  • "For privacy and comfort in dining room and kitchen, need to have blinds or curtains at windows."

50% of bulbs in various lights in the lounge did not work. TV didn’t work as wall socket damaged/broken which necessitated us purchasing a double plug. No toilet brush which we had to purchase. Recycling drawers in kitchen no longer fit for purpose.

  • "We had a great time."

Great to see the caution tape on the interior stairs and raised sections. Really helped!! A couple of lounging blankets would be helpful. Small suggestion: a small rubber/soft door knob on the door handle learning upstairs would prevent door from hitting the wall. Great that the strong door check was removed. All in all a great house and a great stay!! We will come again!!

  • "A really comfortable and homely cottage with a great downstairs layout."

The bedroom spaces were perfect for our larger family. We found everything we needed within the cottage and the location is fab for local amenities and parking is close by. There was a great view from the rear and had the weather been better we would have spent time in the little back garden. We hope to stay at The Labour Exchange again soon.

Thank you for your lovely review. We look forward to welcoming you back in the near future. Property Owner

  • "This was our 2nd stay and we love the property and location."

Our constructive feedback would be: Standard of housekeeping needs improving, very dusty and cobwebs in most rooms. Unpleasant smell of drains upstairs. Garden-facing windows leak at the sill, this led to large pools of water on the stairs. Basic property maintenance could be improved, outdoor back light not working. Combi-boiler failed on three occasions and we were left with no hot water. Window blind in dining areas has seen better days. A designated car parking space sign would be useful. Local contractors parked in it and we therefore had to find additional parking away from the property. A welcome basket would be a nice touch, as we have had in other properties, along with a starter of logs & kindling. The property, which sleeps six, is crying out for a second toilet. We had another wonderful week in the property but feel a few simple adjustments would make this an outstanding holiday let.

I am really happy you enjoyed your 2nd stay at the Labour Exchange and that you loved the property and the location. In regard to the housekeeping of the property, I will be passing on your comments to the professional caretaking company who look after the upkeep of the Labour Exchange on a weekly basis. A welcome basket should have been waiting for you on your arrival and the log burner should have been stocked for a starter burn. I can only apologise for this. Thank you for notifying me about the back garden light, unbeknown to us the bulb had blown and has now been changed. In regard to parking, there is no designated parking space (the property is not advertised as having one). However, there is usually a space that is available adjacent to the property. In the event that this space is not free, there is a free car park 300m up the road. The windows at the rear of the property are not original and were added at different times in the last 10 years. To our knowledge they have never leaked before which may mean that they need resealing. We will look into this as soon as soon. I apologise for the problems you had with the boiler and a heating engineer has been to service it. Your comment about installing a second toilet is a good suggestion and we have looked into it, but the logistics of connecting a new toilet to the down pipe is unfortunately not practically viable. Thank you for your feedback and hopefully we will see you again. Property Owner

The property could be improved by having and few additional items like a hairdryer and oven glove. Problem with television very quickly sorted out. Thanks Emma you were very helpful and we could not wish for a better host.

Thank you for your lovely review and I'm really glad that you enjoyed your holiday. Your suggestion to add a hairdryer is a good idea and I will purchase one for the property as soon as possible. There should have been an oven glove included with the linen pack that is delivered each week. I can only apologise that this was missed. We will look forward to welcoming you back if you decide to holiday in St Just in the future. Property Owner

  • "We had a lovely stay at the Labour Exchange and in St."

Just and recommend the property for its location and overall cleanliness inside the house. All the kitchen appliances, cook wear, table wear we required were available and fully functional. The inside of house was very clean and well presented. The only minor criticism we had with the house presentation, mainly with the outside was the windows needed a clean and upon opening them there were lots of cobwebs. Front of house and entrance porch could do with a little sprucing up. Key safe cover in porch kept falling down during our stay so needs some attention. One comment with the steps inside lounge/dining area is they blend in very well with the floor so can be difficult to see in dim lighting. I tripped twice but no harm done. Could do with something to define this as a hazard…appreciate tape on the floor would not look great but keeps it safe for all. Outside in the back yard the furniture looked a little unloved. Rusting furniture and cobwebs on chairs. Patio could do with some weed killer/karchering to spruce it up. The semi-rotting outside shed could do with some TLC/replacement to improve the aesthetics. The garden wall blocks such a beautiful view when sitting down at the table. A raised patio/decking would definitely add a new dimension we felt. During our stay there was only one occasion we could not park outside the property as the advised parking space had been taken. Parking outside the property is not guaranteed, however the free, large public car park opposite the fire station is a very short walk away and we had no problem finding a space. Top tip on the local Chinese Take-Away, they only accept cash which we were only told on arrival to collect food (having been told most customers were aware of this already, our psychic powers had clearly failed us on the night when I phoned the order in). I would recommend not wasting your money in any event as the food was really poor quality /disappointing waste of nearly £25…yes I am a food snob but also an ex-chef of 18 years and absolutely love Asian food of all varieties, most definitely not this one! All the other local food related businesses we sampled in St. Just’s main square were of excellent quality in comparison. The Co-op is a very short walk away, open 7 days a week from 7am until 10pm, and had everything we needed. Good quality and service.

  • "I have given this property 3 stars - mainly because the location is perfect for people who like St Just, as we do."

However the property itself left much to be desired, and if the location were not as good I would have given one star only(as this is the minimum). Firstly all attempts by my daughter and her teenage son to enter by the front door were unsuccessful - I had to hang back due to my dodgy knees. So they had to go in via the back door and let me in at the front. With the help of the younger child I was eventually able to operate the front door, but this was very difficult, not helped by the bizarre arrangement of the front porch, which required some contortions to get at the lock. I would have thought that we were paying enough for the week to enable the owner to pay for this simple repair. This has been reported before. We found that the property was very well presented, although we were somewhat puzzled by the ludicrous amount of cushions etc. on the beds. Once inside we tried to go upstairs. We found a door at the bottom of the stairs which was on a very strong spring. It had been wedged open by a piece of wood jammed between the door and the frame. We had to leave it there as it was impossible for me to contort myself around that corner while keeping the door open. Even in this state it was very difficult for me to manoeuvre myself around it, and I count myself lucky that I did not fall over while doing so. That door is neither use nor ornament and I can see no possible reason why it should not be removed. When upstairs we found a very limited supply of toilet paper. Were we not paying enough for the owner to supply enough for more than a day or so? But the worst things were the beds. The children, being of lighter weight, only had minor discomfort. But I, although my problems are only with my knees, had a painful neck after a few days. However my daughter, who has some problems with her back and neck due to a car accident, after three days was in severe pain, which put something of a damper on her holiday. I examined the mattresses and found that they were of the most basic construction – the sort of thing I would expect to find in an HMO owned by the most greedy and uncaring landlord. But they were at least clean. Were we not paying enough –almost £1500 – to expect comfortable beds? For these reasons(and there were others)I would not recommend this property to anyone, and given other issues with Sykes Cottages, would not recommend them either.

View from the courtyard garden very pretty. It felt like home away from home with lots of home comforts, literally didn't need anything it was all there. Thankyou so much Emma for the cot and highchair as this made the stay more comfortable for baby too. The festival on during our stay was a pleasure to attend, right on the doorstep. Had a couple of cosy evenings spent in front of the log burner, would of preferred not too in July however it was nice to have the option with the weather not being the best. Comfortable beds and a large family bathroom. It may be an idea to get a hook on the hall door at the bottom of the stairs, would help when carry babies downstairs

  • "I enjoyed the stay, and would book the property again."

I feel it would benefit from a deep clean though. On the surface the house looked clean, but it has a smell of dog odour upstairs, maybe dog urine? The blinds and windows are dusty and the rug has dog hairs ingrained that the Henry hoover can't deal with. Also needs weeding outside.

I am pleased that you enjoyed your stay at The Labour Exchange and would be happy to book again. I am sorry that the property did not meet your expectations in terms of cleanliness. We take cleanliness very seriously and have often received positive feedback in this regard. The property is deep cleaned at the start of every season, and maintained weekly by a professional housekeeping company. We asked the maintenance company to investigate the dog odours upstairs, and they advised that they could not detect any unpleasant aromas. The blinds are a few years old, so I accept that there may be some marks on them which is down to general usage. As the house is dog friendly we have always been reluctant to use weed killers, so keeping the weeds clear all year round is challenging. At the earliest opportunity any weeds present will be removed. Thank you for your feedback, we have taken your comments on board. Property Owner

  • "Overall we enjoyed the Labour Exchange."

Overall it was comfortable, clean, and well equipped in the kitchen. However, there is a major issue that need to be address. My wife and I almost fell 3 times each because of the stairs leading to the dining area and leading from the dining area. Those stairs for safety should be marked in some fashion with yellow colored tape, rubber. Yellow seems to be the universal color for cautioning where one is stepping. The stairs leading to the dining area are the exact same color and type of wood as the floor, making them almost invisible as stairs. The steps leading to the kitchen are a bit better but could use some makings for caution. A lesser issue but still important is the small lip in the entrance way as one goes in. We tripped several times on that. Other than that we enjoyed the house. One question is what is the purpose of the door leading upstairs that opens with significant pulling and closes hard on your way up. Thank you.

We really appreciated the very quiet, but very central location in St Just. All the shops you need, along with a Coop, are just yards from the front door. The cottage is well equipped and everything worked. A separate toilet and bathroom upstairs adds to flexibility, though there’s no downstairs cloakroom. The outside area is a small enclosed patio; just enough for a table and chairs. Emma the host was very helpful and replied to emails quickly. St. Just is a lovely unspoilt place with a busy and I would say slightly alternative vibe in a unique part of Cornwall. The Exchange is within sight of the lively centre of the town but peacefully tucked away with open countryside views to the rear and the church to the front. The house is comfortable, clean and homely with good facilities. We used the back door all the time rather than the slightly awkward front door. A clear and concise information folder is provided.Parking for one car no problem, but you never know and on one occasion the space was taken which meant using the public car park 300m away. We reclaimed 'our' space once they had gone. Lovely walks from the doorstep. Great pubs and cafes and a co-op all within two minutes.

It is a very convenient location, only a 2 minute walk to the centre of St Just which had a good selection of shops providing all you need. Parking was no problem. With 2 vehicles the free council car park was a boon. St Just itself had everything you need and is in a good location to tour round the peninsular. There is plenty of walking if that is your pleasure. My wife walked down to the sea at Cape Cornwall several times in the early morning. It is certainly a house we would come back to in the future. About the location

ST JUST

Penzance 7.2 miles; St Ives 12.9 miles.

St Just is the nearest town to Land’s End and is situated approximately eight miles west of Penzance. The town itself is an ancient settlement that has a strong mining history and there are several monuments and prehistoric antiquities to visit including the Bronze Age settlement at Cape Cornwall. St Just is ideally located for visitors to explore the far west of Cornwall as it is situated on the edge of the moors and close to the beautiful north coast. In the centre of the town is Plain-an-Gwarry, a theatre used for miracle plays in medieval times, and in more recent times for the Lafrowda Festival.
