"Second year we have stayed here."
It wasn’t as clean as last year which was a bit disappointing and there was little water from kitchen cold tap. When we called the emergency line to report this no one answered! Also the glass door from main bedroom to garden was all cloudy and needs replacing as you cannot see out of it.
Otherwise it was a lovely place to stay.

"Beautiful location with an amazing view and we had amazing weather."
Generally the house was extremely well stocked and clean with some nice touches of supplies when we arrived. The sofas and beds were comfy and clean but rooms would definitely benefit from mirrors, particularly a full length mirror in a couple of bedrooms.
With regards to the maintenance of the house, it does need some attention as the main patio double glazed window in the front bedroom has blown and so was 'smeared' inside the full length of it. The en suite bathroom to the main bedroom had a 'latrine' smell which took some getting rid of. The towel radiators did not work in both en suites. There were many areas of damp/mould, particularly in the window areas of the living room and a bad area around the toilet in the main bathroom. Cobwebs above many of the cabinets suggesting the house just needs some TLC. I would probably also change the rug in the main living room as it rucks up easily and is a trip hazard.
Outside was clean and tidy with good quality table and chairs for outside dining. The outside of the house does also need some TLC as again, many areas that suggested neglect (walls and fence could do with a lick of paint). Parking was great. Lawn and hedges well maintained.
Overall we had a great stay, largely due to the weather and amazing position of the house.

"We had the most enjoyable week here."
The view at the front over the estuary is fantastic, and with the benefit of the property being very peaceful as it is set back from the road. The kitchen area was a joy to cook in as it was so well equipped and with the bonus of an enormous, wide oven. It has been beautifully furnished with the most comfortable beds and sofas, which all in all made for a very relaxed and restful stay. We cannot recommend highly enough and were very surprised to read a previous negative review as that was certainly not what we experienced.

"The positive point is this property is in a great location."
The negative points are; it is tired, dirty (under sofas very dusty) etc, poorly maintained, the utility room smells of drains and is dark. The house overall is not worth the rental price.

"Such a fantastic property and in the perfect location for us."
With two dogs it was so easy to access the beach and whilst it was nice to be away from the relative hustle and bustle of Padstow, so convenient to jump on the ferry to visit.
House was very well equipped and the welcome hamper was a lovely touch. The outdoor shower area was great for a couple of sandy golden retrievers.
We’ll certainly be returning just not sure when as unsurprisingly this place seems fully booked for the foreseeable.

"We had an amazing time, in an amazing location with fantastic views over the sea."
The property was very well equipped and very comfortable and cosy. To make the experience even more wonderful and please note these are minor suggestions and did not detract from our lovely time here, I would suggest bath mats in the showers and baths to save slipping, a more user-friendly tin opener in the kitchen and mirrors in all bedrooms.

"We had a fabulous week in Carn Du 1."
We didn’t want it to end. The house is perfectly located by the beach and the fabulous Four Boys restaurant for the best eating experiences. Plenty of space for our family of 5 plus 2 dogs. The house has everything you need, comfy beds, modern bathrooms and appliances. The heating kept us toasty warm during the chilly March weather. The thoughtful welcome pack was very much appreciated.
We would love to stay again one day. This house would be even more amazing in the summer.

"Wonderful location and comfortable property."
We were confused by a couple of listing inaccuracies i.e stated there were 3 ensuite bathrooms plus a family bathroom in fact it is two plus family bathroom. The beds and bed linen were very comfy. Alot of building works going on in the vicinity and work lorries blocking the drive during our stay. There was no functioning dvd player, there is one television (freeview only) not two as it stated. If you are taking a dog there is a door on the utility which is very convenient at night. The garden is secure and perfect for dogs.

"Just returned from a weeks holiday at Carn Du 1."
Amazing bungalow with spectacular views over the Camel Estuary. Extremely convenient for the beach, pubs and cafe's. The ferry to Padstow is a stones throw away as are many walks in the area.
The property was well furnished and had plenty of cooking facilities if you ate in.
Some attention needed to make the entrance to the footpath at the bottom of the garden clearer as often walkers ventured into our garden looking for the beginning. Perhaps a few more shelves and hooks in the bathrooms but apart from that the property was near faultless.

views and being so close to the beach. Carn Du's gated and enclosed garden is set right back and up from the footpath route. It is possible that

"This idyllic retreat is situated in an impeccable location, one where the gentle whispers of the surrounding nature are your morning alarm and the stunning vistas keep you entranced from dawn till dusk."
A serene tapestry of landscape unfolds before your eyes, as if each day nature paints a new backdrop to wake up to.
The interiors of the property are clean and effective. The main bedroom also has access to the garden and the magnificent panorama, making it feel as if you are residing within nature itself. The bedrooms on the other side of the property are perfectly functional if not in slight need of modernisation.
One aspect that truly set CarnDu1 apart was the level of service provided. For instance, when we encountered a heating issue on a Sunday - a day where one would usually expect delays in service - the response was lightning fast. Within an hour of reporting the issue, someone was at our door, and the problem was resolved swiftly. This level of commitment towards guests' comfort was heartwarming and truly appreciated.
CarnDu1 offers a range of amenities to ensure your stay is comfortable. The kitchen is fully equipped, making it a pleasure for those who love to cook. The living space is perfect for both socializing and relaxing. The outdoor areas gave us the option to sit out and soak in the views, which with our glorious weather, was a treat.
Space for two cars to park off the road and next to the location was also very handy. All in all we had a great stay and recommend it to any similar family very highly.

Nice to see a new sofa , some new furniture and improvements underway. Curtains in living room have seen better days though.
The house could have been cleaner- cobwebs on the walls . We couldn’t make the the fan in the walk in shower work ?

"Really really super property, wonderful location and views."
So much so we are very likely to book again for next year.
The only small disappointment was that we were given only 4 dishwasher tablets, minimal toilet roll and kitchen roll which was surprising and of course we ran out ! We complained to the local office of John Bray who were very accommodating and provided some more supplies that evening.
Overall, that was minor and we thoroughly enjoyed Carne Du 1.

"This is a lovely property in an amazing location."
We had a wonderful time with two young children here. The views are incredible. My only complaint is that I think it is a bit much to be asking guests to strip the beds and put away all the dishes by 9.30 in the morning when charging quite so much for the week. It is particularly harsh on families with young children to expect them to do this.

"The location and view from the property are stunning but unfortunately the interior is very sub standard."
The kitchen is actually well stocked and we found everything we needed. But the flowery settee is so old the pattern has worn off and it was very dirty. The flooring was also very old and was extremely dirty and worn, especially around the patio door. There was also many weeds under the patio furniture.
The first bedroom, with the dual aspect, was extremely musty smelling that seemed to get worse as the week went on. The lamp was broken, a missing handle from the bedside table and the curtains would not close without some force...they actually came down one morning and we had to fix them.
The shower adapter in the main bathroom was also broken and the outside of the bungalow looked very run down.
Again, the location and view were lovely but heavily let down by the interior. We would not rebook until some update to the interior had been made.

"Having stayed at this property many times before we know the standard of this property."
However having had such a big price increase recently we were very disappointed with many aspects of the service provided.
- the grass was very long and when we requested a cut, this only happened on our last day
- when we arrived there were overflowing bins in the bathroom
- there were cigarette butts in the garden
- there were a lot of cobwebs in the bedrooms
- having to depart by 9am seems excessive
- for the cost we would now expect tea towels or basic kitchen pack and a welcome food basket (having stayed at other properties for far less this is standard)
We have always loved our family gatherings at this house but going forward the standard of the facilities and the greatly increased cost is making us seriously reconsider the value for money.

"The cottage is in the most perfect location, right in the heart of Rock and within a minute of the beach."
The facilities are generally good however the beds and pillows are very soft and lumpy and the entire house could do with redecoration. The views are excellent and it was wonderful being able to share the holiday with our dogs. John Bray, as always, were extremely helpful.

"The second time we have stayed there , the place is beautiful great location excellent accommodation facilities nearby the only downside , Some areas were dusty settee uncomfortable and we found a old pork chop in the freezer."

"Fantastic location, lovely size property, well equipped, all in all really very good."
A couple of minor propert nibbles: Missing temperature control on the overhead shower in the main bathroom and paint flaking off the wall above a radiator in the hall. Bugbear with cleaning generally - why do we now have to be out of the property by 9am? Don’t use the ‘extra cleaning’ for COVID excuse. In this property the flaking paint was still on the floor in the hall, there were cobwebs in the bathrooms, bedrooms and kitchen area. The last holiday we booked through you (similar time last year just before a lockdown) the property was dusty, there were cobwebs everywhere and a biscuit packet behind a sofa (though the fridge stank of bleach)! It is frustrating enough for us to have to clean, strip beds and pack up before 9am, for families with kids it must end the holiday on quite a stressful note.

Tucked away yet so close to beach, ferry, restaurants and all Rock has to offer. The view from the bungalow is just superb, we will never tire of it. Together with the weather we couldn't have wished for a better weeks holiday. We would like to stay again next year.

The property
With spectacular views from its elevated position overlooking the Camel estuary, Carn Du 1 offers a fantastic combination between comfort in seaside living and convenience in location.
Just a few steps away from Rock beach, Carn Du 1 is a south-facing semi-detached property and a superb ‘holiday home-from-home’ where you can leave your car for the week and put your feet up, whether its relaxing inside together or soaking up the rays in the garden, enjoying watching the sailboats out on the estuary.
The open-plan kitchen diner and lounge area is the hub of the house where everyone can socialise and catch up together after the day’s excitements.
Slide open the floor to ceiling doors to the sun terrace and enclosed garden where you (and your canine companions!) can while away the hours looking out and watching your family playing in the garden.
Dogs are welcome by arrangement and are permitted on Rock beach and Daymer Bay all year round, both heavenly stretches of sand for dogs to socialise and charge about.
On your return from your frolics of the day, there is a useful utility and shower room just off the entrance to pile your sandy clothes into and refresh with a lovely hot shower.
Carn Du 1 offers four restful bedrooms in which to revive yourselves before the adventures of the next day.

Down the lane or via the beach you can access the South West Coastal Path for bracing walks at any time of year and if you climb Brea Hill on your way to Daymer Bay you will be rewarded with breathtaking views of the estuary from the top.
For the keen golfers, you can pack your clubs as Carn Du 1 sits in front of the renowned St. Enodoc Golf course, one of the most spectacular courses in the country with outstanding views of the water and the historic St. Enodoc Church.
After all this fresh air, why not let the local chefs take the pressure off you and enjoy the restaurants nearby at the end of Rock or trot up the lane to The Mariners public house where Paul Ainsworth’s team offer a tempting menu.
A few minutes drive up the coast, the cliffs of Pentire Point and the Rumps, managed by the National Trust, are within an Area of Outstanding Natural Beauty; for a longer hike follow the coastal path from Rock or for a stroll, park closer at Pentire Farm.
The views of the coastline, ocean and cliffs are truly unbeatable, whilst the waters of the Camel Estuary provide a natural playground for sailors, water skiers, paddle-boarders and canoeists.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
