• "Cleanliness needs to be improved-the kitchen worktop was still dirty-we had to do this ourselves-also what appeared to be blood stain which was easily visible on the bathroom door which also had to clean ourselves."

  No washing up liquid provided-had to go out and buy some. Main bed mattress was very hard-appreciate this is personal preference but for someone who is used to firm mattresses this was still uncomfortable. The towel rails did not work independently of the heating-despite claiming this in the apartment folder and there was no way of operating the heating (despite the folder claiming there were heating controls in the bedrooms and lounge-there aren`t!) Presume these have been removed to stop people using the heating excessively & have the fuses been removed from the towel rails to stop people using these too as the switch on the wall did nothing. Just feels a bit mean spirited-never been to an apartment where have been unable to turn on the heating if needed before. The bedroom french door needs replacing-high winds while we stayed and the wind whistled through the door and the room was freezing so that we couldn`t sleep & had to move bedrooms in the middle of the night. Loved the location and it was quiet and kitchen was well equipped and apartment spacious-but having stayed at these apartments previously-this one does not live up to those because of the above issues.

• "Fantastic views from this lovely apartment!"

  ! Decor and furnishings in keeping with beachside theme but a bit tired and dated. Kitchen and bathrooms clean but thick dust in places and in need of a thorough deep clean. Toilet in shower room had been used and not flushed on our arrival which was very off putting. Overall the location and views were brilliant and we enjoyed our stay.

  Firstly would like to say that we loved our 2nd stay at this property The lower markings are for the amount of dust found in the bedroom and lounge not sure if the cleaning company has changed but it was definitely noticeable from our previous 2023 stay Also a previous review mentioned that the bathroom hook was on the floor and it was still there we we arrived I think the table mats and coasters should be replaced as they look ancient and stick to the surfaces We are NOT fussy people but could not help commenting on the above

• "Overall we had a lovely week and would stay again (it was our second time)."

  This is swayed greatly by the views which probably can't be bettered. We did feel like there were one or two areas where the property is feeling a little unmaintained. When we arrived, one of the hooks on the back of the bedroom ensuite door was on the floor, it's glue had obviously worn off. A little thing but a first impression. We also noticed a lot of dust around the TV and stand and the outdoor table was covered in sand. These things aren't deal breakers but I did feel it needed a good clean before we could relax and start our holiday. Also although not directly related to this property it's worth noting that the bushes in the car park are quite overgrown and overhang the small pavement behind the car. On the first night (Sat 4th) I moved out of the way of these bushes which meant I mossed the curb and actually had a nasty fall (I'm sure this will be on car park CCTV) so I've spent the week with a nasty cut to my knee. Thankfully nothing broken but in ab older guest it could have been different. Id definitely get the maintenance people to look at that. Overall though we loved our stay, nice and quiet, great views. Oh - a fab would be very welcome please as we had to buy one. Thank you.

• "We phoned Sykes twice during our holiday on the 'local' number - which of course is not local because it is in Chester and we were in Cornwall."

  No return call - no communication at all. One of the problems of Halfway Tree is that it is listed as 'no pets' - great, that is what we want. The trouble is that having cleaned the balcony glass in order to see the view when sitting - we found pet hair stuck to the glass. You need to urgently review how you word 'no pets'....it needs to be 'this property is pet free...' so that anyone with allergies does not start panicking. My grandson could not stay with us because of this...it is against trading standards and is very dangerous. We long for Carbis Bay Holidays again, a local, polite and caring company who were very professional. Halfway Tree needs some TLC.

• "We a lovely break and if priced appropriately would consider staying again."

  We have stayed at several apartments in this block over the last 10 years and there are a few things that let it down compared to the others. The left hand bedroom door doesn’t open ( as stated by others on trip advisor so you know about it) the lounge doors do not lock at the top and so a bit draughty . If you know about it why not fix it? Same comment applies to the lamp in the lounge - some shades missing, odd bulbs and only one works - this makes the apartment look cheap. The cleanliness was ok ( noting that there’s a comment in guest book that a previous customer 2 weeks ago needed to give the place a deep clean , so perhaps this is why ) but we did need to clean the shower head as it was really grubby and personally I’d rather my water came from a clean source. All of this may sound trivial but if you expect people to pay top end prices you need to invest a very small proportion of your income back into the property. By comparison other properties in the block have been better .

• "Had a lovely holiday again at Halfway tree, although there were a couple of issues."

  The cleanliness of the property was not up to standard. The oven shelves were filthy black with burnt on grease. The toaster and cutlery draw were full of crumbs and dirt. The toilets had dried poo in the pan and the sinks had soap stuck around the edges. The dining table was sticky and so was the floor, when we mopped it the water was black. As an experienced housekeeper in hospitality I understand that you have limited time to clean the properties, so we decieded to do it ourselves as it would be quicker and easier. We did have some maintenance problems, but they were dealt with right away and we were very satisfied. The only other thing we would suggest, is that the balcony should have chairs and a table to cater for four people as advertised. Despite the negatives, we had an amazing holiday, we love the apartment and location and will definitely book for next year

• "Lovely location and property."

  Bathrooms need to be updated! Bidet (not used by us) leaked throughout our stay and the ensuite smells mouldy. I had to buy a scent diffuser but it was still quite overpowering. Otherwise great apartment which was nicely clean. Telescope was a great addition. Good WiFi coverage.

• "Carbis bay I’ll try and make this succinct."

  Pros View, Location and access to the beach deserve every superlative. You get the feeling that they want you to enjoy using the apartment and have a great time. Decor and art work gorgeous. little touches, toiletries good quality that smell divine binoculars, lovely towels, welcome pack. Windbreaks and beach chairs. ( pack a mallet) Bidet. Every home you have one. Maybe that’s just me. Negatives but not a deal breaker considering the positives The Wi-Fi phone and Tv signals are poor, no Tv in the bedroom. Couldn’t work the sky box, despite reading & rereading the detailed instructions. Maybe it was us. Lots of missing light bulbs, no spares as described. Broken light shade on the stunning lamp We didn’t do it. Only one of the double doors to the Juliette balcony opens. Would have been a treat if two did. I loved laying on the bed watching the sea. Balcony furniture not as shown, two plastic chairs and a small low coffee table. We used the balcony a lot and were disappointed to find we couldn’t eat our meals on the balcony as suggested. Despite the negatives, We didn’t want to leave.

• "This was possibly the best property that we have stayed in."

  It was very nicely decorated, clean and spacious. The location was absolutely brilliant and views were amazing. The appliances, pots, pans, knives etc were all good quality and worked exactly as they should. The kitchen was well stocked with pans, utensils etc, I could have easily cooked a full mea, which is often not the case in holiday homes. Bathrooms were big, showers very powerful, the private balcony by the front door was ideal for drying wetsuits and leaving sandy shoes outside. All in all an absolutely fantastic stay, we’ll be back. • "We had a fantastic time at Halfway Tree."

  The apartment was spotlessly clean had everything we needed and was very comfortable . The views from the apartment were breathtaking and it was wonderful to fall asleep and wake up to the sound of the waves. The surrounding area was stunning and we felt and thought we were in the Mediterranean. It was easy to get to St Ives by train which took only a few minutes. • "We had an enjoyable stay in this lovely apartment with gorgeous sea views."

  Enjoyed the coastal walk to St Ives and the nearby railway station allowed us to travel without always using the car. The walk around Navax Point looking towards Godrevy Island enabled us to watch the seals and their pups.

• "A comfortable, well kitted out apartment."

  Sometimes they are style over substantance, but the view was just as amazing as the photos (even in March!) sofas not only looked good but were comfortable, the beds were good ,there were enough cups to have drinks and still put a couple of lots in the dishwasher. Although it is “first floor” the whole block is built on a slope so you actually walk down half a flight to the entrance door, so no problems for my Mum who walks with a stick or getting my shopping delivered. The view is truly stunning. The train station is just behind the car park up a very steep incline, and the ride to St Ives is only £2 and 4 minutes, much easier than finding a parking space. Plenty to visit, would recommend the Minnack Theatre, the PK museum, Tate St Ives and Trevaskis Farm for lunch.

• "There was building works next door wasn’t told about and ruined 3 days of the holiday as could hear work being done."

  The bed was not comfortable so had to put spare duvet under our backs for comfort and tables and chairs outside was so dated and discoloured.

• "We loved staying at Halfway Tree."

  It was our 2nd time in the apartment, totally recommend! The views are incredible, facilities great and comfortable beds and sofas, and the sound of the waves on Carbis Bay beach wonderful for a winter stay. It has everything we need! Very warm apartment, could not work out how to turn down heating. Thanks for a wonderful New Year stay!

• "Upon arrival, we were shocked to find a “number 2” waiting for us in the main bathroom."

  Given that you expect toilet facilities to be sanitised ahead of your arrival we were concerned as quite obviously human faeces in the toilet pan shows all is not as it should be. In fact, prompted to look, it became apparent that a whole host of simple cleaning tasks had been over looked:- the toilet brushes in both bathrooms were dirty and rendered unusable, the brush in the kitchen was embedded with clumps of human hair and was rendered unusable, the skirting boards throughout were dusty, the shelves in the master bedroom were thick with dust, a towel was soiled (unsure if it had been washed or not, it was at best unsightly) which we felt unable to use, the bin in the kitchen was dirty with waste, there were finger prints on doors and mirrors, the cupboard under the kitchen sink was dirty and the cutlery tray was dirty with dust and food crumbs. The bathroom was in a league of its own, dirt encrusted around the skirting boards, soiled laundry basket, soiled bath mat and of course, the toilet itself. There were no cleaning products so we had to source our own and set about cleaning, effectively within minutes of arrival - having paid in excess of £1000 we believe we had a right to expect better indeed, you would get better in a budget hotel! We raised our concerns immediately and to be fair some of these were dealt with when a cleaner was sent to us but obvious ones were not (the brush in the kitchen complete with human hair remained untouched up to the point of out departure) and even then we had to wait until the following day. It is such a shame, the property enjoys pretty much unravelled views and location. In other circumstances we would potentially be looking to return, but not now, not ever. We were so looking forward to enjoying what the property was meant to offer however we were left feeling grubby, certainly days one and two were utterly ruined - we do not expect to have to clean after a cleaner and without doubt we do not expect a soiled toilet to await us.

• "We had a lovely week in the apartment, great location with the railway just behind the apartment, steep slope for anyone with mobility issues, but so handy to have as we didn't need our car and travelled by train to ST Ives most days which takes 3 minutes and costs £2 return!"

• "Loved, loved loved our break at halfway tree."

• "This is our second stay."

  We felt the property is becoming shabby in some respects; quality control is deficient. The main reason for this comment was the number of dead light globes: Main bathroom ceiling - 1 of 2 Main bathroom light over mirror Ensuite bathroom - 2 of 3 Lounge room ceiling - 1 of 3. When replaced it was with a mismatched globe (bright white instead of soft white) Lounge room wall light - 1 of 4 Lower oven light Also, Kitchen clock battery dead - I replaced that with my own. Torch batteries in kitchen drawer almost dead. Bed linen in main bedroom starting to look tired, and the duvet cover had a couple of ties that were broken. We made two notifications to your office, and had two resultant visits from the maintenance people. It was apparent that they were unable to obtain some types of globe, and by the time we vacated no further action had been taken to finalise the job, leaving two globes still dead in the main bathroom. We are disappointed that the tariff has increased by around 30% for our September 2022 booking - five star prices for less than 5 star attention to detail.

• "Fantastic block but the apartment is great but would benefit from a few simple updates."

  We stayed in this one two years ago and since then it feels a bit tired. The placemats, glasses and mugs are all damaged, marked or fading and there is a broken tap in the bathroom. The cleaning needs a bit more attention as well, particularly given heightened sensitivities in covid times. When we arrived we found some old, opened ice cream in the freezer and later when looking under the bed we found a dirty old sock. On the positive side the addition of a nespresso machine is a great addition and I don’t think was listed!

• ""The location of this property is ideal if you are travelling by rail as the local station is an easy stroll around the corner."

  We chose to stay in these apartments because they appeared to be so close to the bay. Halfway Tree was wonderfully well equipped, clean and with the most perfect view of the sea. Fabulous to be able to hear it too. We spent quite a time in the apartment as it was so relaxing only making short trips down the private path (surprisingly easy even though we experience some mobility problems) and getting a snack at the Carbis Bay Hotels' restaurant on the beach. Also, a trip or two to St Ives on the train, so convenient. Special thanks to the staff in the Carbis Bay holidays agency who handled our booking and sent helpful extra info prior to our holiday, were always prompt and polite and friendly and to our housekeeper Kerry who met us in the biggest rainfall we'd had this year and settled us in. Also, thanks to the rest of the housekeeping team who called to prepare the apartment for the next visitors just as we were leaving, how patient and friendly they were.   We were lucky to have some sunshine and also experienced the wrath of a Cornish storm which made for a dramatic afternoon watching the waves from the comfort of the front room. There is little praise to heap on the accommodation that you won't have heard before, it is a very well furnished flat with lots of space and light, and a brilliant kitchen. We decided, that in the many holidays we have had over the years - to the Caribbean, to many cities, New Zealand, Dubai etc - this is the most spectacular and inspirational view we have ever had. It really is a privilege to have woken up every day to such a beautiful scene - and in England! Regarding the restaurants, the pick of the bunch was the Porthminster Cafe with its signature monkfish curry dish, but you need to book and it's expensive. Mermaids was also excellent, as was Alba. For those going a bit further, Rick Stein's Seafood bar in Falmouth was superb with a tapas menu based on his travels around Spain and all delicious. We also went to see the Kidz R Us production of the Seussical while we were there - would recommend any visitors going to see their work if it is on at the time. Incredible energy from a talented group of kids. My husband had a great time building sandcastles and exploring the rocks with our son. Carbis Bay and the surrounding area is stunning offering an incredible ambiance and the perfect setting for a relaxed family holiday." T. Vokes

  The location and views over the bay were superb and the proximity to the railway made visiting St Ives a much more pleasant and convenient experience than driving and parking. The Coastal Walkway to St Ives was also very pleasant and not too challenging. The path to Lelant is a bit narrower, with more ups and downs and more restricted views - but providing access to the fabulous deserted beach. One of the best experiences we had was at Goonhilly Downs, at the Offroad Segway centre - approx 45 minutes from Carbis Bay. Eating out was all very good, the Badger being excellent value for money and the small Italian restaurant, Caffe Pasta, facing the harbour on the west side, providing a high quality and not too expensive lunch."
