"Really lovely, well equipped cottage."
The games room was a brilliant addition. The owners were really friendly and we had some delicious cake and fresh eggs waiting for us when we arrived. The cottage is a bit remote but only 10-15 minutes from Honiton and 25 minutes from Lyme Regis. Really peaceful and lovely.

"Lovely comfortable and clean."
Kitchen had everything you needed. A lovely touch of fresh milk, eggs and homemade cakes to welcome us. Plenty of information for us to look through of local attractions and walks. Owner on site very friendly. We all enjoyed using the games room in the evenings, table tennis, pool, darts, games and dvd to use.

The welcome pack of a basket of eggs there own apple juice and a jug of milk for a cup of tea /coffee was very welcome . The kitchen area was well equipped. Even if you didn't wait to go out you could sit on the sofa and look out the French window over the rolling countryside.

The property was clean, comfortable with everything we needed. The owners were very friendly and helpful. The only downsides were the very narrow and bendy lanes to reach it. But it is the price to pay for the beautiful area and outlook.

We had a lovely warm welcome from Sue and Simon and the apple juice, eggs and cake were much appreciated . Also, the jug of milk in the fridge was a lovely touch. The cottage was very comfortable and well equipped. The lanes are narrow but we soon got used to them and well worth the effort to get back to this peaceful location with spectacular views and fresh air to breathe. We hope to come again before too long

Well placed to explore beaches, farms and lovely villages. The fact the property was all on one floor worked really well with a young family and they loved the animals. We were lucky enough to have two calves born during our stay to make it even more memorable. The games room was a nice addition meaning we could keep entertained even when the weather wasn't great and we borrowed quite a few films during our stay. My only suggestion would be to provide child/toddler cutlery/plastic plates as there were none in the property.

"No problem with the cottage but the actual road to get to it is a nightmare"
I am sorry our recent visitors found our road such a ‘nightmare’, but I am unable to do anything about this. As our cottage description accurately states we live in a farming community in lush Devon countryside and always recommend visitors use our printed directions and not rely on sat nav and this may have helped. The roads are quiet with occasional passing tractors and that, to many people, is the joy of coming here. Property Owner

Lovely addition of fresh eggs, cake and apple juice on arrival The cottage is well equipped, comfortable and spacious. The surroundings are peaceful and relaxing, yet you are within easy reach of the coast. There are also many lovely walks on your doorstep. Lovely quiet countryside location

Its in a lovley scenic location, away from everything with countryside views but close enough for visits to Seaton,Budleigh Salterton,Exmouth,Sidmouth etc so it provided an ideal base for us. The owners Sue & Simon are available for advice if needed & left us fresh eggs,milk,apple juice & lovley cake. Our cottage was well equipped with a homely feel to it. We had a 4 berth cottage all ground floor & there are 2 more holiday lets there too (not single storey) so a larger family group could go together. Although we didn’t use it,except to borrow dvds,the large gamesroom provided,table football,ping pong table,games,books,dvds & there were sofas to sit on too,it must be a great bonus for parents in wet weather! There are facilities for laundry in a nearby shared utility room,& good recycling boxes in the barn housing the bins,all clearly labelled so no guesswork! Outside there are ducks,chickens ,a crowing cockerel & some cows so any doggy visitors need to be on their leads! The Shippen has a patio with chairs & table for use on warmer days and there’s a nice grassed orchard garden to the rear of the cottages available for guests to use. It’s perfect for countryside lovers who want to get away from it all.

Everything was first class. There was a lovely paddock in which we could run our dogs. A cracking Games Room where we nearly learnt how to play table tennis and pool but we had to use a larger ball to score on the football. Incidentally we had previously booked another place on AIRBnB but as I was unwilling to download my drivers licence for fear of being scammed, they cancelled us. Sykes was easy.

The Shippen is part of Northleigh Farm and it’s lovely to see the ducks splashing in their little pond and the guinea fowl wandering around. How lovely to be greeted with fresh farm eggs, homemade apple juice and yummy slices of cake on the table as we entered the cottage. So kind and thoughtful and we were made to feel very welcome by the friendly owners. We certainly want to return again to the Shippen.

The hosts were wonderful making my husband and I, our daughter and 3yr old grandson extremely welcome. The cottage was very comfortable, clean and well presented, exactly as we hoped. The hosts had supplied home made cake as well as farm eggs and apple juice and I was delighted to be able to bring home jam and more apple juice afterwards as a family gift. The farm animals - pigs and ducks made a special extra treat for our grandson. The gardens were safe and well maintained which was really appreciated. We found the area delightful and were able to access the local towns and beaches easily. I would most definitely like to return.

"A lovely place to stay."
We spent a week here with our two-year-old twins and dog. The owners were really nice and helpful, they even put farmyard duvet covers on the boys beds which they loved! The boys also really enjoyed the cows, pigs, ducks and hens on the farm. Northleigh is a lovely quiet village away from the main tourist areas, but only a short drive from coast. The accommodation was clean, well maintained, comfortable, and child and dog friendly. Everything we could want! A big thank you to the owners for a great holiday and making us so welcome. "The Shippen was very spacious for 2 people."
All the facilities worked well, although we would have preferred a walk in shower rather than a bath with shower but that is just personal preference! The location was peaceful and picturesque and was quite close to a number of seaside resorts and the small town of Colyton which was well worth visiting. Take care when driving through the lanes as they are mostly single track with high hedges. Wonderful countryside! Our hosts were friendly and accommodating and responded well to any requests we made. We enjoyed our stay!

"I would draw attention to the narrowness of the country lanes around the host farm which although a "charming" local feature is not good for nervous drivers."
Also although dogs are permitted as advertised, they were required to be kept on a lead at all times when outside due to the presence of guinea fowl wandering free. A bit restrictive at times when exercising etc. Property was excellent and a great location, hosts very friendly and helpful but not intrusive. Access to east coast and Dorset area was very easy

"The Shippen at Northleigh Farm is well away from the hustle and bustle of the major seaside towns."
For anyone who wants to get away to be deep in Devon countryside, where the only passing traffic is the local farmer on his tractor or a local going off to the shops. This is the place for you. The lanes surrounding the village of Northleigh are typically Devon ie narrow with high sides topped with 6 ft hedges. Good for long walks. The tourist traffic is well away to the north and south, so its only locals on the road. One day we met 2 cars en-route to Colyton , a distance of 4 miles. Sue is on hand in the background should you need to ask anything, but leaves you alone the rest of the time. A nice surprise was the home made cakes and bottle of apple juice made from the apples in the paddock. A good holiday was had at The Shippen.

Perfectly clean and comfortable barn conversion with all home comforts. Sue the owner met us on arrival and couldn’t have been more helpful and friendly. Our 4 year old loved meeting all the animals, especially monty and tabby the cats, and it was a great safe environment for her. Perfect peaceful location for exploring the local area. We will be back!

It’s located in the middle of glorious countryside down some very narrow lanes which after a couple of days you get the hang of! You are made to feel so welcome on the farm and my two children loved helping in the garden and collecting the eggs. It’s a short drive away from beautiful coastline beaches. We all can’t wait to visit again! The pictures do not do this place justice!!

We are delighted that you appreciated both the cleanliness of the property and the friendliness of the owners. We have amended the web description to read 'fridge-freezer'. There are also additional freezing facilities in the adjacent scullery. The tumble drier and washing machine are also in the adjacent scullery, shared with the other two cottages as indicated on the web description.The roads in the area are typical of Devon roads, and include a number of single track sections. Dogs can be left off lead at owners discretion, but guests are made aware of the free ranging guinea fowl and ducks. It was easy to let them out, walk them and they were accepted in the yard without any problems. The layout inside was suitable as well having an area to clean them off inside the door. The proprietors were very friendly and helpful and the atmosphere of the accommodation was very good.

Very rural setting on small farm. Lovely touch providing welcome pack of eggs, fresh milk,tea and bottle of wine. Locally very narrow 'typical Devon lanes' that provided good access to main roads. Well positioned for access to Lyme Bay towns and beaches. Several hostelries that provide good food are within easy reach by car.

4 miles from Colyton, deep in thick, lush hedgerow lanes in the Coly Valley, is the sleepy hamlet of Northleigh, 5 to 7 miles from the lovely coastal villages of Beer, Sidmouth and Branscombe.
On the edge of Northleigh, three cottages converted from traditional Devon barns with extensive views over surrounding farmland.
The Shippen opens from the courtyard into an open plan living space with seating area with cosy wood burning stove, dining area, kitchen and glass door to a patio with table and chairs and wonderful views across fields.

Colyton
Seaton is a seaside town in East Devon on the south coast. It faces onto Lyme Bay, to the west of the mouth of the River Axe with red cliffs to one side and white cliffs on the other. Axmouth and Beer are nearby.
