  • "This is the only holiday home we have ever returned to."

    Sobrachan is a magical place, the house and gardens are gorgeous. We were concerned that visiting in winter we might feel cold in all of the open space downstairs, we couldn't have been more wrong. The underfloor heating is superb and there's always the log burner to make the evenings feel cozier. We absolutely love the isolation the house offers and the views are magnificent no matter what the weather. Places we visited: Carnassarie castle, Lochgilphead, the isle of Skye (in magnificent weather) and my favourite place Crinan harbour, for a cheeky dook.

  • "We have just had a wonderfull week ar Sobrachan."

    It is in the perfect location if you want to get away from it all. The scenery is breathtaking and the house superb. Our only suggestion would be to have two bird feeding stations one on the patio at the back and one on the patio to the side of the house. This will attract the birds that reside in the wonderful garden with it's waterfall, suspension bridge and lovely little corners where you can sit in the sun.

  • "Superb property with amazing gardens and facilities."

    We didn't need to go out to have a good holiday, which was fortunate as the weather wasn't the best! It is remote from other entertainments but that is one of it's benefits. We were a family of four generations and we didn't need outside entertainment. When you do go out, driving the B840 it's an interesting experience but once driven it's part of the holiday! Comfortable beds, large sofas, hot tub, good kitchen and additional boot room to keep your outdoor gear, also doubles up as food prep room if needed. Only one downside there is the dishwasher which needs some TLC. You can spend hours exploring the gardens and trying to recognize the many rare and unusual plants and trees. All the family were blown away with the property (except the ten month old) but his parents were happy which made him content! We have no hesitation in recommending this "cottage" provided you like peace and quiet and Plenty of space. Dark skies were popular as the stars on the clear nights were amazing and Northern Lights were forecast for two nights (early mornings) but only minor success on one night.

  • "We have recently returned for our first visit to Sobrachan."

    If you want peace and tranquillity this is the house to come to, hidden along a long single track road on the side of a hill you will find this amazing house looking over Loch Awe. Every room has a view either over the Loch, Garden or the hills. We regularly saw Osprey flying over the Loch hunting. On our journeys out on the road we saw deer, red squirrels, woodpecker, voles and birds of prey. We enjoyed looking out on the ever changing sky. Sitting in the hot tub each evening watching the House Martins and Osprey was a treat. The gardens surrounding the house are lovely to walk around. The house is spacious and very well equipped. The photos of the property does not do it justice. Thank you, Andrew, for creating a lovely place to spend a week.

  • "Lovely spacious property in glorious grounds Comfortable beds and pleasant furnishings plus plenty of outdoor seating giving different views of the spectacular location."

    Would recommend that further cooking/catering equipment be provided to meet the needs of providing meals for the number of occupants that the house can accommodate. In our opinion why head out to eat every day when you have rented such a lovely property ,especially when it was in celebration of meeting up with old college friends.

  • "It's a lovely place but as I said to the owner a double bed for couples or people with disabilities would be ideal as my partner had to leave and come back days later so it was a problem also hand rails at the hot tub for health and safety would also be beneficial to all."

    A bit of dust and marks on walls so a wee paint to freshen the place up as all the tape makes it look unfinished. Stated in book buy logs but owner said he would just give more I think this should be clarified for all. Setting the timer for heating is a bit cheeky as the house can get really cold so people should be allowed to heat it to their own preferences when ever it suits . Also tried to speak to the owner and he carried on about his business basically ignored me till the next day so I then ignored him back not a great way to deal with paying customers felt he was more interested in the next guests as he also could fill the hot tub late on the Friday say 10 or 11 pm to give the guests use for every day of their stay feel quite cheated to be completely honest.

  • "Wonderful house, just as good as it looks on the website."

    Lovely garden to explore, the owner was very helpful in making us feel welcome and showing us the ropes. Hot tub was great, especially with the view of the mountain and the occasional fly-by from the sea eagles. Red squirrels in the woods and deer roaming about also. The Loch is a good place to kayak or canoe, we put in at the head of Loch Awe by the castle, around 40 minutes drive up the single track road. Of all the places we've stopped at in Scotland over the last few years (and there's been some nice ones), this one was probably the best!

  • "This is an excellent property."

    It is comfortable, spacious with stunning views down Loch Awe. The Gardens are lovely and the Hot Tub much appreciated. Our group of nine enjoyed their holiday and we would certainly consider visiting again. There was weather disruption of roads around our visit and the house owner helpfully kept us informed so we could alter our travel plans accordingly. Our only suggestion for improvement was to have a little more cutlery - so that you don't have to use the dishwasher after every meal!

  • "A large, spacious house, with stunning views down to the loch."

    We arrived to a warm welcome from the owner. Although welcome hampers aren’t part of the holiday, it would be nice to have some staples provided, as the nearest shop is a good 30-40 mins away. The house can accommodate 10 people, in 5 bedrooms, with each having access to either a shared bathroom or on suite. The house at first glance looked very clean and comfortable, however we found bins in bathrooms that hadn’t been emptied, someone’s left over socks and some areas of the house dirty marks on walls ( mainly bathrooms, soap scrum marks) and doors, one even had blood on it. The lounge area had 2x 3 seater sofas, a chaise lounge and 2 bean bags, if there were 10 people you would struggle to sit everyone comfortably. Sofas squishy but not that comfortable, need more scatter cushions to be able to support your back. Beds were made up as doubles, although can be made as twin, we found the mattresses hard. There was only 1 hairdryer between 5 rooms, it would be nice if each room had its own. The grounds are truly beautiful and worth spending time exploring.

  • "We booked this property for the second week of our Scottish holiday having spent the first week on Lewis in an immaculate cottage by the beach."

    So wondered how that could be surpassed? We needn't have worried, Sobrachan is fantastic. The views, the house, the grounds (the list is endless) are all stunning. The hot tub is absolute bliss and sitting back in there watching the ever changing scenery is magical. We saw ospreys, buzzards and had the most fabulous evening in the hot tub watching the nesting swallows feed their young. A walk around the grounds up to the suspension bridge is a must, my advice is walk slowly! Also we booked with Adventure West sea trips to do the corryvrecken whirlpool and wildlife tour sailing out of Crinan Harbour. Oh my gosh, if you don't do anything during your stay do this. It made our holiday, it was exhilarating and exciting. We saw all sorts of sea life, Grey seals, harbour seals, a golden eagle and her fledgling, shags, cormorants and much more. Taken care of by a very professional and highly competent team. Andrew, our host, was excellent he was always at the end of a text and replied very quickly to any queries we had, and gave us some thorough information about how things worked at the house. Especially the midge pdf!! Read this carefully if you are staying within July/Aug it's essential for a happy holiday. If you're wondering whether or not to book this house, my advice would be to do it. You won't be disappointed. The views alone would do it for me but there's so much more. We have made some magical memories here, listening to my husband playing the grand piano whilst sitting on the deck sipping gin is just one of them. Fabulous. And thanks again Andrew for a perfect week and it was lovely to meet you. We will be back.

    We love it! The lay out of the house works perfectly for us as a large party. It is such a beautiful home, with luxury and comfort. Andrew is always on hand for a stress free check in and check out. You are provided with all the Information you need to work the many facilities on offer. And should any issues arise during your stay, Andrew is only a text away and very helpful. It is a remote location but the location is stunning and perfect for a relaxing holiday.   • "The property has the wow factor."

    The grounds are amazing. If you want to escape and you want peace and tranquility this is your place. The property pictures when booking do not do the property justice. Andrew the owner was lovely. Infact the only thing I can say that is I was disappointed in was the hottub information stated it wouldn't be available from 2pm the day before we left for cleaning purposes for the next people and the maintenence guy came at 12.30 to empty it. The kids were a bit disappointed. But having said that it was total relaxation. Just a shame the week went so fast. The property has a full size fridge freezer and also a built in larder fridge. So plenty of storage as you need to do a full shop before you arrive or order a tesco delivery from oban. We will definitely be back.

    It is warm and inviting and has everything you could need for a great stay. We particularly appreciated: -The Cafetiere -Slow Cooker -Good wi-fi -Beautiful bedrooms -Large bathrooms -Cleaning Products -Scrabble. From every window there is an incredible view and the gardens are stunning, they take your breath away - so serene. The house is beautifully furnished and the Master Suite with dressing room and bath and shower and architectural windows from floor to ceiling to the Loch is enviable! We recommend: -Kilchurn Castel -Ben Cruachan Inn for food -Dalmally Station - Just to meet Doug and Liz -Kilmartin Historic Walk - over 5,000 years of history! -St Conans Kirk -Loghgilphead for lunch and shopping. Our host Andrew responded promptly to any queries before and during our stay. Do we recommend - Oh yes. Will we be back - For sure.

  • "We had a really great time during our stay."

    The gardens are just incredible and in the spring / summer they would be sensational, the pictures do not show enough or do it justice really. During our stay it was quite cold and we found the heating would go off completely in the night, the owner did come and try to resolve this for us and it still did not stay warm throughout the night - perhaps something to do with the eco heating system? Overall we really enjoyed our stay, secluded and tranquil. The only recommendations we would have would be the cooking pans, utensils and baking trays could do with replacing in most cases and more adding. And in winter, the one basket of logs for the fire is a bit slim for families / groups where that was a main appeal, the owner did bring us more but we did feel bad for having to pester him, maybe a couple of baskets in the house upfront would help that. Also take a potato peeler!

  • "Sobrachan is one of those places that you don't want to tell the rest of the world as its very special and you want to keep it a secret."

    The house is very well maintained and is totally off grid as the house boasts heating lighting cooking and copious hot water all generated by its own hydro pump house from the streams that run through the land . On the side of the house there is a very large sun terrace with cast iron table and chairs very nice , and leads to the well maintained fairytale gardens with streams , bridges , waterfalls , even a full sized suspension bridge built by the owners ...Great piece of engineering guys . The views from inside and out are breathtaking and the house is perfectly located on the 10 acres of land . On the rear of the house is a decking area with table and chairs with views across the Loch ( look out for the sunrise and sunsets ) amazing beautiful and just blown away how special this place really is. Andrew the owner was friendly and very helpful even offered to ask if there was anything we wanted from the nearest town as he was popping across there (30 minutes away) nice guy. Other people I would like to mention Ian I think he was the groundsman was very friendly and loved talking to him , also Andrews father sorry I can't remember his name but what a lovely 80 year old gentleman very nice to talk too . The water comes from the beautiful stream running through the land and goes through a group of filters and then is passed through a UV light before it gets to the tap Wi-fi is good and strong throughout the property and outside coverage is good as well , 4G is a bit of hit and miss but still connects outside . So the big question is would I go again ? ....YES IN A FLASH .

  • "The house overall is exceptional!"

    ! The rooms and beds were comfortable and the amenities were second to none. The owner Andrew was incredibly helpful and contactable in many forms. The house is in the top 1% of energy efficiency which is brilliant but also makes the house incredibly hot in the evenings, as all windows had to be shut due to midges. This being said, we all had an amazing time and the gardens and grounds are like walking around a National Trust park.

  • "We’ve just returned from a weeks stay in Sobrachan House & would highly, highly recommend!"

    The house itself is immaculate, comfortable, extremely spacious, modern yet with character (beautiful antique furniture is in every room.) The kitchen facilities were excellent in terms of the cooker & hob, however an upgrade in pans/baking trays would really make a difference as well as a draining board for drying dishes. The location is off the beaten track, literally! But I think that this is the big appeal of this property. The feeling of complete isolation & privacy was something we’ve looked for and never quite found but this exceeded our expectation. In the evenings we would sit in the hot tub, switch all the lights off and watch the stars, without a single street light or light pollution... it was a special feeling and quite surreal at times. The log fire is just perfect after a day out in the cold weather. We did go through quite a lot of fire wood though as it’s a big stove! The house is down a very long and winding road but you soon get used to it; we were venturing out most days however if you’re looking to spend most of your time at the property I’d advise to stock up in the supermarket as the closest is about 25 minutes away. The private gardens were spectacular, like having your own wee secret garden. There are waterfalls and little bridges everywhere you turn, as well as beautiful stone work. The owner Andrew was very pleasant and helpful with all of our queries, although we didn’t have to be in touch much as the information pack is thorough. There are games provided which I thought were a nice touch - chess, cards, monopoly, Pictionary! As well as dozens of books & DVDS. If you’re looking for adventure then a day trip to Glencoe ski slopes are a must. We went up on the ski lift, where the scenery was breath taking. We tried again another day but the wind was too strong for the ski lift. I’d also recommend “the hidden valley” at Glen coe for a hike, or even just for pictures opportunities from the road side. Another nice day trip is to Oban. Loch Awe at the bottom of the road is stunning, and well worth a walk down for pictures & to watch the sun set. All in all a brilliant holiday with many memories to cherish, thank you!!

    We had the most relaxing holiday here and would go back in a heartbeat. Andrew the host, made us most welcome and was there to greet us and show us round the house. He also provided a welcome basket which was very thoughtful and useful if you arrive late. It is very remote which was perfect for us but go prepared!

    The house is in the most beautiful setting overlooking Loch Awe, it is secluded, perfectly quiet and truly relaxing. The gardens are huge, very interesting and stunning with streams, bridges, waterfalls and very well cared for. The house itself is of the highest quality, very comfortable, very well equipped, beds are comfortable and it is modern and well decorated and cared for, the kitchen was spotlessly clean and bathrooms lovely. The hot tub was very clean as Andrew (the owner) takes great care to ensure it is spotless, Andrew is exceptionally helpful in every way. The house is quite remote so if booking you can book an online Tesco order for the morning after you arrrive which was well worth it and recommended by Andrew. This is by far the most exceptional holiday home we have stayed at and whatever the weather, it is a beautiful place to be.

    The well keep grounds are fantastic, with numerous paths and viewpoints to enjoy. The house is light and spacious with excellent views of Loch Awe for large windows. Sobrachan was a very comfortable house for the week, with all the facilities we needed. Perfect for a large family or group of friends to share. There is plenty to see and do within the surrounding area. You can walk down to the loch or take a drive out for the day. Kintail Birds of Prey, and Venture West boat trips are well worth the experience and good day out. We had a lovely week at Sobrachan in this beautiful part of Scotland.

    An excellent location for getting away from it all The newly installed hot tub is an excellent addition which was enjoyed by all ages. The plus for us is that it sleeps 7 adults, 1 teeenager and 1 child with ease, not many places have 4 double beds and 2 good size singles (zip beds so could be 5 doubles) The kitchen/utility with its 3 ovens, 2 fridges and numerous cupboards was ample for our Tescos delivery service (get in quick if you want this as it goes the same day) Cannot wait to return next year

    It’s warm, comfortable and has all the facilities you need. The hot tub was beautiful and warm after days of walking/cycling. There is plenty walking and cycling in the area but the house and gardens are beautiful to relax in and walk around. Would highly recommend it.

    All of the facilities were elegant and modern, and the views of the loch and mountains were breath-taking. The garden on the property was an oasis. We were particularly pleased about how accessible the house was, as one of the guests had significant accessibility needs; the entire first floor of the house (with bedroom and bathroom) was entirely accessible.

  • "Sobrachan is set amongst some amazing scenery and countryside with 10 acres of beautiful gardens to explore."

    Extremely rural but exactly what we wanted, peace and tranquility in abundance. The owner met us and was extremely helpful, a great host, he even provided us with lots of goodies and the essentials in a welcome hamper, thank you. There were 8 of us and although the seating in the lounge area was a little uncomfortable for all of us, it certainly did not spoil things. The bedrooms are spacious, the master especially with fantastic views towards Loch Awe and the en-suites, especially the showers were amazing. Everyone commented on how comfy the beds were. I cooked the family meals and found the kitchen very well equipped, although a few more pizza trays would have been useful. Loved the island, great when dishing up. All in all a fantastic break away, thank you for everything. We can not recommend this beautiful property enough. Perfect 10 from us.

  • "This cottage is simply wonderful."

    It is the dreamed house you would like to have in your daily life, equipped to the highest standards and very well designed. The large bay windows make you feel outside, in the stunning views on Loch Awe (although the perfect insulation allows you to never feel cold nor too warm). WiFi connection, phone connection and plenty of DVDs for those who like the cottage so much that they want to stay inside. But also plenty of other marvels on hand for those who like outdoor activities: an incredibly beautiful and huge landscaped private garden (with a suspension bridge and many benches to enjoy what is, in fact, more like a royal park than a mere garden), plenty of places to visit Historic Scotland (castles, chapels, dolmens, cairns), many fishing spots (licences can be bought locally, very close), plenty of other activities (sailing, treetop adventure, horse riding, etc) and walking paths galore for those who, like us, enjoy hillwalking. The owner was always here to help when we needed his advice on where to go, what to do ou where to find this or that. He was also very respectful of our privacy (we mainly exchanged by text messages) although we knew he could pop in in no time should we needed him to be there. In short: a perfect place to stay in Scotland!

  • "Sobrachan is a beautiful house full of space and light with the most stunning views."

    Andrew was incredibly helpful and welcoming and gave us useful tips on places to visit. Having said that we were very happy just chilling at Sobrachan and exploring the beautiful estate with its gardens and bridges. We were a group of 2 families with lots of teens and they even loved it, partly assisted with good wifi! Shame weather wasn't kinder but still had a fantastic holiday, thank you.

    The accommodation was very spacious and comfortable and met all the needs of our party. The garden, with its glades, gorge, waterfall and suspension bridge proved to be a unique recreational area that we all loved to relax in. To top it all, our host Andrew was extremely helpful, friendly and informative and we soon felt at home there.

    It was like staying in a 5 star hotel. The gardens are also a gem. Be aware it is a long way to shops - you will be very isolated. Andrew and his father were perfect hosts. Do take every midge repellent available. They were the only negative to a truly wonderful holiday

  • "Don't bother to look anywhere else because this is simply the best holiday I have had in the UK."

    From the outset, this trip with my large group was brilliant, all down to wonderful hosts. The hosts Andrew and Felicity (Flic) were most accommodating, allowing us some flexibility with nights stayed and turnover times to suit those of us who had to drive back home for work after the Bank Holiday Monday. Upon arrival, the cottage was a wonder to behold inside and out. Beautifully crafted and time and care was taken to complete it to a very high and professional standard, especially with the furnishings too. Even though there was plenty to do outside, you would not be disheartened about staying in if the weather takes a turn for the worst because indoors is an experience in itself. The beds were very comfortable and no one had any complaints about them, and the place was spotless too. The facilities were great - the gas BBQ was enough to keep churning out chicken and burgers for 10 hungry men 2 days in a row, internet was very fast with no drop in the connection for those who needed, and there are plenty of games puzzles and even TV. The gardens around the cottage we learnt have been kept by Andrew's father, Philip, for the past 20 years and they are just beautiful. On the first day we went around exploring them only to find a suspension bridge built across a valley with a river which I later learnt was built by said Philip! This on top of the fact the cottage was built by the hosts too was simply amazing. I've stayed in cottages before where the key was left in a lock box and I never even met the host before so this was the first time ever meeting a cottage's owner, and Andrew was most helpful during the trip, coming to make sure our water was running, checking if we needed anything, leaving us a beautiful hamper with local produce on arrival, and just being a joy to talk to and learn about the surroundings and also his and Flic's own history. The surrounding nature and landscape was nothing like we had seen before. We went down to Loch Awe which was beautiful to walk along, and found paths up into the hills and mountains for those of us who liked to do so, but best of all was we discovered a little rock pool at the foot of a waterfall just 10 minutes walk from the cottage. After we met with Andrew after and told him, he enthusiastically told us that we went to the wrong one, and that there was an even bigger waterfall and pool just 5 minutes away! Which we promptly went to and this was certainly the highlight of the trip which we would have missed had it not been for Andrew's local knowledge. Andrew, put it in your brochure! Your guests will miss out! All in all I honestly couldn't fault the hosts nor the accommodation and I am sure had I had any issues, the hosts would have been more than accommodating and helped us in any way. Thank you Andrew, Flic and Phillip for an amazing stay and I will most certainly be returning, hopefully when you've installed your sauna!   • "Exceeds and excels in every aspect."

    We have been to rural Scotland a few times with our young 3 children, usually with another family of similar size with us also. Sobrachan is a hidden treasure. It exceeded every expectation for both families. Stunning design, views and light all throughout. Then the hilly landscaped private gardens, with small bridges, streams and waterfalls running throughout and then the amazing suspension bridge at the top. Kids can roam free and safely. The interior is amazing. Pics don’t do Sobrachan justice. I really don’t want to give too much away as i would really want you to feel the continuing pleasure of surprises Sobrachan has. It really is a credit to Andrew and his efforts. He is brilliant, helpful and overall a lovely person. Truly a family experience.

About the location

KILMARTIN

Crinan 7 miles; Lochgilphead 8 miles; Tarbert 21 miles; Oban 30 miles.

The village of Kilmartin sits at the heart of Kilmartin Glen, one of the most important prehistoric sites on the Scottish mainland. In the area there are rock carvings, standing stones, burial cairns and the remains of the Iron-Age fort at Dunadd, the home of the first kings of Scotland. Kilmartin is home to a church, pub, a castle and the Kilmartin House Museum with visitor centre next door, housing a café. The town of Lochgilphead is eight miles away, offering a good selection of cafes and small shops selling a range of goods, foods and crafts, while the village of Inveraray, home to the Duke and Duchess of Argyll, is within driving distance. Close by is Crinan Canal, which is surrounded by the stunning scenery of Argyll and Bute. From end to end the canal is nine miles long, and its sheltered waters make it an ideal place for beginners and the more experienced paddlers to explore. There are beautiful walks to be enjoyed throughout the area from Kilmichael Forest, to those at Port Ann and Dunardry and up over the hill from the stoney beach at Crinan Ferry, from where you can look out over Jura and north towards Mull. A trip to the Scottish Beaver Trail in Knapdale Forest also provides a fun family day out, plus the fishing village of Tarbert gives you superb access to all the ferry points across Kintyre that travel to Gigha, Arran, Islay and Portavadie.
