"The cottage was really lovely."
It was exactly as described and the owners left so much information which was helpful. There was everything you could need and more, and we really appreciated the little goodies that were left for our arrival. We really enjoyed our stay in Kingham. It was a perfect little village with the two amazing pubs at each end and the little village shop. We asked to stay an additional night but sadly it was already booked out! We would love to come and stay again next year. Thank you so much for a wonderful stay!

Only slight moan would be on how warm it is upstairs, appreciate efforts have been made to cool this down with two fans. This would not put us off returning.

The garden was great for keeping our pup safe whist still able to have a good run around! She loved the long grass , not sure the gardeners have been for quite a while , but that wasn’t a problem for us . All absolutely great , thank you for sharing your cottage !

"Perfectly situated for lots of walking, in a very pretty village that had 2 pubs that served amazing food."
We visited the adjoining villages via footpaths and found our way easily. The Tap Room is very comfortably furnished, with a large garden & patio for us to enjoy a glass of wine and a bar b q in just watch out for low ceilings in the bedrooms.

"The boiler was not working for 48 hours, and it took two visits by a plumber."
We had no hot water from Mon-Wed and have already complained to Sykes but with no response. We would like some money back.

"The Tap Cottage is centrally located on Church Street in Kingham, it has a nice rear garden and overall the facilities provided are of a reasonable standard."
The two bedrooms are in the roof space and in hot weather unbearable to sleep in. Sykes provided ONE fan which was clearly not enough. The price was reduced either side of our stay meaning we paid about a third more than we should have done and for this reason will NOT be using Sykes again.

Please be assured that if you had given us a call, we could have arranged more for you? And in regards to the pricing your stay was no different from guests staying after you who were also there Friday-Friday. Guests in prior to your arrival stayed mid week for a few days and therefore their price reflected that. Managed to cool the cottage down with the windows open, fan on and curtains shut. Great stay overall with our dog who loved the garden and we had piece of mind with the gates. Only slight hitch for us was the shower temperature but used the other one instead. Lovely details on arrival with the little welcome pack. Beautiful village and surroundings, would highly recommend the Kingham, Plough - gorgeous food and amazing staff! Another winner for us was the lavender farm, Broadway high street and Daylesford which is a must visit and SUPER dog friendly. Thanks for a great week away!

There are 2 fantastic pubs on the doorstep (worth booking if you plan to visit), and many great activities and day trips in driving distance. We were lucky enough to have good weather and so enjoyed the BBQ the cottage comes with and the lovely garden. The main bedroom is a good size for a short break - though taller people be aware of some very low ceilings. I'm 5' 10 and needed to keep ducked down, which is no bother but something to remember in the night! Kitchen had everything we needed, though we only cooked on the BBQ so I cannot comment on the oven as we were fortunate to not need to use it. A good short break we did not expect to get in Summer 2020!

It is small and cosy but big enough for our party of 4. The kitchen is well equipped. Because of Covid all ornaments had been removed but that did not detract from the stylish feel of the place. The weather was great during our stay so we spent a lot of time in the patio area, which is large and well equipped. There are 2 pubs/restaurants within 200m of the cottage plus a small general store. We visited the Plough during our stay. Good food and service - recommended. Daylesford is nearby., with a farm shop, cafe, restaurant and spa. The walk from Kingham is easy and pleasant. We stopped for breakfast/coffee on a couple of occasions. Very nice. We would happily stay again.

The living space and furniture were comfortable and stylish. Kingham is a lovely village, with two very nice local pubs in The Plough and The Wild Rabbit both an easy walk away. Eating at the Wild Rabbit and the nearby Daylesford Farm was fantastic and both within easy reach.

"The cottage was absolutely stunning, the underfloor heating when it was so chilly outside was amazing and then with downstairs being cozy and warm the bedrooms upstairs never got too hot which made sleeping perfect."
All the toys available for our little one to play with was brilliant and she had a lot of fun emptying all the bags and then watching us put them all back before repeating the exercise.

The property
The Tap Room is a beautiful Grade II listed holiday retreat in the picturesque village of Kingham.
Dating back to the 17th century and formerly the village cider store, this quaint and homely cottage is surrounded by stunning countryside and is the ideal base for a group of friends or small family who are looking to explore the region.
Upon arrival, drive to the rear of the property where you can park your car within the open carport and make your way to the back door which opens directly into the dining area, that is flooded with light from the two floor-to-ceiling windows which frame the back door, offering delightful views of the garden.
Moving through to the adjoining sitting room, that is surrounded by Cotswold stone feature wall, exposed wooden beams and attractive wooden floors, you can relax with your loved ones on the sofa’s as you enjoy a games night with the selection of games and cards available.
The kitchen is well-equipped for rustling up and delicious meal before you and your loved ones retreat to the wooden dining table to catch up and plan your itinerary for the wonderful days that lie ahead.
Enjoy a relaxing bath in the contemporary bathroom complete with underfloor heating and a quaint exposed Cotswold stone windowsill, before heading up the stairs where you have a choice from two elegant bedrooms; the master has an eye-catching exposed Cotswold stone feature wall, exposed wooden beams, a Velux window that bathes the room in natural light and an inviting king-size divan bed, the second bedroom is in the eaves of the property and also boasts an exposed Cotswold stone wall, with Velux windows overlooking the garden, with twin divan beds.

Get better acquainted with the local area by taking a walk around lovely Kingham which is a peaceful and secluded village, an excellent centre for walking and cycling with a number of walks and cycle rides centred on the village, set in the broad Evenlode valley with wide open village greens and a village shop, a church and two pubs; The Kingham Plough and The Wild Rabbit.
A short car journey will bring you to Chadlington where you will be able to indulge in delicious hamburgers, cool draft beers, lagers, ciders and rosé, and also the interesting cow juice at Diddly Squat Farm!
Visit the historical market town of Stow-on-the-Wold where you can stroll around the market square and discover the town stock which dates back to the 15th century and is shaded by a majestic Elm Tree and then head over to St Edward’s Parish Church where you will find the enchanting looking tree surrounded doorway and finally, finish off with refreshing tipple at The Stag at Stow.
For a great day out, head over to the historic market town of Bicester where you can visit the medieval church of St Edburg’s, the earliest remaining building in Bicester or take a stroll around the market square which comprises parts of the historic town trail, or if you enjoy a spot of shopping head to Bicester Village which is an open-air shopping outlet with an array of shops.

KINGHAM
Chipping Norton 4 miles; Stow-on-the-Wold 5 miles
Kingham has been voted England's favourite village and is beautifully situated in the heart of the Cotswolds between Chipping Norton, Stow-on-the-Wold and Burford. It has an abundance of historical buildings and is referenced in the Doomsday Book. Most of the village is constructed from traditional Cotswold Stone. The village hosts two awarding pubs - The Kingham Plough on the Green and The Wild Rabbit voted Michelin Pub of the Year in 2016. Daylesford Organic farm shop, cookery school and spa is 5 minutes away. There are numerous other gastro pubs and restaurants which are easily accessible from Kingham by foot, bike or car.
Note: For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Note: The property’s garden is enclosed, however dogs should be supervised outside at all times, for very small dog breeds that could potentially fit through the garden gate, a three meter tie out cable is provided.
