  • "Fabulous cottage."

    We had a lovely week at East Leaze. Beautiful garden that was an oasis of calm. Very well equipped house - kitchen utensils, crockery etc. Lovely and spacious. Our only comment is that the en-suite bathroom (which we didn’t need to use) had a horrible smell of damp coming from it which did creep into the bedroom if the en-suite door was left open. Overall a really wonderful stay. Thank you.

  • "Adore this property!"

    Everything was exactly as described, incredibly clean and well equipped. The property was SO comfortable and the dogs really adored the outdoor space. We had one small issue with key box while there and the management company responded immediately and resolved the issue. Excellent customer service and will not hesitate to book this cottage again. The ONLY one downside is that parking on street can be a bit difficult (busy road and can’t always get parked) but that was clearly stated on description so we were totally prepared. Overall an excellent break in a very comfortable and well located property.

  • "Beautiful property, we’ve been here twice now with family and love it."

    The only issue is the parking and neighbours. We have a 3 year old and 4 month old, so do not feel comfortable loading them into the car on the road with traffic passing by. We momentarily parked the car on the drive and my husband got shouted at by the neighbours. In the end I had to walk the children down the road and load them into the car in another driveway. That was at the end of the holiday so we left on a slightly sour note. Apart from that we had a lovely time.

  • "Really difficult review, we stayed in the middle of a heatwave but that actually highlighted some of the issues."

    POSITIVES: There's an incredible amount of utensils and equipment in the kitchen, I'm not sure you could ask for anything else! The location is great, very close to the high street. The garden is unbelievable, with someone attending every Wednesday to tend to it for 2-3 hours - it looked beautiful but not great if you've got a nervous dog and some random bloke walks in! We rang the help desk one day and the lady we spoke to was brilliant, dealt with our issue and called back quickly. Couldn't talk highly enough of her help In summary, taking account of the weather being exceptionally hot, we'd still struggle to book again in the summer months as without Aircon and blinds the back half of the house becomes unbearable. It's our 3rd stay in Chipping Campden and we'd probably revisit the other two cottages over this one sadly. NEGATIVES: The back half of the house is dominated by a conservatory with no blinds, so you can't sit out there when it's hot and sunny. The front half dining room should be a snug/second living room to cater for such occasions (whilst rare in Britain to see the sun) The only shower upstairs has a lot of mould, the floors were generally quite dirty, the master bedroom is also at the back of the house so was so hot we didn't sleep in there. The owners have obviously tried to provide a standing Aircon unit, but as the water hasn't been emptied it's green and smells. The picture makes it look like off-road parking, it's not. Theres obviously been some neighbourly dispute as to be honest it wouldn't inconvenience the neighbour as the driveway is huge! When you park on the street, there are bollards on the opposite side of the road so you constantly worry your wing mirrors are going to get hit off. I'd recommend either blinds or a professional Aircon unit to be installed so that space is liveable at the back.

  • "We had a lovely week in this charming cottage ideally located close to the centre of this perfect Cotswold village."

    The garden is worth an especial mention. It’s large, stunning & in my experience a very unusual feature for such a central location. The house itself is well appointed & the owners have thought of everything you might need in advance. The bedrooms are all a generous size so it’s a great choice for a larger group.

  • "Lovely cottage in Chipping Campden."

    Close to High Street and facilities. Booked for a nearby wedding and added rest time. Extremely comfortable beds. Managed to park on the road easily. The welcome gift voucher was happily received and put towards some lovely food and drink. Lovely long walks. The dog needed to come home for a rest! Would highly recommend.

  • "Excellent property would definitely stay again."

    Lots of space , amazing garden, beautiful cottage. A few points I would consider as owner are: There is no cupboard space in kitchen to store food. Fridge is way to small for 6 people and doesn't close properly. I would maybe switch the fridge for a freezer and put a tall fridge under stairs. Some blinds on the conservatory as it gets mega hot! As I said these are only to help the owner, would stay again regardless

  • "We had a wonderful week in East Leaze but there are a couple of things which could be improved."

    Disappointing the lawn hadn’t been cut for what must have been over 2 weeks. However the garden is stunning with a large patio surrounded by a beautiful stone wall and a well stocked garden. A lack of food storage space is disappointing and the fridge is far too small. I think the chess freezer could be swapped for a lager fridge which would mean shopping less frequently. There were traditional weighing scales which aren’t easy to use, so perhaps upgrading to electronic ones may be more helpful. A Wonky bed in the second front bedroom (not en-suite bedroom) which was very comfortable. We had to chase for the £10 voucher for Fillet and Bone which the management company responded to very promptly. Receiving this was a lovely touch so thank you. The location is very convenient to a beautiful village. The only thing I would say about the conservatory is although it’s lovely to have a bright room, it became very hot during our stay in May half term, so during July/August temperatures could be very uncomfortable. This can’t really be helped as there are no roof openers. But there is an efficient fan and an air cooler device which is helpful.

  • "There should also be a complaint raised with you, and I’m waiting for a callback."

    The listing says a barbecue is available in the garden. We packed lots of barbecue, food and charcoal et cetera so we could have a barbecue on the Kings coronation day. When we arrive, there is no barbecue. Record and the character cottages staff said that should be in the garden undercover. I had already looked, but I doublechecked and confirmed there was nothing there. I did say there was a shed and it might be in there, but it was locked with a padlock and the character cottages team did not have the combination. This was on Friday, and nobody got back to me until late Tuesday. We had to cook all our food inside on the grill which is obviously not what we wanted. Apparently the barbecue was locked in the shed, which means it was all available to us for most of our stay. In addition, we accidentally left our baby’s bib in the airing cupboard of the property. The bib cost around £20 as it is a special waterproof bib for baby weaning. Nevertheless, it weighs hardly anything. We called the character cottages office around one hour after we left the property and noticed we left it. The person on the phone said it was a £15 charge to return it. I am disgusted and shocked by this profiteering of returning paying customers goods. We are talking about baby bib that weighs not much more than a feather, being returned to paying and returning customers of character cottages. Most premium places I have stayed at Wood returned goods like this free of charge, however, I would also I’ve been happy with paying a few pounds to cover the cost. But £15 is clear profiteering. I’ve now had to re-buy the bib. Disgusting. I want to know what is being done with the bib as you all the cleaners now have my property, and I want it back ASAP. Failure to do the right thing will result in poor reviews on any review website I can get my hands on.

Unfortunately, the web message sent on Saturday afternoon was not received by the local team until Tuesday, so we did not know until then that the barbecue had not been located. If you had contacted us by phone, we could have investigated further on Saturday. Our Housekeeper did search for the bib, but was unable to find it. We were not advised to look in the airing cupboard for it. If it is found at the next changeover we would be happy to return it to you free of charge.   • "Bed is too soft, it put my back out."

    Stairs are steep and layout is not ideal for busy families. There was also little flies around on main floor.

  • "It’s a beautiful cottage which has clearly had a lot of care and love put in it to decorate it and make it cosy for guests."

    Unfortunately the cleanliness just wasn’t there. We had an incident where our dog found dried peanuts scattered across the living room floor, so we had to spend our first evening hoovering to ensure it was safe for the dog. The superking wasn’t made up to a twin as requested, which we called about this and the peanuts, annd were told the housekeeper would be with us within the hour and she was on her way. We sat in for over 2 hours till after 7pm for her to arrive. Customer services said well I had refused them to hoover, I had to say this wasn’t possible at this point as we had done it ourselves as it physically wasn’t safe for our dog to be in the house until it had been done! All the pots and pans and plates all had to be cleaned and washed before use. The milk frother with the coffee machine, I don’t think this has ever been cleaned - we couldnt even face cleaning and using that it was so bad. All the light fixtures were covered in cobwebs! I’m still waiting for the agreed refund/compensation to come back!

    The only grumble is the shower didn't match the standard of the rest of the property. The shower rose needed attention, it was rusty and the spray was uneven. A dual control shower would also be better.

  • "A beautiful Cottage within easy walking distance of Chipping Campden High Street."

    A lovely weekend break for a friend's Birthday. We felt completely at home and the weather was so kind to us. The Cottage was very well stocked with everything you could need. The only thing I would point out is check in is not until 5pm on the Friday evening and check out 10am on the Sunday morning, this does not constitute a weekend, but 1 full day.

  • "We really enjoyed the beautiful East Leaze property!"

    The house was a wonderful combination of the historical and the contemporary – well-designed and cared for. We found it very clean and it had ample space for the four of us. It was particularly nice to have three bedrooms and three bathrooms. The yard (with many flowers in bloom) was a really large and special space that we made good use of – eating our meals, playing games at the table, and sunning on the lawn. The location of the house couldn’t have been better as it was just a few minutes walk to the main street (lovely shops and restaurants), an excellent position to start on hikes out of town, and an easy drive to other destinations. We found parking on a neighbouring street, as there was tree maintenance for a few days in front of the house. Overall, the property was very quiet and peaceful. We did experience the house heating up at the back with all of the windows of the conservatory, but we were visiting during a heat wave, so it was especially warm. There were a few basics that might have been useful to have at hand (laundry detergent, oil and vinegar, and a few spices for example), but otherwise, the organization and general amenities of the house were spectacular. The lockbox system was great for the key. We didn’t require getting in touch with the property manager for help during our stay. We would definitely come back for another visit!

  • "A fabulous cottage which is beautifully decorated and furnished."

    It had every amenity, making our stay very comfortable. The only minor criticism would be that whilst there are two bathrooms, there is only one shower, which didn’t bother us as a family, but might prevent some people booking if staying with friends. We would definitely stay again.

  • "We had a good stay in this lovely property, but there were a few things that could do with improving."

    On the second day a light bulb blew. I reported this and would've been happy to just change the bulb, but there were no spares. I was told that it would be sorted that day, but nothing was done, even by the end of our stay 3 days later. No communication from anyone to say why or apologise. We didn't want to make an issue and it didn't spoil our stay. When I went to get a dinner plate I noticed there were many with chips to the edges and there were even the chip fragments still on the plates themselves. This could've been nasty if accidentally put in mouths. Finally, we stay away in cottages at least 4 times a year and for a property in this price range we were a bit disappointed there was no dryer (or airer to help dry wet clothes). In fairness we didn't check the listing, but in our opinion a dryer is neccesary in this day and age, especially with the wet weather we experience.

  • "We greatly enjoyed our stay at East Leaze."

    The house was exactly as presented in the listing; spacious, comfortable, beautifully decorated and tons of character! We were in Campden for a family wedding so didn't get to explore the town very much but could see what a picturesque and historical place it was and hope to return in the future. We would certainly recommend this property to anyone visiting the Cotswolds.

    We loved our stay here. The kitchen is extremely well-equipped with plenty of pots, pans, bowls, etc. The quality of the kitchenware is much better than expected and meant that it was a joy to cook every meal. We did not have a car during our stay and managed just fine since there is a grocery store and a few specialty shops a short walk away. We were able to enjoy countryside walks that started and ended at East Leaze. The lighting in the main living space, where we spent most of our time relaxing and playing board games, is lovely due to the solarium-style wall/roof. Overall we had a great time and would stay here again any time of year.

The property

East Leaze is a beautifully presented 17th century Cotswold stone property in the picturesque market town of Chipping Campden.

The cottage has been lovingly refurbished in a stunning contemporary style and offers a truly unique stay for a gathering of friends or family seeking a relaxing break in the Cotswolds.

On arrival at East Leaze, enter through the side door which opens up into a well-designed entrance hall, handy for storing your coats and muddy boots, and walk straight into the garden room which is an impressive open-plan living space, flooded with natural light from the glass conservatory and perfect for you and your guests to kick back on the welcoming seating and pop on a DVD on the Smart TV to chill out for the evening.

Move down the steps into the tastefully decorated kitchen and take advantage of the contemporary appliances to cook up a heart-warming home-cooked meal before retreating down further steps from the living area into the stunning dining room which has beautiful character features such as exposed wooden beams, limestone flooring, Cotswold stone walls and an ornamental inglenook fireplace, so uncork a bottle of wine at the wooden dining table and toast to a wonderful holiday that lies ahead.

Completing the ground-floor is a handy utility cupboard containing a small chest freezer and a cloakroom with a basin and WC.

Make your way up the staircase which has a mid-level landing and divides two ways, with the master bedroom located one way which is a beautiful dual aspect room boasting fabulous views across the back garden from its Juliet balcony, where you can watch the television from the comfort of your super-king-size bed, the other way you will find two further bedrooms, one has lovely exposed wooden beams and high ceilings, with a Freeview TV and super-king-size bed (zip/link, can be twin on request), and the other overlooks Sheep Street below, has a wonderful Cotswold stone feature wall, with a double bed and benefits from a bright and airy en-suite bathroom boasting warming underfloor heating.

Once you’ve rested your eyes for the night, hang your towel on the heated towel rail before indulging in a soak amongst the bubbles in the roll-top bath and have the warmth of the underfloor heating warm your toes from beneath, before heading to the kitchen for a steaming cup of coffee with help from the Nespresso coffee machine.

Train enthusiasts will be delighted with the light railway of Evesham Vale Light Railway, which operates in nearby Evesham Country Park and covers a mile through the park, including a lengthy section through the fruit orchards.

CHIPPING CAMPDEN

Moreton-in-Marsh 8 miles; Stratford-upon-Avon 12 miles

This market town defines the saying "good things come in small packages" as it proves itself to be a wonderful place for tourists to stay. Chipping Campden sits in the northern part of the Cotswolds and boasts many historical buildings from St. James' church where the Chipping Camden Music Festival is held every year, to the early 17th century market hall upon which the town prides itself. Not only does the town have a rich history but much more, the high street is laced with charming Cotswold stone buildings with a range of shops and pubs. Nearby there are several beautiful, formal gardens for you to wander through. Chipping Campden has held its own 'Olimpick Games' since the early 1600s including peculiar sports such as 'shin-kicking', most certainly worth lining your holiday up with to experience something so unique. For a dose of famous history, head to the birthplace of William Shakespeare in Stratford-upon-Avon just 12 short miles away, it offers some charming little buildings, bookshops, theatres and museums.

Please Note: There is no off road parking at East Leaze.

Although the driveway next to the property looks as if it belongs to the property, it actually belongs to our neighbours. The neighbours who own the drive and have told the owners of East Leaze that they do not wish visitors of East Leaze to drive onto the drive or park there. Therefore on arrival, please remember that there is no vehicular access to the drive and there is no right to park on the drive. However guests at East Leaze are very welcome to make use of the drive on foot at any time to gain access to the house and rear garden.

Where parking is available on the road to the front of the property, it is of unrestricted duration. Please note that there is a high (and historic) kerb. So, for loading and unloading purposes or even to open the car doors on the nearside, the best solution is either to park along the dropped kerb across the entrance to the drive or to park on Sheep Street (either on the same side looking down the road, or opposite, looking up the road) or at a further distance and walk with your luggage etc. To assist with loading and unloading, the owners have been happy to provide a collapsible trolley which is kept next to the side door in the conservatory, and which may be wheeled to the front door or up the drive to the side door..
Note: The barbecue is available between April and September.

Note: For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Note: Guests are welcome to bring their own travel cot and high chair, to accommodate one infant.

Note: The property’s garden is enclosed, however as there are stone steps leading down from the lawn to the patio, young children and dogs should be supervised outside at all times.

Note: There is a manhole cover on the neighbour’s driveway which leads to the side door of the property which can become extremely slippery in wet or icy weather so we ask that guests take particular care when walking on the drive during bad weather.
