  • "A lovely property - well equipped, comfortable and a haven of peace and tranquility set in a beautiful village."

    Thoroughly enjoyed our stay, so much so that we have already re-booked for next year. The garden is a particular joy, given the weather and the time to sit out in it - lots of birdsong and even a young deer who occasionally wanders through - the owner obviously takes great care in maintaining both the property and the garden.

  • "Lovely cottage, perfect location."

    Interior and exterior of cottage accurately advertised. Only drawback was that the kitchen conservatory was too cold to use even with heating on. Garden not enclosed for 4 legged friends so had to stay outside with them. Overall a great place to stay. It would be even better in the warmer months.

  • "All Souls Cottage was a perfect break away from the hustle and bustle of everyday life."

    The peaceful setting, surrounded by a lush garden of plants, flowers, and trees, was exactly what we were looking for. The cottage itself was well-equipped with all the amenities we needed, and we appreciated the thoughtful touches. We used the cottage as a base to explore the Cotswolds, and we were within easy reach of many of the area's attractions. After a day of sightseeing, it was always a pleasure to come back to the cottage and relax in the garden with a glass of wine. We could hear the birds singing and the wind rustling through the trees, and we felt completely at peace. We would highly recommend All Souls Cottage to anyone looking for a relaxing and rejuvenating getaway. The cottage is beautifully appointed, the location is perfect, and Duncan’s welcome information was of such help to begin our relaxation, very friendly and helpful. We had a wonderful time, and we will definitely be back!

    The house is beautifully decorated with an amazing bird-filled garden. The owner thought of everything a visitor would need. Perfectly clean. Beautiful views of the church. The owner kept in touch to see if we needed anything, which means a lot. I know anyone who stayed here would be extremely delighted. We certainly were!

Very clean and comfortable and although we took all our own things there were lots of “get you in” items on arrival which was a very nice touch.     Well we had a quite splendiferous time at All Souls Cottage.A true gem in a wonderful village.I went on many glorious walks,the grown ups were in raptures at the beauty of the villages and countryside,while I was more interested in the smells,and any streams I could jump in.Eastleach is wonderfully positioned to explore the Cotswolds.   • "This is by far the most beautiful cottage I ever stayed in!"

    We loved everything about the house: the architecture, the view, the interiour decorations, the beds (already made up), the fact that the kitchen is so well equipped, etc. etc. And the garden! This is really beyond everything! Loved it! As the weather was so hot, we didn feel like going to visit too many sites. So we did that in the mornings and relaxed in the shade in “our” garden while watering the borders.The contact with Dominic was always very pleasant! We felt ultimately at home and didn’t want to leave. I would definitely recommend!

  • "All Souls Cottage is beautifully appointed and wonderfully situated."

    It takes a little while to get used to some of the unusual (to us) features like the "upside down" layout and the internet sourced TV but this actually helped to make it a rather special experience. The garden in particular is a real treasure. The village pub, The Victoria, has been "done up" since we were last there before the pandemic and is lovely - but the prices have escalated and it no longer opens Monday or Tuesday. Also The Swan in Southrop has not re-opened post pandemic so walking for a pint is limited.

    We enjoyed the conservatory and lovely views of the garden which was immaculately maintained. We also appreciated the central heating to offset cool mornings and evenings. Both my friends enjoyed their stay and would like to revisit, maybe in the Autumn.

  • "Beautiful cottage with an immaculate garden overlooking the church and village."

    Good basis for exploring The Cotswolds and plenty of dog walks straight from the front door. Very peaceful with little traffic especially during weekdays. Lechlade, the local town although more of the size of a large village, has everything you need including a lovely soda bread bakery and Lynwood and Co a local independent coffee shop with the best tasting coffee.

It was immaculate, comfortable to live in, pleasing to look at (furniture, pictures, &c.), great selection of books. And a beautiful garden which had clearly been very carefully planned to give year round interest.

  • "Would of been nice to have loungers for the garden to sit on."

    It was very cold downstairs bit damp,Lounge was not very comfortable but other than that was really lovely place to stay. Not very secure for dogs either could not leave them in garden on there own but we had a lovely stay thank you x

    Thank you for your feedback regarding your stay in 2019. The cottage does now have seating in the garden and the heating is fine and working throughout the house, but with all stone built houses, you will find they will be cooler than the average new build . With regards to the garden, we would generally say no garden is 100% secure, as dogs will get out if they really want to. That said we hope you still enjoyed your stay and that you made the most of the wonderful views. It's a lovely spot to base yourself in the Cotswolds. Property Owner

  • "A simply charming cottage in the most beautiful and dreamy village of the Cotswolds (Eastleach)."

    In every corner of this old building and wonderful garden you can see the love it was furnsihed, designed and equipped with. Fully equipped kitchen, washing machine, dishwasher, big fridge, freezer, lovely fireplace, TV. Unfortunately just one shower if you come with the maximum of 5 guests (the other bathroom is not recommended to have a shower in the bathtub). Unbelievably beautiful dining table with a view into the garden. Quiet. Comfortable beds and duvets of a quality we`re still dreaming of. In the middle of nature, so don`t be too afraid of meeting a spider here and there ;-) The peaceful little church opposite is not in use but open all day and night and worth a visit. Crystal clear brook right behind the church. Visit the friendly pub just a few walking minutes away! For people from a big city please check the stars on a clear night. Favourite next village: Lechlade! For people interested in rare airplanes, visit the military base a few miles away for plane spotting, you won`t be the only one...

  • "This is a lovely cottage in beautiful settings."

    The garden is so pretty and well maintained. The standard inside the cottage is high and it was nice and clean. Definitely would recommend staying here. The local pub was disappointing for food as they had several dishes on the menu where to food had run out.

  • "We thought the house had a lot of character with a superb garden ."

    And off road parking and is set in the beautiful village of East Leach The village pub is less than a 10 minute walk from the house and has a nice lunch and dinner menu The nearest town is Lechlade with a nice selection of shops ,supermarket and a service station There is an Indian,Chinese and fish and chip shop with the river Thames running through . The Television is a smart TV but not connected to live channels only through BBC i player The garden could do with a washing line to hang out washing . Apart from that we were delighted with the house and would certainly recommend it to anyone .

  • "All Souls Cottage: Review."

    We have been many times on holiday in accommodation provided by Sykes. They have always come up trumps and we have always been delighted with the standard they provide. This time they excelled even themselves and exceeded our highest expectations. “All Souls Cottage” is superb. Being an old building, it is full of character, for example, the windows. The accommodation was warm, spacious, well appointed, scrupulously clean, beautifully furnished, tastefully decorated and fully equipped with every modern convenience, including (and new to us) internet television. Dining in the conservatory overlooking the garden was a real pleasure. A table and seats were also provided for al fresco eating. Both the cottage and the garden are totally private. It is easy to think of the cottage as a permanent home. The icing on an already scrumptious cake is the garden. It is truly excellent; well stocked with colorful plants, shrubs and trees. There is also a well-manicured lawn. The garden, with its different levels, has been designed with imagination and skill. Whilst we were at the cottage there was a resident pheasant and we saw squirrels and many different birds. The cottage sits in the sparsely populated, picturesque Cotswold Village of Eastleach. It has its own pub. This is but a short walk from the cottage and its welcoming staff offer a varied menu at reasonable prices. We had the pleasure of meeting the owner who was able to give us some of the background to the cottage as well pointers to the many local attractions in the area. Included in these was the adjacent fourteen-acre garden at Eastleach House. This is open by arrangement; details are in its website. If you are able to see it, you will be delighted with its design and scope. All Souls Cottage in Summary: Positives: All of the Above. Negatives: None. Recommended? Absolutely !!

  • "All Souls is a truly beautiful cottage set in a lovely garden in the very pretty Cotswold village of Eastleach - a quiet, secluded paradise."

    There are wonderful walks in and around the village (great for humans and fantastic for dogs), and the cottage is within easy driving distance of lovely Cotswold towns including Burford (just 6 miles away), Bourton-on-the-Water and Stow-on-the-Wold. There is also an excellent village pub (dog friendly) that serves good food. All Souls is very highly recommended.

The property

Hidden away from the main road, in the quaint village of Eastleach, is this beautiful, Grade 2 listed detached cottage surrounded by greenery.

The church of St. Michael and St. Martin rests adjacent to the property, adding to its picturesque appeal.

It boasts a traditional, English country feel throughout with delicate wallpaper prints and uplifting colour schemes.

Character is retained in its old, church-style windows, minster fireplace housing a woodburner and beautiful furnishings in the living room.

Cosy around the fire and really make yourselves at home, surrounded by the warmth of your loved ones.

There are two ground-floor bedrooms comprising a small double and a twin, sharing a bathroom with a large bathtub and hand-held shower.

There is also a well-appointed kitchen and the dining area sits perfectly within the conservatory, flooded by natural light drawn in from the floor-length, arched windows.

Together they combine over 60 listed buildings and farms, along with two parish churches to form Eastleach. This quiet village is nestled within the county of Gloucestershire, boasting a superb position for touring the delights of the Cotswolds.
