  • "A lovely cottage in a fantastic location."

    For a very last minute booking we really lucked out. The garden was great, our spaniel loved playing ball and laying in the early spring sunshine. The beds were comfy and bed linen was soft and clean. The kitchen was well stocked with a wide range of utensils and decent cookware and crockery. The welcome pack was well appreciated, many thanks for this. A few points worth noting: - The smoke alarm seemed a bit temperamental and was set off a couple of times when we used the oven and it wasn't smoky. - We couldn't get the grill to come on, the top oven heated up but the grill elements didn't illuminate. - Cleanliness, Some areas could have been cleaned better: The TV screen had hand marks on it so it looked like it hadn't been cleaned, I did make use of the glass cleaner and gave the TV a wipe which was no bother. The windows look like they could do with a more regular clean. Certain areas of the bathroom on the floor and around the edges could be cleaner. None of the above ruined our stay, but worth noting. We had a great time and would happily return! Infact I've started looking at availability since returning. What a wonderful retreat for a short stay. Many Thanks

The property

The Tap Room is a beautiful Grade II listed holiday retreat in the picturesque village of Kingham.

Dating back to the 17th century and formerly the village cider store, this quaint and homely cottage is surrounded by stunning countryside and is the ideal base for a group of friends or small family who are looking to explore the region.

Upon arrival, drive to the rear of the property where you can park your car within the open carport and make your way to the back door which opens directly into the dining area, that is flooded with light from the two floor-to-ceiling windows which frame the back door, offering delightful views of the garden.

Moving through to the adjoining sitting room, that is surrounded by Cotswold stone feature wall, exposed wooden beams and attractive wooden floors, you can relax with your loved ones on the sofa’s as you enjoy a games night with the selection of games and cards available.

The kitchen is well-equipped for rustling up and delicious meal before you and your loved ones retreat to the wooden dining table to catch up and plan your itinerary for the wonderful days that lie ahead.

Enjoy a relaxing bath in the contemporary bathroom complete with underfloor heating and a quaint exposed Cotswold stone windowsill, before heading up the stairs where you have a choice from two elegant bedrooms; the master has an eye-catching exposed Cotswold stone feature wall, exposed wooden beams, a Velux window that bathes the room in natural light and an inviting king-size divan bed, the second bedroom is in the eaves of the property and also boasts an exposed Cotswold stone wall, with Velux windows overlooking the garden, with twin divan beds.

Catch the sunrise in the early hours in the stunning, enclosed, wrap-around garden with a little patio area housing ample seating and a barbecue available for guests to use in summer months, and a sizeable lawn area, perfect for your furry friend to stretch their legs, which is bordered by attractive leafy shrubs and lavender plants.

Get better acquainted with the local area by taking a walk around lovely Kingham which is a peaceful and secluded village, an excellent centre for walking and cycling with a number of walks and cycle rides centred on the village, set in the broad Evenlode valley with wide open village greens and a village shop, a church and two pubs; The Kingham Plough and The Wild Rabbit.

A short car journey will bring you to Chadlington where you will be able to indulge in delicious hamburgers, cool draft beers, lagers, ciders and rosé, and also the interesting cow juice at Diddly Squat Farm!

Visit the historical market town of Stow-on-the-Wold where you can stroll around the market square and discover the town stock which dates back to the 15th century and is shaded by a majestic Elm Tree and then head over to St Edward’s Parish Church where you will find the enchanting looking tree surrounded doorway and finally, finish off with refreshing tipple at The Stag at Stow.

For a great day out, head over to the historic market town of Bicester where you can visit the medieval church of St Edburg’s, the earliest remaining building in Bicester or take a stroll around the market square which comprises parts of the historic town trail, or if you enjoy a spot of shopping head to Bicester Village which is an open-air shopping outlet with an array of shops.

KINGHAM

Chipping Norton 4 miles; Stow-on-the-Wold 5 miles

Kingham has been voted England's favourite village and is beautifully situated in the heart of the Cotswolds between Chipping Norton, Stow-on-the-Wold and Burford. It has an abundance of historical buildings and is referenced in the Doomsday Book. Most of the village is constructed from traditional Cotswold Stone. The village hosts two awarding pubs - The Kingham Plough on the Green and The Wild Rabbit voted Michelin Pub of the Year in 2016. Daylesford Organic farm shop, cookery school and spa is 5 minutes away. There are numerous other gastro pubs and restaurants which are easily accessible from Kingham by foot, bike or car.

Note: For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Note: The property’s garden is enclosed, however dogs should be supervised outside at all times, for very small dog breeds that could potentially fit through the garden gate, a three meter tie out cable is provided.

Note: This is an old, Grade II listed property and has many character features including sloping ceilings and low beams, both of which could pose difficulty to guests with limited mobility.
