  • "Whoever cleans this property is to be commended, it was absolutely spotless."

But the house is a bit dated: some loose kitchen handles; curtain hooks missing making the curtains difficult to close; some chipped crockery which should be replaced. A nice house, though, in a nice setting.

  • "Grateful for the cookies, milk, tea and coffee on arrival and that our dogs could come with us."

Beds were comfortable and the shower powerful and hot. Nice gardens. Sad there was no guest book, plus amenities were a bit neglected: patio not weeded; gloomy from overhanging trees and not all lights in the ceiling working; lack of utensils in the kitchen, cold water tap not working once hot water tap on, which could be dangerous; no TV available; lack of signal, so no phone usage, except upstairs- could be an issue in an emergency; loo roll holder fell off wall in upstairs bathroom; knob on wardrobe in back twin room loose; drawer in kitchen coming apart. Stains on double duvet.

The property was clean and spacious, nice patio area outside, three big bedrooms, and the location was nice and quiet and ideally located for visiting Falmouth and the other towns around the estuary. Falmouth itself is literally minutes away, lovely harbour and plenty of eateries, had a nice fishing trip resulting in fresh mackerel for the barbecue. Took my own fishing rods and caught Wrasse off the rocks on Pendennis point. Lovely holiday, definitely rebooking with Sykes next year.

Everything in the property was laid out well. Right from the start from the no-fuss access to the cottage to the supply of everything we could need - even fresh milk for a cuppa after a long journey was appreciated! The bed linen/towels - lovely and clean Thank you, it made our stay a pleasure! A note about the actual site - a small shop on the site would be a bonus. Also I noted the pool was not an actual swimming pool - it was a child's Splash pool.

  • "Maen Valley Park itself is a beautiful location."

The grounds are stunning, facilities great and the proximity to Falmouth and many other attractions is perfect (albeit a car is definitely necessary). We really didn’t have to drive for long at all to visit places which is great when you’ve had a long journey to get there. However the cottage itself was disappointing compared to other Sykes properties we’ve stayed in. Size-wise it was perfect for the 5 of us, however there were a lot of little things that really need fixing. For example, the shower bar /slider was broken when we arrived, there was a latch on a window that was broken, the front door bolt was broken, the lights flickered in the living room if you tried to dim them, knobs came off on chest of drawers and wardrobes leaving sharp screws poking out (on the wardrobe these were head height for my daughter so she risked scraping herself in the face if she went past and didn’t see it had come off again), the largest sofa is exceptionally uncomfortable and the smaller sofa is heavily stained (and covered with a throw which itself had a blood stain on it), curtains don’t fit the windows properly. The maintenance team did come out and were authorised to do a temporary fix on the shower and window, however everything else really needs addressing. At the moment I feel this cottage has a premium on it vs. other places we’ve stayed and whilst the location itself is worth a premium the cottage is most definitely not. I would definitely recommend the area as it really is stunning, however I wouldn’t recommend this particular cottage until they do a maintenance review and get things fixed.

  • "The listing and the price really didn't do it justice."

It was perfect! I don't usually leave feedback just for the sake of it, but I feel this property justifies it. I really cant see where any improvements could be made. The owner really has gone far above expectations to make it homely. 3 large bedrooms, 3 bathrooms, which meant herding the family to get ready in the mornings was effortless. The showers are all electric and top of the range, not the lukewarm dribble rental places usually have! The kitchen is 3 x bigger than it needed to be... you wouldn't even notice 4 people all feeding themselves at the same time. The site was beautiful and so quiet. easy parking and no steps to negotiate. The weather was poor while we stayed so we all took advantage of the club house. very nice indeed and well stocked. Honestly this place is worth twice what we paid! Thank you so much

  • "Lovely property in fantastic surrounding would highly recommend the area and we would considered staying here again."

The facilities on site were great which added to the stay - fantastic bar with delicious food on themed nights and the kids loved the little pool! The kitchen was well stocked for pots, pans and plates but lacked cutlery - only 2 tea spoons, and glasses - 3 tumblers and 2 pint glasses, for the number of guests allowed plus visitors. And some TLC is needed in some areas due to general wear and tear. We also noticed that cleanliness wasn’t spot on as we noticed on arrival a number of cobwebs (in the hall and around the windows) which made us think the property had been cleaned a while before our arrival date not the day of arrival and on stripping the beds for departure we noticed the duvets, especially the double duvet, where stained with large marks. Also the wifi did not work for the duration of the stay even after following the instructions to reset the router and the lack of welcome pack in the property was noticed - not sure if this is a Sykes thing not providing information, but thankfully there where plenty of leaflets and information up by the bar. All in all we had a great stay and would consider staying here again next time we are down to visit our family in Falmouth!!

  • "We visited the cottage for a week and soon realised it needed a major refurbishment."

We thoroughly enjoyed our stay because of the area the cottage was in and the places we visited. But wished we could have had more comfort and homely touches. I MUST ADVISE THAT THE WI-FI DOES NOT WORK, ITS SERIOUSLY SLOW AND NEEDS CHANGING! The open plan lounge, dinner & kitchen was good but the white sofa was seriously stained. The dining table was fine but would have been too small to try and fit 6 people round it. The windows are starting to get serious mould and condensation issues. The kitchen was great for space and plenty of utensils, crockery & cutlery. There needs to be some more teaspoons. The fridge was a good size for a family of 3 for a week but was small. Having no freezer was a bit of a pain. Also some of the handles on the drawers broken weren’t a great help. The cooker and hob were good but only issue was that you can’t see any instructions on how to work it as all the numbers and writing were worn. The outside light to the garden didn’t work and neither did the porch light, but having a communal outside area was lovely for the dog. The downstairs loo had some bad staining on the floor but was a good size. The stairs up to the bedrooms were seriously seriously creaky, we especially had to watch where we stepped at night to try not to wake our toddler as the noise echoed through the house. Some better underlay needs to be a laid throughout the stairs and all upstairs bedrooms. The bedrooms were a great size, the only downside were the comfiness of the beds. The double beds mattress is seriously worn and needs urgent replacement. It dipped so bad in the middle and around the edges, the headboard also needs sorting as every time you moved in the bed it would bang badly against the wall. There were some dried blood stains on our bedding and the duvet wasn’t suitable for the bed, needed to be bigger. Also the carpet needed to cleaned with the hoover when we got there as some areas hadn’t been done from the last people who stayed. The bathrooms upstairs were fine, they also need some refurbished. The en-suite does have bad mould on the ceilings which I think needs to be cleaned away. Some of the towels had stains on too. Overall it was fine to stay in, but after seeing other cottages and how well they had been done up for the same price to stay for a week, I wish we had done our research and stayed at another property. We would happily stay in the area again as the whole estate was wonderful, pretty and the facilities were great.

The property was well provided with equipment though I took most of my meals out with friends so was not preparing dinner parties or banquets. There was tea and coffee in the canisters and a bottle of milk in the refrigerator but wether supplied or left behind I don't know, there was also hand wash supplied in all the sinks, washing up liquid and a couple of laundry tablets. At the time I was there the bar and other facilities were closed but I wouldn't have been using them, there is no street lighting only low lights along the house pathways so take a torch especially if you have a dog to walk. Some of the furnishings are a little shabby but most likely due to misuse by guests than age. A leaflet showing local footpaths would be a nice touch even if guests had to pay a small donation, I was too busy to do the walk but a local dog walker advised that it was a 20 minute approx walk to the beach mostly on footpaths, if you do take a dog disposal for poo bags is the general waste bins at the main entrance, I only contacted the cleaner once and she was polite, friendly and helpful.

  • "The welcome pack was appreciated, thank."

You, however the light bulbs not working in the bedrooms, the heating being too hot and unable to regulate, the bolt on the bottom part of the stable front door being missing meant we were unable to use it was not good. It was a good job there were only 3 of us and not 6 as it sleeps 6 as there are only 5 dinner plates, no kitchen scales so unable to make Yorkshire's for Christmas dinner. Could do with a kitchen ladle and a big spoon with holes in. Lounge curtains look like they are falling down. The double bed is very uncomfortable and mattress feels lumpy. This is the 5th cottage we have stayed in on this site and by far the worst, we have always been very happy with all the previous cottages we have stayed in. We have never felt the need to leave a poor review until now. Ordinarily I would have complained to Sykes however because it's Christmas and New year we didn't want the hassle.

  • "When we arrived we found some plates and cutlery partially dirty."

When we went to use the en-suite shower water poured through the hole that was in the downstairs ceiling onto the laminate floor from when it had previously leaked last week and also it sparked and fused the downstairs lights. I complained and a plumber was sent out but couldn’t do anything as the leak was under the shower tray. He got the lights to work again but tripped that evening when we used them again, we left them till the following day and tried again and kept working. We thought the cottage was poorly equipped when you only had 6 plates, dishes and even cutlery when the cottage accompanied for 6. So in conclusion to only have 1 shower in use for the whole week with 5 adults staying was quite long winded and did hamper getting moving in the morning or when we returned from the beach in the evening, especially as we had looked for a minimum of 2 bathrooms for this very reason

Some very nice touches on arrival toilet roll and soap in all bathrooms. Soap, washing up liquid, cleaning cloths and washing tablets in the kitchen. Also tea bags {which I had forgotten) and sugar and biscuits. It was open plan but plenty of room for 2 grandparents, 2 parents, 2 kids 12 and 16 and 1 happy dog. Great bar on sight which also did great meals. The TV was very small and only downstairs, the wi-fi kept dropping out and the garden is open, but we managed. There is a cupboard under the stairs that has extra chairs, deck chairs and cloths dryer, vacuem and mop and bucket. No dishwasher. Falmouth is very dog friendly with dogs welcome most places including restaurants. I would certainly recommend this cottage and the site it is based on, Thank you.

We could hear owls hooting at night, and lots of squirrels in the trees. Cottage was spacious enough for our family of 6. We appreciated the fresh white bedding and the fluffy white towels. I had to work during my trip and was unable to do so due to the lack of reliable/good quality WiFi and poor mobile service (mobile phone signal out of owners control) but other relatives also on site all had much better WiFi. The facilities where okay. 6 of every item i.e. plates, cups etc. The property desperately needs a real fridge and freezer as currently there is an undercounter fridge with box freezer, which meant shopping was required every other day if not every day due to lack of cold space both in the fridge and freezer. A bottle of milk, tea bags, coffee etc. where left for us on arrival which was nice as we where able to have a coffee on arrival (we had driven for 14 hours) which was a God send! The furniture was comfortable but extremely dated and a little big for the rooms. Also, the hot water takes about 60mins to heat up so make sure your showers are planned at least an hour in advance. However, I would recommend this property to someone looking for an escape from it all. Beautifully clean and in stunning grounds. If you open the front bedroom window you can hear the brook at the end of the bath running past which is really relaxing. Once I had finished working the lack of signal was actually amazing and helped to ensure a full break from work and being at home and to help recharge and really appreciate your surroundings so for that I would stay again and would recommend it to anyone looking for this.

Thank you fro completing our feedback. We are in contact with the WiFi company to check on our connection. Please do not hesitate to contact either myself or Sykes cottages should you ever experience any issues at the property. Property Owner

Only two minor (and they are minor) points: on arrival at 9.30pm we didn't expect to be extracting several spiders from every bedroom before our kids would event consider going to bed! The second is that only being there for 3 nights we thought not supplying any washing up liquid was a little mean. Especially as someone had gone to the trouble to supply a dish cloth and sponge, hand soap and some milk and biscuits!
