"12 The Gardens is an excellent property in a most interesting estate."
The house is very comfortable and well stocked with everything anyone could want. The EV charger was an added bonus and very much appreciated. We had a most enjoyable and relaxing holiday. It was a shame the path to the beach was closed due to a land slip but we enjoyed several pleasant walks round about. The welcome hamper was also much appreciated.

"We stayed here a few weeks ago for a week long family holiday (3 generations) and had a wonderful time."
The house: is very nice, spacious and has a nice sized garden, the kitchen was well equipped and the bedrooms were a very good size. I would say that the pictures need updating as they show a BBQ that we were looking forward to using but couldn’t locate. The house is also VERY squeaky and every room squeaked when you walked in it. The grounds: are beautiful and felt like staying in your own private National Trust estate but the ‘private beach’ was no where to be found! It stated a 20 minute walk in the information but after 45 minutes of walking we gave up. I would advise that unless very clear instructions on how to access this beach are given not to go looking as even with correct footwear etc the walk was very rocky and unsteady at times. The area: Lyme Regis is such a nice town. We hunted for fossils and went crabbing, had a lovely meal in one of the local restaurants and visited the pub at the bottom of the very big hill for food and drinks and would highly recommend. We also walked from Seaton Hole to Beer which is such a beautiful little village and definitely worth the costal walk (which is only around 1.5miles). Use postcode: EX12 2PX in your SatNav to get you to the start of the walk. Overall we had a lovely time and would return but wouldn’t spend time looking for the ‘private beach’ or visit river cottage as this was a little bit of a disappointment. A tip for anyone with children - ‘Moo’ at the cows that are on the field’s of the estate and they will ‘Moo’ back, our little one loved this!

"This was a very pleasant place to stay but it did have very noisy flooring in every part of the house so it was very difficult to sleep if someone was still up or got up early."
The rooms were well appointed but the double bed mattress was very thin and you could feel the wooden slats so it needs replacing. Although beautifully clean in the bathrooms and kitchen there were a number of spiders and webs throughout the house. The Rousdon Estate is beautiful and feels very safe but does it have mist/fog even in July.

So quiet,it made for a very relaxing break. Loved the close proximity to local walks,beaches and attractions. Comfy beds, hot showers,allocated parking and garden all made it a great place to stay

"Fabulous cottage with ample parking in a great situation near Lyme Regis."
Spacious modern rooms, easily controllable heating and a light, airy feel made for a very relaxing holiday. Large flat screen TV with a DVD player and a selection of DVDs to view were an unexpected bonus. The modern kitchen had all mod cons should you wish to cook. Can't think of anything to fault at all, would highly recommend.

"This property really is a hidden gem."
It was comfortable, homely, quiet, well-equipped, clean and all in all a great place to stay. The private beach walk was really special and the estate was lovely to wander around. The location was great for exploring the local area. Definitely recommended and we willl be coming back.

"No coffee machine."
Property could have done with a better clean - there were cobwebs everywhere! There appears to be managing agent for this property -(aside from Skye Cottages). They don’t answer the phone and there is no other way of contacting them. This is a problem when you need to contact them!

Very clean and in a quiet setting. It was a bonus to have an electric charging point. There is a lot of space One addition which would be helpful is a sun parasol for the garden.

"The cottage was very clean and warm."
It had everything we needed. We spent a lot of our time in the cottage and prepared meals as we had a two year old with us and found it very comfortable. The minorest of things - the kitchen and dining area would benefit from some form of window dressing as at night the expanse of glass feels a little exposed especially as it’s a nice room to sit in after a meal.

"This is a beautiful property in stunning surroundings."
It was perfect for our weekend away as a family group of 6 adults. The walk down to the private beach is steep but well worth the effort and, when we did it, there was no one else there. Lyme Regis, with its wonderful shops, cafes and ambience, is a 10 minute drive away and parking was easy. We ate at a Restaurant called Lilac and would highly recommended it.

Our weather whilst staying there was not great but we made the most of it and braved the walk to the beach ! Would thoroughly recommend this accommodation.

"The location of this house is amazing."
We were stunned by the estate and how old the main house was and how beautiful the surroundings were. We felt we had struck gold! The house was great as well - nothing to report that worried us. I think we found the private beach but no clear route down to it. We went on a very rainy and windy day though so not much time to look around.

"The cottage was in a great location with easy access to Lyme Regis and a fabulous but challenging coastal walk to Axmouth."
The appliances in the kitchen were excellent but could have done with a few more mugs so that we could have got better use of the dishwasher! The EV charger was a real bonus. Better instructions on the refuse collections were needed. In the house it said all waste was sorted at the depot and could all go in together which we were not happy about and yet there were re-cycling bags outside with no indication as to what went in where. Instructions to put the bin out for collection on Wednesday were followed but no waste was collected. Over all, the cottage was clean, warm and very comfortable.

We will sort out the mugs in the kitchen and the refuse collection issue has been raised with Suez - they had not replaced the old bins/recycling bags with their bin and also did not collect as they should have done on the Wednesday.
