  • "Falls short on being very good to just good due to."

    .....after checking some facts with your office, there is no garden table, the fridge is not an icemaker, there are no seats in any bedroom, there is room but non provided. Your office reply from the photos on the details, well its time the photos were updated so their info is more up to date. Its a nice place but lacks a lot to make it a comfortable home from home stay and thats a big shame. Details let it down

  • "Great house, enclosed garden, good location."

    Only issues were a leaky sink in the main bathroom and lack of surface space in the kitchen, a little awkward as we were catering for 8.

  • "Conifers is a lovely house, in a great location for footpath to Polzeath and walk to shops and ferry, but also quiet and with plenty of parking."

    It suited our three generation family perfectly. The beds were super comfy, sitting and eating area worked well for our group of 6 and kitchen is small but fine for a holiday with limited cooking. We has an issue with the washing machine but the agent got it sorted out fairly quickly.

  • "Great cottage but needs some attention."

    Dog friendly but front gate stuck open onto main road so very disappointing - we had to do temporary fix. Main bathroom very slow drainage in bath making showering for 6 guests not pleasant. En-suite shower window does not open so full of condensation. Thicker curtains in main bedroom would make it more comfortable as woken early at first light due to very thin net curtains. Always fail to understand why a property that sleeps 8 does not have a large enough dining table to accommodate those 8 guests. There were 8 chairs but table not big enough so not comfortable to sit around for a long period. No welcome touches ie bag of logs for fire. Went to turn light on by bed in main bedroom only to put hand through a mass of cobwebs. Overall comfortable beds and sofas and well equipped kitchen, good location but could just do with some attention in the areas mentioned above.

  • "Don't often write reviews but do always read reviews and realise how important and helpful they are to future holiday makers so decided to contribute This Christmas holiday and break meant so much to all my family for various reasons - so we paid so much more for a rental than we normally do, we realised that hosts hike up their fees for the Christmas week so we were prepared for this increase but felt increasing by double a little greedy!"

    the week before our stay was 700 our week was 1400! So we all chipped in to achieve this total we chose this property for the 4 bedrooms and large living area The size was true to description with comfy sofas and beds and a wonderful open fire (but no fire irons which made it impossible to tender the fire ! ) The kitchen was ok with just enough equipment for 7 of us a real mish mash of plates cups glasses and utensils which were all scattered in one big cupboard, not enough variety of pans if cooking for 7 The tv was amazing which the kids loved - huge - might be worth adding smart tv to description as I bought especially a Amazon lite as description just said sky tv The ensuit shower is incredible Plenty of hot water and the house was warm although on a timer so heating went off at night - maintenance came to look at it but sadly still kept going off At night but daytime toastie and warm The downstairs shower superb for after surfing and wetsuit drying a real plus The dining table too small for 7 guests - only seats 6 Cleanliness - cobwebs, dust , some pans and utensils dirty , bathrooms clean - paying high end for this cottage should be immaculate and really clean - it wasn’t - it needs a really good spring We stay in various different holiday let’s in this area and have always been welcomed with a token bag of logs on arrival to get you started - so disappointing no starter pack, fire lighters or kindling to get you started - last thing you want to do after long drive unpack then start driving around looking for somewhere to buy logs for first night , especially as check in is 4 o'clock - way too late ! Welcome bag of biscuits butter and tea nice touch! A small thing but so important - at least one new loo roll in each bathroom would have been nice not just someone else's 1/4 or half rolls left ! 2 bin liners left and 4 dishwasher tabs left ? Plenty of towells and nice quality As various others have commented and reviewed the lighting in the tv room is dreadful - bright LED wall lights - stark - no dimmers and no lamps - but we had read this in reviews so bought our own lamps which transformed the room with warm subtle lighting kindly a real Christmas tree was put in the house so we bought our own Lights ans dex to decorate - Sadly the Curb appeal to this cottage is zero - my heart sank on arrival (such a shame as the inside of the cottage is great ) - it's the side elavation to the house - the wall looks grubby and dirty with a terrible unkempt tatty white garage (so easily resolved with lick of paint on both ) The worst view of a huge derelict white mobile home in the paddock next door that every room in the back of the cottage over looks - not a pleasant site at all - a real eye sore ! On entering the drive there is a pile of abandoned skip type rubble, metal and scrap, over the bank to the garden big pile of black bin liners look like they have been there for ever ( also previously commented on in reviews ) Our biggest upset of our whole Christmas holiday experience was dealing with John bray / Sykes - it was absolutely impossible to get hold of anyone everyone kept passing the Buck from one company to another and constantly being put thru to the wrong departments - it just doesn’t make sense to call Sykes in Chester about issues with John bray office who are on site but Sykes refuse to give you JB contact number so you have to physically go into the office - we had to phone 3 times about various issues we were kept holding for more that 45mins each time then eventually put thru to the wrong dept - then promised call back which never happened - so incredibly frustrating - the manner of the customer service on the phone was very abrupt and not helpful at all or apologetic - you have to phone Sykes in Chester to be put thru to John bray and even then not very helpful so we went into the office in Rock - there was a helpful guy on reception but the manager was a little abrupt and not very welcoming and made us feel really uncomfortable , the whole experience was not pleasant at all - these 2 companies do not work well in unison which is frustrating - if you are able to speak DIRECT with John bray , who are on site and know their properties it would make life so much easier, simpler and a more pleasant experience - Over all a nice laid out cottage but needs attention on above points

  • "Conifers disappoints on arrival and the pictures on website make the property look nicer than it is… this property is more expensive than Harewood that we took last year through John Bray but lacks the charm and atmosphere which could be improved quite easily."

    Windows filthy inside and out (photo) Lots of rotten windows that do not open - bathroom window does not open so musty when you arrive and rotten wood and the kitchen window latch is broken Pile of back bags dumped rubbish just by boundary wall of property at the back - first thing you see when you arrive (photo included) Grotty views at back to portacabin in field and dumped rubbish Dumped rubbish on drive just as you turn in to property Lighting no atmosphere- no table lights or dimmers - bright and stark. We needed to bring the bedside lights downstairs to make the living room feel cosier No wood - this is mean I would supply for one fire - also no matches or lighter Bathroom with bath the shower tray in wall is rusty and wonky/ should be replaced (photo) Light bulb gone in kitchen on arrival like that Light bulb in hall gone too No washing line or helpful outside rail to help with drying wetsuits - easy to add and would help enable less water coming into the house with damp wetsuits Property should fit 8 but only 6 chairs fit around the table!! No maps, books - an ordnance survey map of the areas would be helpful Broken and chipped glass on arrival in cupboard (photo) - this should have been removed before the we arrived Garden could be improved with 5ft being taken off the hedges to let more light in - the fact the front and side is so overgrown means you lose more light Good things about Conifers Hot water Good exterior shower We were very impressed with our stay in Port Issac last year and to be paying more for a property that has no style or character and does not compare to the last one we rented for less money is a disappointment. I am being honest but suggest you drop the rental price or get the owner to put some love into Conifers.   • "Property was not cleaned on arrival."

    Spent 5 hours cleaning it. Was provided with clean linen which was something but still had to make all the beds. An emergency cleaner was sent the next day but she was not familiar with the property and said she found it hard to clean around our belongings. The fridge didn’t work at all which we only discovered towards the end of our stay as all our food went off. Was provided with a bottle of Prosecco as an apology but expected compensation in the form of a monetary refund as the experience really ruined the trip.

  • "We thought Conifers was lovely."

    The owners have obviously invested money in the soft furnishings which made the property very comfortable. We found it frustrating that certain windows didn’t open especially in the bathrooms. Noted the front windows have been replaced, property would certainly benefit if all the other windows were replaced. Glass coffee table in the snug area not suitable for young children - I would suggest removing it as it’s not needed and blocks the access to the French windows. Maintenance - garden brambles and roses need cutting back in the garden, balcony and windows need a good clean. Despite these little issues we would certainly visit again - good family sized comfortable accommodation,

  • "Overall we were very pleased with our stay at Conifers, St Minver."

    The weather was glorious which always helps! A couple of minor observations: It is possibly the door lock, but the back door key (from the key safe) is extremely temperamental...unable to enter the property on many occasions subsequently had to use the front door. Window does not open in the ensuite bathroom... lounge window (near the rear fireplace) will not stay open......

  • "We had a wonderful holiday and enjoyed Conifers."

    However, the following may help future guests: outside "Conifers" sign, great difficulty identifying property on arrival; no cloths line to hang out wet clothing; Henry hoover bag totally full and no spare, messy job trying to empty bag to enable Henry to work, horrible; screen in master bedroom inadequate and difficult, requires curtains or blinds; no garden furniture for eating outside and bar-b-que's in garage unfit to use. Would stress, though, that Conifers is otherwise an excellent property and subject to resolving above we would be happy to rebook.

Conifers is an attractive, stone-fronted holiday cottage, located at the top end of Rock Road in North Cornwall.

Padstow 1.5 miles via ferry; Polzeath 2.8 miles; Wadebridge 6.2 miles.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country.
