    The kitchen was well equipped. We might offer this suggestion: we were provided with one towel per person. A few more towels would be appreciated. Some of the guests wished for a hair dryer, as well. But practically perfect, otherwise. Many thanks!

  • "We had a 3 night stay at Breaches Barn, it was as described on the website, it was comfortable and well equipped."

    We were a family of 8 with an age range from 30 to 81, everyone was very pleased with their rooms and slept well. The enclosed garden was lovely, our two dogs loved the outside area and surrounding walks. The garden is adjacent to fields with sheep and cows. The owner of the property, advised where we could walk the dogs around the working farm. THE FOLLOWING IS NOT FOR PUBLICATION Some suggestions that we would like to put forward to enhance the guest experience: ● spare bin liners in the kitchen ● more than 1 toilet roll per bathroom ● shower gel ● one garden gate needs a bit of maintenance at the bottom. If you had a small dog it would be able to get out. However, none of the above detracted from our stay at the property. Feedback for Sykes: ● the website states towels are provided at the start of the details, then further down says you need to provide your own. We took them but some people might not. ● the website says take your own tea towels. The owner had provided them.

  • "Thank you for a fantastic stay."

    We stayed as a party of 10 and had ample space and were really comfortable. The kids loved playing hide and seek around the house and were thrilled to see cows and lambs on the farm. We were impressed at how well equipped the kitchen was (including the large fridge freezer) and it was great to have books and games to use as well. The only thing we missed were blackout blinds in the upstairs rooms. Highly recommend and would love to return!

  • "We had an amazing time at Breaches Barn."

    Nine single ladies and 3 dogs accommodated with ease and it is a great social space for a large group. Enclosed garden was super as our dogs could run around without fear of them going anywhere they shouldn't. Owner very helpful describing where to walk although we did less walking than planned as the weather was so amazing it was just to easy to sit in the sun trap of a garden with a glass of something chilled. If I had to find a niggle, my shower head could have done with a descale, a bit more loo roll would be good with a large group and the crows attacking the window stickers early in the morning were minor irritations. Perhaps non bird shaped stickers might be better? None of this really affected our enjoyment of a fantastic break. Have recommended Breaches Barn to my neighbours who are looking for a big space for family to meet up.

    Plenty of room for our large party of eight adults and five children. Spacious and very comfortable. Great weather enabled us to make full use of the outside areas, including visits to see the farm animals and to use the tennis court. Would highly recommend for a large group holiday!

  • "Excellent property and location."

    We were 10 adults, 3 dogs, and a baby. All the things you could want for a large group - Open plan kitchen-dining-living room with heaps of comfy seating to all relax in one space with a lovely enclosed garden - it was raining on us so we made more use of the log burner! But very handy to throw the dogs outside when they wanted to play. Also well placed for lots of walks in the local area with some gentle strolls directly out of the front door across the private land the property sits on.

    The only challenge we had were following the instructions at night time once we were on the farm itself! Maybe clearer or lit signage might help but otherwise we were super happy with your barn. Very spacious and with all the facilities we needed. My Mum had a lovely 80th birthday. Thank you.

    Cottage was great for our big group. We had a wheelchair user in our party so the ramp access was perfect although we hadn’t realized there were then steps from that part of the house to the main areas and this would be worth highlighting. It’s very unusual for such a place not to provide towels. Toilet roll supply was completely inadequate too even though we were only there 2 nights, so we had to immediately shop for more. Same with dishwasher tabs. Could do with more cleaning cloths too. Small things like this actually make a big difference! But we had a great stay - thank you.

  • "Our stay was lovely."

    We hired Breaches Barn for a family birthday and it easily accommodated three generations of our extended family. The extension in particular was lovely, a real up market feel and contrast to the beamed barn (which was also lovely). The facilities easily accommodated a large number of people (plenty of crockery etc), cleaning products/tea towels/dishwasher/washing machine all perfectly functional. There is good dog walking around the farm with access to some pretty woods. I think one of the best things was that the Barn is on a farm; there were cows and sheep in the next field when we stayed; they seemed very used to people and wandered over when we came out of the Barn. The Barn feels peaceful and a bit isolated while having easy access to local villages (and great pubs), Fordingbridge and the New Forest. All in all we had a perfect weeks' break.

  • "A wonderful holiday cottage, with great accomodation for us all and a wonderful living space."

    A really peaceful location with great views. The kitchen was well equipped. The bedrooms were lovely and very spacious, but. Rather light...and the upstairs bedrooms were quite warm on sunny days. However it would have been great if there had been some free cupboard space for groceries. The bedrooms were lovely, but the main downside was how hot the upstairs bedrooms became and how light the bedrooms were. Potentially some thicker wider curtains and provision of fans would be great additions. Also we experienced some difficulty with the hotwater in part of the house, and lack of clarity over instructions for hot water. However it is a wonderful holiday home. Thank you. I happy for the first part to be published up to the break

  • "The barn is well equipped, tranquil, remote and the bluebell woods are lovely and the owner explained how to get to them."

    I did have a mixture of emails from Sykes Cottage that said towels and linen were included and then that they weren't included so I called the owner and she confirmed that towels were not included but bath mats were included - this did make me laugh as I don't think I have ever had to take bath mats to a cottage stay?! T Towels and linen were included too. If you are concerned with security I would advise you to check first that the warped back door has been replaced. Firstly, I understand that there is an energy/food crisis. We paid £1193 which £1126 was the cost of the rental which was for a 3 night stay. When we stayed at a converted barn back in 2021 (via Sykes Cottages) when we arrived there was a bottle of prosecco in an ice bucket and a welcome note, along with 6 fresh farm eggs (as they had chickens just as Breaches Barn did too), a freshly baked loaf and cooked brownies & we still tell everyone about this! This welcome was such a joyful one and really appreciated by us all! When we arrived at Breaches Barn there was nothing. We had to take our own towels. I understand they are running a business and we would have used electric/gas whilst we were there (we were out every day and out on Saturday evening to see a show in Southampton) and linen would have to washed after we left but a 'welcome 6 fresh farm eggs/note' would have been a nice gesture out of their £1126 earnings. The dishwasher has an intermittent problem. We saw the owner about this on Saturday morning. The owner did explain he knew nothing about dishwashers and kindly sent his son over to look at the dishwasher but by this time we had googled the make/model and it advised to run the cold water tap for 20 seconds in the kitchen sink once the dishwasher had been put on and the first time we did this it worked - happy days! However on the Sunday evening we had to mess around doing this for around an hour before we could get it to work. So the dishwasher needs to be looked at. My main gripe was the security of the property. We are 3 mature women who were having a break from our busy lives. Yes we all live in towns and we are aware that country folk have different ideas about locking up their properties. But this barn is a let property that has to be insured. The door from the lounge area that leads out to the rear garden/patio area has no lock and key slot and it had a bolt at the base of the door that was broken and the door has warped. We saw the owner about the back door at the same time we told him about the dishwasher. He explained that he never locks his own house and knows about the back door. He has paid a carpenter to get the wood back in January to make a new door but this still hasn't been done. One of my friends has an anxiety problem about being burgled. So she slept upstairs. We had to barricade the back door with furniture and also upstairs where she was sleeping each evening to reassure her that we were safe but her reply was 'things do happen in the countryside with intruders/burglary'. So my friend had 3 bad nights sleep. I think the advertising of the property should advise there is no lock on the back door as we would NOT have booked this cottage if we had known due to our friends issue. I did wonder that if the property had been burgled in the time when we were out that how our valuables would have been covered by the insurance? Basically the door needs to be replaced and secured. One of my friends said that if the back door was replaced and secured they would in the future rebook this property.

  • "We had a great time celebrating a joint 80th birthday."

    The spaciousness of the open plan conversion was excellent for a family get together and it was a warm and cosy place. The big table was much appreciated and we really liked there being some racquets to borrow so we could make use of the tennis court. Given the mobility issues of my elderly parents we really liked the ground floor bedrooms. Some minor improvements could be made to make it even more disability friendly. The ramp at the back had a step at the bottom which was difficult for a wheel chair. Smoothing this out would be an easy improvement. Also my mother found the step from the bedrooms to the main living area very difficult which somewhere negated the ground floor benefits. A ramp of some sort would help. Similarly grab rails in the ground floor bedroom shower would be helpful for mobility impaired people. In total though Breaches Barn was great and I'd happily recommend it.

  • "This was our second holiday in the Barn."

    We love the location, easy trips to New Forest walks but the temptation is just to hang out on the farm. We like the way it is laid out, open plan allows the family to be together and yet there are spaces for a quiet time or privacy. Direct access from the ground floor bedrooms to the decking is lovely on a morning, saves the early dog walker waking the late risers. The area outside is lovely, we could lunch outside with only the neighbouring sheep and horses for company. The younger folk in the family enjoyed the tennis court and Fordingbridge is an easy distance away. The friendly owners are on hand if you need help or advice.

  • "We had a lovely stay at Breaches Barn to celebrate my 70th birthday as a family."

    In spite of some wet weather we had a couple of great walks in the New Forest and visited Salisbury. The grandchildren enjoyed feeding the cattle and tractor rides with Ed. Breaches Barn was the perfect place to relax as a family and enjoy lots of games together. The TV was never switched on! There was plenty of space for everyone and the accommodation.had everything we needed! The only slight negative was that the dishwasher was not very effective and we had to re-wash quite a lot of the crockery. Otherwise we were very comfortable and we thoroughly enjoyed our stay! We can highly recommend the food at The Rose and Thistle in.Rockbourne!

    Such a perfect setting for meals, walks and board games together in front of the fire. We especially liked the room set up of having the separate downstairs wing with 2 x double bedrooms for the adults, whilst the 4 teenagers slept very comfortably upstairs. The huge fridge/freezer and 2 ovens were also an additional bonus with constantly hungry offspring to feed! We especially enjoyed our walk to the pub on Sunday and back for roast beef around the large dining table. Thank you so much Ed and Fiona for making us so welcome.

    ) the least they could do is provide a little welcome pack of essentials such as milk, bread, coffee etc. Felt quite a cheap and greedy thing not to do. Then the cleanliness wasn't great and making people take their own towels lessens the experience of a true getaway. Finally, the barn is far more equipped than the listing noted such as BBQ, firepit and board games etc.

    & 3.! Fire pit was provided great for the grownups in evening - wine & star gazing! And the kids loved the cows, feeding the chickens & checking the crayfish in the pond. The only hitch was the gallery space for anyone sleeping there & the children up & down stairs early . But the veranda was handy for setting up a small tent to get a lie in undisturbed for our youngest son & girlfriend. Would definitely return for another holiday some much to do & see in the area.

On arrival at the property I was over the moon. It was exactly like the pictures and absolutely perfect. We throughly enjoyed our stay. It was peaceful, idyllic and couldn't have been more suitable to our needs. I've shown all my friends and work colleagues my photographs and would throughly recommend Sykes cottages. We will definitely be returning to this property.   • "Our stay at Breaches Barn was wonderful, the perfect relaxing break."

    The property is a lovely converted barn, done beautifully and the owners were friendly. We had 3 dogs and there was plenty of space both in and out the property. Facilities are all you'll ever need. The wifi was very slow/non-existent at times which meant we had to pay extra for mobile data for Netflix etc and for working which unfortunately I had to do while I was there. That however was the only niggle and we would definitely return regardless because of the property, the setting on the farm and the location for the New Forest and beyond.

    Due to family logistics ( and all the other to we don't want to talk about) we only had 5 days that worked for us all but what a lovely 5 days we had, facilities were great and the area is lovely and we are rural dwellers so that is high praise, we would definitely love to go back there again sometime in the future, thank you

Two of the grandchildren,ages 8&10, became his 'farmhands' for the week, an experience far beyond expectations. Ed even took all the other children, when they visited, for rides on the tractor.   • "The garden was a LOT smaller than expected from viewing the advertised pictures and not completely dog proof."

    The place was a bit tired and grubby and for the money frankly a disappointment. The description gave the impression that the tennis court and pond were part of the property. They are not. The tennis court was tired and not really usable (and a walk away), although the pond was sweet. The flooring creaked and the bedroom door handles sticky meaning you couldn't go anywhere quietly when you have a houseful and the beds on the landing were less than private to say the least! The single beds were metal, creaky and desperately uncomfortable. All in all, when paying nearly £2K for a week this property is not worth the money, it could do with some money spent on it and more realistic photos and description. Location, however, was perfect and there were some lovely walks.

  • "We had a wonderful family holiday in beautiful surroundings and in a spacious and comfortable house that felt like a home for the week."

    It was a good location for walking the dogs but also a short journey to Bournemouth and Salisbury. We were able to use a nearby camp site’s indoor and outdoor pool (Sandyballs) for a reasonable price and enjoyed water sports and archery in the New Forest. We made use of the site’s tennis court (rackets were available at the house) and the garden. Would consider returning as we enjoyed it so much!

  • "A really spacious, characterful property with plenty space for a large group to enjoy relaxing together both inside and outside."

    Excellent facilities, clean and felt very welcoming and set in a lovely peaceful location. Would highly recommend this property. Although ground floor bedroom and bathroom were advertised there were steps up into the property which were tricky for the wheelchair and not included in general description. Worth mentioning this for future holiday makers. We had a great time.

  • "Breaches Barn lacked nothing you’d expect for home from home comfort."

    Idyllic setting amongst rolling hills. Our 6 year old granddaughter and two older grandkids loved seeing the farm animals- sheep, horses, cows and calves. I couldn’t recommend a visit more. We would like to return at some point. Ed, the farmer, and his wife we so welcoming.

  • "We found Breaches Barn to be very comfortable and ideal for our 3 dogs."

    .the garden is completely enclosed. The barn is very well equipped with everything required for cooking. We actually organized a Tesco delivery, since we chose to cook in the evenings. However, The Rose and Thistle pub, a short drive from the barn, is very pleasant and welcoming. I would definitely return to this lovely location. Very peaceful.

  • "We've just returned from a short Easter Weekend break at Breaches Barn and we loved it!"

    There were 4 adults, 2 children and 3 dogs. The barn has a very rustic feel to it which we really liked and the open plan ground floor with beams plus the bedroom layout on the first floor was excellent. Sitting in front of the log burning stove in the evening was so lovely for all of us. The barn and garden was also very secure for the dogs. We will definitely be returning in the future!

The property

In the historic village of Rockbourne is West Park Farm, a working beef and arable farm.

Occasionally, if you’d like to get involved, you may be able to help the owner with day to day farm tasks, and you are welcome to explore the pretty bluebell wood.

Also onsite, you'll find a large pond, and a hard tennis court, which you are welcome to use (but please bring your own racquets).

Breaches Barn is full of character, retaining many original features, high raftered ceilings, exposed brickwork and oak timbers, and with its huge central living space is great for family and friends wanting to get and be together.

The comfortable and spacious living room has a wood burner, and deep comfy sofas, one of which can be converted into a double bed.

The open plan kitchen/dining area is large enough for the whole family to eat and be together.

Patio doors lead to your own private, enclosed garden looking over open countryside.

There is a newly built extension on the ground-floor of the property, offering a choice of two bedrooms, a king-size double and a super-king-size with zip/link feature that can be made into a twin on request, each with their own en-suite shower rooms, along with outdoor access to this part of the barn with a ramp that leads to a large decking area and is suitable for wheelchairs.

Upstairs, the original hay chutes have been retained, (though are now safely sealed off), and the area converted into a galleried sitting area with TV, and twin stacker beds.

Also upstairs, three bright sunny bedrooms in the eaves; a double, a twin and family room with three single beds.

Breaches Barn is ideally placed for exploring the New Forest, the cathedral city of Salisbury , and the sandy beaches of Bournemouth and Christchurch.
