  • "Description of property did not make it clear what floor the bathroom was on."

It would have been helpful to have a floor plan to view. The cutlery drawer took a while to find. It would have been helpful if the sign for the drawer was more visible, possibly facing up from the main drawer rather than on the front of the cutlery drawer.

The main bathroom is on the first floor (with two bedrooms) but there is also a shower room on the ground floor. We have left instructions on where the cutlery drawer is (it is below the worktop in the kitchen). We are sorry that it took a while to find. I will try to make the instructions clearer. The property

Nestled in the heart of the bustling tourist town of Dartmouth, in the sought-after county of Devon rests this remarkable four-storey holiday home, 13 Above Town.

With outstanding views across the rooftops to the River Dart and toward the sea beyond, 13 Above Town is idyllically positioned for a coastal retreat.

Marvel at the vibrant pink exterior of this striking holiday home upon arrival before kicking off your shoes as you step over the threshold and enter into the hallway, providing a handy spot to store your belongings and beach-going essentials away from the main living areas.

Follow the hallway through to the sitting room resting at the rear of the property, flooded with natural light streaming in through the towering patio doors and home to a sumptuous seating area gathered in front of the TV, perfect for settling down and catching up on your favourite show following an action-packed day.

There is a generous balcony through the patio doors boasting spectacular views of the river (including the ferry and the steam railway) and, beyond the castle, the sea.

Descend the stairs to the lower ground floor where you'll find the open-plan kitchen/diner, beautifully-appointed with a contemporary interior and fitted with a range of modern amenities; utilise the facilities provided to prepare a heart-warming meal for the group before gathering together at the dining table to indulge in the fruits of your labour as you recount the days adventure.

In the warmer months, take your experience outdoors with a spot of alfresco dining on the balcony, with the stunning backdrop of the tranquil waters of the River Dart.

As the evening grows darker, escape the excitement and head downstairs to the lower garden room where you can delve into the pages of a captivating book, or venture outdoors for a sociable seat in the private garden, and toast a glass of fizz to an unforgettable holiday under the canopy of the stars.

When sleep calls, you'll find the first of three bedrooms conveniently located on the ground floor, home to a single bed along with a pull-out, full sized single trundle, perfect for sleepovers for the little ones, or climb to the first floor and choose between a king-size with yet more river views and a twin (can be made into a kingsize on request), each benefiting from their own smart TV so you can catch up from the comfort of the covers.

In the morning, kick-start your day with an invigorating rinse in the shower, or add a touch of luxury to your stay with a soak amongst the bubbles in the elegant bathroom before heading out to explore your surroundings.

Centrally positioned, a short walk from your doorstep will bring you into the hustle and bustle of Dartmouth, where you'll find a fantastic selection of amenities, such as a handful of boutique and high-street stores along with a delicious selection of eateries.

Watch the world go by as you savour fresh fish and chips with a view across the water at Dartmouth Harbour, immerse yourself in the town's fascinating maritime history, home to the famous Britannia Royal Naval College.

Dartmouth Museum is an education in seafaring, or discover the remarkable workings of the RNLI at the Visitor Centre Dartmouth.

Hire a cabin cruiser and sail the waters of the River Dart, or board a passenger ferry and travel to the nearby village of Kingswear where you can embark on a two-footed adventure along the South West Coast Path toward Kingswear Castle and Brownstone Battery.

Pack up your bucket and spade and spend a fun-filled day at the Blue Flag award-winning beach of Blackpool Sands, where you can paddle the shores, feel the sand between your toes as you soak up the sun with your favourite book, or for the hands-on members of your party, why not try your hand at kayaking or rafting?

With all of this and more, be sure to choose a stay at 13 Above Town.

About the location

DARTMOUTH

Totnes 12 miles.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town. For those seeking some beach activities, there is a wide choice in the South Hams area such as Blue Flag Award winner Blackpool Sands, and Slapton Sands, both extremely popular and just a stone's throw from Dartmouth. A relaxing location in South Devon.
