  • "Received a warm welcome from Tracey (owner) on arrival."

    She took time to show us around accommodation and shared facilities available. Our rooms had everything we needed and we were very comfortable throughout our stay. Description of property was as advertised, all appliances & Wi-Fi worked and we did not have any problems or issues during our stay. Tracy had been very thoughtful regarding the bedroom window which looked onto the Haulage Company by installing a privacy cover on the window. The whole accommodation was thoughtfully laid out. We had a peaceful stay, enjoyed the company of the donkeys in the adjoining paddock. We will definitely return (with carrots !) as the Barn made a perfect leisurely holiday break.

    We have even looked into prices for next year. So much to do in the area and having found the perfect place to stay we are coming back again. Our only suggestion would be Instructions for the heating system.

    Velux opening window balcony very neat. Only complaint is if advertised with WiFi then it should work. We had a few issues but in fairness Tracy resolved it very quickly. Glad we went on a holiday weekend as if not during a working week could be very noisy with the haulage company behind the property.

  • "The Barn is in a quiet, countryside area surrounded by fields."

    cleanliness was of the highest standard and all the fixtures and fittings were of the highest spec. The weather was very hot during our stay, but the air-conditioning was an added feature and very welcome. We have never seen such a large king-size bed which was very comfortable and the bed linen was of the best quality. A most comfortable and relaxing stay. We will be returning.

  • "Beautiful rural area and surrounding farmlands."

    Very quiet , peaceful and quiet if you want to just kick off your shoes forget the world and relax. If you want to get out of town and explore expect to drive for roughly half an hour to an hour or more. The owner Tracy is a lovely lady and makes you feel so welcome. Will definitely stay again .

The property

Resting in the rural village of Upwell, lying just inside the borders of Norfolk, a wonderful barn conversion has been transformed into three beautiful apartments, with Manor Barn enjoying a first-floor position offering two guests wonderful accommodation.

Set on the owner's farmland, Manor Barn boasts beautiful countryside views from the Velux windows and presents stylish interior decor, with lots of outdoor space to enjoy too, this one bedroom apartment in Norfolk is an ideal romantic getaway.

Access the property via the shared front door, followed by a flight of stairs to your own lockable front door on the left, stepping straight into the open-plan living space.

Perch at the breakfast bar at mealtimes, overlooking the excellent fitted kitchen, which comes complete with a slimline dishwasher, fridge, and electric oven and hob.

Relax on the sofa with your loved one in front of the large wall-mounted TV, or simply enjoy some drinks as the sun sets over the countryside.

To the end of the apartment is the bedroom where a king-size bed awaits and with zip/link features, it can be changed into two singles to suit your holiday needs.

A spotless en-suite shower room presents the perfect space to freshen up before you venture outside to explore.

Guests have use of the ground-floor shared utility room, which has a washing machine and a tumble dryer, as well as a shared shower room too, ideal for coming in from a wet or muddy walk.

Outside you can sit out for alfresco lunches on the picnic benches or the enclosed paddock area, or travel further afield to explore the beautiful surrounding countryside.

The village of Upwell has connections to the much loved children's TV show 'Thomas the Tank Engine' with inspiration for the character 'Toby the Tram Engine' coming from the Wisbech and Upwell Tramway built in the 19th century, you can walk along part of the old rail route and take in the pretty village scenery as you go.

Being right within the heart of the Fens, visit the 'capital of the Fens' Wisbech for a lovely day out, known for its elegant Georgian architecture, wander around Peckover House and Gardens now owned by the National Trust, take a tour of Elgood's Brewery and Gardens sample the award-winning real ales, or discover the local history at The Wisbech and Fenland Museum, one of the oldest museums in the UK, and also home to the original manuscript of Charles Dickens' novel 'Great Expectations' for any literary lovers.

Make a trip to King's Lynn where you can find a host of eateries and shops alongside plenty of heritage with the Lynn Museum, True's Yard Fisherfolk Museum and The Walks 18th century park and garden.

Wisbech 6.5 miles; King's Lynn 18.9 miles

Upwell is a small and charming village resting amidst the glorious Norfolk countryside, just 18.9 miles away from King’s Lynn. The villages of Upwell and Outwell were once collectively known as 'Welle' or 'Welles' and even today, it is not obvious where one village starts and the other ends. Within this attractive waterside village, you will find a host of amenities. Until 1960s, Wisbech tramway connected the village, however, when it closed a preservation society arose, led by the Reverend Wilbert Awdry, who is known as the author of the Thomas the Tank Engine books. Today, you can discover the history of the tram, which provided much of the inspiration for the classic children’s stories by exploring the Outwell and Upwell walk. Alternatively, explore the historic town of King’s Lynn, home to a vibrant town centre and several endearing cobbled lanes, as well as the impressive Custom House, which overlooks the harbour. From Upwell, you can also visit the towns of Downham Market and Wisbech, or if you are feeling adventurous, explore the open landscapes of the Fens, as well as the Wildfowl and Wetland Centre in Welney. Upwell make a wonderful base for exploring surrounding Norfolk with your loved ones.
