  • "Lovely well equipped, clean, warm and comfortable property."

We were a group of 5 adults and one dog and we all enjoyed our stay enormously. The house being decorated for Christmas was a real bonus and enhanced our stay. Village is in a great rural location and made a good base for visiting the Cotswolds.

Thank you your lovely feedback. It's wonderful to hear you all enjoyed your stay at Holly Cottage and we hope to welcome you again soon for another stay with us. Merry Christmas from everyone at Manor Cottages. Property Owner

What a beautiful cottage everything was catered for so clean and very comfy sofas and bed we could not fault it at all lovely enclosed garden ideal for our dog the only fault with it was it could do with a bit of a cutting back as the bushes and trees were very overgrown also the parking space at the front was a bit tight but everything else delightful the property is in a beautiful quiet village the only thing that lets it down is the pub

Thank you for comments, we are so glad to hear you enjoyed your time at the property. We have recently taken on an additional gardener so we will get them over to the cottage to do some trimming back. We hope we can welcome you back to the Cotswolds soon. • "Lovely property, clean and beautiful inside."

Only thing is it’s lacking in kitchen store cupboard basics… no salt/pepper/vinegar etc which is unusual in a property of this quality. Needs a tin opener too. There was no cupboard space to store the food we bought so we had to shuffle things around to crest a space. Simple things but a bit annoying when you arrive with food shopping. Apart from that it’s a beautiful home and we enjoyed our stay very much, would stay again too.

Thank you for your feedback. We are glad you enjoyed your stay at the cottage and appreciate the comments you have brought to our attention. We will ask housekeeping to investigate the missing items in the kitchen and the layout. We hope we can welcome you back to the Cotswolds again soon. Kind Regards, Manor Cottages Property Owner

Very clean and comfortable with fabulous beds. Just found parking a bit tricky, would recommend that the greenery out front is cut back regularly over the summer to make it easier to get to the back door. Other than that we loved it and will certainly consider booking Holly Cottage again. Thank you.

  • "Fantastic, cosy yet spacious cottage."

We had a fabulous time here at Holly Cottage. This cottage is quirky and cute and welcomes children and dogs - set up with various blankets to cover furniture, tiled floor for muddy walks, and water bowls for dogs (and kids) to welcome. This cottage is family friendly, bedroom on third floor has no door and is an open space to the stairs, smaller room with twin beds has a little step in the room right to the door which caught our little girl off guard once or twice, so do be careful with tired toddlers. It’s lovely and comfortable and the owner has considered so much from welcome milk, teas and coffee, biscuits etc to the dish clothes and washing sponges. Garden and drive way much smaller than expected - parallel parking for one small vehicle only (not our 4x4!) and garden picture very deceptive to actual size. However, the walks around the village were stunning and more than made up for that. A very sleepy village with a fish and chip van situated back of pub, little tea room, little store with necessities like fresh food and veg if you get stuck. A great base for everything in the area. Thanks so much for a comfortable stay!

Thank you for your feedback with regards to your stay at Holly Cottage. We are delighted to hear that you all had a lovely stay with us at Holly Cottage and we hope you made the most of the lovely area and things to do with the children. A favourite of ours is Cotswold Wildlife Park and Cotswold Farm Park with the Children. We hope to welcome you all again in the future. Kind regards Manor Cottages. Property Owner

  • "Cottage was beautifully prepared for our visit: spotlessly clean and with thoughtful welcoming gifts."

The two king sized rooms are light, spacious and comfortable, and the twin ideal for children. Downstairs is surprisingly spacious and there is an enclosed garden. Only slight issue is the parking: there is only room for one car on site and it has to be parked sideways as there are very strict rulest: we were warned that we would be fined if even a very small part of the car jutted onto the pavement!

Thank you for your feedback we are pleased you enjoyed your stay at Holly Cottage. We have passed on your comments regarding the car parking. Best Wishes Manor Cottages Property Owner

House is very clean, comfortable and deceptively big! Garden and kitchen area was lovely and house had everything we could ask for. Bedrooms were an amazing size and the beds were super comfy. House was warm and quiet too, with the lovely added bonus of a log fire! Location was brilliant with a fab park for the kids nearby and a cute tea room and shop - all locals were super friendly and helpful and Stratford was a short drive away. We would recommend this property to anyone really, we were a family of 4 (2 adults and 2 kids) and grandparents came with a dog, so 6 in total and was more than enough space. We will definitely be visiting this little gem again!

Thank you for the fabulous feedback, it's lovely to hear that you all enjoyed your stay at Holly Cottage, including your furry friend. We are pleased to hear you found the local park for the children and we hope you enjoyed the other local attractions with your family. We hope to welcome you all again in the future. Thank you very much for providing first class, spotlessly clean accommodation. Excellent furniture, fixtures and fittings throughout with lots of homely touches. The kitchen is so spacious and well equipped. Superb dishwasher and very useful utility room. Each room has its merits. It was particularly nice to have a separate dining area. The smell of oil in the downstairs toilet and side porch is unfortunate but keeping these areas ventilated helps and doesn’t affect the rest of the house. We really appreciated the very generous welcome pack of Christmas treats and wine. The tree and decorations were the icing on the cake. So thoughtful and helped to make our family Christmas stay very special. Thank you so much. I highly recommend this property for anyone visiting the lovely village of Tysoe and surrounding area.

  • "The cottage was lovely and the beds were especially comfy (I’d love to know how to acquire a mattress as I have sciatica) ."

Only a couple of recommendations NOT criticisms . The bath won’t hold water for long as the plug doesn’t fit well so the water drains away . The crockery is plentiful and of a high standard but there is only one very small, old frying pan and two small pans ,certainly not enough to service a family of 5/6 . The Bodem cafetière was leaking but was easily fixed when we bought a new glass liner . The cottage was very thoughtfully equipped and the welcome pack of biscuits delicious! The children were secure playing in the garden and loved hearing the bell ringing whilst drinking their hot chocolate ; a memory we will long cherish . Thank you

Thank you for your feedback with regards to your stay at Holly Cottage. Its wonderful to hear your enjoying your stay with us. Of course we will find out the make of the mattress and let you know. I will also pass on your comments about the pans for Managed Services to look at. • "When we arrived at the property there was a note to say that the gardener visited once a fortnight."

The garden however was overgrown and the lawn had not been cut for months. There were nettles and brambles growing into the garden which made it unusable. The access to the side patio which we used a couple of times for bbq was difficult due to the overgrown nature of the bushes. To add to this the side patio door was very difficult to close and needed quite a bit of force to do so. That being the case we didn’t want to use the side door. When we arrived the general waste bin outside was over flowing and had not been emptied for some time and was also smelling. We tried to compact it down as much as possible to put our in it. However on our day of departure the bin was covered in maggots which we reported by leaving a note in the property. Overall we felt that the cleanliness of the property was below standard. For example, all the windows were dirty and had hand prints on them. When you moved the stools at the breakfast bar there was a dirt ring on the floor. The hoover did not work very well when we used it and even had to empty the hoover to try and improve it. Others things to consider for the future that would make peoples stay more enjoyable and to improve the facilities would be: Providing a washing line or a “working” airier (the one at holly cottage was broken) if a washing machine is advertised Providing enough bin bags to last the stay - We had to buy our own We also had to buy additional cleaning products, but feel that these should have been provided. The other item I would like to raise is the oil tank did smell a lot and you needed to pass this to access the property.

Description was perfect and it was even more beautiful than the photos showed. So lovely to sit at the breakfast bar and chat in the sunshine in the gorgeous kitchen, and play a board game over a cuppa. we all adored it and would definitely love to stay again. My daughter would have happily stayed forever. A Perfect base location for our break and lovely to be able to bring our puppy too and you would never know dogs were allowed as it was immaculately clean. My only comment would it might be worth explaining that the parking space is quite tight / small. We managed to just fit our car in the drive but only just (know there is other parking close by but just might be useful to add to the description)

  • "A beautiful cottage with everything you need, clean and a great style."

Has great facilities which had everything we needed. It was perfect for us as was dog friendly and a had a great garden for them too. The village is beautiful, so much character and everyone is really friendly, all saying hello when you pass in the street! I don’t get that often where I live! Good local pub, Chinese available and fish and chips once a week! Great location to see other areas too for shopping, site seeing, walks etc Amenities are great, although if you want a supermarket, which isn’t too far, about 10-15 mins down the road in the car. The parking is a little small so had to park diagonally to fit it in, not too much trouble though and there is further parking in the village just up the road if you have more than one car. There is a church directly behind the house and they ring the bells throughout most of the day/night, but we couldn’t hear this in the bedrooms or front of the house. It definitely didn’t affect our stay in any way. Would most definitely stay again and great value for money. Everyone enjoyed their time away.

The property

Holly Cottage is a beautiful holiday retreat in the picturesque village of Middle Tysoe, on the edge of the Cotswolds Area of Outstanding Natural Beauty.

The property dates back to the 1860s, and is noticeable by its striking red brick façade.

Holly Cottage is the perfect house for a gathering of friends or family who are seeking a stylish retreat from which to explore the glorious Cotswold countryside and beyond.

The front door opens into a small entrance hall, where you can hang up your coats and kick off your shoes, before entering into the warm and inviting, dual aspect sitting room, where you can look forward to sinking into the three-seater sofa, loveseat or armchair later on in the evening as you watch a compelling film from the selection of DVDs on offer, as the woodburning stove crackles away in the background.

Moving through the property, you will pass the handy utility room in the hallway, before entering into the bright dining room which has beautiful painted beams and an eye-catching decorative range oven, where you and your loved ones can tuck into your meals and toast to the start of your holiday.

Enter into the stunning, contemporary kitchen that is flooded with natural light through the dual aspect patio doors and rustle up heart-warming meals for you and your loved ones making use of the state-of-the-art appliances, whilst listening to your favourite tunes on the DAB radio.

Completing the ground floor is a useful cloakroom sat adjacent to the dining room, accessed via a rear lobby.

When night falls, make your way up to the first-floor where you will find two stunning bedrooms; the master is the perfect place to lay your head for the night in the king-size bed, and wake up to the beautiful sight of the fields opposite through the dual aspect windows, and the second bedroom is perfect for children, containing twin beds.

A light and airy bathroom rests on this floor, where you can indulge in a warming soak amongst the bubbles in the bath, or enjoy an invigorating rinse using the shower over or the hand-held shower.

A second flight of stairs lead up directly into the third bedroom, which boasts uninterrupted rural views through its dual aspect windows, contains a king-size bed, and benefits from an en-suite with a walk-in shower.

In the morning, make a hearty breakfast to be enjoyed at the breakfast bar and coffee table in the kitchen, as you arrange your itinerary for your holiday that has just begun!

Catch the morning sun rays in the wrap-around patio and lawn garden and take a seat at the outdoor table to admire the views towards the church and beyond.

Pick up groceries for your barbecue at the local supermarket and store them in the fridge and freezer, before heading back out to explore your local surroundings.

The unspoilt village of Middle Tysoe is a peaceful village on the north-eastern edge of the Cotswolds, surrounded by countryside, and with many enjoyable walks on its doorstep, including the walk around Windmill Hill where you can walk right up to the windmill on the hill and enjoy views of Compton Wynates mansion house.

Allow your four-legged friend to stretch their legs on the village green and then make your way to the Peacock Inn pub for a tipple where your furry friend is also welcome, and pick up a Chinese takeaway for a lovely meal and break from the kitchen!

Just a short drive from the village you will find a number of local tourist attractions including Upton House and Gardens, a 1930s stately home owned by the National Trust, Broughton Castle, a medieval fortified manor house and Farnborough Hall, also owned by the National Trust, an 18th century home with a stand-out library, opulent furnishings and formal gardens offering beautiful country views.

You are within easy reach of the medieval market town of Stratford-upon-Avon, the birthplace of William Shakespeare, which offers an array of shops, attractions, amenities, restaurants and inns, to name a few; Stratford Butterfly Farm, Stratford-upon-Avon Gold Club and Shakespeare Centre Museum.

The highest of the Cotswold towns, Stow-on-the-Wold, sits at nearly 800ft and offers stunning views over the rolling hills and villages below; here you can take a stroll around the historical market town and finish off with a meal at one of the many inns or tearooms that sit within Stow, such as The Porch House for a tipple or The Old Bakery Tea Room for some tea and scones!

There is something for everyone in and around Middle Tysoe, so make Holly Cottage your base and you’ll be wanting to return as soon as you leave!
