"Very disappointed in this property."
There was a lot of things that need attention. Mold is a big issue, cleanliness, none of the bedding had protectors on them. The list is endless.
The only good thing about this property is location.

"Coppingers is the ideal place for an older couple like us, as it’s so close to the beach and shops - literally only a minute away."
A couple with two young children would also find it ideal for the same reason. As someone who likes to get into the surf for bodyboarding, it’s so easy just to walk to the beach in wetsuit with board. We had a few problems in the cottage last year which were readily fixed by John Bray and I’m pleased to report that the property was in good order this year.

"We were slightly worried about booking Coppingers cottage after reading reviews, but we had a lovely break there and pleased housekeeping could get it ready at such short notice, even though there was a used bar of soap left in shower, toilet handle loose & a bowl of nut shells left on fireplace."
The cottage has obviously had a lick of paint since previous reviews. Shame the outside wasn't painted too as it would make for much better first impressions.
I agree with previous reviews that a decent set of matching mugs would again make a better impression than mismatched tea stained ones !
The bed was comfy, the shower great and fab location with the added benefit of parking.
For future guests l would leave the fridge plugged in in-between changeovers as it took a long time to get cold once we turned switch on and we had a lot of food that needed to chill after a long car journey.
I would have no hesitation in booking Coppingers Cottage again..hope the owner takes feedback on board and makes suggested improvements.

"The wifi was so bad I had to use a hotspot for my whole 4-week stay, I would not recommend this place if you're planning to work from there."
I notified the owner at the beginning of my stay about this, and she hasn't answered.

"We’ve been coming on holiday to the area with John Bray for many years and as read in a previous comment , yes the sofas and chairs are a little shabby but they are in most of the property’s."
We always bring a few washable throws to put over them and it’s fine. Also there is a big damp problem which needs looking into especially upstairs. All our bed stuff has a strong damp smell to it. Apart from that we’ve loved it and will be returning next year.

"We have stayed at Coppingers every year for 5 years."
It seems that although it has had a lick of paint everything else is so shabby. The chairs and sofa are really unacceptable as are the carpets. So many things are broken, the house seems badly equipped and un loved.

"The standard of this cottage was out of line with the cost."
We rang to complain about the cleanliness: this included a very dirty rug; chewing gum on the top of the sofa back; drawers full of debris and hair. But the appliances were also poor: we reported that the fridge had a shelf fitted with sellotape. The shelf fell out spilling a full tub of cream. The television did not work properly with a faulty remote. This had been reported by several former renters (according to reviews) but had not been fixed. A whole new television could be bought with the profit from one week at high season. The quality of the cutlery and crockery was poor. The mugs are all Easter egg freebies or cheap mismatched items. Because there is no dishwasher, most of them were stained and filthy inside. There were only two we were prepared to use. The cutlery is thin, cheap and mismatched. A set of decent cutlery is an appropriate expenditure if you want to charge this sort of fee. The location of the cottage is good although noisy at night, but for that price we were expecting a certain level of comfort. Last year we rented a property equally close to the beach which was much quieter and had Smeg appliances, Cornish Blue crockery and decent cutlery. It was some £200 cheaper. As agents, you should be able to let the owners know what an appropriate fee is. This was grossly overpriced, maybe 25% higher than warranted. We have rented cottages through John Bray for 20+ years, but this was poor, especially since it was not even full high season as state schools were not yet on holiday.

"We absolutely loved our stay at Coppingers!"
The location is just perfect and the cottage is full of character and charm. We found it lovely and clean and everywhere had been freshly painted. Though the cottage is small, the layout was well-designed and our family of four were more than comfortable. The fridge was a little bit leaky but all the other facilities were great. The beds were comfy and all the bedding and towels were provided, even beach towels. We had a wonderful week and would love to stay again!

"Coppingers Cottage is in a fabulous location in Polzeath, just at the base of the hill, which is what makes this property so good."
However, when we entered the property, it really did look like it had been neglected for years, with large amounts of black mould in every room. The sofas were comfortable but filthy- the armchair has a rip in the arm and under the base cushion there was large quantities of human hair and other stuff- it clearly had never been cleaned. Upstairs was better with the bedrooms feeling quite clean, and it was nice to have towels and bedding provided. There wasn’t much black mould in the bedrooms. However, there was lots of black mould in bathroom. There is no hand soap provided anywhere in the house, and only half a roll of toilet roll provided so this is something to bare in mind. Especially after the year we have had, we thought they might provide hand soap/washing up liquid. The kitchen was nicely kitted out with cutlery, pans etc, however, again it felt like everything needed a clean. Whilst we were away we saw a previous review of Coppingers, and tend to agree with most of that too, it did feel like an old student property/surf shack. Overall, the house was very different to what we had expected. It was dusty and the black mould was not good at all. We would like to stay in Coppingers for the location again, but would have to be reassured with updated pictures that a deep clean has been done, and many improvements made.

"It has been hard to score the cottage as it was as described and as per photos."
However, we felt that it was more like student digs than a holiday cottage. When we arrived the bins were full and smelly from the previous guests and we couldn’t find any instructions as to whether we had to put the bins out. I contacted the caretaker and it was collected two days later which isn’t ideal. The carpets needed a deep clean (sticky under foot), the sofa/chair was so uncomfortable (luckily weather was good so we were hardly in it) and there were cobwebs everywhere including in the lamps which meant when they were switched on there was a burning smell!! I know it is an old cottage but it could be so much cleaner. The towels had seen better days, there were no instructions on how to get hot water and it just felt that everything was well worn and needed updating/replacing. We wouldn’t stay in this cottage again but was happy with the service from John Bray.
