  • "This is the second stay with my cousin."

    The first was in 2022. We both found the mattresses uncomfortable. My cousin Chris found the mattress in the main bedroom particularly uncomfortable and it seemed to aggravated an existing back problem. The seating in the lounge area needs replacing. Not conducive to a relaxing evening. A real shame as this is wonderful holiday location. Very secure for for the third member of our party "Cherry" . The beach at Rock never disappoints. We were blessed to have found Grooms cottage and would very much like to revisit but not until changes are made. Would you please pass on our apologies for breaking a glass. And hope the £10.00 left will cover a replacement.

We're sorry you found the mattresses uncomfortable and whilst we appreciate it's always a subjective issue, we'd like to reassure visitors that the mattress is almost new with a gorgeous topper you can just sink into. You'll be happy to know that we are indeed replacing the sofas (to go with a new colour scheme).   • "Grooms cottage is in a lovely setting and easy to reach everywhere we wanted to go."

    The cottage is extremely spacious and the garden was fully enclosed for the dog. Beds were comfortable. The kitchen had everything you needed. A couple of issues we found were a new kettle is needed as the one there is old and a new bottle opener as it was too worn to open a bottle easily. Also, the seats on the sofas are worn and fairly flat which made them slightly uncomfortable. Saying that, we loved our stay and it wouldn't put us off going back

  • "Just returned back from a lovely weeks' stay at Grooms Cottage."

    A beautiful, well presented 3 bedroom cottage in St Minver. It has everything you need and more, plenty of crockery, cutlery, tea towels, tea bags, sugar, milk there on arrival etc, and a lovely complimentary bottle of wine. It has the added advantage of a full-size dishwasher (you get a couple of tablets so you may need to stock up on a few more), washer and tumble dryer. Beds (only slept in the 4-poster) which was comfortable but the mattress could probably do with updating, but it wasn't uncomfortable in any way I'm just used to a firmer mattress. Great outdoor space on two levels with table and chairs on both, we were hoping to be able to BBQ but the weather unfortunately wasn't on our side, beside this the grill does need some attention before summer. The only downside that I have to mention and its not directly relating to the cottage, is the fact that that pub at the top of the lane is now closed and seems to have been for sometime. This was something that we had as a must on searching for a cottage, so to find it closed was slightly disappointing. Thoroughly enjoyed our stay at Grooms Cottage and have fallen in love with Cornwall, we will definitely be back!

    Dear Lindsay Thank you for taking the trouble to give valuable feedback and we agree about the pub, it is REALLY disappointing that it closed but having spoken to the owner recently he revealed it is his intention to re-open for business at the beginning of November. Watch this space! Mattresses are always a difficult one as some people like firm, others like soft and yet others prefer medium so what does one do?   • "Probably the nicest holiday property we have rented."

    One minor irritant was that there is nowhere to put anything in the separate shower other than on the floor. Some form of shelving would make all the difference.

  • "This is a very lovely hideaway of a property."

    Perfect for family and a dog. Spacious, clean and with everything you’d want in terms of self catering, getting outdoors and being able to manage your post beach or walk clothing/pet. A quiet setting in a beautiful village and within easy reach of everything Cornwall has to offer. A warm friendly welcome from the owners who are close by for any assistance. A proper home from home and thoroughly recommended for the Seven Bays area and North Coast.

  • "Very interesting history to this old house."

    It was a really good house. As described, lots of space for adults, children, dog. Good secure garden. Lovely little village, great base for exploring north Cornwall. One minor point, having to bring your own towels was a pain , but otherwise no complaints.

  • "The location and private car parking was very good."

    In general the property was acceptable but it would benefit from perhaps being cleaned professionally between lettings and the master bedroom and ensuite having a make over.

    Well, there is always one! I am glad this guest found the cottage 'acceptable'. The cottage is thoroughly cleaned by a professional and dedicated team between lettings which is why there is a delay of seven hours between one guest leaving and the next one arriving. The main bedroom with its magnificent four poster bed does not require a 'makeover'. If this guest wanted a different style of furnishings and decorations perhaps they would have been better served going elsewhere. Property Owner

  • "Had a lovely stay at this cottage during school Easter break."

    It is well placed to visit surrounding attractions. The cottage is well equipment, clean and very warm. Would highly recommending staying at this cottage. Unfortunately for us the local pub wasn't open until our last night but the cottage owners weren't to know that.

    We liked the upside down layout. The cottage is well placed in the village with off road parking. The garden and courtyard we really liked, but as it was March when we visited we didn't get to sit outside. The owners were helpful and friendly.

  • "The cottage provided plenty of hot water and heating."

    White goods were sufficient and equipment was well covered although rather in need of replacing especially cooking utensils which were rather thin for the electric cooker and not overly clean. We felt the property was very tired. There was only two of us but had there been more, a three bedroom accommodation, then comfortable seating in the lounge area would have been hard to find. Also a feather settee, leaking feathers, not good for allergies Such as mine. The tumble dryer needed some encouragement to work, big thump, and the main door lock needed removal after locking ourselves in. The owners were very helpful on both issues. We just think they are a bit 'out of touch' with users expections these days. A perfect location for all the best beaches in Cornwall however and we had a good holiday.

    My wife and I are rather puzzled by this feedback given the first rate comments we have received during the year. The cooking utensils are perfectly standard good quality pots and pans. Two are scratched due to busy usage this year and in accordance with our usual practice will be replaced at the end of the season. This customer says that there would be insufficient seating in the sitting room for more than two people? There is a large three seat sofa, a good size two seat sofa, an extremely comfortable and large arm chair plus a leather arm chair. We often have six people staying who find it very comfortable for their needs. We do NOT have a feather sofa, there is one feather scatter cushion amongst the rest. She could have put this in a cupboard or had she told us of her feather allergy before she came we would have had it removed. The tumble dryer developed a problem during her stay, the engineer fixed the problem but we bought a new one as he could not guarantee it would not re-occur. This was fitted the morning she and her partner left as we explained to them we did not want their stay to be interrupted by men moving heavy white goods in and out. She appeared to have a problem with the secondary door lock (not the main one as she says) and so I removed the catch. It would not have interfered with the security during her stay and has now been replaced. I am sorry we could not agree to her request to book two prime summer weeks next year direct with us for her and her partner plus grandchildren, to avoid going though Helpful Holidays/Sykes in order to save her money. We explained we are contracted to you and in any event would not contemplate doing that sort of thing. Property Owner

  • "A very comfortable and attractive property situated in a delightful village ."

    It was well equipped with a properly dog secure courtyard/garden. On the downside the carpets did not appear to have been hoovered,there were numerous cobwebs and the sinks were not particularly clean.

  • "Fabulous property, in quiet location."

    My son has autism and has a particular interest in sash windows, so he loved it!! Near to church and graveyard with spectacular views of countryside. 5 minute drive to Polzeath. Only small downside was weak wifi to furthest bedroom, however, it meant the teenagers spent more time with us!

  • "Grooms cottage was gorgeous and very quaint, it was well equipped and cosy ."

    Parking was good and garden lovely, safe and private. Would really benefit from a new quilt and pillows in the main bedroom though and the downstairs, which is the bedrooms, can be quite cold. The cottage is in a very quiet location, close to Rock but not so quick to get to Padstow and the foot ferry including parking would get expensive if doing this regularly. All in all really enjoyed our stay and would recommend but not if you want Padstow on your doorstep.

There are just a couple of points I feel I should make however, I am puzzled by your reference to the pillows and quilt in the main bedroom needing replacing as the quilt was replaced at the beginning of 2020 and the pillows were replaced in February this year in time for the start of the new season. Our housekeeper reported that when her team went in to clean after your stay the temperature all over the house including of course the ground floor was 23.5 degrees C. and that the controls on the boiler had been altered so that the temperature was kept at that level 24 hours a day. We do of course have a notice saying not to touch the main boiler controls . Property Owner

  • "We had a brilliant stay ."

    The cottage was lovely. Perfectly situated , close to coastline and attractions. There were thoughtful extras, such as BBQ coals and condiments , a great selection of books too. My only criticism would be that our party found both double mattresses were very uncomfortable ( but you can’t please everyone ) and the bedding and pillows had seen better days ( so it might be worth taking your own ) it wouldn’t stop me from returning though. The hosts were delightful , the area perfect for exploring . All in all an excellent holiday in a fabulous place .

  • "The cottage itself was as expected."

    Lovely location. I do have a few tips which could hopefully help future guests, I wish I had been aware myself... I would recommend bringing a stick on/suction black out blind if you have children in the twin bedroom, the curtains don't do much to keep the light out, same for the double bedroom (we ended up putting blankets up as it was so light come 5am!).

  • "For a winter break Groom's Cottage was ideal."

    In fact by the evening it was too hot and we were shedding jerseys. The Tysons were extremely welcoming and had anything been wrong we would have confidently asked for their help. We enjoyed their selection of DVD's and the cosiness of the cottage. The only blemish was when the oldest of a selection of pans came unscrewed after our last lunch!     It is in a very quiet and pretty location, a few minutes walk from an excellent local pub, where we (and especially our dog) received a very warm welcome. The cottage is very warm and has everything you could possibly need for a home from home experience. The owners were friendly and helpful and happy to ensure we had a great holiday. We enjoyed it so much, we have booked to return next Spring with some family members, including our little granddaughter. (The cottage also has a high chair and stair gates). All in all, a fabulous holiday and the beautiful weather we had for our coast path walks was a bonus!

  • "Several relatively small issues but all add up when put together."

    1. Needs a clear bin routine. No grey bin for general rubbish, was told to leave black bags outside, clearly this wouldn’t work with foxes, cats, seagulls etc... 2. Very limited supply of bin bags. 3. All crockery mis-matched, chipped etc... 4. Kitchen utensils extremely cheap & flimsy! 5. Beds and pillows extremely uncomfortable, hard, lumpy or past there best. 6. Outdoor seating, clothes line, pegs have clearly lived outside for many years without any maintenance, cleaning etc... 7. Outdoor paving dirty, uneven, wobbly. Again very little maintenance or cleaning. 8. Not peaceful or relaxing due to hammering, banging, power tools from the maintenance men starting at 8:30 - 17:00, every day from the owners property, next door. 9. Private driveway used as a shortcut by maintenance men. 10. The Fourways Inn at the top of the road is a lovely warm, friendly local pub serving excellent meals and drinks! A much needed escape. OK and would be perfectly acceptable but certainly not at this price. More 2 star than 5 star!

The property

This grade II listed, detached, 18th century, ‘upside down’, former groom’s cottage is right in the heart of the sleepy village of St Minver.

A stylishly renovated property, it provides lovely, all-year-round family accommodation in this popular part of north Cornwall.

Steps up from the private courtyard at the front of the cottage lead to a glazed front door and hallway with traditional flagstone floor and three ground floor bedrooms, a four-poster double with en suite bathroom, another double, a twin and a separate shower room.

Also on this floor a very useful utility room with a further shower cubicle.

Up on the first floor, an open plan living area with a well-equipped kitchen, dining area and cosy sitting area with wood burning stove, perfect for planning the day ahead’s adventures.

Outside, a private courtyard with garden furniture and barbecue, and a terraced garden at the back, perfect for relaxing at the end of the day.

If you're feeling energetic, try out the water sports centre and sailing school at Rock, just 2 miles away where you can catch a foot ferry across the Camel estuary to lively Padstow.

For golfing fanatics, there’s a fine course at St Enodoc.

In a peaceful location, this is an excellent cottage for families with easy access to north Cornwall's beaches and attractions.
