  • "A beautifully situated place, so peaceful."

    A great garden for the dogs. Wildlife and birds. Although a little dated, the property is so spacious and well designed we had a lovely time. We were happy to stay put for a couple of days chilling out completely. Its situation is such that you can visit north or south coast in well under an hour. We loved it.   • "Lovely Cottage lovely views very isolated but we didn't mind that."

    The owner was very helpful and kind. However, we must stress that the garden IS NOT SAFE for dogs. They can get thru the hedge all round the garden and the cows make things worse by coming over to have a look at us. It was stressful to say the least we were so worried for the safety of our dogs getting out and chasing the farm animals. The accuracy of the listing is not correct when stating "enclosed garden"

  • "The property was in a fantastic rural setting; warm, clean and comfortable - it even had a grand piano!"

    We spent Christmas relaxing in front of a beautiful open fire, walking in the fields and on the moor, sampling the delights of Jamaica Inn and gradually letting go of all the pressures of the year in this idyllic place. Bryan and Carol are superb hosts - and if you're interested, do chat to Bryan about all the environmental projects he is doing on his farm. I cannot commend this cottage and these people highly enough.

  • "Bryan was a brilliant host ,he spoke to me on several occasions to check everything was going ok,without being intrusive."

    The house and location is great for visiting all the local amenities and near by beaches. The property is well equipped with everything you could need including a gas barbecue. The children loved the garden with the apple and plum trees. The hedgerows were full of blackberries, so pies and puddings were on the menu. We will return. Thank you Bryan.

  • "This was our first family holiday in quite a few years and our stay here made it all the more special."

    The property is stunning very spacious for 7 guests couldn't think of anything Bryan and Carol hadn't thought of, Bryan is extremely helpful and popped to check we were ok with pointers for local dog walks. The views are breathtaking and the area is so relaxing and tranquil we didn't want to leave. Would highly recommend and would love a return stay.

    We certainly would not keep returning unless it was first rate. The quiet and peace of the farm is always relaxing and the house is very comfortable and very reasonably priced. Bryan is an excellent host and owner, always willing to go the extra mile to make our stay comfortable and enjoyable.

  • "A wonderful family (Granny, Grandad, son & daughter-in-law, daughter & son-in-law, 3 granddaughters and Charlie the Labrador) holiday at Higher Kernick Farm."

    The house is amazing with everything we needed. Having en suite bath/shower rooms was excellent and the additional downstairs toilet a bonus. The garden was really good, a real sun trap and great for sitting outside in the evenings. Charlie was in dog heaven with so many new smells and places to explore and it was good to know the garden was well secured. Great BBQ and the views spectacular. Bryan, the owner, was very helpful before and during our stay and it was nice to meet him. We would definitely return and, I think, our best holiday with so many places to visit within easy reach (Clovelly, Lydford Gorge and Dartmeet in Devon our favourites) and our older granddaughters were happy with just a 30 minute drive to Trebarwith Strand and they were very lucky to have low tide. The nearby Cornwall at War Museum is well worth a visit as is the Tre, Pol & Pen Farm Shop and don’t miss the Launceston Steam Railway. This is our 3rd holiday with Sykes Cottages and cannot fault them.

  • "The accommodation was fantastic."

    Extremely well appointed and contained everything required for a pleasant stay. Very clean and well maintained. All the bedrooms were lovely and the showers were all very hot. Bryan, the owner was extremely helpful and visited during the week to make sure all was OK. The views for the property are fantastic and we also had some great weather, which is always welcomed. Would definitely recommend as a family base for a trip to Cornwall.

    So piece-full and very specious beautiful house. The setting for the stay is great to get away from the busy day to day pace of life and allows you to just enjoy the fantastic views and wildlife. Bryan the owner is very welcoming and also supplied us with some fans during this summers heat wave which was amazing. A must visit cottage/house.

  • "We had a fantastic week at Higher Kernick Farm, the cottage was fantastic lots of space indoors and outdoors particularly liked that fact that everyone had their own bathroom, it certainly made the mornings far less hectic!"

    Bryan was great too he called in to check everything was ok in the first day or so and again on our leaving day, his hints and tips with local recommendations were great too. Can’t recommend this cottage highly enough, thank you Bryan!

  • "It’s a large, spacious home very suitable for groups of friends or family groups."

    The setting and views are amazing. It’s isolated, peaceful and very quiet so a wonderful place to re charge the batteries. It is situated mid Cornwall so access to all Cornish coasts is easy as is Devon. We can see that the family home is being modernised to bring it up to date. As it can sleep 8 it would be helpful to have more crockery, cutlery, kitchenware and glasses so you don’t need to wash up in between meals. We would happily return as we were made to feel very welcome and we would recommend it.

    The views are wonderful as was the well maintained garden. The house is large with lots of room and all the facilities you would wish to have. Bryan, the host, is very helpful and friendly, making sure all is well with you on your arrival and that you have settled in. We would love to go back and stay again. A tranquil and peaceful holiday, which is just what we needed.

    The property is lovely the gardens are great with brilliant views over the countryside. Bryan is really helpful and will always answer any questions that you have, in fact our holiday could have been ruined if he had not been so accommodating.We found everything that we needed in the property and more.Brilliant for beaches in Cornwall and Devon but loads of other places very easy to get to.   • "The beautifully presented house is set in an oasis of calm in the Cornish countryside with nature on the doorstep."

    Rooms are large and comfortable with good showers in the bathrooms upstairs. The large kitchen is well equipped with fridge, freezer, cooker and microwave. There is a downstairs toilet and boot room for muddy dogs and boots. We had a great time visiting various places for walks through woodland and in the coast. The dogs had a great time in the huge garden which was well secured for our two cockers. The garden had amazing views across the countryside and we enjoyed the birdsong and watching the baby rabbits. We would thoroughly recommend.

    The house is large but also feels cosy and we had everything we could need, with the Christmas decorations adding a really nice touch. Any questions we had were answered immediately by the owner and he could not have been more helpful.   • "Wonderful house and garden, mix of traditional and modern."

    Very well equipped for a self catering holiday (we did have to buy a tin opener but such a minor point) and perfect for family life. Our week was so enjoyable despite mixed weather. Great location and very private. We visited Bude, 40 minutes drive which is lovely. Tintagel, 30 minutes, also lovely and the castle is well worth a visit just to walk over the bridge. 2 hours drive to Lands End with a stop at St Ives on the way back, brilliant day and made extra enjoyable by the sun! Also visited Looe, Boscastle and Newquay. Would not hesitate to recommend this part of Cornwall and Higher Kernick Farm.

    It felt like home from home and we were welcomed by the owner who made us feel very comfortable. The cottage is in an ideal location to travel around the north of Cornwall. We enjoyed many places like Padstow, Rock, Looe, Port Issac and the Eden Project. All were very easy to get to as well as some fantastic beaches.

  • "The property was fairly easy to find, only a couple of miles away from a main road."

    (some routes are very narrow, but these can be avoided). Close to the Devon boarder so can easily explore Devon or Cornwall. If you want a fantastic property away from the rat race then this is it so nice to have no neighbours. The views of the countryside are amazing, great being able to watch the sun set. The property has everything that you could require, clean and comfortable and the owners are on call should you need them, which we did not. We liked the property so much we hope to return.

  • "We were extremely satisfied with this property which fulfilled all our needs."

    It was in country location with no neighbours apart from rabbits! The property is spacious and was very clean and tidy when we arrived. The owner was very helpful and met us there and also left some welcoming goodies and fresh flowers which is always a good start to a holiday. The garden is jof a good size and an easy and natural space to sit out in to relax. Our bedroom was large with a wonderful view through the wide window which opened onto a balcony overlooking the open farmland surrounding the property. The lounge is equally of a good size and double aspect, the west facing large window being ideal to watch the sunsets go down. We had our eyes fixed on visiting RHS Rosemoor for the first time (it was magnificent and so we visited twice!) and chose this property as it makes much of Devon and Cornwall accesible within a 45-60 minute drive. We are extremely satisfied with the property in all respects.

  • "Higher Kernick Farm is glorious."

    It’s rural location allows for a quiet escape. The views from the large, beautiful garden are stunning. The rooms are large and facilities are great. Bryan and Carol were very helpful and quick to respond. We enjoyed taking our daughter to play at New Mills Farm Park, just down the road. Plenty to do around here. We enjoyed a visit to Launceston, country walks, a day at Trebarwith to name a few. We very much hope to return in the future.

  • "AN ABSOLUTE GEM Higher Kernick was a truly wonderful property to rent the house was wonderfully spotless when we arrived and had a look that care had been taken to ensure it was cleaned with a personal touch, the bedroom with the balcony was truly priceless, sitting out in the evening with a glass of wine watching and listening to the birds and then the sun going down was a rare experience, no cars no noise just the sounds of the countryside with fields as far as the eye could see, the garden was very spacious and on different levels with plenty of benches and seating so we could chose where to sit, when we arrived Brian was very helpful informing us about the house, where to go locally and which paths to take to the river."

  • "The house is better in reality than in the photos which were excellent anyway."

    The peace and quiet is amazing , no street lights or traffic , lots of safe walks for dogs . The views from the house were beautiful .The house was well equipped with everything I needed to cook a Christmas dinner , the house was decorated in readiness for us and my four year old grand daughter was excited to see a real working chimney. Launceston isn’t too far away and the local people were so friendly . I would highly recommend and want to visit again in the summer .

The property

Outside the town of Launceston lies Higher Kernick Farm, a beautiful cottage located on a 50 acre smallholding including access to wild flower meadows, woodlands and the River Kensey as well as enclosed gardens, set in the picturesque Kensey Valley, an area designated as being of great landscape value.

Set up as a split level bungalow, the interior is spaciously divided between a collection of fabulous rooms, commencing with a lounge/diner.

Here you will discover soft furnishings, a slate feature fireplace and even a piano for the musically inclined.

With countryside views that almost follow you around, settle down at the dining table, which seats up to eight people or simply relax on the cream-coloured sofas.

The farmhouse kitchen is well presented, designed in a country theme, with a breakfast table, should you wish to enjoy a warm cup of tea in the early hours.

The first floor is home to two double bedrooms which are neutrally decorated, with lovely views over the gardens.

One bedroom also features its own en-suite and the other accesses a contemporary Jack and Jill bathroom, which features a bath and a separate shower to complete the suite fashionably.

Further steps take you up to the master bedroom, elevated by a backdrop of the heart-warming countryside, a balcony with furniture and a dressing area as well as a separate bathroom and the added flexibility of a bunk bedroom.

You can wake up to the views each day and ready yourself for an adventure-filled afternoon.

The nearby reservoir at Roadford is ideal for fishing, sailing and water sports, providing a great day out for all, whilst the Tamar Otter Park and the nearby golf course are also on offer.

The town of Launceston is just a short drive away, as are the beaches of North Cornwall.

The town of Launceston, situated on the Devon and Cornwall border, has wonderful architecture, including some fine Georgian buildings in the central square, and is dominated by the ruins of a Norman castle sitting high above the town. You can take a stroll to the Dog friendly Willow Tree Cafe and Woodland Walk or visit the steam train from Launceston through the beautiful Kensey Valley on a 5-mile round trip. Launceston is within driving distance of the seaside resorts of Bude and Padstow to the north, and Plymouth to the south, as well as the stunning Bodmin Moor and Dartmoor. A superb base for exploring Cornwall and Devon.
