  • "We stayed at the Barn for a long weekend to celebrate my husbands’ birthday with family and friends."

    The Barn is more spacious than it looks in the photos and the views are incredible. The kitchen is very well equipped more than enough of everything for a group of 13 people. Every bedroom is en-suite. The hot tub, Poole and football table were well used. We would highly recommend The Barn for a family and friends gathering.

    The only thing I would suggest is that in the kitchen area there is a lip on the flooring which we all kept tripping on, maybe make it more visible but all in all a beautiful place ☺️

    Very spacious with superb views across the countryside. The children loved the open plan space and fishing with crab nets in the ponds. The staff and owners were very nice, special thanks from my Grandson who was so pleased with his medal.

  • "This was the ideal place for cross generation family’s to spend their Christmas together."

    There was a lovely decorated Christmas tree lit up to welcome us and get us in the festive spirit. There was plenty of living room so you never felt on top of each other . The pool table and football table gave all great entertainment. The oven is an Aga , which was a bit of a challenge, but with the help of the Mary Berry instructions and cook book left on the side, all was good . With beautiful country views and a short drive to the coast, what more could you want .

    We had a very enjoyable stay here, the facilities this barn has to offer is all very good with the extra added bonus of the hot tub, the trampoline and little play park was great for the kids. We would not hesitate to come back or recommend to others.

  • "We read all the reviews before booking the property and I'm hoping this review will help making your decision."

    The property is in a great location, amazing views and very quiet. It's spacious and easily accommodates a large group. It is equipped with everything needed for a large group booking. However, the internal condition of furnishings are tired and in need of replacing. For the cost, I was expecting some basic luxuries such as, fluffy towels, good quality beds & bedding, nice toiletries, welcome basket etc... no avail I've emailed detailed comments to Sykes and the owner. The owner did not agree with our feedback and has become defensive as a result. My advice is if you're paying anymore than 5k a per week for this property, it's not worth the cost due to the internal condition. Anything less than this amount is perfectly reasonable. This calculation is based on our visit in August, completely appreciate that utility charges will affect and increase overhead cost for future bookings. This property location is 5 stars but 3 stars (in some areas 2 stars) for internal condition.

  • "Beautiful house with everything you could possibly need."

    Our only disappointment was the barbecue it is an electric George Foreman which is not big enough for a property of this size. We are a family of 13 and had brought enough meat for 2 barbecues which wasn’t possible to do, so we had to go and buy a new charcoal one. Apart from this as I say everything about the property was superb and the views are stunning. Jamie was a star organising the archery and the boys thoroughly enjoyed it.

  • "What an absolutely idyllic place to stay right out in the country."

    The Barn was so spacious for 12 of us, bedrooms were also spacious all en suite. The children loved feeding the chickens and collecting some eggs. Had lovely walks around the farm and also into Beer. We were so lucky with the weather so we’re able to sit on the sun terrace everyday. So loved to hear the turkeys!!! The hot tub was in full use!! To have the whole family together after two years due to Covid was an absolute treat to celebrate all missed birthdays and Christmas. Thank you for a great week.

  • "We had a lovely family Christmas at the Barn."

    .. The space was brilliant for the 9 of us plus 2 dogs. We Couldn't fault the facilities and the gorgeous surroundings. The Christmas tree was appreciated and the welcome goodies made us feel at home as soon as we arrived.Would love to return in the Spring or Summer to really appreciate the farm and and local walks.   • "We had a brilliant time at the barn."

    The photos do not do it justice on just how big the place is. With 6 rooms, all en suite, and with space for the dogs, we had the whole family there : grandparents, parents and grandkids. It was amazing. Hot tub and games room room was a hit with the kids. The place is very remote and quiet, with lovely view over the valley. I would recommend The Barn to anybody.

  • "I booked this house for my friends and I to celebrate my upcoming 40th."

    It had all the things we all enjoy - hot-tub, pool table, huge house, fabulous kitchen and plenty of space according to the listing. However upon arrival it turns out that the pictures simply did not do this property justice. The house is epic in proportions. The kitchen was the best stocked, well prepared place - the amount of cutlery became a bit of a standing joke! We truly could have managed banquets and catering for a wedding! Joanne the owner was lovely and easy to just pop a message to if needed and stopped by as we enjoyed wine on the terrace to check we were all happy. Do not hesitate to book this house, the space was wonderful. The Devonshire roads are quite an adventure, however I wouldn't think twice about coming back. The resident alpaca, goats and ostrich were charming companions to say hello to over the hedge too. The Barn, Southleigh... thank you for the best memories made.

  • "On arrival the house was spotless, every glass and piece of cutlery, the two fridges and six bathrooms all shone."

    The kitchen really does have everything, we reckoned you could easily cater a small wedding there plus make the cake! Yes, the location is remote and we cooked meals every night, but what a joy in the vast kitchen with both electric and aga cookers. We were very lucky with the weather so most of our downtime was spent outside on the terrace soaking up the incredible view and the sunshine, I could feel my shoulders dropping, it was so relaxing. Activity wise we made good use of the hot tub and pool table, walked for miles along the stunning coastal paths, visited Beer and Seaton and had a fun afternoon clay pigeon shooting at Ashcombe Adventure Centre. The lovely owners live in a cottage nextdoor and left us completely to our own devices, just saying to ask if we needed anything and waving to us on the terrace as they occasionally went past. As mentioned in other reviews the floorboards are a little creaky upstairs but we all went to bed at roughly the same time so it wasn't an issue. There is no enclosed 'garden' as such but the owners were happy for our puppy to wander around the forecourt area and grassy field while we supervised, in fact he made friends with their lovely Bluebell and had a great time! You can probably tell that we had a fantastic week and would not hesitate to recommend.

  • "The house was lovely, large and open plan downstairs was great for the whole family."

    The games tables were fun too. The hot tub was lovely too. The play equipment outside were handy. House is very well equipped, kitchen has everything you need. Slight negatives: there’s no enclosed garden as the play equipment is on the drive so kids need watching. Due to the open plan design and wooden floors you can hear EVERYTHING and everyone around the house. The cockerel is awake very early every day!!!! But it’s a farm so we should have expected something like that! All in all a great stay for a large family, thank you.

  • "We spent a lovely week at The Barn with my Mum and my brother and family."

    The main living area is huge, with loads of room for everyone - ample sofa seating, a huge dining table, and the pool table was popular with us all. The hot tub is excellent and the children enjoyed the play areas. The kitchen was well-equipped - I hate going away with a crowd and finding there are no big dishes to bake a lasagne or similar! No problem here a there is plenty of everything, including huge dishes. We loved using the Aga to cook on, but there is also an electric oven. We fed all our scraps to the chickens and the kids enjoyed gathering the eggs, which we enjoyed plenty of. There is a Rhea (like an Ostrich), an Alpaca and some Goats in the field opposite the house. I can't fault the house as it was great. Just be aware of a couple of things which are covid related so unavoidable I suppose. There is currently no BBQ, which was a small disappointment as we'd purchased food for a BBQ. Instead there is an outdoor electric grill, which we didn't use as it's a bit awkward to have a trailing cable, and just a bit of an unknown! Also, there were no games/puzzles. I know not every house has such things anyway, but we love a board game in the evening and didn't take our own as we were tight on space. Finally, there currently isn't anywhere shady to sit. We were blessed with hot weather but could have done with a parasol or two to set up on the patio. Loads of sun loungers though, which were lovely. Overall, a fantastic place and would definitely consider returning.

  • "One of our criteria for selecting a property for our holiday this year was that it had a pool or a hot tub."

    We selected this property on this basis. To arrive and find that the hot tub was not working was disappointing. To have it out of action all week, was really annoying and to then find that previous renters earlier in the month had had problems with the hot tub too made us really cross - as it appears that the problem might have been fixed but hadn’t been. We’d also tend to agree with previous comments left that the bedrooms are spacious enough to have bigger than standard double beds and that the mattresses are a bit soft, making for not the best nights’ sleep. The barn itself was lovely and the kitchen had good facilities - a decent coffee maker would have been a nice addition though.

  • "We would definitely go back to the Barn, Southleigh."

    It's a really lovely well-proportioned property and, of course, we were very lucky with the weather over the last week! The property is so well located - off the beaten track surrounded by glorious countryside but also benefiting from really easy access (sub-20mins) to all the beaches and watersports at Seaton, Beer, Branscombe and Lyme Regis. The house was spotlessly clean on arrival and we felt entirely comfortable using all cutlery, crockery and utensils. This is a big plus in a post-covid era, especially when most people have a tendency to oversell their properties. Big thumbs up. Only negative comments were hot-tub not working properly and very soft (and slightly small) double beds, which could easily be king-sized or superking given the sizes of the rooms. Overall a great property, superbly located and wouldn't hesitate to recommend to others. Does what it says on the tin.

  • "Booked as a last minute getaway, after a cancelled ski holiday."

    Had a great few days, the Barn was very impressive but it was the simple things like, plenty of cutlery, glasses and crockery for a large group, that also made an impression as well as the large kitchen and dining table. Pool table, indoor football kept kids and adults occupied and an 8 person hot tub helped soothe limbs weary from long walks. Would highly reccomend

    Comfortable rooms (family room really only good for children) which are all en-suite, clean and warm. Kitchen well equiped and dining area more than big enough for us all. The hot tub got plenty of use even though it was Christmas week and we all looked forward to Percy's daily visit. We are all looking forward to a return visit.

    When we entered the house it was spectacular. A massive lounge, games, kitchen/dining room. A great place the socialise with the family. The house was spotlessly clean and tidy with every possible thing we could need. The sofas although looked good, seemed to be old and soft. Not very comfortable in places. The bedrooms were all well laid out with en-suites to all. The house details didn’t say they were all en-suite which was a nice surprise. The biggest issue we had was the comfort of the beds. Especially in the family room. One male adult with 2 kids and his wife were in the family room. We had to put a mattress topper on the males bed as it was very uncomfortable with the springs obviously felt through the bed. This although was off putting after paying £4.400 for a weeks holiday was the only real issue we had. In all it was a great week, in a fabulous house, which is in a great position.

    The house is beautiful and very spacious. But this is exceeded by the view - such a beautiful view that you will not tire of looking at! Everything we needed was there, including sunloungers and BBQ. The house was very clean. The pool table was well used. The hot tub was very warm and lovely with the view. The outside space is very open, there is no garden as such but a very large patio one side and the hot tub with seating and play area the other. You can walk around the farm, including seeing the animals. The owner lives next door and was very helpful with instructions etc.and made us welcome. We were lucky with the weather and enjoyed sitting on the patio. Great location for visiting the local beaches and resorts.

  • "We enjoyed a wonderful week at the Barn with our children and grandchildren to celebrate our Ruby Wedding."

    This was a perfect venue for us, with the opportunity to relax together in very beautiful surroundings. There was so much space in the house, and ample excellent facilities for everyone. The pool table and football table were well used, and the children loved their little play area next to the hot tub. The opportunity to feed the chickens and collect eggs each day was an added bonus for them. There is also a small lake for fishing, although we didn't seem to have much luck with that! The tranquil setting of this property enabled us to enjoy loads of super walks in the area with our two dogs, who both had a great time! The large hot tub was well used, especially for evening relaxation when the children were in bed. We arranged for a local photographer to come one morning to shoot family photographs, in the spectacular setting of this beautiful spot in Devon. As my daughter said yesterday.....' We will NEVER forget this holiday!' I can highly recommend the Barn for extended family groups. We were ten in number, but there would be plenty of space for 14.

  • "The Barn is in a beautiful setting."

    Very private with wonderful views. We had a birthday tea on the front balcony which was perfect. The facility is ample for 14 guests. All 6 bedrooms are en-suite to very high specifications. Lounge furniture very generous & comfy. We had a lovely holiday with our extended family. The boys of all ages loved the hot tub, the snooker table & football game. It would have been even better if there had been rugs on the bedroom floors. The towels were rather thin & scratchy. These details were surprisingly disappointing given all other aspects of the Barn are superb.

    The property was very good and in a wonderful setting. A couple of minor points - in such a large property king size beds in one or two of the bedrooms would not be out of place and the addition of some larger mirrors would help with make up/clothes choices according to the ladies in the group.

  • "The Barn is in a wonderful setting where on a sunny day the view from the new patio is amazing."

    .....I found it very difficult to read my book as I had to keep looking around. Plenty of walks from the door.....a bonus if you have dogs. The mornings were the best......so peaceful and still......we were up early! The kitchen is very well equipped.....love the Aga which created a very warm cozy feel to the rooms downstairs. The pool table and football game helped to while away many an hour during the evening as did the hot tub. Plenty of TVs and films to watch, but they hardly got a look in! The only real negatives were the squeaky floorboards upstairs and the main double bed upstairs sagged in the middle. So many places to visit.......particularly liked Beer.....we walked from there to Seaton and back. Branscombe.....park in the village and take a circular walk down to the beach and back.....the hillside was covered in wild garlic in May. The pub there called the Mason Arms is well worth stopping for lunch. Sidmouth.....walked up to Higher Peak Hill and then down into the town for lunch. Quite busy on a sunny day, but plenty to see and do. Beautiful beaches everywhere. Can certainly highly recommend staying here.

The property

The Barn is a huge and comfortable, detached house on the farm.

The open plan living area is vast, with big comfy sofas in the seating area, pool table and table football and a well equipped kitchen with dining area and central island.

Accessed from here, to the front, is a private outside patio with table and chairs.

On the ground level is a double bedroom with en suite shower room, little kitchenette/seating area and ramped entrance suitable for people with limited mobility.

On the first floor are five bedrooms, all with en suite bathroom and TV.

Outside is a big suntrap terrace with picnic benches and outdoor electric grill, a raised deck with 8-person hot tub, a children's play area (best suited for under 5's) and an enclosed paddock for games.

This is a splendid house for fun gatherings of friends or family to relax or enjoy the outdoors.

About the location

SOUTHLEIGH

Beer is a small picturesque fishing village on the south Devon coast between Seaton and Branscombe. The shingle beach is very sheltered, backed by limestone cliffs and was once fertile smuggling territory, plus contraband was hidden in nearby caves, which are now a popular tourist attraction. Beer is situated on the stretch of Devon coastline, known as the Jurassic Coast, a designated World Heritage Site, and the village offers sloping streets lined with picturesque stone houses and cottages built on many different levels of the steep valley sides. There are a good range of shops, friendly cafes, restaurants and pubs in Beer, plus just outside the village is the popular Pecorama Gardens, which are perched on the hill overlooking Lyme Bay. Pecorama boasts the Beer Heights Light Railway and indoor model railway exhibition, along with a children's' play area. Beer is a unique Devon fishing village and a great place to stay.
