  • "Loved this cottage, exactly what I wanted."

    I felt really comfortable and relaxed after a day exploring around the surrounding area. I had no issues with how clean this cottage was, It's somewhere you can kick your shoes off, put your feed up and relax with a beverage of your choice.

  • "We had a blissful 10 days."

    Everything you need in the apartment plus the bonus of the little garden for our morning coffees in the sun. Only down side was we struggled with the matresses. Probably only due to our preferences to be fair but otherwise we definitely could have stayed longer.

  • "This property was in the perfect location for us, very close to the train station and on bus route into St ives or the other way into Penzance."

    Tesco 2 mins down the road was very convenient too. Via the gate the path down to carbis bay beach is down hill coming up again is very steep. Coastal path into St ives about 1 mile to walk isn't great for views as its covered with trees. If you go the other way into hayle it's lovely Coastal views. The beach porthkiddney is gorgeous and only a few mins drive away. The property it's self has a major damp issue, the walls in the double bedroom have damp on them, the bed its self is very comphy, The twin bedroom mattresses need replacing the springs are terrible to the point of us all rotating so our daughter could have a comphy few nights sleep, the kitchen has a slight smell due to the damp issues, the washing machine smells due to the rubber being full of mold, we did use it and the clothes did come out clean but when u open it smells damp, the kitchen is well equipped everything you need to cook is provided lots of space in the cupboards for food, and lots of pots and pans. The fridge/freezer is of a good size for a few days days food. The living room is nice the 2 seater sofa is comphy but the single chair is not the springs dig in when sat down. The tv having sky was very good we enjoyed watching films on the nights we was in. The bathroom is clean the shower is great towels are provided but its impossible to dry them with the house being damp they just stay wet. The garden is secure for the dog but it is very tired, the garden furniture was full of cobwebs/ spiders the windows was full of cobwebs / spiders the decking also looking very tired. The washing line fits 2 things on very useless it needs to go over to the gate but there was no hook. The view was lovely. The parking bay is for 1 car only it's a very small bit of land and a tight turning circle the space is clearly marked though. I have a kia sportarge and unfortunately another car did catch my reg pulled it off with the tow bar to make it worse they did not even tell us even though it's clear as to where was was staying. so please be careful with the size of car you come in we was lucky we didn't come in our VW camper as originally planned. We had a fabulous holiday this wouldn't put us off booking again but fir the cost these are the things you expect.

  • "We’ve just returned from a fabulous week staying at this great cottage."

    The location is fantastic, only 5-10 min walk to carbis bay beach (all down hill). And same to the train station where you can catch a train to st Ives rather than struggling with parking. Or you can walk along the coastal path again takes 25 mins or so. The cottage itself if great, the garden was a big plus with my children and dog. The only negative I would say is the mattress in two room I think would need replacing and the main bedroom one side you really sink down. But I wouldn’t say it affected our holiday really. We would definitely return to this cottage and are looking to re book for next August ….but no availability yet?! Thank you sycamore waters for a fabulous family break away

  • "The apartment was well equipped and we liked staying in beautiful Carbis Bay."

    As mentioned in reviews before there was a disgusting smell in the kitchen area. A new fridge would do! Unfortunately Carbis Bay Holidays couldn‘t help. The beds in the second bedroom were very narrow (and a little too soft). On our arrival the bathroom was not one hundred percent clean. A lot further from the beach than expected.

  • "We really enjoyed our stay at sycamore."

    We felt it was the perfect location for us staying with a dog, 10 minute downhill walk to carbis bay beach, 5 minute drive to our favourite Porthkidney and 30 minute walk into St Ives, it is in the centre of Carbis Bay and if you are visiting this area you must be expected to walk/have hills. There’s enough cutlery and sharp knives and amenities in the apartment to use Only con was that it was quite warm on a couple of our days and returning back to the apartment it was very warm inside, the dehumidifier did not make a difference and if it were a very warm day outside I would not of left my dog unattended in that heat, again this is not the apartments fault however can happen in some apartment/flats and a heads up to other owners as we brought a French bulldog who struggles in heat - once all windows are open it’s very cool. There is a damp smell by the fridge but this also went as time went by. We also smelt similar in St Ives and could be a drainage issue in the area/by the sea but it did not bother us. One thing we would recommend is some sun loungers in the garden and an upgrade of the garden furniture to enjoy the outside space. Thanks so much for our stay.

  • "There is an awful smell in the kitchen area all the time."

    A lot further from the beach than the description would have you believe. We had to get a taxi. Sykes response to my messages non existent! I messaged them 3 times and got a message saying they were too busy to respond 3 times! Disgraceful lack of response!

  • "I had reported my concerns with damp smells."

    The slow response meant we had to stay in a holiday let a week with lingering damp smell and a sickly smell near the fridge we couldnt discover where from.. I had reported my concerns a week earlier as reviews as far back as 2023 highlighted this...and last one being May of 2024. Hence my concern. But nothing was done...only appologese. Its just not good enough.

  • "The access to the apartment wasn’t very good at all with very steep, uneven steps ."

    The directions to the flat were not very clear either. The apartment itself was clean and tidy but we found that there wasn’t enough equipment in the kitchen, ie a sharp knife and oven gloves! The outside of the property seemed a bit shabby and it wasn’t completely safe for a dog in the garden as we found a gap in the hedge . Nice enough property but needs to be more equipped.

  • "When we arrived and stepped into the place we were quite impressed, beautiful views and only a short walk to the beach."

    A few niggles such as no sharp knives in the place (bread knife, chopping knife) damp patch in the corner of the lounge and every afternoon a rat would wonder from out of the bushes to under the decking. And get your parking at the rear right or you get a note on your windscreen. But don't let this put you off, we could have taken knives and the rat never came near the house. It is a nice place

  • "We had a fantastic stay at Sycamore Waters."

    It was comfortable in every respect, and we hope to return later in the year. Just a couple of things - couldn't find a sharp knife, thought we'd had a good look, but may have missed this? And perhaps a slight tidy up externally, new doormat, etc. It was lovely, thank you.

  • "We had a lovely stay."

    Everything was clean, tidy and modern within the property. It was a good walk into St Ives which I enjoyed. My daughter less so, but that’s kids for you. We were within easy reach to Carbis Bay and the train station, as well as Tesco’s which was handy. I thought the exterior of the property could have done with some TLC and no oven gloves at the property proved a bit challenging. Over all though, it was a lovely property and we enjoyed ourselves.

  • "So we turned up and surprisingly the key was in the door and not the safe."

    The house also had a damp smell when we first arrived which either went or we got used to it. Bed a little too soft for us but that's a taste thing, and there were a couple of very minor things. We loved our stay at the house though. Great location comfortable and just a great place to return to every evening after we had been out exploring St Ives and Cornwall.

  • "We enjoyed our stay."

    It was very clean inside the property. We did have an issue with rats in the garden. We reported this immediately bit due to us arriving Saturday evening it couldn't be dealt with until Monday. This did have an effect on our use of the outside because we has a dog and we were concerned he would catch a rat and be ill, we also didn't use the ta les and chairs due to the possibility of rats running over them. Apart from that we had a pleasant stay. One issue which needs to be addressed is when approaching the property at night more lighting would have been useful as there are steep stone steps to go down to enter the property.

  • "The apartment was fabulous and very clean."

    It was a lovely quite location. The furnishings were lovely too and we had everything we needed for our stay. There is a lovely decked area with views of the sea which was lovely in the evening with a glass of wine in the sun. We took our dog and the garden was perfect and very safe for him. Transport was great into St Ives as the bus stop was right outside. I did find the property hard to locate off the main road so would be better if the property had a sign at the end of the driveway. The parking space is at the back of the property is quite tight if you have a larger car as I did. There are steep steps down to the property so if any issues with mobility then I wouldn’t recommend. Overall it was a great stay and would definitely go again and stay here. Thank you

Just a short drive from iconic St Ives, the seaside village of Carbis Bay is best-known for its beautiful stretch of pure white sand. With turquoise waters and sheltered conditions, the beach feels almost subtropical and is the perfect spot for a good old-fashioned day by the sea. The beach is also home to the Ocean Sports Centre, so if sunbathing is not really your thing, why not hire a kayak or SUP and get out on the water instead.
