• "Little Orchard Barn was even better than we expected."

  It's a really characterful home away from home with very comfortable, quality furnishings - a great bedroom and separate living room. Truly dog-friendly, which was perfect for us with two labradors. The property and garden are well maintained and it was a lovely touch to have fresh flowers in the rooms, a cream tea on arrival, and some dog treats. The little kitchen is well equipped with everything you need to fully self-cater if you wish (the only extra I would have liked would be a teapot). The location is great, we had a lovely long coastal walk right from the door (accessing the coast path by following the river) and it is within easy drive of some great days out. Almost don't want to recommend too highly in case it's fully booked next time we want to stay!

• "Our booked six night stay consisted of one night before we gave the keys back and found somewhere else to stay."

  In 25 years of renting holiday cottages, this was by far the worst. Spartan, poorly equipped, no room whatsoever, no storage space and what we believed to be us having the run of a large garden (as the photos depicted) for our two spaniels, we had a 12 x 12ft patch of grass. The tv is at a 45 degree angle to the settee, so you had to crane your neck to watch it. No net curtains so no privacy. A kitchen without a cooker, draining board or washing machine, the latter essential for a cottage that's supposedly dog friendly. As for the front door..... We were told NOT to turn the car around using the property opposite's drive which necessitated reversing down the narrow lane to get out, no mention of this when we booked. Presumably the cottage owners and the neighbour don't get on? The directions to the place weren't even accurate. If this place WAS converted from a barn, I can only assume that the barn was more comfortable. When we departed on the Sunday morning, the owners weren't in, so I texted them to say we'd left the place and to let them know where we'd left the key. Several hours later they replied to say, "oh dear, thanks for letting us know, we hope you find something more suited to your needs". No apology, no " what could we have done to make your stay better?", essentially, " thanks for your £400, 'bye". I just can't believe the glowing reviews for this place, people must have very low expectations. We will NEVER book through you again, a complete and utter disappointment.   I was sorry to hear that Little Orchard Barn didn't meet your expectations (I did state this in my text message which you have unfortunately decided to edit). However, as the only thing you mentioned in your text message was that the property was just too small for you. Something which is obviously impossible for me to change, it is a little strange for you to expect me to say " what could we have done to make your stay better?" You state that you can't believe our previous reviews. I can assure you that they are all true and feel that it is quite rude to say that our previous, lovely guests, have low expectations. Just because you didn't like the property, to imply that other guests have low standards is unnecessary. I can assure you that we get on extremely well with our neighbours, we just believe in showing respect for other people's property. Yes, the lane is narrow, as many are in Cornwall, something that we, and many visitors consider to be part of Cornwall's charm. There is space to turn outside our gate and it is perfectly possible to do so without having to use our neighbour's driveway. With regards to directions to the property, I am sorry that you couldn't find it at your first attempt. Occasionally certain Sat Navs struggle in the area, although most of our guests do find it without any problem at all. You were very close to finding us and my daughter walked you round to the entrance after you bumped into my husband to ask for directions. Moving on to facilities, our listing specifies what is included in the property and a full-size cooker and washing machine are not listed and neither do they appear in any of the photos of the kitchen, which clearly shows everything that is provided. Many of our previous guests have taken time to mention in their reviews how well equipped the property is. With regards to the garden, the lawn is not the entirety of Little Orchard Barn's garden, which is clearly shown in the pictures on the listing. The photos and the listing do not in any way depict that you have the run of a large garden. Many of our previous guests have also stayed with their dogs, all of which have been happy. There are also many countryside walks and beaches available within very close proximity for dogs to stretch their legs. I believe that our listing is accurate, but I am always open to suggestions to make it better, However, I would suggest that all guests read the listing properly, view the pictures included and ask any questions that they might have before booking, as we want all our guests to have a lovely holiday. • "What a beautiful little cottage."

  We had a lovely week there. The cottage was lovely and clean and everything you needed. Location was good for us. The only thing we had problems with was when we first got there how to get to the cottage. we rang the owner and she waited on the front and once we done it the moment we was fine. The people that owned the cottage were lovely and thank you for the little gifts you left us when we first got there. There was some lovely walks for us and the dog, and there was a few lovely Cafes around. And we will definitely be going again when we visit family at Saint Austell .

• "Little Orchard Cottage was a very good location for visiting the surrounding sites."

  It was a very enjoyable holiday, the only downside was the access through very narrow lanes off the property and difficulty parking. The step up into the property could make access difficult for some people. Access to the very nice and compact garden via the steps could have been trimmed back. • "Couldn’t fault the accommodation, it was clean and comfortable."

  The kitchen had all the necessary equipment for preparing light meals. The garden was perfect for our dog, safe and secure. We were warmly welcomed by the owner and left treats for both us and our dog. Thank you. Unfortunately it’s only let down is the availability of parking. It is very difficult to manoeuvre anything bigger than a small car, plus the neighbour opposite will not allow you to use even a few feet of his property even though this isn’t clearly defined. Generally we had a good week there.

• "I definitely recommend this property as a base to explore."

  Local amenities are plentiful. Our host was friendly and welcoming on arrival. The garden is small but secure for pets and outside seating is provided. If you wish to visit many of the beautiful places that Corwall has to offer, then most can be reached within an hour's drive.

• "Lovely holiday, private garden, ideal for our dog, lovely to sit and watch numerous squirrels and birds."

  Good central location for driving to lots of different areas. Very comfortable, nicely decorated and very clean. Access would be difficult in a large vehicle but OK with a small car. A very high step into the property so not suitable for anyone with poor mobility. Had everything we required for our stay, but only a small combi oven and 2 rings if you wanted to do a lot of cooking but adequate for breakfasts and lighter meals. In all, a lovely place to stay.

• "The cottage was immaculate and furnished well!"

  Bed was very comfy!! It was perfect for our stay lovely scones jam and cream waiting for us too! We were lucky with the weather and explored the area recommend the Wheal Martin Clay works, Charlestown Harbour, coastal walk Gorran haven down to Vault beach, Mevagissey , Fowey . 40 mins to Padstow , coastal walk St Trevose ,St Agnes Head coastal walk , beautiful views!

  The welcome package was very appreciated - a lovely touch. We have a medium sized car which we were able to turn in the driveway fine, however an estate car might need to reverse in/out, but it's not far !

  The scones, cream & jam as well as treats for the dogs was a lovely touch. The barn is very comfortable making it home from home. Everything has been thought about. Lovely little lawn area for sitting outside and for the dogs to relax. Please don't be put off by the previous reviews of the narrow lane, this was not a problem at all and we have a big car. We would definitely book Little Orchard barn again. We had a lovely stay. Ali & Nick

• "Just returned from a 3 night stay."

  Property was immaculate and scones, clotted cream and jam was very tasty. Highly recommend we have 2 Bearde collies who enjoyed relaxing on the small lawned area every time we returned after a trip out. Very quiet location perfect for a getaway from it all break. • "Little Orchard Barn was a vey lucky find and we thoroughly enjoyed our time there."

  It is one of the two best cottages we have stayed in. We received a very warm welcome along with some tasty treats. The cottage is comfortable, very well equipped and thoughtful touches make it feel very homely. Please don’t be put off by previous negative comments regarding narrow lane to access the property. It is a very short distance which we managed very well in our Honda CRV, which is not a small car and with due care we were able to drive in, turn round and drive out again with confidence. There is a lot to do in the surrounding area and the shops are close by. Do come and stay at Little Orchard Barn you won’t be disappointed. Many thanks to the owners

• "We had a wonderful stay."

  Everything was perfect. The property is very close to St Austell and if you’re feeling active then a 35 min or so walk to the beach down quite a wild path. We loved the touch of scones, clotted cream and jam and our dogs loved their dog treats. Other really nice touches were fresh flowers and great kitchen utensils, even a cafetière. It was a very peaceful and perfect stay. My dogs are small and one has a disc hernia, so we bought our dog steps along with us for the step in and used the other for the pretty courtyard garden. We are looking forward to hopefully coming back at a future date. Thank you.

• "Hi. The property was well maintained, very clean and comfortable."

  The welcome pack was a nice touch. The property was handily placed for visiting local places of interest. The only downside was the access, the property is in a very narrow lane right at the end with no turning point. If you had a small car, you could perhaps reverse through the gates of the property. I have a 4x4 which deemed it not viable, which meant I had to reverse down the lane (150yds) each time I went out, with around 6 inches to spare each side of the car, so not easy, and not ideal, but that aside a very enjoyable holiday

• "We had a wonderful break."

  The accomodation was clean, fresh and peaceful. My only minor concern was no cooker. I would have preferred a cooker to a dishwasher. There was a microwave that was easy enough to use and 2 induction burners. However it was a perfect place to stay, some beautiful beaches near by only a short drive. It was lovely to arrive and find some treats for us and our dogs ☆☆☆

  Lovely, clean and cosy and perfect for a short break. The enclosed garden was perfect for our little dog. It is well positioned and a great base for exploring the local area, so many lovely villages and beaches nearby. We particularly enjoyed Charlestown, Mevagissey and Gorran Haven. I would not hesitate to recommend Little Orchard Barn to friends and family.

  It is difficult to find, and I agree with previous comments that access for a large vehicle would be very difficult. The property was very clean and comfortable, albeit a little bit more compact than we had expected but this wasn’t a problem. The smoke alarm in the kitchen was very sensitive! We enjoyed seeing the garden wildlife and hearing the owls at night. We’d certainly stay there again and thank the owners for making our holiday enjoyable.

• "It was a lovely cottage, and a lovely welcome of a cream tea and essentials, which allowed us to sit down and recharge our batteries after a tiring journey."

  It was quiet and relaxing with all the facilities to cook and eat. Lots of interesting places to visit nearby. Local shops an easy walk, with St Austell itself just slightly further. Several, more major grocery stores a short car drive away. Walk to the beach was a little bit further than expected, but it did us good. Our dog Lillie loved it as well. A big thank you.

The owner even washed our dog’s blankets, we will definitely recommend this lovely accommodation with no hesitation at all. The owners are a lovely couple and need a special mention too . • "Excellent accommodation, loved the extras like milk, loo roll, cleaning materials and especially the cream tea."

  Unexpected, but appreciated. Although the listing states that there is a steep step into the property, I think it needs to be made clear how steep, especially if its someone not so mobile. The step is hidden by the door so you can't judge from the picture. I did experience some difficulty getting up the step. A hand hold would have made life easier, just something to grab onto to. Other than that I had a great stay and the facilities were exceptional, very clean and well stocked.
