough parking for two cars. Cottage is really nice. Would love to go back there again.

    Many thanks for your feedback, I will look round the kitchen with my cleaners at the weekend and see where we can improve on that area. The back door out to the hot tub is a great idea and one we wanted to put in place while converting the stables but unfortunately we were unable to due to planning restrictions as we sit within the Nidderdale Area of Outstanding Natural Beauty and were limited as to the door and window openings we were allowed to put in. We would love to welcome you back to the cottage and glad you found plenty lots to do in the local area. Property Owner

  • "The property is in a lovely location but not suitable for guests with Mobility issues."

    The shower was out of reach for shorter guests. It was hard not to make the floor slippery. The kitchen window was difficult to reach. On the plus side the bed was very comfortable and we enjoyed our stay.

    Hi Rosemary Thank you very much for your feedback, the cottage does have steps into it but these are clearly pictured and unfortunately the building is limited to what we had as it is a converted stable block. In regards the shower, it is on a riser rail that at the lowest point is at 1.2m so I am sorry that it was not left in a low enough position for you to reach, I will ensure the cleaner checks it is left in a low position for future guests.   • "We had a truly wonderful stay!"

    The cottage is super cozy, warm and practical. The hot tub is brilliant (really enjoyed bathing at dusk, with bats flying overhead and the sound of owls). The location is fantastic, right in the middle of nowhere but close to attractions. We enjoyed Ripon and Harrogate, as well as Brimham Rocks and Malham Cove. There's a lovely walk from the cottage to a lake nearby. Communication with the owners was excellent. We had a fantastic relaxing holiday!

    A little remote but an excellent cottage. Loads of space for a couple. Great facilities and comfortable. Little extras like food in the fridge and valentines chocolate on the table were very appreciated. Jacuzzi was a great way to spend some relaxing time. Nice sunset view. Well done.

  • "Wedding anniversary is 11th Feb, husbands birthday 12th Feb, my birthday 13th Feb then valentines day on the 14th so a lot to celebrate."

    Arrived on the 11th Feb everything okay, enjoyed the hot tub on the evening. Went for a walk on the 12th got back to the cottage was getting changed to go in the hot tub, heard a tractor and Joe was muck spreading next to the hot tub which as you can imagine absolutely stunk of cow manure. This is completely unacceptable when you have paid nearly 500 pound for 3 nights and you can't use the hot tub. What should of been such a special occasion for us was ruined completely. Will certainly not be going back.

    Dear Amanda We were very disappointed to read your review of the cottage following your stay. From reading the review the only issue you mention is the muck spreading outside but you appear to have marked us down on all four areas of review without reason. As the cottage is located in the countryside on our small holding we would expect that our guests be aware of countryside activities including muck spreading. We have to ensure the land is fertilized in spring to make sure the grass grows for our animals throughout the summer and we have to take advantage of the dry weather and get on the land when we can. The likelihood of us or one of our neighbours muck spreading at this time of year is quite high. We do advertise the cottage as a rural cottage and that it comes with the associated countryside smells and sounds which have to date not been a problem before and we have muck spread every year. We are keen to understand why you have marked us down on all other areas of the cottage especially since your last stay with us you gave 100% on all areas and a rave review. We constantly aim to improve the cottage and we have made a number of alterations suggested by other guests to better the facilities and comfort. If you feel there is anything we could do to make the cottage better then please do get in touch with us on our direct e-mail which you already have and we would be willing to consider them.   • "The cottage was lovely - it was clear that some thought and care had been put into it."

    It wasn't perfect; the shower drained very slowly, and it wasn't possible to set the water flow higher than Eco without flooding the bathroom - this could probably be fixed of course, but it did detract from an otherwise small, but very nice cottage. The location was very quiet and very beautiful, and several shy cows, chickens and a horse occupied the fields around the cottage. The owner helped us out when we arrived as the lack of mobile reception meant we couldn't look up the key code! There was parking for two cars and the cottage was set in its own lovely plot. If the shower was fixed, we would definitely recommend and stay again ourselves.

  • "Lake Farm Cottage is warm, cosy accommodation for two."

    The bijou kitchen/diner/sitting area is well equipped and clean, but because the dining table seats four, this leaves little room for comfy seating and we felt that one two seater sofa wasn’t quite enough room for relaxing comfortably. The bedroom has a huge comfortable super king size bed and double wardrobe with plenty of hangers. We slept very well as the property is in a very quiet spot. The attractive wet room is of a good standard with an efficient shower. The bath sheets were really big which is great and the waffle bath robes were most welcome when trooping out the front door and walking to the rear of the property to use the hot tub (such a shame there isn’t a back door). The hot tub is probably the star of this property. It is beautifully maintained and spotlessly clean. On our one sunny day (!) the back patio proved to be a lovely sun trap and whilst the table and chairs are comfortable (but no cushions) - we wished that there were reclining chairs for sunbathing. The pots of garden plants help to make this little walled courtyard attractive and there is a lovely view to the horse paddock where we saw rabbits and pheasants. The cottage is well located for either walking locally or driving further afield to visit the Dales and North York Moors. We enjoyed trips to Malham, Aysgarth, Grimwith Reservoir, Pateley Bridge, Fountains Abbey, Studley Royal and Rievaulx Abbey. Our hosts made us feel welcome with fresh eggs and local goodies and it’s good to know they are on hand if there are any issues. Overall we had a good holiday although the weather could have been kinder.

    It exceeded our personal expectations. Our hosts Collin & Charlotte could not have been nicer. The cottage was in a beautiful quiet tranquil location and easily accessible for our nearest picturesque town, Pately Bridge. One of the cleanest places we have ever stayed and the rear facing Hot Tub was just blissful, overlooking lush green fields with a beautiful horse who was on view all day. The hot tub was kept in tip top condition daily ready for us to use. Could not recommend Lake Farm Cottage more highly.

    The bed was comfortable, the walk in shower good and the hot tub was great and very private. Our only complaints was the kitchen needed a couple things as there was no microwave bowls but a microwave, Lots of wine glasses and only two usable plates (two were chipped) and the WiFi was a bit slow, which made opening the attached email instructions a bit tricky. I would definitely recommend this cottage and would be happy to book there again.

    The place is so lovely, everything you need is there. The owners have made the space work well. Away from the rat race and country life at its best. Location is great for Fountains Abbey, Rippon town, Pately Bridge and lots more. Bed is massive it was great. Firm mattress but got use to it and slept like a log.   • "I didn’t receive notification of the entrance code so phoned the owner on our arrival, who said that her husband must have forgotten to inform her of our booking, although I had spoken to him 48 hours prior to arriving to say I had transferred the £75 housekeeping bond."

    The owner said she would clean the cottage immediately so we drove to a local town to await confirmation that it was ready for occupation. She didn’t phone us - so we drove back after 90 mins and, thankfully, gained entry around 6pm. The cottage was as advertised, the only exceptions being the oven, (which was very dirty indeed), WiFi reception wasn’t good and the TV only has Freeview. The teeny-tiny sofa isn’t very comfortable for 2 people - and we’re both slim! After vacation, the owner confirmed she’d be returning the £75 housekeeping bond but didn’t do so and I had to chase her again, receiving the refund some 8 days later.

There were some free essential groceries left for us on arrival, a nice touch. The locality was beautiful, close to essential amenities. The hot tub was the icing on the cake, a great way to relax after each busy day. The available barbeque packs are well worth getting. We had great barbeques. Will definitely look to book again and recommend this cottage to all looking for a great holiday.

    Wet room and kitchen were excellent. Jacuzzi was fantastic, really peaceful setting. Hosts were friendly and helpful. Surrounding area has so much to do. Plenty of walks straight out of the cottage, including through woodland down to a lovely lake. Nearby town of Pateley Bridge has lovely shops and pubs. Close by to Ripon and Harrogate and about an hour to York- would recommend the Poppleton Bar park and ride it was so convenient. The Bolton Abbey -Embsay steam train was approx 40 mins away. The walk into Bolton Abbey village was very picturesque and seeing the Abbey near the river was great. A couple of local breweries- Theakstons and The Black Sheep (20-30 mins away in Masham) offer excellent tours, and the sampling afterwards in the black sheeps bar was relaxing and felt homely. Stump Cross Caverns were a great visit. Took about 20 mins to get there and the self guided tour down into the well lit caves took about 45 mins. So many beautiful villages to visit. And plenty of other things to do. A week wasnt long enough!

    The cottage is beautifully finished and very comfortable. The kitchen is well designed making cooking pleasurable. The patio is a suntrap with the added benefit of the hot tub. The dark Nidderdale skies are a wonderful backdrop for an evening in the hot tub watching the stars come out. Our hosts couldn't have done more to make our stay perfect. We can recommend the home grown Dexter beef. There are many attractions and places to eat out nearby. This is definitely a cottage to return to.
