• "It’s a lovely apartment but what lets it down is the stench from the shower room on the ground floor, which was t noticed until we opened the door late evening."

  Yes we could have phoned and we did about the blackout blinds in the bedroom on the ground floor as my husband is claustrophobic and wanted them open and rang the office and explained the situation as we didn’t know how to open them. The guy said he’d ring us back but didn’t, not great customer service. We were on holiday we didn’t want to be on a phone. Also, toilet roll holder broke in ground floor toilet. We had to buy loads of disinfectant for the stench in the shower and it’s quite clear that the problem has been going on for a while. Get it fixed, it’s disgusting. As below, work with the owners to get it sorted. Terrible hygiene issue. Wouldn’t stay there again.

• "We holidayed at Ocean Cove last year."

  Loved it so much we booked again this year. Of course, the view is still sensational but the apartment was not as clean as it should have been and is in need of maintenance. There were crumbs on the floors, dining chairs, table , hob and work surfaces. The hob was dirty. The dining chairs had smeared food/finger marks as well as crumbs on them. The windows were dirty & smeared inside. There was a huge dead spider under the lounge radiator Clearly squatted but not removed. The downstairs toilet roll holder was hanging off, as was the main bathroom shelf. The toothbrush holders were put away in the bathroom cabinets, we assumed because they were absolutely filthy and unusable. The downstairs wetroom and 2nd bedroom bathroom smelled of drains. Last year we had complimentary toiletries, a lovely touch, but this year just a bottle of cheap handwash. There was a stairgate at the bottom of the stairs which was fixed in such a way that it was really dangerous. The bottom bar was halfway between risers so a huge trip hazard. My husband managed to take the gate off to prevent any accidents. We weren’t sure why it was even there as the apartment was for just the two of us. All in all the apartment was grubby and in need of maintenance. I realise it is coming towards the end of the summer season and probably had a lot of use, but it should have been clean and dirty marks on walls, windows & furnishings removed. I have many photos I can send if you’d like them. All of that said, after a good clean & vacuum, we enjoyed our week. The apartment is in a fabulous position and the views are breathtaking. It is comfortable, nicely furnished, very well equipped, and there are nice touches such as books, games, DVD’s etc. Plus the all important binoculars. Shame about the cheap handwash but it was nice that it was provided. Would we book again next year? I’m honestly not sure…

• "Beautiful property with a stunning view."

  The beds are comfortable with handy storage underneath for suitcases. Well equipped kitchen, plenty of games for the children. The binoculars were a nice touch! The downstairs shower drain had a bit of smell coming from it but it was easily solved with a splash of disinfectant. Some bits and bobs in the garage for use at the beach, we appreciated the wind break as we couldn’t fit ours in the car. We didn’t want to leave can’t wait to come back! Thank you for a wonderful stay.

• "We had a lovely stay for the 2 weeks we were there and these are our comments: Pros Beautiful views and nice furniture on the balconies Lovely living room with plenty of cushions and blankets Good facilities in the kitchen Games and binoculars provided were very useful Cons The listing stated a washer/dryer but it was actually only a washing machine with a short washing line and a maiden."

  As a family of 4 staying for 2 weeks we do tend to wash a lot and with the weather being quite mixed, it was difficult to get items dry. Storage, especially in the downstairs twin bedded room. One cupboard with one side for hanging clothes and one side with 3 shelves was not enough for 2 people sharing. No vanity unit and one beside table meant there was little room for toiletries and makeup etc. The bathroom sinks were also lacking in space and the shelf in one of the bathrooms was slanted so you couldn’t place anything on it. One minor issue as well, the booking details included the age of our teenage children but the stair gate was left in place which we had to dismantle and the high chair was also left out. Not major but a bit frustrating when you want to get unpacked but having to remove items first. All in all, a lovely stay but with a couple of minor issues which could have made it an excellent stay.

• "Lovely property, suited us as a family with 2 grown up children - child gate not needed !"

  ! Stair case to top floor perhaps should be defined as spiral ! Cleanliness inside was great however patio area on top floor needed a bit of attention but this didn’t deter us from watching amazing sunsets with a glass or 2of wine

• "From the outside the property is as listed."

  Wonderful location to the beach with beach and sea views. The rear of the property is directly by the station meaning you have the convenience of access but the inconvenience of noise. During the day this is less intrusive but not ideal if you are a light sleeper or if you like to have the window open at night. The garage advertised for possible parking is full of junk. There is no way you could park in here. The junk is old, various and just thrown in making for an unpleasant and unsafe environment. Unfortunately this is where the washing machine is located. NOT a washer/dryer as stated on the amenities which was a nightmare for us as a young family drying our beach towels and swimwear after a day in the beach. Sykes need to update their amenities to washer as there is NO DRYER! Once inside the outer door, access to the property is via several steep stairs. This was fine for us but if you are less able bodied or have wheelchairs/pushchairs I would not recommend. The hall way has a cupboard under the stairs which contains the high chair, vacuum and clothes horse for drying. The items again are just thrown in and disorganised making it extremely frustrating to access any of the items. Being respectful of the carpet we vacuumed daily. The vacuum however has an horrible strong smell when used. Before turning it on we opened the front door and windows. I can only assume the filter has never been cleaned/changed. The kitchen is old. Old cupboards that look shabby and don’t close properly with large plates inside. The shelves had not been cleaned before our arrival with food debris and dust accumulating. The lower cupboard where pots and pans are stored was again a mixture of items just thrown in without organising or any care and attention. Pots and pans are old and shabby. The cooker is old, the numbers and indicators have worn off, the oven door seal is perished and leaked heat from the top of the door. Inside the oven is rusty. There is a water mark on the floor under the oven door which I assume is where condensation leaks down past the perished oven door seal. The microwave is rusty and dirty inside. The kettle and toaster were dirty and shabby, not the stylish modern ones in the pictures. There was not enough cutlery for 6, good job we were only 4. The cutlery is in an old shabby draw with an old shabby wooden tray. Larger cooking utensils are in the draw below, again just thrown in disorganised and shabby. The bin is broken and unusable. It had not been replaced after the previous occupants already highlighted this. The tea towels are stained and filthy. Unusable! The communal areas were dusty with pet hairs on the carpet. This is advertised as pet free. Yet there are pet hairs in the property and a dog bed in the garage. My daughter had itchy eyes and sore itchy skin on her hands all week which was distressing. The bathrooms were mouldy around the shower doors and sinks. The toilet seats are thin plastic and cheap, they were also dirty around the hinges. The toilet roll holder in the downstairs toilet was hanging off on our arrival and needs repair. The shower heads are all black with mould. The downstairs shower room is dirty and stinks! We just closed the door and never went in there all week! The balcony decking needs jet washing to clean. The accumulation of dirt is making the surface slippery. The nice cushions on the pictures are not the ones in the property, they have been replaced with cheaper alternatives. The beds were comfortable but there were some light marks in the sheets which gives a further unpleasant unkempt feel to the property. Hinges around the doors and blinds are rusty and black with mould. The radiators are rusty on the tops and when you look inside they are filled with dust! The light in the rear upstairs bedroom did not work. The furniture in the bedrooms looks shabby. Not like the pictures. The handles have all been replaced with odd floral cheep replacements. Not 5ticks! More like 3. Needs a review of its tick status, amenities list and dog status. The property needs a good tidy, replacement of basic items and in desperate need of a deep clean. Disappointed with our stay at this property!! 5 ticks should feel like something special. This property made me want compensation for the misrepresentation of 5 ticks, poor management of the interior, misrepresentation of amenities and the issue with pet hairs!!

  Thank you for taking the time to complete your feedback. The garage has been checked and the items within the garage have been stored tidily and there is room to enter the garage. The washing machine can be accessed safely and easily. We are sorry that there was not a washer/dryer available, the website has been amended and it states just a washing machine. The cupboard under the stairs has been checked and was found to be tidy. The hoover has been checked and we did not notice a smell and there are new hoover bags on the shelf in the understairs cupboard. The kitchen is as shown in the pictures on the website. The pots and pans are in a good condition. There is some where to the numbers on the cooker but most are still visible. We were unable to find any leaks from under the oven. The cutlery has been checked and is in a good condition and tidily kept in a kitchen drawer. The bin is a new bin. We couldn't find any dog hair. The bathrooms have been checked. The toilet roll holder was loose, so this has been fixed. The microwave does have a few small rust spots. The radiators have been checked but we did not see any rust or dust. The light in the bedroom has been checked and is working, possibly a bulb might have gone. Had we been made aware of any issues you encountered at the time of your stay.we would have been happy to check them and rectify anything at the time of your stay. Property Owner

• "I have a lot of positive feedback for Ocean Cove, great location and comfortable furnishings and would definitely recommend."

  However I also have a few negatives I'd like to add as I feel these were oversights; broken peddle bin lid; door handle of bathroom broken and actually fell off on day 1; baby highchair and stair gate I had requested were not found easily. The parts to the stair gate was found in 3 different places which meant we weren't able to put the baby down until we had found all parts and assembled ourselves. The highchair was also in 2 different places The wardrobe door in the twin room had come off it's runner which meant we weren't able to use half the wardrobe for fear of it falling on us. All the sharp knives in the kitchen are not sharp at all making cooking prep very frustrating. The washing machine is in the garage not the apartment - this was ok but found walking outside with all my dirty laundry a little strange. The garage provided to park your car in had a white metal bench inside so you couldn't park you car in it if you wanted to. This wasn't an issue as the street wasn't busy and were able to park however peak season this may not be possible. All the above did not ruin my holiday and we had a great week but I didn't expect so many minor issues and I feel this is an oversight by Sykes.

• "This is a very nice apartment, we really enjoyed our week, some nice touches and one or two minor things could be improved, I would really appreciate smaller bulbs in the bedside lamps, they were so bright at night we couldn't use them."

  I couldn't find the parking ticket but it didn't seem to matter. Beds are very comfortable doubles, lovely bedding and we slept well. This apartment is all about it's location, it has the most stunning views from the balconies and being close to the sea was wonderful, I would recommend it to anyone for the location alone and I'd definately choose it again.

• "We’ve had a lovely stay."

  Lovely, well equipped apartment with fabulous views and easy access to the beach. Only thing was we were not sure the beds were doubles! Seemed more like small doubles. Luckily as only 3 of us we could split up and have a room each. Definitely couldn’t have slept 2 in the bed.

  So pleased to hear that you enjoyed your time at Ocean Cove and please be assured that the beds are definitely Doubles in bedrooms 1&2 as new mattresses and bedding were installed earlier this year. • "No full spare key set as one member was ill this meant they could not get out of the apartment when the others had left as you need the key to get out."

  This is a health and safety issue not just a convenience one. When someone is asleep indoors with door locked (as there is no other way to secure the door) you can't wake them or don't want to as they need the rest. This lessened enjoyment of the holiday considerably as we were in that position. Also couldn't find any microwave dishes and colander had perished.

A member of the team visited the property immediately after you stay in regards to there being a potential Health and Safety issue and were pleased to be able to locate both sets of keys: one in the key safe, and one within the property itself. As the locks in the communal areas are thumb turn locks, we are pleased to inform you that this will have eliminated the Health and Safety risk. • "First of all a massive thank you to Tricia from Sykes Cottages who literally got us the holiday of our dreams in a couple of hours for my family who were supposed to be going to Cyprus on the day but were unable to fly."

• "We’ve had a gorgeous stay and lovely holiday at Ocean Cove."

  The apartment has stunning views over Carbis Bay. The place was very clean and tidy with extremely comfortable beds. Our only criticism would be there wasn’t a chopping board for meat etc so we have donated one ! The upstairs balcony could do with some new flooring but neither of those things spoilt our wonderful time there. Thank you and we will rerun.

• "A lovely stay from start to finish ."

  The apartment was immaculate inside and the cleaners did an outstanding job ( the only reason I downgraded for cleanliness to “good” was due to the outside areas needing a spruce up) . Outstanding views from the apartment and the upstairs balcony. Sitting watching sunrise from the comfy chair with a coffee in the morning was just bliss . Excellent location too - the best in Carbis Bay - any further up the hill, I feel , would have been a bit too far with all our beach stuff and a pushchair . We would definitely return to this property and Carbis Bay.

• "The apartment was beautiful, however we had children with us who stayed downstairs in the two single bedroom and the smells that were coming out of the shower and toilet were unspeakable."

  We had to buy drain stuff and keep their patio door open majority of the time. I hope this will be fixed for future visitors. Also the balcony furniture between the two main rooms were covered in cob webs and bird poo, which I guess is some what understandable as it’s out door furniture. Maybe some covers would be useful? The two main bedrooms are lovely with again good views(aside from train side) Kitchen was very well equipped with all that we needed. All in all a lovely comfortable stay, amazing views which I would love everyday and so close to places. Thank you so much

• "Having read the bad reviews left in late 2021 we were very nervous about staying here."

  We were notified by Sykes prior to our stay the property had undergone refurbishment which is correct. The owners have clearly spent a lot of money upgrading this apartment to a better level than it was previously. The beds are brand new and are extremely comfortable. Linen and towels are also new. The whole apartment has been painted through from top to bottom and all carpets replaced. All of the lounge furniture has been replaced and makes the property feel very homely. Full credit must be given to the owners for their investment. The smell from the shower in the lower bedroom is still present but not as pungent. We left the door shut and didn't use it so it didn't cause us an issue. The only thing I would say the apartment is missing is a pair of oven gloves which in the grand scheme of things is nothing. There is literally nothing wrong with this apartment so book with confidence. Having stayed in other apartments like this in the block the fact the owner allows you to use the garage is a god send. Everyone is hosed down and wet suits washed and left to dry in the garage overnight along with our beach things. It means the sand stays outside and helps to keep the apartment tidy. What did let the apartment down is there has been an animal in the apartment as there was animal hair all over the Lounge carpet. This is the only reason I marked the cleanliness down as Sykes' cleaner has not hoovered the carpet properly. We only knew about this as I am allergic to pet hair and I couldn't stop sneezing! We would book this apartment again if the price was more in line with what the competitors are charging and not what Sykes want to charge!

• "The apartment is in a lovely location, was clean and easy to access."

  The boiler was not working so there was no heating or hot water, this was due to low pressure suggesting the heating had not been used for months and is clearly not checked prior to check ins. There was no gas coming through to the oven so that was not usable until a gas engineer was sent out to fix it. Sadly there was a lot of building work going on around the apartment while I was staying. Including in the house opposite and the apartment next door which made spending time indoors from 8-4pm very unpleasant. On complaining about the building work noise Carbis Bay Holidays did nothing to visit the property to understand the problem or help. The owners were advised of these problems but took no responsibility for the issues. I requested a refund to reflect the detriment to the comfort of my stay on 5/7 days (70%) of my stay. I was offered 2% back as a gesture of goodwill, which was totally inadequate. I won't stay in this property again and would avoid other Carbis Bay Holidays properties too.

We are sorry that you experienced an issue with the boiler during your stay, we can confirm that the owners were in the property just before your arrival date and experienced no issues so it is unlikely to be from lack of use, therefore we have in-formed our property management team in case it is a possible fault with the system. In regard to the gas issue, we have looked into this and are unsure how it could have happened and for this we apologise, but are glad that the engineer that attended was able to rectify this so quickly. Unfortunately, we had not been made aware of any building work that was going to be taking place and we sincerely apologise that this disturbed your stay. Sadly the owners were also not made aware of the building work prior to it starting and therefore we could not add this to the website to inform guests. We do take inconvenience and disturbance to a guest's stay seriously and put any compensation requests to the owners and in your case the owners authorised a 2% good-will gesture to be returned to you. We are sorry to hear that you were unhappy with this refund offered, however we hope to get the opportunity to welcome you back in the future. • "The apartment this time (having stayed here 5-6 times now) was pretty grubby, marks on the walls, dusty ledges / skirting boards, used cutlery in the kitchen drawers, the carpet is disgusting and needs a deep clean if not replacing all together and the bed was extremely uncomfortable (sags in the middle), drains foul smelling downstairs and the noise from building works next door and across the road was awful."

  Your high chair is totally grim too. Sadly won’t be returning again which is a shame after so many years, I see you have hiked the prices up for next year but the quality doesn’t anywhere near warrant this.

• "The apartment exceeded all my expectations, just looking at the pictures doesn’t do it justice."

  Everything was clean when we moved in, even carpets seemed steamed. The biggest plus, however, was the proximity to the beach! Literally 3 min walk and not as crowded as St Ives. Would go back there again, for sure

• "This accommodation is fabulous set in a lovely bay."

  Whilst we were away we had a horrible smell from one of the shower drains this was immediately addressed as much as possible by the team.

• "This apartment has the most amazing location, it is as close to the beach and station as you could want anyone who knows Carbis Bay will know that after a great day at the beach or in St Ives the last thing you want is the climb up the very steep hill."

  This apartment avoids that. It is ideal for families, very safe and great views.

• "Lovely holiday and apartment clean with a fantastic view."

  But collection of the key for the apartment from the holiday company wasn’t good having to park on a corner with double yellow lines as no parking spaces.

  Lovely apartment, great facilities included giving that extra touch, e.g. garage full of beach toys, binoculars to use, special toiletries, plush towels... Lots more! Best base in Cornwall for a busy touring holiday just using nearest golden beach!"

  Looking out over the Bay with a view you could never tire of. The walk down to the beach was ok - the climb back meant we didn't feel guilty about having an ice cream on the beach! The close proximity to the train station was good for trips into St Ives without the bother of finding parking. The apartment itself was lovely and well equipped. We hope to stay again next year!"

Becks fish & Chip restaurant & takeaway still excellent value as is the Union & Castle pubs in St Ives. Perhaps if visitors are going into St Ives by train a useful tip if there are 4 travelling together is to get a 1 stop group ticket for £4 return instead of £2 each, although the sign on Carbis station does not tell you this! if there is no one in the ticket office, catch the train to St Ives & buy the tickets there!"   The amazing views of the bay were fantastic and as described. I have shown photographs to friends and they find it difficult to believe that this is part of the English Coast line. The apartment felt more like a home than holiday rentals we have used in the past and was exceptionally well appointed. The description on the web site is not over exaggerated. There was something to cater for all ages and It was particularly good to have all the things required for the beach. The proximity of the railway station meant we were able to plan days out without having to take the car and we enjoyed the local fish and chip shop which provided excellent quality at a good price.I can honestly say that we are planning to return in the near future to enjoy more of the delights that Cornwall and Ocean Cove has to offer."
