    Internet was fine. Good location for coast eg Bude and Bideford. Plenty of local walks and easy access to the coastal path. Good sandy beaches, some dog friendly. The cottage was spacious and comfortable with all mod cons.

  • "House smelt of damp."

    Sofa and armchair were both damp. Too damp to sit on for any length of time (5 mins max before own clothes becoming damp as well). This meant there was no where to sit or relax in the day/evenings, outside of the small kitchen table or bed in the room upstairs. No access to WiFi, even though listed on listing. No WIFI network registered on either our phones or laptops. We tried a few times in different locations within the property both in the evening and following morning. There was no mobile reception either, so we were unable to rely on mobile data. Had we known this upfront, we wouldn’t have booked the property, as we needed to be able to work remotely during our stay. The owner advertises the property includes WiFi, which is totally misleading, given there was no signal at all. We did speak to Gavin (the owner) as soon as we arrived, on Saturday evening, and mentioned both the WiFi and the damp sofa, and his response was “no one has been in the property in the past five days, so it can’t be damp”. There’s an adjoining door (which is not lockable, and only has a small latch on it) between the master bedroom to the owner’s property, which is next door. Again, neither of which are mentioned on the property listing, which are important things to mention upfront. Dirty - dust and spiders found in every corner of the property All of the above contravenes the Consumer Rights Act. We tried to speak to the owners (in person) before leaving on the Sunday morning, but they were not in, despite saying they would be. We have text conversations evidencing this. The owner lives next door, so had no excuse not to come round to discuss or attempt to resolve the issues. Gavin said he would contact Sykes Cottages to come to some sort of resolution. We followed up with him (and have texts specifically saying he’d spoken to Sykes). And yet Sykes have no record of Gavin making contact with them, at any point. A very disappointing experience in terms of the property and the general lack of care and consideration of the owner. We had booked to stay for a week, but due to the poor standard and property not being as described, we only stayed for one night, and found alternative accommodation for the remainder of our stay in Devon.

    Thank you for your feedback. We are very disheartened by your comments and texts, especially having been told you would leave a bad review if you did not get a refund and wishing us luck with our future bookings. We have not had a poor review in 8 years of letting the property out. We did all we could to assist before you left but feel you had already made the decision to leave. We work very hard and also run our own business and animal rescue charity from next door to The Linhay; we would not be able to do this without a decent phone signal and internet due to the many contacts we receive each day. Please also note that Sykes' booking conditions do mention that properties are not to be used for commercial or business purposes so should not be used for work as you said you needed to do. Either way, no one else has had issues with phone signal during their stay so it may be worth checking with your network in case it is limited in some areas. I am sorry we were out with friends on the evening you arrived but we were in contact with yourselves and Sykes straight away, despite this, doing our best to help. We offered to contact you the next morning to try and understand why you could not connect to the WiFi but you still chose to leave without giving us chance to try and address the problem. You have mentioned damp issues but we have not found any damp at all and the property was aired in the few days before your arrival. The interconnecting doors you mentioned are always kept locked and are not used so no-one else has ever raised a problem with them. All our previous feedback reflects how happy guests have been with the property and that it is kept spotlessly clean; we can not control any spiders getting in and creating webs during your stay. We certainly make sure it is thoroughly cleaned between stays and go out of our way to make sure guests are made welcome, which is also shown in previous feedback as guests have felt we were helpful and friendly. It is a shame that you left but we maintain we did all we could to assist and did not find the same issues that you reported upon visiting the property. Property Owner

    Very comfortable with everything you need for your break / holiday. Gavin & Karen are super host’s always available for information and places to visit. We had a great week with our three small dogs and would definitely return to The Lindsay in th e future.

  • "The start of our holiday was not the best."

    Broke down about 10 miles from The Linhay. Gave Karen a ring just to let her know we would be arriving late and she immediately offered to come and pick me and the 3 dogs up. Karen picked us up and my husband stayed with the car. We had no car for nearly 3 days but Gavin took me to Waitrose do do some shopping and they contacted people regarding hiring a car. The accommodation was lovely and cosy and the bed was so comfortable, could get us 2 and 3 dogs on the bed and still have room!!! A lovely place to stay and Karen and Gavin are the perfect hosts. They went above and beyond.

  • "Really good stay, Karen and Gav were great hosts, available when you needed them and left us to our own devices when we didn’t."

    The accommodation was just as described, amazingly comfortable and cosy. Well located for exploring North Devon and Cornwall. The accommodation is located in a quiet area to relax after a day out . We will definitely be returning as my Wife took a real shine to the Donkey’s at the farm and it was great value for money.

  • "We loved our stay at The Linhay."

    The owners, Gavin and Karen, lived next door and are very helpful and friendly, but not at all intrusive. The property is very spacious and comfortable and has plenty of light. The front door (now a “stable door”) allows the top half to be open for more light. Brilliant forceful shower with plenty of hot water and a bath for a soak after those long walks. Garden to the side of the house with seating allowing privacy and somewhere to sit outside in good weather. The only problem we had was the internet connection was bad and we both needed to buy more data and rely on internet connection in local pubs, cafes, etc to catch up on emails. Not a problem if you want a total break from tech, but we were reliant on it for news from our petsitter. Would definitely stay again.

    There is a road that runs past and sometimes having the big tractors going past late at night was the only issue for me, but wouldn't put me off staying again. The owners who lived next door were great, very welcoming and friendly, great chatting with them.

    The cottage is perfect to visit with dogs. Kitchen door shut, no need to tell dogs not to go upstairs. Enclosed garden just outside the front door… and a perfect farm track to walk dogs for loo stops right outside the gate

  • "ROOM FOR IMPROVEMENT - VERY NICE HOSTS."

    Nice big rooms & great location. Mattress & pillows a little uncomfortable. Had to walk past Owners property next door, so not very private, their washing line was right in view of our front entrance & parking the car was across the way, so sometimes mucky. Access to side garden was from main entrance door so had to keep dogs on leads, not ideal during the night as garden was dark and not very secure so a small dog could easily get through the hedge onto the road. As we cooked quite a bit, few accessories, no meat scissors, larger frying pan, bread board or jug, kitchen roll/tin foil, extra cloths, t-towels. Dog bins outside hadn't been emptied. Enjoyed our stay overall. Perhaps French doors could be put in the kitchen where the rear window is & expand the garden a little more?

I know that mattresses and pillows can be very subjective so I am sorry that they were not to your liking. The remainder of your feedback is not something we have been made aware of before now so I can only apologise for any inconvenience. We felt that the enclosed private garden would give you the privacy you were looking for, it offers you a private location, a safe haven for you and your dogs away from life on the farm.   • "BRILLIANT WEEK BRILLIANT HOSTS BRILLIANT WEATHER First and foremost the property lived up to the expectations made in the advertisement and to be completely honest it was over and above what was expected."

    Huge bathroom as was the bedroom and bed. Kitchen and bathroom was spotless and extremely well kept which I hope other users will appreciate and treat as if it was their own. Large flat screen TV in the living room but for me having bad knees I found the settee a little low. Other than that everything was 100%. As for the owners Karen ans Gavin, what should I say about them!!! Couldn't wish for a more down to earth couple they were brilliant and that is said with complete sincerity Never once intruded on us during our stay,but we had a great time when having a chat together,we actually.felt as if we had known them for ages, we will most definately stay here again. No need to be concerned about hot water as it is forceful and plentiful.and only a short distance from Bude Westward Ho and many other resorts within 30 or so miles.

  • "Gorgeous little cottage, just right for two (and dog!"

    ). Super clean, nicely decorated and everything we needed for a relaxing holiday. Karen and Gavin, our hosts, couldn’t have been friendlier or more helpful and we enjoyed meeting Jack and Jim the donkeys. Within easy reach of lovely dog friendly beaches and a special mention for the Bradworthy Inn, a couple of miles away, which we visited twice for very good evening meals and were able to take the dog with us while we dined. Fully recommend.

The ancient market town of Holsworthy lies nestled amid the rolling green hills of Tarka Country.
