  • "I had a lovely stay, for a week."

    The location was perfect: light free, and peaceful. The cottage was traditional stone, a lovely airy space with beams, warm and spacious with easy heating controls, and well stocked with kitchen implements, although some needed replacing.The fridge and freezer were not particularly clean, and the oven grill/tray was past use at all. The bath had previous occupants hair in it. The double bed really needs replacing: when I rolled over all the springs crunched together and you could feel you were in contact with the wooden base. Ditto the small 2 seater sofa, very uncomfortable, and the cushions were flat as pancakes. It would have been nice to have been given a couple of washing power capsules, as is standard if washing machine facilities are available. The laundry room was clean and accessible. Wifi was slow in the lounge but fine in the main bedroom. I had one small bath towel and one handtowel for a full weeks stay. I asked for a second small bath towel, so I could wash my hair when I had a shower, and the host refused to give me another towel! I've never experienced this, it seemed a bit mean. (As a comparison I've just stayed 3 nights in Bath and was offered 2 of each sized towel, a face cloth, and a shower mat every day.) If someone wants an extra towel, give it to them, this makes a difference. Being that the cottage is 4.5 miles from the nearest decent food shop (Aldi near Bodmin), it would have nice to have a decent welcome pack like a loaf of bread, block of butter, half a dozen eggs, and a pint of proper cows milk, (instead of the tiny UHT pots that were left), with 4 teabags and 4 coffee sachets. I would happily have paid an extra £10 to have this kind of if welcome pack, to save me having to go shopping again for basics after a long journey. Perhaps that's something you can consider? Overall a lovely place and if the bed and sofa were upgraded this would be a top notch little place.

  • "Beautiful cottage, well maintained."

    Excellent views of the countryside. So peaceful which is what we needed to recharge our batteries. Thoroughly enjoyed ourselves despite the weather, rather cloudy not much sun. Plenty of things to do in the area. Will book again if we are in the area.

  • "Nice location, beautiful quiet farm surrounding, easy access out to main roads, comfy beds."

    Cleanliness left a lot to be desired. Very obviously just cursory cleaning done for a long time (eg, deep dust patches alongside furniture and against walls. We moved one of the little seats in the bedroom and there was a perfect rectangle of dirt on the carpet that obviously hadn't been hoovered in months or longer). We booked very last minute and only for two nights so it was comfortable enough for what it was. Everything was there that we needed but we wouldn't come back due to poor cleaning effort.

  • "Nice position."

    The bathroom was the worst room, sink overflow very dirty, the plastic strip on the shower screen very dirty, plug holes dirty, even the light pull was dirty, overall one felt the cottage needed a good clean to get rid of the cobwebs and dust in the corners and on the doors. The beds were comfortable. Crockery needs replacing, wouldn’t stay here again.

    The property was homely, comfortable and well positioned to enjoy the immediate countryside plus it was well located to venture to the North or South coasts. Everything we needed was provided and we could not have wished for a better cottage and setting. The walk across to the Tor can be muddy after sustained rainfall so pleased we packed our wellington boots. Would definitely recommend if you are looking for a cosy cottage in a farm setting.

  • "We really enjoyed our stay here."

    The remote feeling of the cottage was lovely, with wonderful views and yet the location just outside Bodmin meant we could easily access all our favourite cornish locations north and south. We found the local nature reserve and walked up to the Tor and had many a breakfast on the picnic bench enjoying the sunrise and calm pace of life. The other reviews we read before arrival made us worry a little but actually we had everything we needed and the facilities were absolutely perfect for our needs. My 5 year old would like to add that there is a comfy bed and lots of wardrobes. She was very happy with her room. We will happily book again in future.

  • "Centrally located for touring all of Cornwall’s coasts ."

    . just a 5-10 minute slow drive to get to any ‘real’ road. We also found Bodmin Parkway railway station (15-20 mins drive) convenient and cost effective, to visit Looe and St Ives. The emailed easy-to-follow route instructions from the owners were appreciated, as sat nav didn’t recognise the final half mile of very narrow, bumpy farm track. Owners explained in the guidance book, about the wifi being slow, and why. We found this a real handicap, as it was actually very hit and miss on our iPhones and iPad. Perhaps some mention should be made by Sykes in their cottage features list? We almost didn’t book, because the lounge photo shows a tiny tv (why do so many owners do this? .. a decent telly is only £200 .. we almost always ignore a property, if pic shows a ridiculously small telly). HOWEVER, telly had been swapped, and there was a nice 32” one provided. SYKES need to change the photo, to reassure potential clients, who may be put off. There are some nice walks, but always starting back down the farm track. Overall, we had an enjoyable week, but would not return, purely because of the WiFi deficiency.

  • "Overall a great stay, in a perfect location."

    The property was well looked after, clean and was comfortable for a weeks stay in Cornwall. We used it as a base to explore the south west coastal path as well as walking up to Helman Tor. The information pack was useful and provided us with good instructions to get to Helman Tor. Comfortable double bed in the main bedroom and the kitchen facilities were of a good standard. We found there was a lack of provisions including tea/coffee, toilet paper (one roll for a weeks stay) and also washing up liquid (almost empty on arrival). The bath/shower could do with an upgrade along with the storage furniture at it seems the wardrobes/cupboards have been purchased on the cheap. One handle fell off on pulling open the door. Overall though for the price we paid we were more than happy with the property and would return

  • "The cottage was at the end of a single farm track, with plenty of passing places."

    Ideal for our needs of peace and quiet. The owner was very friendly and chatty when we saw her. Ideal place for star gazing due to no street lighting etc. Plenty of wild life / birds around we saw deer early in the morning plenty of rabbits too playing on the front grass. The cottage was well equipped for our needs, warm and comfortable. Ideally placed for all tourist areas less than 30 minutes to the beach. The A30 is only a short distance away which is excellent route up and down Cornwall. Highly recommend.

  • "While Ravens Croft was quite cosy , it was difficult to find, the directions issued took you ‘ around the houses ‘ ."

    We found our own way without a sat nav which was easier. About the accommodation — although it was quite nice it lacked the following, a) there was only one Tea Towel , b) there was no hoover , we had to sweep the floor if we accidentally dropped anything , c) there were a lot of spider webs above eye level, d) there was only the rubbish bag that was in the bin , there was no replacement. The lighting in the kitchen area was rather inadequate it was only a small fluorescent tube , so it was quite dim , there was no under cupboard illumination at all . Although the weather wasn’t all that good inside was quite cool we had to have the heating on. Finally the Wi Fi that was advertised was totally inadequate, we could only connect 1 device , and the connection was so very slow. Sad to say we won’t return next year .

  • "The property is nicely presented, located in an attractive position below the Helman Tor (but this is not easy to access)."

    We were warm and comfortable and had everything we needed. The wifi which was one of our key requirements in making the property selection was woefully inadequate - it was basically unusable - worse than 55k dial up modem. A speed test showed 0.1 mbps download and 0 mbps upload. We resorted to using our mobile phone to access the internet which was not very convenient. Either the owner needs to remove wifi from the listing or a proper solution needs to be provided.

  • "The Raven's Croft was very comfortable and the perfect size for my partner and I, and our one year old daughter."

    The location was beautiful and so peaceful. We loved hearing the lambs in the big barn opposite our accomdation and the chickens round the back. Bodmin (Lanivet) was ideally located to explore Cornwall. Our hosts Kevin and Caroline were so helpful and accomdating. We will return in the near future!

Helman Tor Cottages

Lanivet 2.2 miles. This delightful collection of four individual barn conversions are situated at the foot of the historic Helman Tor on the owner's working farm, surrounded by glorious countryside within the Helman Tor nature reserve, one of the wildlife gems of Cornwall. Located near the village of Lanivet, well known as being the centre point of Cornwall, means that access to anywhere in the county is within easy reach. A haven for walkers with many choices direct from the door you really do get a feeling of being away from it all yet you are close by to many leading attractions and the fishing ports and villages that Cornwall is so well known for. The beautiful historical harbour town of Fowey is only 10 miles away and the world-famous Eden Project only 7 miles from the cottages. The Saints Way, a well signed, favourite trail for walkers in the county passes right by Helman Tor on its route across Cornwall from Padstow on the north coast to Fowey on the south. Cyclists are also well catered for with the cycle routes connecting to the wonderful Camel Trail again giving access to Padstow. The cottages can be rented individually or as a group all offering great holidays in a superb location.

A small village just to the west of Bodmin, Lanivet is a collection of picturesque properties, an award-winning fish and chip restaurant, a pub and a few shops. The main town in the area is Bodmin, with its shopping centre and local attractions of the Bodmin and Wenford Railway, the Camel cycle trail, and the Bodmin Jail with its courtroom experience. Close by are Bodmin Moor, the National Trust’s Lanhydrock House and Gardens for walking and cycling, as well as the magnificent Eden Project. Cornwall’s northern surfing coast and beaches are some twelve miles away, and the south coast is eight miles away. With good communication links on the doorstep to all parts of Cornwall, Lanivet is an ideal location for touring or for a simply relaxing Cornish break.
