  • "Property a little tired around the edges - eg handle missing from kitchen door etc."

    the heating hadn’t been turned on for our arrival (mid October) so we were very cold on the first evening. My main gripe though is around the dog friendliness. We travel with 2 small, well behaved, hypoallergenic dogs. If you’re going to limit them to being downstairs in the property you need to say so in the listing. We did manage to get them settled eventually but it’s very frustrating when we’re being charged extra for bringing dogs to have extra terms added after booking.

    Dear Louisa, Thank you for your feedback. I was at the cottage for refurbishment/maintenance until few hours before your arrival and didn't notice any missing handle on the kitchen door. Therefore, thank you for reporting it, I will have it checked. Also, all rooms were warm and radiators were left switched on. I will check with the cleaner, as they took over after I left. I apologise for the inconvenience. Regarding the pets: first of all, thank you for keeping them on the ground floor. Originally there was no restriction regarding access to the upstairs. However, over time, we found that this was not sustainable: we had to replace carpets, sheets, mattresses, etc. The pet fee covers for the additional cleaning, not for damage. So, now we politely ask guests to keep pets on the ground floor. I hope you recognise that we cannot make case-by-case distinctions, e.g., some pets are well behaved and some are not. I assumed that this sort of restrictions were standard in the industry, therefore it was not mentioned in the property description. But I understand your disappointment and I will now update the write up on Sykes website. Property Owner

  • "It was a beautiful cottage and the surroundings is amazing just mountain views from your windows, there are a couple of things that need work the pat testing was out of date, and the heater in the lounge was broken and could do with a new shower curtain as it has mould on it, but it was comfy lovely beds and very warm with the electric heaters on and overall we have really enjoyed staying there, I would say though it tells you to hoover and make sure there is no signs a dog has been there which is ok but I don't go on holiday to then have to clean all the time."

    We would definitely stay there again though.

    Dear Elizabeth, Thank you for your feedback. I am glad you enjoyed your stay at the cottage. I have replaced the spare heater in the lounge and the shower curtain. The sign asking guests to hoover after pets: I have removed that request. It was put there by the cleaners (again), without consulting with me. We ask guests to keep pets on the ground floor and clean after them in the garden. But I agree with you that guests should not be asked to vacuum as they pay a pet fee for the additional work that the cleaners will face. Regarding the PAT testing: we take safety very seriously and a risk assessment has been carried out with regards to electrical appliances. All appliances at the cottage are subject to a thorough visual inspection every 6 months and PAT test every two years. The next PAT test is due in March 2025. Please note that PAT testing is not a legal requirement in England. The HSE advises to define the frequency of PAT testing based on the type of appliances and the environment in which they are used. Intervals between tests can vary between 3 months and 5 years. For domestic appliances, a frequency of two years is reasonable. I believe your remark was caused by the labels on the appliances, as the electrician that did the last testing noted the date of the test and the next due date in 12 month time - which is not correct - as it should be 24 months.   • "We had a lovely stay at 2 Mell Fell view."

    The bed was comfortable and facilities were very good. The dog was made to feel welcome and it was lovely and warm even when cold outside. And good walks from the door.

  • "Perfect base for walking in the Lakes with good connections to the main roads."

    Well equipped cottage with everything you could need for a week away. Only minor issues was quite a strong damp smell when we arrived despite the good weather and some patches of mould in the kitchen cupboard resulting in musty crockery and some of the wooden spoons being unusable due to surface mould. Other than that we had an excellent stay and hope to come back in the future!

    Dear Katie, I am glad you enjoyed your stay at the cottage. Thank you for your feedback. We have installed a dehumidifier to control dump even when the property is not kept well ventilated. Wooden spoons can get mouldy if placed back in the drawer while still wet from washing. Perhaps a previous guest, with the intention of being helpful, did so. I have now placed a jar on the kitchen worktop so that wooden tools can be kept there rather than in a drawer. Property Owner

  • "2 Mell Fell view is a lovely cottage, clean and perfectly located for a walkers Lake District holiday."

    The location of the cottage is so peaceful and you can really get away from the hustle and bustle of everyday life. The cottage is well equipped, clean and very comfortable. The garden is also really well maintained; and a lovely addition to the cottage. We look forward to staying again!

  • "Loved the views and location and garden but very disappointed to find no washing machine as it was pretty muddy on the fells and left me needing to go to a laundrette."

    It wasnt too much of a problem for me in April but not sure I would be happy with the heating on offer during a cold spell. Why arent the radiators being used?

    Dear Daryl, Thank you for your feedback. To avoid disappointment, the cottage is advertised without washing machine on Sykes website. Therefore I am surprised you were expecting to find one. If you believe the property write-up was misleading in any way, please let me know and I will correct it. Regarding the heating: there are high efficiency electric radiators in every room, plus spare, if required. I have used the property in winter and can confirm the heating is adequate. Also, I have not received remarks from guests that stayed at the cottage during winter months. As described in the Guests Booklet, the other set of wall-mounted radiators is powered by hot water from the log burner. They are a historic feature of the cottage and are not very practical to use as, to get them hot, the fire in the log burner has to be well established. I do not advise using them. Property Owner

  • "Lovely stay at this cosy cottage, well equipped with everything you would need."

    Situated in quiet area,short walk across the field( signposted) to the Herdwick Arms( nice food, advise booking).Horse & Farrier at Dacre great food & real ale, again advise booking if eating in restaurant. Both dog friendly in bar area. Only small thing, think cottage is ready for a deep clean, couldn't put any clothes in the wardrobe as very musty( black mould in the top),some of the glasses smelt musty too. We had to pay a supplement to take the dog which isn't a problem but didn't expect the note on the table saying no sign of a dog had to be left & that we had to vacuum everywhere before leaving. Surely that's what the supplement is for? Dirty footprints throughout when we arrived so I mopped through.

Regarding the note about pets: I fully agree with you. The supplement is to cover for the additional cleaning. The cleaning company shouldn't have left that note for guests.   • "We really enjoyed our stay in your lovely property."

    The only glitches we had were that there was no manual for the oven and we struggled to get it warming up on the first evening we were there, even though I'm sure we had it on the correct setting. It did work better a second time we used it. The picture lights didn't work which meant that we had to have the main lights on in the evening. Not a big deal. The internet didn't work, which was actually no bother to me, and the rest of the family coped. All, in all, thankyou for a lovely stay - we would definitely come back again

    Dear Anny, Thank you for your feedback. The full user manual for the oven is in the under stairs cupboard. Now I have also added a summary in the Guests Booklet. I have asked the handyman to check the picture lights - probably the bulbs need replacement. I am very sorry about the WiFi not working, especially because I was told it had been resolved. I will contact BT again to get to the bottom of it. Update 04/02/2024: I have been at the property and received another visit from the BT engineer. I can confirm that the problem has been resolved and the WiFi is now working. Also the picture lights have been fixed. Property Owner

  • "It was a lovely cozy cottage."

    The WiFi wasn’t connecting. The bathroom could do with a light over the mirror shaving purposes. It’s a great base for walking. There is a great pub, a short walk away, which serves good food, beers and beers. There is a good garden at the rear. it would be easier if The parking spaces were clearly marked as this caused some confusion as the other cottages were occupied. I will definitely come again in better weather!

  • "Lovely property just a couple of things we have a nosey well behaved small dog."

    But I had to keep him on the lead in the garden at all times due to at the top of the right hand side of the garden the hedging stops and there is a large gap behind it the neighbours fence was on the floor and needs replacing. The backyard light did not work. And although this did not bother me there was a gap behind the wooden shed which a child or dog could fall into. Hope this helps great holiday will be back hopefully Joe

At my next visit in January I will see if it is possible to add a section of fence. I will also look at the gap behind the wooden shed. that is a very good point. The back light: I will ask the electrician to fix it ASAP. Update 04/02/2024: the garden light at the rear door has been replaced. The wooden shed has ben relocated to remove the dangerous gap. The gap in the fence has been closed. However, please note that, probably, a small dog can always squeeze through gaps in the fencing / edge / gate. The garden cannot literally act as a cage.   • "First time ever using Sykes Cottages, booking was easy and lots of places to choose from."

    We decided to book 2 Mellfell View based on the location and the reviews. The cottage did not dissappoint. Perfect location, within close range to Penrith and not too far from Keswick. Loads of great walks and lakes on your doorstep. The cottage was spacious but had a lovely cosey feel. The essentials like towels, toilet rolls, kitchen utensils, bin bags etc were all provided. Clear instructions after booking and on arrival. We would definately book this cottage again and recomment it to others. If you need logs for the log fire, we bought a large bag for £20 from B&M in Penrith and kindling for £2.99. Great value. The can opener didn't work but we had a spare with us. I have made a note in the book in the cottage. The only other slight issue was the comfort of the large mattress. We both found this a little uncomfortable and could feel the springs. Perhaps a mattress topper could be considered. But this didn't spoil our holiday. We look forward to returning soon. Don't forget to take a visit to the Herdwick Inn, just behind the cottage a short walk across the field. Food is fabulous there and the landlord and staff are super helpful and pleasant. The mattress in the master bedroom will be replaced with a new one early next year, February at the latest. As you mentioned, logs for the fire can be purchased in various outlets in and around Penrith. Also you should have found a complimentary basket of firewood and kindling on your arrival. If this was not the case, please let me know. Thank you again. Update January 2024: a new mattress for the master bedroom has been ordered and will be delivered on 02/02/2024.   • "We had a great week at the cottage and surrounding areas as we were looking to completely relax."

    Everything we needed was supplied, lovely and clean property. The dishwasher was very useful, however, to avoid using it too much, we went several times to The Herdwick (across the field) very friendly towards us and the dog . Good food and sensible prices . Lovely enclosed garden for our dog, with BBQ area, seating table and chairs. The owner checked that we had arrived ok and got settled. Plenty of books at the cottage to plan days out, also if you get a wet day try The Pencil Museum (more fun than you may think). We will book again Adrian Marsh

  • "Comfortable and in a quiet location."

    Missed not having a washing machine. A clothes line in garden would have helped as we were blessed with lovely weather! Owner contacted us to make sure we had settled in, which was very caring. Reported that there was no hairdryer and owner offered to order one on Amazon for next day delivery. Seems previous renters had mistakenly taken it! We declined his kind offer as we’d bought a hairdryer in Penrith once we realised there wasn’t one.

In the meantime, to avoid disappointment, the cottage write-up on Sykes website makes clear that a washing machine is not present, so that guests can make an informed decision when booking. There is a foldable drying rack in the under stairs cupboard. It is lightweight and can be taken outside if the weather is good.   • "Lovely little cottage, just right for the four of us."

    Well appointed, spotlessly clean when we arrived, nice and comfy beds and bedding. Has a nice little garden, which we would have enjoyed had it not rained all week! Really appreciated touches such as the extra towels left in the porch for the dog. We did go prepared, but with the weather so rough on days (plus she fell in a bog one day and needed a very thorough bath on the drive!), we would have struggled with what we took. Only suggestions I could make to improve it are that an os map would have been handy for planning walkies round the village, and an airer would have been really useful this week for getting soggy dog towels and coats dry! Otherwise, it was a lovely spot and we'd happily go again. Locally, we enjoyed the pencil museum and castlerigg stone circle in kewsick, lowther castle, pooley bridge and ullswater, and we can definitely recommend the Boot and Shoe for food in Greystoke. The Herdwick Inn in the village claimed it was closed on facebook, although it looked very much open when we drove past, so we ended up one village up.

  • "We were very happy with the house."

    I'd read some comments on line, and wonder what some people moan about. The house was lovely and clean and the owner had left everything we might need, washing up liquid, paper towels, numerous toilet rolls (of good quality), as well as cooking equipment etc. My son and I enjoyed lighting the wood burner stove with the wood provide. The house is close enough to Keswick and Penrith so made days out easily accessible.

  • "Lovely cottage in a lovely area."

    We found 1 fault. We felt a washing machine would've been more useful than a dishwasher. We only stayed a week and went home with a pile of washing to do. I dread to think how we would've managed if we'd stayed a fortnight.

Regarding the lack of a washing machine: according to the market, on average guests prefer to have a dishwasher rather than a washing machine. Due to space restrictions it is not easy to add a washing machine at the property, but we will look into the possibility of installing a compact one. In the meantime, to avoid disappointment, the property description on the WEB makes clear that a washing machine is not available at the cottage. Property Owner

  • "Lovely cottage somewhat off the beaten track."

    We had all the facilities we needed and being able to bring our 3 very small dogs was a clincher. An enclosed gsrden was also a bonus. As others have mentioned, cleanliness could be improved. You might question the nature of some tenants but we didn't really appreciate used chewing gum and plasterd in the bedroom. Not sure what the pair of glasses was dking on the floor in the same bedroom. Utensils that hadn't been used for some time had to be washed before used. Finally, the step down immediately outside one of the bedrooms might be problemmatic for the elderly or poor sighted. Keep the landing light on at night. All in all we had a lovely time and would return, but we definitely left it cleaner than when we arrived.

    Dear Bryn, Thank you for your feedback. Yes, there have been some issues with the cleaning in the past, and it is still a learning curve for us. Finding a reliable cleaner is quite a challenge in the Lakes as they are all very busy and in high demand. After receiving feedback from guests, including your, we have changed cleaning company (for the second time). The new cleaners started early in July 2023. They are very professional and experienced. We have personally checked their work after their first changeover cleaning and were happy with the result. Thank you for recognizing that sometimes previous guests may impact on the overall conditions. In high season, with one party checking out at 10am and the next one checking-in at 4pm, the cleaners have adequate time for their standard tasks such as making the beds, vacuum and wash all surfaces, etc. However, things like a chipped mug may go unnoticed. I agree that items left under the bed or chewing gum are not acceptable. This is why we have appointed a new cleaning company. Also, in July, we took advantage of a gap between bookings to do a deep clean throughout and some redecoration. The step out of the bedroom is a very good point. I will include a notice about it in the guests' information booklet, and perhaps a sign. Finally, thank you for taking care of the cottage and apologies for the additional cleaning you had to do.   • "We were so comfortable at 2 Mell Fell Cottage, we would definitely book to come back again."

    This cottage was comfortable and well equipped and central to all the places we visited in The Lakes. This cottage is big enough for a family, whilst being close to all the areas of the Lake District that we wanted to visit. The garden area was set up with table, chairs and wonderful views to enjoy a relaxing evening after a busy or not so busy day. We recommend 2 Mell Fell Cottage because of it's proximity to all the Fells and Lakes without actually having to be amongst other people. Personally speaking, at the end of the day, to come back to this cottage, in Penruddock between Keswick and Penrith was ideal. Out in the countryside amongst the peace and quiet, with wonderful views over the fells was just what we were looking for.

  • "We really enjoyed our stay at your house."

    Everything was as described. The location is ideal for exploring the Lakes and mountains. The Cottage is lovely and ideal for both people and pets. The downstairs is well proportioned enabling us to erect our large dog crate that our two small dogs sleep in. Two sofas is great. We brought our own throws so that dogs did not scratch sofas as it is impossible to keep them off. Kitchen well equipped and garden perfect size. We loved novelty of a bath as we only have a shower at home so we both had a nice soak. We used log burner once for a treat too. There are nice walks around the village and views amazing. We will definitely book again. Only cons was that hubby kept bumping head on the light fitting on the side of room where sofas are because that ceiling is lower. He is 6 foot tall. Also; the kitchen cupboards on outside needed a wipe as finger marks from previous residents. Thank you!

  • "Had a fantastic week, the cottage as amazing views and so quiet and very cosy, garden was lovely and dog safe our dog loved it , loved watching the birds on the feeders bought some feed for them as they was empty, at the bird food store down the lane, hope other guests will also continue to feed them, bed was very comfy, my only issue's was the bath, it was very grubby, reading other reviews the bath was supposed to have been renewed back in February , which it hasn't, much needed is a washing machine after a days walking was unable to wash muddy clothes, also had to wash some of the plates and cutlery before use."

    Dear Sharon, Thank you for your feedback. The cast iron bath was clean, but through the years the enamel had taken some shades that proved impossible to remove. Indeed, it was our intention to replace it early in the year. That has been delayed due to the difficulty of securing a reliable contractor. A new bath tub has now been installed (thank you to Gavin, the local plumber, for doing the work on a weekend!). Ah, and we left some bird feed in the lobby cupboard. Property Owner

  • "Enjoyed our stay, Our only criticisms would be can a knife sharpener be included and info."

    on bin collection be updated. The knives very very blunt and apologies if I missed it but information on recycling area in village would cut down on rubbish.

As the cottage is a holiday let, the waste collection is not managed by the council, but by a commercial refuse operator. They do not require customers to separate waste as, I understand, separation is operated at their plant after collection. I will be at the cottage next week and will enquire about recycling facilities in the village. Will add any information to the guests booklet. I will also check the knives and replace as required, and add a knife sharpener. Thank you again. Update February 2023: there is a recycling isle at the village.   • "Lovely cottage but spoilt by cleaning issues."

    Half empty drink can under one bed and dirty sock under another. Shower head poor, had to hold by hand to use and bath very grubby. Toilet difficult to flush and very noisy, a new shower mat and toilet brush urgently needed. Off putting to find crumbs on fridge shelves and left over food in freezer. Would recommend this cottage which is in a beautiful spot if cleaning was up to a better standard

  • "We loved our stay and would definitely book again but in summer."

    Just so we can use the lovely garden.all I think it needs a better sofa.that one was just too slippy and not comfy there was a few cobwebs and had to clean the bath ourself but apart from that we loved it and wilp be back x

If it fitted our needs, we would consider the cottage again.

  • "Location perfect."

    Cottage lovely. Needed a bit more attention to detail. Eg. BBQ dirty, clock in kitchen needed batteries, could be a bit cleaner. The main issue was that it was advertised with a pub that served food being a short walk from cottage. We found out the pub had been closed for a good few months. We would not have booked this cottage if we had known as we wanted somewhere in walking distance to eat and drink. I have already spoken to owner to let him know and he said the pub was open a couple of weeks ago which it definitely was not.

    Thank you for your feedback. I am sorry about your disappointment with the closure of the village pub. At the time of your stay, it was still advertised as 'open for business' on their web page. After our phone conversation I went to check some local news and learned that it closed some weeks previously, due to bereavement. At that point I updated the write up for the cottage and informed all guests with future bookings. I realise that it was no help for you. Regarding the other issues: an assortment of spare batteries is available at the property. A deep cleaning (in addition to the standard changeover cleaning) is carried out every 3 months. The next one is due on the 13th of July. I will add the BBQ to the items to be cleaned. Update 20/10/2022: the Herdwick Inn, the local pub 5 minute walk from the cottage, has re-opened. Food is served from 6pm to 9pm. The restaurant and bar are dog friendly. Closed on Mondays. Property Owner

  • "The property is in a lovely location and makes a good bolt hole for visiting the North Lakes."

    However there are a couple of things that need looked at: - there was water coming in via the roof in the double bedroom when we had the severe rain on Wed/Thurs (from the path you can see that slates have moved and some of the pointing has come away); also you can see black mould marks across the ceiling under the paint; the house had that cold and damp feeling when we arrived but we couldn't use the log burner as its missing the rope around one of the doors therefore doesn't close/seal and the vents cannot be moved - not sure how safe that is; and some of the dining chairs have missing or broken spars; and lots of the crockery is chipped. It does have loads of potential just needs a bit TLC - the roof def needs to be looked asap. We did have a nice time as Penruddock is very pretty with lovely views, and so well situated for getting around.

    Dear Viv, Thank you very much for your feedback. We were not aware of the damage to the roof. The latest inspection was carried out in March 2022 and did not highlight any issue. It must have been caused by recent bad weather. We will arrange the repairs as soon as possible. Also mould stains in the interiors will be removed and decorated over. The stove had its yearly statutory safety inspection and service in October 2021 and was in good order at the time. We will arrange for the replacement of the fire rope ASAP and will check the vents. Dining chairs and crockery will be checked and replaced at the earliest opportunity. I would like to thank you again for reporting the issues. Despite all periodic checks and inspections, it is the feedback from guests that helps the most to keep good standards. Please accept our apologies for the inconvenience caused. Update 14/06/2022: the roof damage has been repaired. Redecoration of any interior damp mark will take place on 13th of July. The cottage has been taken off the market for this purpose.     Be aware, if you have a dog, the garden is shared. Not a problem as no neighbours. Our Dave, the Border terrier likes to make new friends, so next door would have had a visitor! Central location with beautiful views.

  • "The description of the cottage in your advertisement listed a "den" in addition to the living room."

    There was no den. The advertisement made a false promise. It also said it was a no smoking cottage. However, there was a used ashtray (outside) and cushions had evidence of burning and melting.

  • "Lovely comfortable cottage in a nice location."

    Views are beautiful and the cottage was clean. The write up needs to be amended, it mentioned a second sitting room with a TV which was not the case (our teenagers were disappointed they didn’t have their own space) and one of the reasons we booked this cottage. Also missing a washing machine, we stayed 7 nights and spent a bit of time at the local laundry. Otherwise we would recommend for a short break.

Keswick 11 miles; Penrith 6 miles.

The charming old village of Penruddock sits in a secluded position in the northern Lake District between Keswick and Penrith, and just four miles from Ullswater.
