"Delightful atmospheric cottage which was very cosy and very comfortable to stay in The outlook onto the garden was very attractive and we were supplied with two chairs and a table to sit and enjoy the evening sun."
Inside there was a large table, a compact kitchen with a rather complex , but effective combined microwave and oven and superb, eclectic book collection plus games. TV and WiFi effective. Bathroom spacious with two very useful safety grab handles on efficient shower Bed v comfortable with cotton bedding. Two USA ( I think) adapters supplied but no two pin socket for shaver, electric toothbrush. Tea, coffee left for us and milk offered if we needed any. We asked for teapot and were supplied with v.nice antique one! Simon also gave us a bowl of very tasty homegrown tomatoes. Garden v attractive. V helpful, nice host, though not always around, but did respond to texts/ emails . V useful shop/ post office/ cafe/ plant stall in village.

"We enjoyed our stay at Ryepiece, perfect location for touring the area, very peaceful setting."
Only few minor issues, WIFI was very weak kept dropping out, could do with more crockery i.e pasta/soup bowls etc, kitchen tap had some mould around it, otherwise a good place to stay.

"Comfortable cottage ideally situated for Stratford, Warwick & North Cotswolds."
Cooking facilities a little limited & Garden a little on the wild side! Good local Pub/restaurant.

"We were so looking forward to our stay at Ryepiece Cottage, only to have to feedback that it was disappointing."
Apart from it being a little tired and need of some attention in places, below are areas which we feel the property on this occasion let the standard down that we have become used to when using Sykes Cottages. This property was not cheap, at just over £200 a night, the following issues were disappointing: * kitchen drawers in front of the sink dirty, and just needed wiping down * bathroom mirror needed cleaning, again so easy to do but evidence that the property had not been prepared properly * pubic hair on top of the toilet and in the shower * bath and hand towels so heavily washed, rough to the touch and smelt musty and not fresh * three large dead hornets removed on arrival, again demonstrating a lack of proper cleaning * the microwave/combi oven seemed to only be operable as a microwave oven, meaning food we bought prior to arrival remained uncooked. There were no cooking racks. We are careful users of property, and safe to say we actually left the property in better condition. than we found it. We do not usually give such negative feedback. Please look into some refund option, as the standard was sub optimal.Â

"Ryepiece Cottage was a wonderfully cosy and private bolt-hole to come home to on a winter's day, especially with its ancient beams."
Ant and Simon were friendly owners and offered suggestions to suit our interests - Simon seems to know every good walk for miles around. Loved all the books. The kitchen is modest but adequate for simple meals and the Chequers in the village does excellent meals.

"There were several problems."
No freezer compartment in fridge. No hair dryer. Duvet too heavy and hot. Towel rail not working so shower room cold. Towels too rough to use comfortably. Chairs too low for table. Kettle lid broken. Knives blunt.
We have changed the kettle, sharpened the knives and brought a hair dryer. We have removed one of the duvets so quilt is lighter. The towel rail is working fine but you may not have turned it on at the wall. We have lowered the table. We do not own a tumble dryer so the towels are maybe not as soft as you are used to. "Well appointed cottage adjoining owners’ thatched barn home."
Comfortable bedroom, good bathroom and small kitchen area with instructions for appliances. The garden is especially attractive at this time of year and table and chairs were provided for us to sit out and enjoy it. Very quiet at night - lovely bird song in the day. The friendly owners were around and about, made us feel very welcome but did not intrude. Photos on the website are accurate.

"Lovely stay"

"Lovely cottage warm, clean , relaxing and inviting with everything you need and very comfortable bed ."
Upon arrival we had a lovely welcome from the owner Ant. Later on in the evening we attended one of their events to see Salt House perform a lovely evening with meal included and again a wonderful warm welcome from both of the owners & brilliant performance by Salt House. All others who attended were also so friendly and welcoming. The local shops and pubs were helpful and services very friendly . Only a short walk away to Chequers inn very welcoming and food reasonably priced with nice food . We will definitely go again hopefully soon . Cannot thank you enough for your kind and warm welcome- only wish it could have been a longer stay .

"A beautiful and cosy cottage located in a quite location very close to Stratford-upon-Avon."
Perfect for two people. The owner was very welcoming and gave us information on attractions and places to visit. It has a lovely front garden and a space to park the car onsite, relatively close to the house. The kitchen is suitable to cook meals from scratch as well as reheating ready made meals. A suggestion would be to include oven gloves.ideally, essential cleaning products, such as a brush, cloth to clean surfaces, as well as hand soap. It would be nice to include tea/coffee and sugar, especially on arrival. These are small details but it makes a big difference. Wifi wasn’t particularly great, maybe that could be looked into it. The bedroom and the bed were comfortable, the water in the shower was hot and with sufficient pressure. I loved browsing and reading the extraordinarily collection of books.

"We enjoyed a relaxing week in the beautiful Ryepiece Cottage."
Once it had warmed up on our first evening, it was very cosy and held the heat well for the rest of the week. Lots of interesting books on a variety of subjects to peruse! Well placed for exploring an area with a wealth of things to see and do. Some suggestions of items which are usually provided which weren’t present : hairdryer, cloth for cleaning surfaces in the kitchen, washing up sponge (although a brush was provided, this didn’t clean stains in cups or grease off plates and the crockery needed washing to remove the grease from previous occupants), oven gloves and soap for bathroom basin. Forewarned is forearmed!
All sorted. Thanks for pointing out Property Owner

"Ryepiece Cottage was a lovely place to stay for a long weekend."
The cottage was clean, warm, comfortable and a good kitchen with everything you could need. A short walk away was a great friendly pub and restaurant. The cottage is in a great place to visit all the Cotswold villages and then come back to your own 18th century barn conversion. Great place and friendly hosts.

"Ryepiece Cottage is a delightful, historic outbuilding of the listed Ryepiece Barn, which has been carefully converted and restored, keeping its original features, while offering a fully equipped holiday let."
The garden setting is a splendid, quiet and very pleasant place to relax, and its location in Ettington, close to Stratford-upon-Avon, makes it very convenient to all the local places of interest.

"I did state in their guest book that the towels were disgusting & a couple of other bits but quite honestly although there are numerous good reports in the guest book, l don't know who writes them."
We left there last Wednesday, deciding we couldn't stay any longer. The bed was comfortable but that was the only place. I couldn't sweep up before we left as there was only a dustpan & brush - no broom & it was all wooden floors! The only seating was a small sofa & 4 garden chairs, which because of what they were, didn't match the height of the table & certainly didn't match the room. I had to wash the mugs & the bathroom sink when we arrived as all were dirty & unusable. The toilet seat swivelled round & the kitchen tap moved as well. The owners had said they would be away but l assumed they would have had a cleaner in before new customers arrived but not sure about that. Usually, there is a welcome note of some sort but not even a vase of flowers. We have stayed in many a cottage but although this was pretty it was also far too basic for the price. Totally spoilt the relaxing time we needed. Suggest it has an overhaul before re-letting.

"A lovely cottage and garden, very comfortable and relaxing."
Excellent shower and comfy bed. Great location for exploring the countryside and locations of the Cotswolds and Warwickshire. Ettington has a good shop and pub, with good food, all very near to the cottage.

Good location for all attractions.

"Ryepiece cottage was a lovely barn conversion, very spacious, comfortable and a beautiful garden that we were able to enjoy as there were several places to sit in the sun or in the shade."
Several walks around the village and a handy spar shop just down the road and a lovely pub which serves very nice meals, enjoyed inside or in the lovely garden.

"Far exceeded our expectations in every respect."
A lot of thought has gone into the planning of this accommodation - quality furnishings/beautiful shower room/ delightful garden and such kind owners. Thank you Simon! We look forward to our next stay in August.

"A perfect countryside hidey-hole, located in a lovely quiet village (with a great cafe!"
) with plenty to do within driving distance. Hosts were incredibly welcoming and helpful, and went to lengths to make sure we were comfortable. 5/5.

"Beautiful cottage, in a great location for Stratford upon Avon, Warwick and the Cotswolds."
Between the tranquil surroundings and the bed being one of the comfiest I have ever slept in, we had soundless sleeps and found this to be a great place to relax and rejuvenate. The cottage has a very compact, but nice kitchen. I would recommend leaving some cooking oil and cleaning spray in the kitchen for future guests. The sitting room has a lovely artificial fire and large TV which was great to settle down in front of for cosy nights in.
-
"Cottage very well equipped and comfortable."
Great position for Cotswolds and Stratford upon Avon.
-
"The cottage was very clean, so we were surprised to find that the oven and tray were filthy."
There was also mold on the entrance of the shower. We did not see the owners so were unable to inform them, but it did not spoil our holiday. The cottage itself was beautiful and has a really comfortable bed.

"Ryepiece Cottage was the perfect antidote to todays hectic living."
It was absolutely perfect for our needs & I would recommend it to any couple looking for a comfortable, clean, well appointed & relaxing space to breath & let your stresses melt away.
-
"A comfortable compact cottage with easy acces both to Stratford upon Avon and the Cotswolds."
Very friendly hosts willing to share their knowledge of the area. We had an excellent holiday here.
-
"The cottage was so lovely and so conveniently located that we managed to see and do all that we wanted to, while also being able to stay in and enjoy each other's company."
We loved the garden space and were very pleased with the heated towel rack, too! Everything in the cottage was well thought out and meant that any guest would be happy and prepared to stay there. We really appreciated the hospitality and recommendations they gave us, as well, which made for a couple nice days out! Thanks again, we loved it!
-
"Nice little place but could be great with more effort!"
Small sofa insufficient for two to relax on, stained mugs, some tired furniture and a modest food welcome pack wouldn’t go amiss. Lovely cottage type garden but too wild.
-
"Our cottage was perfect."
.....absolutely perfect. Cosy, warm and with everything one would need for a wonderful stay in the countryside away from our very busy everyday lives. It was well maintained and beautifully finished to a high standard without loosing the beautiful atmosphere of a country cottage and its idyllic surroundings. Each day we visited a town exploring its history and admiring its buildings, there were so many to enjoy, Stratford, Burford, Morton , Broughton and Cirencester. Each one worth a visit. But best of all was coming back to the cottage each evening to our beautiful cottage, shutting the door and simply relaxing in total comfort, ready for the next days adventure. Our host was very nice, nothing was too much trouble and i must mention her amazing garden with all its knooks and crannies. We would love to return especially during the summer months to be able to take full advsntage of the garden. A wondergul break in wonderful accommodation in an amazing part of England, thankyou.

"The oven was not cleaned before our arrival."
Was expecting a welcome pack but none provided. Maybe I mis-read the details? Good location to stay but the sofa is the most uncomfortable piece if furniture I have ever sat on. Spent the week sitting on a dining chair at the table when we were there. Bed, however, is super comfortable & nice 'snuggly' quilt.

"The owners where very pleasant and helpful."
We very much enjoyed our stay and would go back again.
-
"Owners very informative on places to visit in the area."

The garden is lovely and we enjoyed sitting out there after a day out. The owner was friendly and helpful. Would be happy to go back in the future.

"Thr property was unusual, but it was well designed, and finished to a very high standard."
Our hosts Simon and Ant, were perfect, and went out of their way, to make our stay a happy one. If we have a chance, and if Simon and Ant, would let the property out to us again, we would love to go back.
-
"The cottage has everything we needed for our break."
Everything in the cottage is of a high quality and the garden is beautiful. The owner was very friendly and helpful. We have no complaints at all and will recommend to our friends and family. The surrounding area is beautiful and there is plenty to do within a short distance.
