"Really loved our stay in this cottage last year."
I come to Holcombe every year for the past 8 years or so. Unfortunately this year as soon as we opened the front door it stank of dogs in every room. We kept getting door hairs in and on our bed. We wouldn’t even sit in the snug. I went out and bought cleaning items to try and make it better. But the smell is on the rugs, carpets and furniture. If we weren’t in bed or sat at the kitchen table we went out. The love heart wooden board chopping board smelled awful as though it had been used to feed dogs off it. I put it outside as didn’t want charging for binning it. It’s certainly put me off from coming again as even after cleaning things and spraying etc the smell is still very strong. The whole place needs a deep clean as the cleaners can only do so much with the time that they are given
I am really sorry that this was your experience. I am more sorry that you did not tell us if your dissatisfaction whilst you were in the property - this way we could have fixed things. Our housekeepers are very very thorough and we are both confused with this review. Property Owner

"We had a wonderful week at Rose Cottage."
As soon as you walk in you can feel the warmth and love that has gone into it. Everything has been thought about in detail. Every cooking item & utensil is provided (and a lovely welcome pack of goodies), the shower is powerful, the sofas and bed (we only used one) are really comfortable, the TV is a good size, the electricity sockets are plentiful (a rarity!), the garden is lovely and secure, the area is peaceful and the locals we spoke to were very friendly. I saw a couple of comments about the stairs being steep but we have stayed in a lot of cottages and most of them have staircases as steep or steeper than this one. All in all, we would have been very happy to move in permanently ☺️

"Generally an excellent cottage in great location As advertised the stairs ..."
Generally an excellent cottage in great location As advertised the stairs are very steep which would be a problem for the elderly or infirm Lack of proper curtains in bedroom 2 could be an issue for light sleepers in the summer Back door sticking is a real problem and has been reported by other visitors Very difficult to turn the central heating down as it seems to override after a short while and there were very few instructions
Thank you for your feedback. There are, in fact, blackout blinds at both windows in bedroom 2. We did have teething problems with the central heating, after the new boiler was installed, but this has now been sorted and the information booklet updated. We are glad you enjoyed your stay. "The cottage was excellent."
Really cosy and a short walk from the village pub. The cottage has everything you would need and the beds were very comfortable. The rear garden is enclosed which means you can safely let your dog out for morning/evening pee and was a great sun trap. Central heating was great as was the bathroom. The only minor points are the bathroom is downstairs and the stairs are a little steep but nothing too complain about We loved the scones as a welcome and will be staying again

"Beautiful little cottage."
However, problems with the front and back doors which were difficult to open, close and lock. Also central heating was an issue and found it hard to keep warm as it kept switching off. No information at all about waste disposal and recycling. The stairs really steep and I scraped the skin off my leg when it touched the stairs mats.. But we are in our eighties and younger people will probably manage better than us. Lovely location.
Hi, we are sorry that you had problems whilst staying at Rose Cottage. The recent very wet weather combined with the fact that the property has been empty whilst we fitted a brand new central heating system has allowed the doors to swell and thus making them hard to open. This is being fixed now. As I mention the central heating is new and we did have a few teething issues. The stairs are steep but that is one thing we cant change as this property is very old! "We enjoyed our stay at Rose Cottage."
The cottage is cold for this time of year and needs heating in kitchen area, we lit the fire to boost heat. The heating instructions need explaining better. The village Pub has a warm local feel about it and very welcoming, and the food was very good as well.

"Charming, snug, warm, characterful, well equipped and remarkably quiet little cottage with the only slight drawback for me (elderly back problems) being low overheads and a steep narrow staircase."
The most welcoming little village offers the Castle Inn just 2 mins walk away and serves excellent meals; there is also a fine little church right next door. Just 5 mins drive gives you the choice between Teignmouth or Dawlish sea fronts. An excellent stay and good value.

"Very comfortable cottage, everything you need is there, cosy lounge with wood burner."
Nice comfy bed. The area is quiet and pretty, a short stroll up the road to the castle Inn, very nice but do not allow dogs in, which is a shame. A small church next to the cottage is sweet and could hear the congregation singing on Sunday morning. All in all a very nice time was spent at this lovely cottage.

"This is a beautiful cottage."
Very clean and well kept. Everything you need and all the rooms are lovely. Would recommend

"Super cottage and garden."
Everything inside was top of the range.

"Lovely 17th century cottage in beautiful surrounding and less than 10 mins from Dawlish or Teignmouth ."
The only problem we had was a 5 Deg downward slope on the treads of the staircase which we found to be quite unsafe . Otherwise a wonderful place to stay .

"Beautiful place to stay and would highly recommend as within 7 minutes from ..."
Beautiful place to stay and would highly recommend as within 7 minutes from Dawlish & Teignmouth 10 minutes from Shaldon with plenty of food and shop options, local pub from the cottage within 5 minute walk called Castle Inn extremely friendly great food and staff who also allow you park in their car park on request

"Most holidays I’m ready to come home after 2 days, this was my first holiday I can remember I felt completely comfortable."
I felt the area in general was a little uninspiring, but the accommodation made up for that.
-
"Our recent stay at Rose cottage was just lovely."
It is perfectly located, being on the outskirts of Dawlish and Teignmouth, allowing peace and quiet after some busy days. I would certainly recommend Rose cottage, and look forward to staying there again in the future. King regards Jeff Yates.

"A quirky thatch cottage in a tranquil village, perfectly situated on the South Devon Riviera."
We had a superb week of bright winter weather in early February, but were cosy at night due to the logburner in the lounge. Kitchen was not particularly ergonomic, and a bit draughty, but you have to expect that in a property of this age. Best was very comfortable. Can recommend Rose Cottage.
-
"Perfect cosy winter stay cottage."
Very good location close to both Dawlish and Teignmouth. Just a short walk to Holcombe cove beach. Cottage very well equipped, clean and comfortable. Looking to book for next winter.

"The cottage was brilliant, only niggle would be that a separate countertop ..."
The cottage was brilliant, only niggle would be that a separate countertop microwave would have been appreciated handy for heating things up quickly while oven in use
Thanks for the feedback Sharon. There is a microwave in the combination oven but not a separate one as we judged the times it would be useful would be outweighed by the loss of worktop. Property Owner

"If you want your chocolate box, Devon thatched cottage then this is it."
It was lovely, cosy, comfortable and well equipped. Everything we needed was there. In fact some things we took weren't needed as they had been provided. Loved the set up and it was certainly big enough for 3 people and a large dog. Would thoroughly recommend,

"Lovely, clean, well equipped, pretty cottage within easy access to nearby towns and villages."
Great Pub very close up the hill, 10 minutes down hill to the beach. Found some good dog friendly pubs and restaurants in Teighmouth. We had a great stay.
-
"The house is kept immaculately, with clever furniture choices to maximise space."
It is also well resourced - you’ll have everything you need! The garden is lovely and the outhouse useful for an additional fridge. The ‘how to’ guide came in handy with details of the walks we could go on in the local area.

"This is a beautiful property in a great location and it is a credit to the owners."
It is a beautifully presented, clean, well equipped cottage and we had no complaints with regards the cottage facilties or setting. It was lovely. It is also in a great location. It is a beautiful village, and the pub at the top is within walking distance, and serves good food and drinks. Great for the first night. We also liked the fact that it sits halfway between Dawlish and Teignmouth, with both easily accessible... either on foot or by bus. Thank you, and we look forward to hopefully staying again.
Thank you for your kind words. We are delighted that you enjoyed your stay and we look forward to you returning. Property Owner

"1. Step just as you come in should have something to distinguish that it is a step as having the same tile's in the hall and the kitchen you can not see the step 2."
same in the kitchen in front of the arga 3. The back patio could do with some repair work as it is a bad trip hazard for slightly older people. 4.table and chairs outside could do with being replacing as they are not comfortable due to the fact that they have been repaired so often. 5.This is not a complaint this is an observation this holiday was taken at Rose cottage because it is pet friendly and has the public house so close.I think that you should inform people that the pub is not dog friendly. You can not take your dog inside you have to sit outside even if you are eating.
Thank you for your comments which we absolutely take onboard as constructive criticism and I am glad that you were kind enough to rate us at 88% overall. The cottage is over 400 years old and we have tried to find a balance between ‘period charm’ and ‘modern expectations’. There are a couple of small steps and everything is not brand new but we will review what we have in place. The pub does accept dogs in their covered and heated outside area. Property Owner
