    Wonderful views from the lounge window, great garden, and a well looked-after property. Carbis Bay beach is a 5-minute walk down the hill, St Ives a 30-minute trek along the beautiful coastal path (or a 5-minute train ride away). Would happily stay again.

  • "This is a lovely place to stay especially with a four legged friend."

    A large secure garden ( shared with the upstairs apt) with a gate leading onto the SWCP. It was spotlessly clean and had everything needed for a very comfortable stay. A short walk downhill brings you to the stunning Carbis Bay beach and hotel resort ( all the restaurants are dog friendly. St Ives is approximately 45 minutes walk but there is also a train every thirty minutes for the princely sum of £1. There is also a very good Spanish restaurant a few minutes walk away, again dog friendly. Parking at the apartment is safe and of a good size . Because of the style of property and location it would not be suitable for those with significant mobility issues, if you are safe with steps / happy with a single stick you should be fine. If we find ourselves staying in the area again this would be our first choice.

    The only thing they let it down slightly was the damp smell but it didn’t bother us and seems to be kept on top of. We absolutely loved staying here I have fallen him in love with the place the views are absolutely spectacular and we have already booked to stay here again. Marie & Darren

  • "This property is in a perfect location."

    It is very comfortable and very well equipped with everything to make the stay lovely. It is very clean and felt like home. The garden has lovely views to watch the great sun sets. The only slightly annoying thing is you can hear footsteps from the flat above but that didn't cause any major issue for me. I would definitely go back and would recommend it to friends as a great place to stay.

  • "I stayed here last year and there were a few issues that I took up with Sykes Cottages who promised these issues would be sorted So I thought ok I will book again this year, given them a second chance."

    Well nothing has changed unfortunately this is why I am writing this. The place is damp and smells very musky so not good for someone who has chest problems or asthma The sofa is very old and uncomfortable, it needs replacing The mattress is filthy, absolutely filthy and you don't see it until you strip the bed after your stay, yes you do have to strip the bed These things I complained about from my last stay so was hoping these would of been addressed but clearly not There is a electric dehumidifier and some small water ones behind the TV and under the bed it's so damp. Electric meter on show, we turned it off as I don't want reminding of how much electricity I've used. Out door furniture needs a clean Good points, 5 mins walk to the beach, back gate leads to the pathway around the coast, 4 mins to the station to catch train to St Ives at £2 return Unkept garden to sit in at night to listen to the waves Lovely friendly dog Yogi next door a delight to see each morning Own parking for one car Not wheel chair friendly due to the steps down to the house Nice hot shower, no shower plug or USB port. Fluffy towels were welcomed, new cooker, tea, coffee & pint of milk in the fridge, washing machine works fine but no where to dry only towel rail in bathroom It's a shame they haven't sorted the damp issue and changed the mattress as it's gross!!

  • "This was our 2nd stay at Llewellan."

    We have had a fantastic time both times we have stayed. The view from the living room is superb, St Ives on one side and Godrevey on the other. The flat is so warm and comfortable - everything you need for a break away. Location, for us, is great. Lots of walks straight out of the front door. Easy parking. lovely to have the dog bowls and poo bags there! We are certainly planning on visiting again.

    Only negatives are the mattress far too soft and squishy, sofa could do with replacing and the taps on the bath/shower are locked so it’s either ice cold or red hot.

    As some positive feedback, the property is in need of some attention: Sofa bed smells and feels damp. It is old and tatty so should be replaced. One wall in the living room displaying signs of damp. Room smells damp. TV very old and poor - suggest replacing it for a smart one A radio in the kitchen would be good Shower goes from very hot to ok, water takes ages to drain away Lamp shades cheap kitchen tops and units - bit tatty and not good quality Bed mattress was much too soft for us. Others may like it A washer dryer would be better than just a washer or some rack/line to hang clothes/towels outside to dry Did not like the request for us to strip the bed Like the blinds Very well equipped Liked the welcome pack Great location, one of the best in Carbis Bay Good to have a parking spot Wonderful views and pleasant outdoor space Walking distance to the Cornish Arms where we ate twice and had good food and drinks. Easy to get to the train station - great short and cheap train journey to St Ives. Lovely half hour walk also.

  • "Absolutely perfect location and I was very lucky with the weather."

    My little dog and I had a lovely relaxing stay and enjoyed sitting and playing in the garden and going for walks along the coast path or down to the beach. The view from the garden and the lounge window is stunning.The flat itself could have been better. It smelled quite strongly of dog when I arrived and the kitchen floor and some of the pans were sticky. The oven is old and the display is broken although it worked well enough. The shower water pressure was very feeble. The sofabed in the lounge wasn’t very comfortable to sit on so my dog mostly sat there and I had the comfy armchair. The noise from upstairs was very loud but there’s not much that could be done about that, as children running up and down on hard floors can’t be helped, but it did make my stay somewhat less peaceful. Otherwise, with a bit of tlc the cottage would be perfect and I’d stay here again just for the location.

    Everything about the property was fabulous, very clean, well equipped and had a beautiful garden and your own parking space. We also took our dog with us. Unfortunately we left a couple of his things behind and are extremely grateful that the property owner sent them back us in the post. We enjoyed it so much we will look at booking in the future to come back.

  • "Amazing carbis bay views."

    Could see the dolphins and seals most mornings from the bay window. Short walk to the train station that go’s into st ives and the beach. Parking to the front and lovely shared garden to the rear with far reaching views in all directions. Lovely space to stay just the kitchen needed a good clearing out and clean, far to many pots, pans, cutlery and past items left by former guests in cupboards.

  • "The property smelt damp and there was a humidifier I our bedroom."

    The property looks a little tired now especially the hallway and kitchen. It could do with a smart tv as we struggled finding something to watch every night. The bedsettee needs upgrading it's like sitting on wood. Also remove the electricity monitor? It put me off worrying about putting the heating on. It's a shame as I love that property and a great location. But the settee and the tv have made it not so inviting. It may seem like small issues to some people? But in the winter time you comfort it doesn't matter two much in the summer as the days are long we and generally outside. But thank you anyway as we still had a great time and loved it

  • "My husband and I had a wonderful time honeymooning at Llewellan and couldn't have asked for anything more from the accommodation or its location."

    The apartment provided everything that we needed for a week-long stay and the gorgeous view from the bottom of the garden was the icing on the top of the cake. We took our small dog with us and there was plenty of room for him to run around both inside and outside. You can access the coastal path from the bottom of the garden and from there it is a beautiful scenic 45-minute walk into the centre of St Ives and we never tired of the views! The accomodation is also perfectly located for day trips and the local supermarket without having to contend with the limited parking in St Ives.

  • "Having used the same property last year we knew what to expect."

    However, with the current covid-19 situation we did expect some form of notification of a thorough cleaning process having taken place. Did they rely on the previous visitors to clean all cutlery and crockery properly or perform deep clean professionally?? Did all contact surfaces ie. handles or kitchen surfaces get sanitized properly?? There was cunfusion on the morning we left as although all correspondence stated a leave time of 10am the cleaner arrived at 9am while we were cleaning up. Although not directly a problem with the property we did have very noisy heavy footed neighbours above us who also didn't clean up after their dog in the garden. We did however have a very nice week.

  • "The apartment is in an excellent location with stunning sea views with close proximity to the station and a nice walk into St Ives."

    The garden is lovely with tables and chairs, a good area to sit with a drink and a meal overlooking the sea and beach surrounded by a pretty garden. The apartment is very clean and comfortable with all needs catered for. The rooms are a good size and from the lounge you can enjoy the stunning views even if it's raining, a lovely place to stay. We arrived home last night and have today re-booked for next year. I would highly recommend this apartment to anyone wanting good clean accommodation with stunning views close to St Ives and with the added bonus of car parking and the station close by, it's perfect.

  • "The views from this apartment are fabulous, Carbis Bay beach is stunning but you need to be able to do the steep hill both ways as popping down in the car is not an option due to limited/expensive parking."

    We were lucky that all the beaches allow dogs before Easter, so could walk anywhere. The apartment is pet friendly but remember the bowls and towels for the dog! There is a Supermarket a couple of minutes drive away, and it is very easy to get the two minute train ride into St Ives. Warm and comfortable apartment with a garden that overlooks Carbis Bay. Easy parking which must be a huge bonus in summer months. Would happily stay here again if visiting this area.
