    Really cosy and well maintained little cottage. Owner seems to have thought of everything you'd need and also very handy having a parking pass. Lovely touch with milk biscuits as well as providing coffee tea and sugar. Bed super comfy too - slept like a log! Would highly recommend.

  • "This is our second stay at this superb property."

    It's an absolute pleasure to stay in such a historic building. Perfect location. Everything you could need for a weeks stay. We found the mattress quite firm, but that's just personal choice.   • "This is a lovely old property and we really enjoyed staying there."

    The stairs were a bit narrow and nothing to help you going up on the left hand side. I suppose this can't be helped it being such an old property but maybe it should be pointed out a bit better in the write up. Not having a dishwasher was also a problem. Having said that, we were right in the centre of town and were not stuck for things to do!

  • "The mugs were filthy, we went out bought our own The sugar in the canister was so filthy it could not have been used."

    There was an area of dried blood on the double bed eiderdown. There isn't a dishwasher , i knew this but not even a towel to dry dishes. The tray in oven was dirty. Clumps of dust which had not been cleaned. I have photos of all the above. Generally the cottage was very dusty and unclean area around the cottage. We left the property a day early as we did not find it clean enough. The armchairs are dirty and the sofa was not comfortable and not the one shown in your advertisement. This property is given 5 ticks by Sykes. I could not believe Sykes rating again. Such a shame it was an important break for us. We were looking forward to our stay in this historical building.

  • "We loved everything about the cottage."

    It was great to come to see Midsummer Night's Dream and stay in a building that was so appropriately atmospheric. It was also very comfortable and well equipped. The parking was good, and we hardly needed the car during our stay, being so central to everything.Despite it's great age, the cottage was so warm, we kept turning down the heating. On this theme, lighter weight duvets would be welcome, and a table lamp in the far corner of the living area. I really hope we get the chance to stay here again.

  • "It’s a beautiful place to stay."

    Duvets were very heavy and too hot so we abandoned them after the first night. Used the empty duvet covers with just the thin eiderdown supplied as a pretty top cover on the bed. So it would be good to have an extra (flat) sheet and / or a lighter weight summer duvet to give more flexibility. NB - we did turn the thermostat down and the heating off at night!! In January…

  • "Absolutely gorgeous cottage - small and perfectly formed, just right for four of us!"

    We were really pleased with our stay, everything had been thought of. Very cosy, we snuggled up with the fur throws in the evening and the central heating kept us toasty and warm. Beds were very comfy and the shower was amazing. The Bear Pit Theater just down the road sometimes does free viewings on a 'first come first serve' basis. Worth checking out ahead of time as we only found out when we saw the queue. Highly recommend a stay here.

  • "Mason court is a beautiful period cottage, this is our third year staying there, however l am disappointed with the upkeep of the cottage, from when we stayed there three years ago certain things have been let slip."

    There was a lot of mould on the upstairs windows plus the shower trap had not been cleaned for a while and flooded when used.A lot of plaster was coming away from walls in various rooms, in all it needs a bit of TLC and a deep clean.Its a shame as it's so beautiful.Also no more Netflix or Amazon so take DVDs to watch.

  • "This is an extraordinary little cottage within an ancient dwelling."

    It is bijou, but big enough for 4 adults, in close quarters. Our stay was 3 nights and we did cook. It’s a tight space and the kitchen is really well equipped. The beds are comfortable and bathroom wonderful with a lovely bath and separate, excellent shower. Please consider providing 2 car park passes - we were 2 couples coming from different places.

  • "There is no doubt that Masons Court is a wonderful historic building in a very convenient location."

    The courtyard was a bonus, and safe for our little dog, as long as other resident’s didn’t leave the gate open. I’m afraid I have to agree with the previous reviewer about the level of comfort. The bed is the most uncomfortable I’ve ever slept in! The kitchen area is very small, which I didn’t mind, but it was so cluttered that it was difficult to prepare even the simplest of meals (usually breakfast, we ate out most nights). Also, I had to wash one of the oven trays 3 times and cover it in foil before I could use it. All of the taps wobble, and need attention. Not major issues, but none the less need to be addressed. This is the 4th. holiday cottage that we have stayed in this year, in different parts of the country, although we love Stratford-upon-Avon, (we lived here in the early eighties), I’m not sure that we would stay at 1, Masons Court when we next visit.

The owner confirms that the taps have been checked and do not wobble. The oven trays are usually lined with foil, apologies if this was missed. The kitchen is compact, as shown on the photographs, and only has necessary items on surface. Mattresses are regularly replaced; the most recent update was in May 2023 with a top-rated 2000 spring orthopaedic mattress, boasting a 4.6 out of 5 online rating. We are sorry to hear you found it uncomfortable, matching to the mattress type that each guest is used to at their home is not always possible. We hope you enjoyed revisiting Stratford.   • "I realise this is an historic property but it is the most uncomfortable place I have ever stayed in ."

    My first impressions were “dark and poky”.A decent light for reading would be helpful. My husband(82 bad knee)found the stairs very awkward.It is not o good house for the elderly. The parking is very inconvenient.The so called garden area is useless.Obviously there is no View..Location good.cottage is clean and well equipped.Bedside light good for reading.Cottage well placed for cycling routes.

Historic properties do have some limitations in order to enjoy experiencing all the period features. The 15th Century house was originally an Almshouse. The stairs are carpeted and have a handrail.   • "A dear little cottage, comfortably furnished, in a terrific location."

    The kitchen was rather strangely equipped, with duplicates of some things, but no chopping board or cafetière, and few glasses (one of which was cracked). The peeling paint in the bathroom ceiling was crumbling onto the floor and sticking to our wet feet... These small niggles aside, we loved it. x

  • "We have stayed here before and the property is lovely, but a few things let it down this time."

    The patio area was unavailable because the building work at the adjacent property had damaged the fence and made it inaccessible. This was one of our main reasons for choosing the property so we notified the management company but heard nothing back. The heating was set uncomfortably high (22C) and we kept turning the thermostat down but couldn’t reset it, and so each time it was timed to come in, it whizzed back up to 22C. I kept meaning to call the housekeeper, but was only reminded when the heating got hot (5.30 am or when we got home in the evening, so too early or too late to call).The bathroom ceiling is peeling, understandable with such and old property, but not very nice. Grateful for the season ticket for parking, but had a bit of trouble working out to to put it in the machine, would welcome some clearer instructions next time.

  • "An exceptionally comfortable property with quality fittings and kitchen utensils, etc."

    The NCP season ticket was very helpful and the car park spaces were adequate for our Vauxhall Corsa although there had been some reviews of the car park that indicated that the spaces were too narrow. My only comment re parking was that the short stay spaces adjacent to the property were often filled. Timing departure was therefore essential. Overall an enjoyable holiday despite cold and wet weather. The location was perfect for exploring Stratford on foot and for travelling around by car.

  • "We had a lovely long weekend at this cute and quirky cottage."

    It was clean & comfortable, with everything we needed. The safe courtyard was great for my little dog. Its proximity to the town centre was perfect and the car park just a stone's throw away was most convenient. A tiny minus point was that my 6'2" son & daughter-in-law would have preferred a king size bed. (Not sure if one would fit in!) We generally come to Stratford once or twice a year (depending what's on at the RSC) so we may well be back, as we said we'd love to see the courtyard garden tidied up (especially at the top end please) and in full bloom.

    Only small thing which us out of your control the Ncp car park is very small spaces and on our 2nd day spent an hour trying to get out of the car park because the card wasn't working. Overall we loved our stay at 1 Mason's Court.

  • "Lovely property."

    Centrally located and car parking facilities were great. If I’m being really picky, the curtains in the lounge need fixing and the paint work is flaking in places. Also, the oven trays need replacing. Putting tin foil over trays that are well past their best isn’t really what we expected. The cleaning lady was very helpful - thank you.

  • "The property was beautiful and excellently located."

    Being the oldest dwelling house in Stratford, it had character, charm and many interesting details. The beds were comfortable and both the bath and shower were easy to use with plenty of hot water. The ceilings were very low which might be worth considering for those who are tall. The fridge unfortunately did not work well and leaked water and the ice box did not work at all. We had very hot weather during our stay and so would have felt the benefit of a more reliable fridge. Overall we very much enjoyed the week. Parking was well arranged and we were able to leave the car in the parking provided and walk around Stratford. Would recommend this cottage to anyone visiting Stratford for a break.

  • "The cottage is amazing, it has been renovated to the highest standard without loosing its original status of a fifteenth century building."

    The beds are super comfy and there is everything in the cottage that you could possibly want, including netflix. which is a bonus. It is very clean and a thank you to Christine for the biscuits and milk. The surrounding area is so interesting and quirky. Plenty of great places to eat, the thatched tavern is a small and inviting pub serving up good food and ales. Loxleys is lovely for a special occasion and again good food. Thespians indian restaurant even deliver, great food. I could go on forever but check it out yourself you will not be disappointed. I will obviously be back.

  • "From the minute we arrived at 1 Masons Court we fell in love."

    For anyone who loves old historic buildings,this place is for you. It had everything you could possibly need. The bed was incredibly comfortable. Bedding was top quality. Bath was lovely. (A bath pillow would have made It idyllic if you're like me and enjoy reading in the bath) It was a short stroll from all of Stratford's many attractions. Next time we visit we will definitely stay here again. Cannot recommend this place highly enough.

  • "Lovely historic place to stay."

    Everything you need and so close to all shops/restaurants/places to see. 2 mins walk to the shops and market on Friday and saturdays. 5 mins walk to the river. Very comfortable place with all quality items. Lovely to find biscuits and milk and neighbours next door are very helpful. Only negative which is nothing to do with the house, where you park the car, the bushes need cutting back to make getting in and out of the car easier.

  • "My daughter and I had a lovely stay at One Masons Court."

    It was warm, cosy and comfortable with quality cutlery, crockery etc. It's so full of character yet has all modern comforts (except a dishwasher). It was an extremely pleasant place to come home to at the end of a long day's sightseeing and walking. It was also lovely and clean, which was reassuring with the Covid restrictions in place at the time of our visit. We would definitely stay here again.

  • "The cottage is 15th century and is very well placed for all of Shakespeare experiences."

    They are all within walking distance and shopping is great fun. Unfortunately Covid put the kybosh on visiting the museums and theatre but even so we managed to fill our whole week, with visits to nearby Kenilworth castle, Coventry and Worcester. It was really lovely to go out for the day and come back to our cosy cottage.

    but you have a private shared courtyard to the rear for secluded relaxation. Cottage has all you need for a holiday with comfy beds and a nice bath and a good separate walk in shower.

    It was clean and beautifully decorated. The only criticism I would give (which isn't regarding the cottage) is the time you can access the cottage. 6PM is very late especially if you have children. I think Sykes should review this policy.

  • "We were here the week before the government closed the bars and restaurants."

    So sorry to see so many local businesses at risk. As dog owners staying in your dog friendly accommodation, we would be grateful if you could compile a list of places that allow you to bring your dog - trial and error meant we found out that most of the pubs allowed us in. Veeno in Bell Court also allowed dogs which was a real treat, and some of the tea rooms also had dog friendly signs.

  • "Sweet place."

    I loved staying at 1 Mason's Court, Stratford-upon-Avon. There are two bedrooms - a double and a twin. The bathroom comes with a bath and a shower cubicle. All the rooms are well appointed with tea, coffee, milk, sugar and biscuits provided. The folder was very helpful with tips on restaurants. Wouldn't hesitate to recommend this place. Went to Loxley's Restaurant & Wine Bar, Sheep Street, and had a lovely meal there, but forgot to add this to the visitor's book. The duck and desserts were wonderful.

  • "Quaint,very picturesque Tudor property."

    Extremely well presented.. All the amenities of home. parking space to the rear with plenty of room. A short walk around the corner you enter a short gated walk way into a well laid out. sunny patio area. In through the front door The kitchen and living area all together as you enter. All you need for any home cooking. Plenty of pans and dishes and a few nice touches like small pails for egg cups and patterned cups.. Modern fitted kitchen with electric hob and oven, Small fridge freezer ,microwave cooker and washer/dryer.. Nice sharp knives and decent cutlery. The living area had a 3 seat leather sofa and 2 soft fabric chairs facing the chimney breast. A nice stock of books ,games and local information in the book case. A table and 4chairs that can be extended underneath the leaded window.. Up the small staircase to the carpeted hallway with loads of storage and head room. Bathroom facing, again modern with a bit of classic thrown in. Nice big shower and separate free standing cast iron bath, sink and toilet , leaded window. Large bedroom to the right with wardrobe side tables and chest of drawers. Very comfortable bed. Angled ceiling to the front. leaded window. across the landing , bedroom 2. large room with hanging rail and chest of drawers. Single bed underneath the window and another underneath the eves.. Loads of headroom upstairs, not so much downstairs with character original beams and white painted plaster throughout. Well planned, out and very clean in every aspect . Near to all the history of Stratford. Shops and pubs/ eateries within walking distance. We only used the car once while here . I would recommend this place to anyone .Communication with the agent was excellent. Everything you could wish for in a short break or longer at any time of year. Thankyou for a great vacation home.

  • "As an old Stratfordian myself, it's always a great pleasure to return 'home' for events like our Shakespeare's Birthday luncheon and the opening of the Mop Fair."

    To do this there cannot be a better location than Mason's Court, with its historic associations, its great comforts and its handiness for all the places in town we'd want to go to. I'm conscious of the fact that, in going into raptures about the place, I may be encouraging others to book at times when we're up for it, but the truth has to be told!

    Having parking was brilliant the cottage itself has all mod cons plus all the amazing features of age and history. Stratford On Avon has so much to offer and it’s on the doorstep and once we found our way around found it very easy for shopping and sight seeing.   • "No. 1 Manor Cottage is a picture perfect cosy timber framed Tudor building, It is centrally located in Stratford upon Avon, within easy walking distance of most visitor attractions, including public houses and restaurants, we thoroughly enjoyed our stay, the beds were extremely comfortable, all cooking facilities were there should we have needed to use them more, If it had been warmer there is also a delightful shared court yard garden, we were sad to leave at the end of our stay "Thank you for sharing it with us"."

  • "We would highly recommend 1 Mason’s Court."

    It has been restored to a very high standard retaining a perfect mix of modern facilities and historical charm. Anything we needed was provided and we especially appreciated the Christmas touches that were added. Location was excellent, close to all that Stratford Upon Avon offers and once you go through the gate you wouldn’t know that you were on a main road. We would suggest that the sign on the parking spot saying it was for 1 Masons Court only be made more visible as we did find other people parking in the spot when we came back after a day out which meant we had to then pay for parking in Stratford until the other car had been moved. This happened on 3 occasions in our 2 week stay which was inconvenient. Overall though we enjoyed our stay there very much.

Rarely is it possible to stay in an historic and significant property, but One Masons Court is just that - the oldest house in Stratford upon Avon.

Dating back to the 15th Century this venerable and incredibly beautiful building is bang in the centre of one of England's most important (historically) towns.

Located approx 1 min level walk from Stratford's High Street you are a heartbeat from the centre with plenty of things to do and keep you occupied.

Step off the main street, through a private walkway and suddenly the town is behind you, and you enter a small courtyard shared with a few other historic homes, peace!

Inside, it is meticulously presented - smart furnishings and colours mix well with incredible period features to create a light home ideal for families as much as couples.

The kitchen has everything you need, should decide to 'stay in' and cook (why would you...?!).
