  • "Selby * Main bathroom shower didn’t work * Water pressure in bathrooms was really bad even struggled to wash hands and brush teeth at times * Not enough bathrooms / showers for size of house (everyone needed to have a shower before and after going into the hut tub)."

    * Top floor bedroom clothes rail broken came away from wall when tried to hang clothes on it * Longe TV remote batteries flat so we had to go out and buy new ones * Son cut his leg on a screw that was sticking out of one of the first floor beds * Oven wouldn’t maintain temperature * Back hob wouldn't stay lit. * Grill didn't work properly it didn’t get hot enough * Water filter and ice didn't work on fridge. * No extra toilet rolls in main bathroom and downstairs toilet * We were shocked to see sold sign at the house so presume that is why it hasn’t been maintained to standard. Think we should have been informed or given an alternative place to stay.

  • "Absolutely lovely property, was exactly how described and so spacious."

The beds were extremely comfortable and the rooms beautifully decorated. One of the shower heads in the main bathroom was a little faulty, probably needing descaling as it just shot water out at right angles rather than down. The outdoor space was lovely, plenty of seats, lights etc. we also appreciated the welcome basket.

  • "Our party of 8 adults, 2 toddlers, 3 babies and a dog stopped here for a NYE break, and the cottage was great."

We had a chilled break, went into York for the day, cooked meals, had a takeaway and enjoyed the hot tub. I'd recommend this place to others without a doubt, and hope to stay here again. If there was a tiny niggle, I'd say the kitchen could be better equipped (I guess items have been broken or lost by previous guests but not yet replaced) and little things like cleaning spray and a washing up brush and sponge would help, but these are just small opportunities for improvement. We had some requests for the owner. They were friendly, responsive and helpful. Thanks so much ☺️

  • "SO, TLDR nice house, worked well, kitchen facilities could do with updating but a good base of operation."

Longer version. Access is via a gated driveway. The gate controls take a little getting used to as they’re not a responsive as you’d like, but work. There is a garden area, BBQ facilities and hot tub, which was cleaned at least twice whilst we were there for sure. Property was clean save for left over pants from a previous resident (fortunately just left in a drawer) and tidy. There are three bedrooms on the first floor, 2 on the second. W.C is on the ground floor, family bathroom (including shower and separate bath with over bath shower) on 1st floor, and ensuite bathroom to one bedroom on 1st floor. No bathroom on 2nd floors there is quite a lot of sharing. Not a problem for us mind you. The communal space is good, with a hat tip for a good TV in each bedroom + one in the living room and good WIFI meaning that connectivity was not an issue. Underfloor heating on ground floor + rads upstairs. It was blazingly warm as they’d left the heating on in August! Kitchen wise, it’s a good size with plenty of plates and cutlery but not great pots and pans, and only one pint glass – they definitely need another IKEA trip (you’ll get that Swedish vibe at the kitchen contents). It does have a drip coffee maker, LPG hob and electric range oven. There’s a utility room with washing machine and tumble dryer. For a holiday home it was great. A good launch point to things in the area. Countryside wise, it isn’t particularly interesting and you’ll have to drive if you want a hill or moorland to see. There is a local pub which had just reopened, and we had a decent dinner, and a 30 – 40 minute walk to the next village which had a bit more going on (Cawood) or a 10 minute drive to Selby. Complaints wise are pretty slim – the kitchen could do with a restock, the finishing to a lot of the property isn’t great – but what do I care when I’m on holiday for a week?! There could do with better instructions on things like bins, heating etc – we worked it all out, but could have been clearer. It’d have been nice to have a bathroom on 1st floor, or one more ensuite – but I’d also like the moon on a stick. What was good was that the host messaged me to let me know there was a planned power outage for the village, and the hot tub maintenance chap who made sure that the electric gates didn’t trap us in the house whilst it went off! As two families with three kids between us it was a great staging point and had days out in York as well as a longer drive out to the beach which was well worth it.

  • "We had a great stay here - the house was lovely."

It was immaculate and we felt at home immediately. The village is great and there is a nice pub and a good off road dog walk close by. The hot tub was lovely too! My only comment would be a door mat is needed by the patio doors for wet feet coming out of the hot tub or garden. Also the small section of grass between the utility back door and the hot tub area is not helpful when you have dogs or if you want to use the utility room to dry off as you have to walk in the dirt to get into the house.

  • "An excellent week enjoyed by two families."

Property was stunning in every aspect. Lovely gardens, nice big kitchen, hot tub, utility room. Given that 10 of us all week, an extra shower room would have been welcomed especially downstairs near the hot tub for pre/post rinse, We managed though. Nice pub within walking distance and some nice country walks nearby to tire the dogs out. Would highly recommend!

  • "Cobblers cottage was a wonderful vacation venue."

3 generations of our family ranging from 2 years to almost 70, plus a soon to be born, all found something that suited them without having to leave the premises. The cottage was equipped with everything one could need (except a pizza cutter and electric whisk - we made a birthday cake for 10 and it was hard holiday work to mix!). The wonderful and extensive welcome hamper was well stocked with quality products. We have no hesitation in recommending to our friends, but I fear our grandchildren now expect us to acquire our own hot tub! The house was immaculately clean, and very well maintained and decorated. Thank you so much for making our stay and celebrations so perfect (and for so unobtrusively maintaining the tub!)

  • "This property is beautiful!"

It's clean and so spacious that even with 10 adults in the house all day we never felt like we were on top of each other. The only feedback I can give that is not 100% positive is about tiny details. There were just a few things missing that would have been useful for our stay and might be worth bringing with you. Although there was a sweeping brush we could not find a hoover or a dustpan. That would have been handy! A mop would also be useful as we did find the floor got a little slippy when people dashed inside from the hot tub. There was no kitchen spray, this would have been useful after cooking and especially for use on the glass dining table (I brought some surface wipes but the table was smeared for the entire weekend). It might have been useful to have some plastic cups to use in the hot tub, (there are some tiny beakers for kids but they were not big enough for a decent prosecco). This is something some guests have experienced in other places and seemed like it would be a good idea. Although the listing said complimentary toiletries, there were 2 tiny shampoos, 2 tiny conditioners, and 2 tiny body washes. We had quite a few people in our party of 10 who thought they wouldn't bother packing these as the listing included them but there was nowhere near enough. The wifi password was on one sticker on the top floor of the house but could not be read off the back of the router as it had rubbed off. Having this somewhere more clearly such as on the wall (perhaps with a qr code to join) would have been handy. It would have been useful to have a couple of extra towels to put on the floor inside the folding doors for when people come inside after being in the hot tub. The dining table had 10 chairs but getting everyone around the table was a bit of a squeeze and it does seem like there is room for a bigger table. This may seem like a long list but really these are all tiny things that only had a small impact on the quality of our stay, I wanted to note them as some of them would be really easy to fix and would have made our stay absolutely perfect. We really enjoyed our stay and I would recommend this property to anyone, just with the above as things to be aware of.

  • "Overall the property was clean and well stocked and we really enjoyed our stay The hot tub is a definite plus."

There are areas that could be improved i.e. the dining room table and chairs are in need of maintenance as the joints are coming apart. The living room furniture made from metal angles has some very sharp corners which are lethal for small children. The showers could do with a deep clean to remove mould build up. The garden toy box needs checking to ensure the toys are useable.

The sitting room was extremely comfy with lots of settees and the kitchen was well-equipped. The beds were much appreciated, very comfy. One bedroom would have benefitted from either a wardrobe or sets of drawers. Others were well provided for. the temperature in the main bathroom shower was quite difficult to adjust. We appreciated he garden furniture , the children especially enjoyed the outdoor games. The contact manager was extremely helpful and efficient. Totally recommend the Fish and Chip shop in the village. We enjoyed a memorable stay thankyou.

  • "A really lovely house and garden for a family get-together."

Previous reviews cover most points we would raise. However, disappointingly the front porch wasn't very welcoming - it needed cleaning and the fire-pit was disgusting as it had been used as an ashtray! The BBQ also needed cleaning and the outside generally needed some TLC. Inside was clean, comfortable and well equipped though some of the chipped plates and mugs should be removed/replaced. A couple of issues we raised were dealt with quickly over the phone but we should point out that the travel cot is a very small one even for a 19 month old baby. Having said all that we would return and also recommend Cobbler's Cottage as a great place for a get-together - in the hope that these issues will be addressed. We had a lovely stay with lots of space for everyone.

Thank you for your feedback and I am glad you enjoyed your stay. We have raised your comments with our maintenance team and they have rectified this and have taken it on board for future change overs. Thank you :) Property Owner

  • "The house in general is a lovely place!"

Dining room table could do with being bigger as was a squeeze to fit ten people round, also would benefit from a cover on hot tub for more privacy! Maybe another bathroom/shower as 3 showers was a push to share between ten, also water pressure seemed to drop if more than one person was using it. Also noticed some damp on the wall in kitchen/diner area. Everyone had a good weekend! Lovely home!

Thank you for your feedback and we are glad you had such a lovely stay! We have planted tall bamboos around the hot tub for further privacy. In our area we do unfortunately struggle with water pressure but we have now fit new shower hoses which should help and we have decorated in the kitchen. Thanks again :) Property Owner

  • "We have stayed at numerous holiday cottages over the years and this has certainly ticked all of the boxes."

We had a wonderful holiday from start to finish as this is such a wonderful location and so peaceful. The property is in lovely condition and has been well thought out, giving everyone plenty of space. The welcome pack was very generous and everywhere was clean and tidy. There is ample crockery and cutlery, even when the dish-washer was full. All bedding was of a good quality and towels were lovely and soft. The garden facilities were excellent, the garden games box was well used by the children, the hot tub and fire pit were an added bonus and everyone enjoyed sitting out with the garden lights. The garden is totally secure, which meant we didn’t need to worry if the children or dogs ran out into the garden. It was handy to have an outdoor tap to wash the dog and a dog towel was provided. It’s great to have TVs in all of the bedrooms and the Wi-Fi signal strength was more than adequate. The only thing missing was a tea-towel for the kitchen, but we always take one with us. The shower water pressure was low from time to time but with a bit of organising shower times it didn’t pose a big problem. The owners have certainly tried to think of everything for a relaxing holiday home and have obviously taken on board previous comments by guests. We would certainly recommend this to anyone looking for a peaceful, spacious property in a great area of the country as this felt more like a home from home than a holiday.

It is also clear that the owners have taken on previous comments, so there was ample seating for the dining table and in the garden, and fans were available for the top rooms. There was an issue with water pressure in the showers, but only when both main showers were being used at the same time. Some details about days/cycle for bin collections would have been helpful as the main bins were more than half full when we arrived, and we almost missed a collection. On the whole a spacious and comfortable place for a break with the whole family

  • "Unfortunately we couldn’t make much use of the hot tub as it wasn’t working at all first day and then wouldn’t stay at temperature throughout."

More seating/better use of space would be useful for lounging - it may sleep 10 but lounge only for 5 comfortably. Similarly plenty of glasses but only 5 dinner mats to protect the glass table and the main outdoor seating was for 4 people. The rooms at the top of the house are stifling hot even when not overly hot outside. The water pressure is dire and makes showers longer / not as cleanly. However, the cottage is very well presented and the owners did get the hot tub fixed swiftly to at least be working.
