  • "Really enjoyed our stay, and the house had everything that we needed to make our stay enjoyable."

    Only negatives were that some of the duvets were too warm for the summer - thinner ones with optional blankets would be more comfortable. The sofas in the first lounge are uncomfortable. There was no info about recycling, or recycling bags left to use. We took all our recycling back home with us. The house info said that there would be dishwasher tablets, but none were left..

  • "We have been to Cawsand a few times over the past couple of years."

    First time staying at Garretts. We will 100% recommend this cottage to family and friends and would love to stay here again. The interior is lovely, and the house is well equipped. The only faults were that the cutlery, plates and mugs were dirty from the previous guests and the shower head in the family bathroom was broken. Unfortunately, we didn’t use the terrace as there was no furniture up here. We would have loved some garden future here so we could utilise the outdoor space when the sun was out! There was also dog poo on the terrace that was not cleared from the previous guests. Overall, the 6 of us had a wonderful stay. We couldn’t fault anything else. The location is fantastic and we will certainly be booking this property again in the future.

  • "The location of this house is amazing!"

    Ideal for the local area, which is beautiful! The pubs here are lovely, welcoming and have great food. The house, on entering, it does have a wow factor, it’s huge with plenty of space, good furnishings, lots of facilities and extras, the welcome scones were a nice touch. Only thing I would say is that the house needs a really good spring clean, the glasses and crockery were grubby on arrival had to pop it all through the dishwasher, quite a few mould spots too which could do with addressing (although being by the sea and an old building understand that this is not easy) and lots of cobwebs. Other than that it is an ideal place to stay for convenience.

  • "Beautiful roomy cottage."

    Perfectly clean and tidy. Setting is great for walking around the village. Would like to stay longer next time when the weather will be better. Having such a lovely place to stay however the weather wasn’t a damper

  • "This was a great property for the larger family, and we really enjoyed our stay."

    This is our 10 year staying in Kingsand, we love the village. We would use Garrett again in the future. If I had any comments it would be to say that the sofas in the lounge area could be upgraded to some that are more comfortable, also the drainage did seem to be slow at flowing away. We have seen this in other properties and I think it's from sand blocking the waste traps. My last comment is that holiday properties always require some annual tlc at the end of the season. So thanks Kathryn for checking in and helping us when needed, we really had a great holiday. Cheers

  • "The Property suited us perfectly."

    Great space for us all to in and have as our base for the week. The beds were really comfy, showers were lovely, the kitchen had everything we needed. We loved being in Kingsand and Cawsand. We really got to explore the area and of course the beaches and locals were lovely. Would highlight recommend some of the following we kept our family (6 adults, 3 kids aged 4,2,2 and a dog) - the stores for you a brilliant coffee - The old bakery for a pizza on a Monday - ferry trip from Cawsand beach to Plymouth - Plymouth lido - the beaches are all pebble but the Cawsand beach is finer/more gritty but has much less seaweed so better for us with the kids. - the Canteen at Maker Heights - amazing breakfast and incredible views - Mount Edgcumbe Thank you for hosting us!

  • "A very comfortable house which is well equipped."

    WE love coming to Kingsand and Cawsand and come every year. One small complaint - the ensuite shower could be cleaner - mould on the outside. Thank you for the scones which were delicious. WE may well book again for next year.

  • "We were really impressed with the size of Garretts, especially the rooftop terrace which the photos do not give justice to at all!"

    In fact, we think the property deserves some better photos as it exceeded our expectations massively! Overall we had a brilliant time and would certainly like to come back one day. The only negatives were that there was a dirty nappy in one of the bedroom bins when we arrived which we weren't expecting (!) and there was a terrible smell of blocked drains coming from the main bathroom intermittently during the week. I did mention this to the kind cleaning staff when they arrived as we were checking out, just in case other guests also mention it. Perhaps there is some kind of blockage? Lastly, the washing machine tray that holds the powder etc is overgrown with mould and could do with a bit of a birthday! The teenagers with us loved the cinema room and we had fabulous chill out times up on the roof in thew sunshine and the kitchen was fabulously well equipped. Thank you.

  • "A fantastic property and location."

    This holiday was one of my best in the UK yet. The house was located only 60 seconds from the beach, the pubs were the same distance and ice-cream and fish and chips a 3 minute walk. The property just kept on going! Bedroom after bedroom with little quirks and surprises. The cinema room was amazing and could not be heard from the other master bedrooms. We had a BBQ on the terrace where we felt really secluded, which I didn’t expect. On the rainy day we lit the wood burning fire which was beautiful. And the dining room table became our favourite spot to talk about our adventures and play hours games. I would recommend a visit to the patisserie at the end of the road. They did the best cinnamon rolls I have ever had

  • "This is a comfortable, surprisingly spacious house in a great location."

    The roof terrace is a real bonus and we felt spoilt having a cinema room. The downstairs is quite dark, but the house becomes infused with light the higher up you go. There is no outside space on the ground floor and a couple of the bedrooms might be unsuitable for people with mobility issues. Cawsand is one of our favourite holiday destinations and we’ve visited many times. I would say this property rates very highly compared to others.

  • "Just wonderful!"

    Beautiful property in a lovely little fishing village. The house is huge and allows for plenty of space (8 adults and 2 dogs). House is so well equipped and comfortable. Would highly recommend.

  • "The beaches are all either pebbles or sand/shingle, but very little sand, which should be made clearer."

    No good at all for sand castles, but throwing stones into the water, and paddleboarding - excellent! The house was like a tardis, very narrow frontage but went way back and also up to the little roof terrace (no sea view from there or anywhere, but not an issue as on the beaches or water all day!). Gas BBQ on terrace works, but not very big for 9 people. Very comfortable, well appointed house, convenient for all the pubs, the shop(s) and beaches. Important to clarify that the two single bedrooms are on the top floor but one is via a narrow spiral staircase off the cinema so felt a bit cut off from all the other bedrooms. We moved the mattress to the other single for two kids for the duration which worked well. Accommodation is really for three couples or, as in our case, two couples, three kids in one bedroom, two sharing a double bed, and moving the mattress to make another bedroom of two singles, one on the floor. All but the upper double using the main bathroom. Downstairs loo with butler sink for rinsing swimmers etc excellent idea. Rubbish store off the kitchen, and no need to dispose of stuff ourselves was wonderful!

  • "An exquisite cottage in beautiful Kingsand."

    It’s like a Tardis…once inside rooms open onto room after room - all great sizes. But the cinema room and roof garden really take some beating. A great deal of thought has gone into this refurbishment with each room tastefully furnished to a very high standard. I particularly loved the fact the old bread oven is still in situ in the kitchen, a testament to the days the cottage was once a bakery. The beds & sofas are super comfy too with log burners in the lounge & main bedroom adding to the coziness on a couple of chilly summer evenings. And with all that quaint Kingsand & Cawsand has to offer just a few steps away, you couldn’t be better situated. We absolutely loved our stay here. I can’t recommend it highly enough and can’t wait to return.

  • "A beautiful old converted bakers cottage situated in such a quaint area with all the winding streets."

    So much room for us as only 4 adults, 2 children and a dog. We only used 3 of the five bedrooms. All bedrooms were of a good size and tastefully decorated with very comfortable beds. Plenty of kitchen equipment if you want to just dine in and on cooler evenings the log fire was a nice touch. Our granddaughter loved the cinema room. The roof terrace was a bonus enjoying a glass of wine in the afternoon sun. The only item not supplied was a hairdryer but all other needs well catered for. Small local beaches just a minute walk either way from the property and 4 local pubs serving nice food. The bakery next door does delicious breakfasts, breads etc but ensure you pre-order pizza's a few days before as they sell out quickly and sadly we missed out. The manager of property Paul was very helpful and contacted prior to our visit to ensure we had full directions and answer any queries we might have. I would highly recommend this cottage for a great stay.

The property

Garretts, set in the heart of the seaside village of Kingsand, on the East Cornish coast is a stunning Grade II listed family house dating back to the 1750’s and was once the village bakery.

Now a quirky and magical home perfect for large families or a group of friends the house rambles over three floors and offers a fabulous contemporary space to enjoy a seaside holiday.

The living space is spread over the ground floor with two sitting rooms, one to the front of the property overlooking the street and a second sitting room, perfect for snuggling up on the comfy sofas with a good book whilst enjoying the warming glow of the woodburning stove.

Beyond this, is the dining area with table large enough for all to gather around with soft seating, second TV and up one step an amply-equipped fitted kitchen with large range oven perfect for preparing family meals and the kitchen even boasts the original village bread oven (no longer in use!).

This is the perfect space to relax in the sociable and bright space or gather around the dining table to plan the next day’s adventures.

Handily on this level there’s also a downstairs cloak room complete with WC and basin.

Stairs lead from the sitting room up to the first floor and the fabulous large family bathroom with oval shaped bathtub and separate shower.

There are two bedrooms on this level; a double and a room with double and single bed, this family room boasts a small balcony beyond French windows.

A second door leads from this room to the cinema complete with a large wall-mounted TV to watch a favourite film on from the comfort of the two reclining leather chairs or the gaming chairs.

There is also a handy utility room complete with washing machine and tumble drier plus a sink.

An open tread spiral staircase leads up to a bright and airy bedroom with velux windows overlooking the roof terrace; a perfect sleeping space for a teenager or the young at heart.

From the first floor landing a second set of stairs takes you up to the second floor and a large bedroom with double bed and ensuite shower room, plus another single room/study with French windows – so that’s five bedrooms in all.

Three steps lead from the smaller bedroom up to the decked and enclosed roof terrace – a brilliant space for enjoying sundowners at the end of a long salty-air-filled day.

In the centre of the charming twin coastal villages of Kingsand and Cawsand there are two local sandy beaches to enjoy and Garretts is just a stone’s throw away from a choice of pubs and restaurants if you don't fancy cooking one evening.

Venture towards the Rame Head Heritage Coast very close to the coastal path for walking and cycling with some of the most spectacular views imaginable and stop off at the huge sweep of Whitsand Bay beach one sunny afternoon. Head to Cremyll just a hop along the coast to take a tour of the 16th century stately home of Mount Edgecumbe House and Folly, descending onto Barn Pool Beach for views of Drakes Island.

A regular pedestrian ferry service runs from Cremyll to the city centre of Plymouth where you can look forward to visiting a choice of attractions, including the National Marine Aquarium full of exotic sea creatures or the exciting exhibitions at the Devonport Naval Heritage. Wander the grounds of the National Trust owned Antony, the historic Queen Anne Estate. See the wonderful Polperro Model Village, or travel further inland to the Golitha Falls nature reserve for an exhilarating hike through the countryside. With all these attractions within easy reach, Garretts makes a wonderful choice for a memorable holiday on Cornwall’s beautiful South coast.
