"This property was amazing."
There was nothing that could be faulted in any way. The views from the windows were stunning with it being on the sea front. The rooms were all very well furnished and the decor immaculate.The kitchen had all the utensils you would want. We had a wonderful stay and Banff was a great base to explore the area. We would have no hesitation in recommending a stay here.

"The house was spacious with mostly everything you needed."
However all recliner sofa’s in lounge were really needed to be replaced, none of them worked and sides of sofa’s gaping from main frame. This made it unable to get comfortable on any of the sofa’s. Dining seats required to re-upholstered as no support when you sat in them.
Unfortunately the cleanliness did not reflect a 6 hour change over, the shower rooms required to be cleaned with mould cleaner, both tray and shower head, fan thick with dust. The towels were at one point a very good quality however they were also in need of replacement, as they were very thin due to wear and tear and very small.
Kitchen was excellent, fully equipped and was clean, utility room was clean and had everything you needed.
We were unable to use the games room as this was full of boxes of flat pack furniture. Also when using the garden had to clean the furniture as it was covered in cobwebs and bird poo.
Overall the house met our parties needs however, the small extras received from other rentals were not there, despite this property being for 8 and we only had 3 staying. Thus we had to go out and buy toilet and kitchen roll,
Would certainly use Sykes Cottages again but would not return to 15 Waters edge as the standard and quality did not reflect the price for a weeks stay.
The house is situated for access by foot to Banff, Banff Links and Duffhouse Royal Golf Course.
Thank you for your feedback, it is much appreciated. It is a very disappointing review as I take pride in keeping my holiday homes clean and comfortable for guests. On this occasion it was not up to your standards which I apologise. I do hope you received your welcome pack of wine, milk and biscuits along with dishwasher pills and other essentials. Toilet roll and kitchen roll are always provided but once finished guests would be expected to purchase more. The sofas will be replaced but it is finding a suitable time for this to be done, I am also very disappointed with how guests have damaged the sofas which are under 5 years old but I'm sure you can understand that every time damage is caused I can't replace due to cost. The boxes in the garage will also be moved but are very heavy for myself to do this but are definitely not in anyones way of playing table tennis or table football. The back garden is situated at a cliff with birds nesting on the cliff which is causing the bird poo, most guests love watching nature on the cliffs and with the terrible summer of wind and rain along with this property being on the sea front, cobwebs will appear.

A lovely modern house with all the comforts of home. Well equipped for our needs. Spacious and bright decor. Great sea views from the front of the property.
One minor gripe - the dining room chairs were not very comfortable - far too springy/bouncy. Whenever they come up for renewal I'd recommend something a little more stable!

When we first walked in we were amazed at the cleanliness and tidiness of the property. It’s like a real life Tardis. It had all the facilities that are needed from a holiday home with added extras like the ping pong table which my kids loved!

Plenty to do even this time of year can recommend the marine aquarium, the broken fiddle cafe and restaurant all food homemade and reasonably priced.

"An absolutely amazing home."
Felt like it was our home for the week. Everything we needed was available with more. Clean and warm when we arrived. Stuff for kids to enjoy and even had smart tvs in each room. Will definitely be booking again.

.. However.. Last year reported to owners the heating was faulty, the living room sofa broken...... This year bitterly disappointed, the sofa still broken, both shower still faulty ( too hot, boiler been turned down low to compensate ) On top of this, main bedroom mattress need replacing along with pillows, On the plus side heating has been fixed, other things not...... sorry not good enough for a 5 star property. Sad to say wouldn't return again, because the house and location is lovely

"15 Water’s Edge is a beautiful property which met all of our needs."
It has a great family kitchen-dining area and separate sitting room downstairs. There is also a games room and there are plenty of screens throughout the house with a variety of streaming services which kept everyone happily occupied when the weather wasn’t so good, but the view is to die for. We spent hours watching the waves across from the house, through the window but also on our walks. Great walks by the sea towards Whitehills and Macduff and a brilliant restaurant, the Indian Garden, in town. Other beautiful towns and villages are within easy reach: Cullen, Portknockie, Findochty, Buckie, Findhorn and Lossiemouth East Beach are all worth a look. I wouldn’t hesitate to recommend this property.

"The main issue was that you describe the master and second as being king size
"Upstairs you can find four charming bedrooms, with the two king-sizes being front facing, they offer fantastic views of the seafront just outside of the property, and with the two rear bedrooms containing a stacker and a twin, they’re organised perfectly for the kids to relax and get a restful night’s sleep."

The beds are not king size they are doubles, meaning that we had to sleep in separate rooms from our wives. this was very disappointing. The owner own web site for letting clearly state doubles.
Apart from that the house was lovely.

"Had a fantastic week away at 15 waters edge."
The house was beautiful and the location was great. Waking up to that sea view every morning was stunning! The house has all the facilities we could have asked for and the games room was a bonus for the kids too. We had a small problem with the plumbing in one of the toilets and after getting in touch with the owners this was fixed in less than 24 hours. Really can’t complain about anything and will definitely be looking into booking again maybe in the summer next year.

We were hoping to find some dolphins on our trip, we needn't have worried as they found us and swam a few metres away past the front door! We would recommend both the property and the location.
