  • "We loved Fish House and its setting."

    For the first 3 nights we had 6 adults, a 10 year old, a 4 year old and a dog. The house was very comfortable and accommodated us well. My husband, dog and I enjoyed the rest of our stay very much. The only negative we had was not being able to turn off the towel rail and heated floor in the master bathroom. It was unseasonably warm for October and not being able to open the bedroom window meant it was a bit too warm. We will definitely recommend and hopefully be able to return to Fish House

  • "The property is very clean, comfortable and spacious."

    It had everything we needed. The beach is close by and shops in Kirkcudbright are very handy. We can certainly recommend eating at the Kirkcudbright Bay Hotel. The view from both the house and the picnic table across the road is absolutely amazing! Care is needed when crossing over road and when reversing the car into the spacious parking space, because of the bend in the road and passing traffic. But we all came away feeling very relaxed after our stay. Thank you.

  • "We had a wonderful holiday at Fish House, and could not fault anything - every little detail has been thought of."

    Dhoon Beach is only a couple of minutes away in the car and was a firm favourite - it's perfect for swimming when the tide is in and beach games when the tide is out. It's also very accessible with free carparking right by the beach. Don't miss Broughton House & Garden - a hidden gem in the centre of town. We would also recommend a visit to Kippford for lunch outside at the Anchor, followed by coffee and icecream at the Ark. Logan Botanic Gardens is also well worth a visit. I would recommend Fish House to anyone looking for a family holiday in Kircudbright.

  • "Very comfy beds , everything in the kitchen you would need ."

    Top quality crockery and cookware. Plenty hot water , great modern bathrooms with 2 baths. Loads of character in the living areas. Take care when entering the cottage from the road. The chippy cooks to order so everything is fresh. The Garret is good for food at a fair price.Note the Tesco is not a superstore however there is a large one in Castle Douglas… Kirkcubright and surrounding areas are lovely places to visit .There is also cracking views from the Fish House conservatory .

  • "Great cottage ."

    . much bigger than it looks and in a very beautiful position right beside the water. The rooms were well furnished and very clean . Easily takes an extended family and it has virtually a private pebble beach . Care needs to be taken with the road but it is not very busy.

  • "We were expecting somewhere good to stay but Fish House exceeded our expectations - I don't think the photos totally did it justice!"

    It was very well equiped and maintained and warm and comfortable and I've no hesitation in recommending it as a really great place to stay. My only suggestion would be for a mat in the ensuite shower as it felt quite slippery.

  • "Fish House (love the name) is a great combination of space, comfort, style and, of course, location."

    The view is unbeatable especially for birdwatchers like us and it's great being so close to Kirkcudbright which is a wonderful little town. Just one suggestion - as the house is all on one level it's likely to appeal to less mobile people. A rail in the ensuite shower would be helpful for them.

  • "Fish House is an immaculate property taking full advantage, through the very comfortable conservatory, of its beautiful view over the estuary."

    The little garden on the other side of the road has a well secluded picnic table which is a great place for a morning spent watching the odd boat sail by while drinking coffee! The kitchen is well supplied with everything you need for self catering and is a joy to use. The house is bright and airy in the Summer and has an excellent heating system for the colder days. Manoeuvring for more than one car to avoid reversing onto the road is a bit tricky, but you can soon get used to that. We had a very relaxing stay and enjoyed cycling or driving to nearby beaches and going into Kirkcudbright, which is a very attractive little town to explore.

  • "Wonderful cottage in a great location with outstanding views over the estuary."

    The scenery changes with the tide. Warm, comfortable & well equipped. Would easily sleep 8 (6 adults + 2 children) but just the 2 of us went. We would highly recommend this cottage to anyone. It has offf road parking for at least 3 cars. The conservatory/orangery is the jewel in the crown and that is where we spent the vast majority of our holiday when at the cottage. We will definitely be booking again.

  • "The description of the property on the website is accurate so we got what we hoped for."

    The cottage is spacious, really well equipped with good quality fixtures and fittings. The views from the sun room and the garden area over the road are spectacular whatever the weather. The review asks for our Sykes experience but that's not the same thing as our experience of the cottage. The latter was all positive and we appreciated the efforts of the owners to provide us with a great holiday base. There doesn't seem to be anywhere else to record that Sykes sends too many emails - too many requests for reviews of a holiday yet to be taken, too many suggestions for new bookings when the current one hadn't happened. I asked for one piece of assistance before the holiday and got what I needed because the query was referred to the owners. Sykes were fine and if you have a property that suits me I might use you again but I will be blocking your too frequent emails. I don't have a problem with my comments being published but I do not want anything I have said to appear to be detrimental to the cottage owners - they did everything required to meet our expectations.

    Fish house far exceeded our expectations and gave us holiday memories to treasure. We went for a family break before my daughter was going for a life changing procedure, so everything was hanging on us having family time together. The views are amazing. With a little cove just over the road, the grandchildren were well entertained. There were body boards, buckets and spades for us to use. Comfy beds, powerful showers, beautiful decor. Plenty of kitchen space and utensils to cook for 8 comfortably. We will be back

    It is in a fabulous position looking out across the bay. Views changed every time you looked out of the windows as weather and tide painted the pictures. Perfectly clean and the decor is bright and very appealing. Comfortable and every possible need of the holidaymaker has been provided for. The area has so much to enjoy and explore. One week wasn't enough so we will be back to enjoy again.

    Wonderful views from sun room. Was lovely sitting across in the garden and the kids really enjoyed playing down on the sands, while grown ups enjoyed glass of wine! Loads of excellent places to visit in the area, and plenty of activities and places to visit for kids. Would not hesitate to return to the area in the future, and would love to stay at Fish House again.

    (no big deal !) 2. I'm actually a Native of Kirkcudbright and this is my first time "home" 3. I'm glad I choose Fish House for my trip, this is really a marvelous cottage that surprise us, it's more than expected vs the photo we seen at the website. The kitchen is big and got everything we need (well equipped), the living room and all 4 bed room are well furnished, clean and decorated that make us feel we at home, the side of the cottage can park 2-3 cars , really convenience. check in/out are all by yourself , very easy . the view/site are beautiful.. this cottage make my trip warm and fruitful. this cottage definitely suit for family and group of people, surely a place worth to stay and recommend , thank you !! I will rate this place 9.9 (no one is perfect)

  • "The shower in the en-suite did not have any cold water running through it."

    But the real issue for me was the wifi the cottage is advertised with free wifi.There is a bt hub there with password,but none of my party could connect to it. I have a disabled son who relies on his iPad for entertainment, so the wifi is one of the reasons for booking this cottage. If it wasn't for another member of our party bringing their own mobile wifi it could have been a ruined holiday for us.

    We are very sorry that you experienced these problems during your stay at Fish House. The en-suite shower is thermostatically controlled, so the left-hand knob is on-off-power and the right-hand one controls the temperature. I am sorry that the shower information in the welcome folder was not sufficient to assist you with these controls. We will review it to see if we can make it more helpful for the future. I am also very sorry that the broadband didn't work during your three night stay. The storms shortly before Christmas had caused problems with the local telephone line but BT informed us on 24th December that it was up and running again, so we had assumed all was well. It is a shame you did not contact us about these problems whilst you were there. We do our utmost to ensure visitors have a good stay and would have been very happy to do whatever we could to resolve them. Property Owner

  • "We thoroughly enjoyed our stay at Fish House, and the communication from both Sykes Cottages and the owners was excellent."

    As a party of five adults we enjoyed the three bathrooms and two sitting rooms. The cottage was beautifully decorated and furnished with care and attention. The little touches of a varied collection of books, binoculars, soap in all bathrooms, tissues, dishwasher and washing machine tablets were all welcome. The area has a lot to offer, and we would be happy to return to Fish House and book through Sykes.

  • "The house is exceptional and met all our needs."

    Unfortunately our weather was terrible (Scotland at its best) and because there are no footpaths, we always had to go in the car if we wanted to go for a wee walk. Other than that we enjoyed the relaxation and played games to pass away the time and of course a few drinks over the New Year. All in all it was a great week away.

  • "We had a lovely time at the fish house, we had worried about the road, however at the time of year we went (end of October/beginning of November) it was very quiet."

    The views were fantastic. It was magical watching the fishing boats going past and the lovely sunrises. There was lots of birdlife in the bay and surrounding the house - pheasants on the beach were a first for us! The house was lovely, very comfortable and full of interesting things.

The property

This is a lovely ex-fisherman’s cottage situated not far from the town of Kirkcudbright within Dumfries and Galloway.

With stunning views across Kirkcudbright Bay to Little Ross Island and the open sea beyond this delightful cottage is ideal for families and friends wishing to get away from it all.

Overlooking ‘The Fish Pool’ in the Dee Estuary, the cottage enjoys great views of fishing boats and yachts coming and going from Kirkcudbright harbour and the constantly changing estuary scene and its wildlife.

You enter the house into the hall from where you can access all the other rooms.

The sun room has stunning views across Kirkcudbright Bay to Little Ross Island and beyond.

There is comfortable seating and a telescope to fully enjoy the views, together with a HiFi with Bluetooth and CDs.

The separate sitting room has a dining area and also has views across the estuary, with a woodburner, TV with FreeSat and DVD.

There is a well-equipped kitchen where you can prepare lovely meals, maybe using some fresh local fish from Kirkcudbright, to be enjoyed in the dining area of the sitting room.

The bedrooms consist of a king-size double with en-suite shower, a double bedroom and a twin bedroom, both with views over the estuary.

The final bedroom is a child’s bunk bedded room with a video-only TV and a highchair if needed, as well as a selection of games to keep everyone happy.

The cottage has two bathrooms both with the luxury of underfloor heating, one with bath and separate shower and the other with a bath with shower over, so there should never be any rows about needing a bathroom!

Outside, there is a lawn, across the road with picnic bench, spectacular sea views and direct access to the seashore while Dhoon Bay is approximately a ten minute walk away.

Many sea birds can be seen from the house and red kites are spreading throughout the area.

Kirkcudbright is a very attractive small town with a busy little fishing and yachting harbour.

There is a good selection of shops and galleries and a unique artistic heritage linked to the Glasgow School of Art and the Scottish Colourists.

During the summer the town runs an extensive programme of events and activities.

The local coast has an interesting mix of headlands, bays, beaches and villages.

A little further afield, there are well-known little harbours such as the Isle of Whithorn and Port Patrick and the stunning headland of the Mull of Galloway with its RSPB bird reserve and lighthouse open to the public.

There are attractive towns such as Castle Douglas or Wigtown and Gatehouse of Fleet.

Famous gardens in the area include the National Trust for Scotland’s Threave Gardens near Castle Douglas and the Logan Botanic Gardens near Port Patrick, just over an hour’s drive away.

There are also many outdoor activities available in the area, including sea fishing, cycling and mountain biking, sailing and canoeing, horse riding, extreme sports and even tank driving, whilst kids will love the Cream o’ Galloway activity centre and Cocoa Bean chocolate and activity centre which are both only a short drive away.

About the location

KIRKCUDBRIGHT

Dumfries 25 miles.

The historic and picturesque town of Kirkcudbright sits on the banks of the River Dee on the north Solway coast. Established as a Royal Burgh in 1455 this small port town has always been supported by a busy fishing trade and is home to a blue flag marina. Behind this working harbour, its wide streets and pastel-coloured houses, a mix of Georgian and Victorian town houses make for a very attractive town centre. Particular places of interest are the Tolbooth Museum, Broughton House and Gardens (National Trust for Scotland), the Stewartry Museum, MacLellan's Castle, and the newly refurbished town Art Gallery. Kirkcudbright is also known as the 'Artists' Town'. From the 1870s onwards the town has both produced and attracted a wide range of talented artists and crafts people, and there is a fine collection of art galleries and arts and crafts shops. If you want your holiday to include some breaks from cooking you will find plenty of cafes and restaurants to choose from, including the historic Selkirk Arms Hotel, and, near the harbour, Polar Bites, a very good fish restaurant as well as being a takeaway. Throughout the summer the town organises a wide range of activities including the four day Arts and Crafts Trail, four-day Jazz Festival, a weekly Scottish night with pipe band and dancing (especially for children), weekly town tours, farmers markets, a vintage car rally... the list is endless. Visitors can also use the town's swimming pool, bowling club, golf club and tennis courts. Further afield there is the Galloway Activity Centre on beautiful Loch Ken, which offers a range of water sports, or perhaps best of all are the opportunities for walking, cycling, fishing, or just driving along the coasts and in the hills and valleys in some of Scotland's loveliest unspoilt scenery.
