"This a really nice house with plenty of internal space."
We had 9 people (family and friends) staying in the property and did not feel cramped. The house is well appointed, clean, comfortable and warm. There is ample parking for 3 large cars on the drive way. Shops are a very short walk into the village and the neighbours on both sides are very pleasant. We would definitely stay there again if we visit the Plymouth area.

"Prior to booking this lovely looking holiday home I did read the reviews."
There are reviews from July 2023 that mention the poor cleanliness, thick spiders webs on the blinds and windows and overall maintenance issues such as lightbulbs not working, fan in one of the ensuite bathrooms not working. I was hopeful that the owners would have been made aware of these issues and they would have been addressed a year on from the posts. On arrival the house does look like the pictures on the Sykes site however once we were unpacked and "living" in the house it quickly became apparent that none of the issues that had been raised a year previous had been addressed. We ended up cleaning the areas we needed to whilst we were there. In the snug, we pulled the sofa bed out and found a vast amount of dust and dirt and had to brush and hoover it before we could clean it to pull the bed out. The decking is lovely however had not been cleaned and there was debris everywhere. One of the bathroom door handles upstairs came off in our hand and The flush was also dodgy. Don't get me wrong the house is lovely and spacious, there were 6 adults and 2 children and never felt cramped or overcrowded. It was lovely that on an evening we all sat at the dining room table for our meal. The shops in the village are handy and the walk to cawsand beach is only 20 mins away. The kitchen is well stocked with items you need, there was a lovely welcome hamper left for us and a bottle of prosecco which was a lovely thought.

"We enjoyed four nights as an extended family break."
Iroko was the perfect accommodation - so much space, comfortable living areas , well equipped kitchen and very tasteful decor. A welcome pack was a nice surprise. The weather wasn’t great so the children’s games, cars, books etc were a bonus. Great stay.

"I sent a message on our first day to say that a light bulb was out in the walk in shower which was tiled black, this was dangerous, I received a reply a few days later to ask if it was still a problem and therefore I replied to say that it was still out again with no reply therefore my parents either showered dangerously in the dark or used one of the others, when 10 of you are showering loosing one adds to timing etc and I was disappointed by this."
The house is beautiful and we would return but the cleaners do need extra time, there were lots of cobwebs everywhere, the large blinds were extremely dusty and the skirting boards in ever room needed some TLC. Outside is very over grown and has lots of weeds, it needs more maintenance. The decking and furniture was not swept nor cleaned when we arrived therefore looked a little shabby. None of these issues spoilt our stay or how impressive the house was but if these things were sorted then the WOW factor would be restored

"We’ve had an amazing week in Cornwall."
The house had plenty of space to relax in. It’s in a perfect location for a healthy walk to/from Kingsand and Cawsand which we loved! Millbrook village is literally steps away and everyone was really friendly. We were grateful for comfy beds and lovely showers after very busy days. The welcome pack was very much appreciated and the decking was perfect for relaxing in the evenings when we stayed in. There were a few things we put up with for the week which surprised us. Cleanliness was lacking, so we cleaned where it was urgently needed. The house needs some TLC - rusty radiator, broken spotlights, well-worn plates, to help it earn a better rating.

"This property is lovely it was a shame the cleanliness let it down."
The window blinds were thick with dust, the windows were covered in smears, the toilets were grubby behind the seat with the usual pubic hairs, my sisters room door handle kept falling off each time they opened or closed the door, the walk in showers I presume had been cleaned but the walls/floors were left with white smears all over them not a good sight. The welcome basket was a lovely touch so thanks you. The outside space is really lovely but again the decking had not been swept clean for our arrival. The amount of children’s toys and books was really great and kept our granddaughter amused no end. The location of the property was really good, so close to the local stores, takeaway and pub where the locals were so friendly. The beds were comfortable and the rooms were a good size with plenty of hanging space. On the whole we had a good time and the weather was kind to us. This property has all the space and facilities any one could ask for just a shame the attention to details let it down. X

"We thoroughly enjoyed our stay and the property was fantastic, in a great location."
There was a vast array of toys which the children loved playing with, too. We were made up of 3 couples and 4 children and there was more than enough space. I would highly recommend staying here!

"Absolutely superb stay."
Thoroughly recommend - what a lovely house, with all the amenities we could have asked for. It would be helpful to add some instructions for the fire (which direction to open the vent) and some more heating downstairs would have been nice as even though we turned up the thermostat, we couldn’t get the underfloor heating to work. We weren’t put off by this though and didn’t call for help so I haven’t adjusted the rating because you did all you could with the knowledge you had! Thank you for a spectacular stay x

Beds, bedding towels etc top quality, lovely welcome pack, nice touch having toiletries in bathrooms, prompt response from Karen answering our queries. Millbrook is in a lovely village with loads of amenities, places to eat, drink and shop. Places to walk play area for children, great area to explore Cornwall. We would love to return. Just a little suggestion mainly to sykes, properties could have a snagging book for us to pop things in such as light bulbs need replacing, anything loose, broken, something needed all that owners wouldn't know about and not needed to put down for every one to see.

"The house perfectly suited 3 generations of our family."
There was plenty of space and enough seating in the lounge and the dining room. Having a snug was ideal for anyone who wanted to get away for a moment. It would have been useful to have some bigger saucepans in the kitchen because of the size of the family. There were quite a number of light bulbs that weren't working, a problem that was highlighted back in July and which hadn't been sorted. The ensuite to the master bathroom had one light not working and in a black tiled room was a bit of a problem and the fan in the family bathroom wasn't working which meant there was a lot of condensation. The house needs a bit of TLC which is a shame as it's a beautiful building. Having said that we really enjoyed our stay.

"We have just spent a week at Iroko and thoroughly enjoyed our stay."
The house is spacious with large comfortable rooms. There was a lovely welcome pack on our arrival with scones, cream and jam and was enjoyed sitting in the sun on the decking with a coffee. My grandaughter played with the toys that were in the dining area and loved the bubble chair. Good showers in the bathrooms, comfy beds and loads of towels provided and there was also a washer and tumble dryer to use. It's a small village location with excellent chip shop a couple of convenience stores and a small number of other little shops and two pubs only a couple of minutes walk away. A good base for Plymouth, via ferry and East Cornwall. We visited Downderry, Looe and Fowey which are not far away, and Mount Edgecombe is worth a visit. Would definitely recommend for large families.

"Lovely house in a great, quiet location - was perfect for our 3 generation holiday from 3 years old to 69!"
House layout was good for family use with plenty of space, lots of toys and easy parking for 4 cars! Great outside space with garden furniture to relax in after a day on the beach! Owner was only a phone call away - friendly and helpful if needed.Supermarkets only a 3 minute walk with a friendly pub on the way and a lovely fish and chip shop! Beaches 1.5+ miles away (need to drive to beach car parks) were the best we have seen in this country. Rock pools, flat sand, quiet coves - each with life guard presence. Plymouth, ferries, aquarium all made for a very enjoyable, memorable family holiday.

Both of our children finished up sleeping downstairs purely due to lack of space.

"Whilst the house is nice, the standard of upkeep leaves al lot to be desired and let's it down."
We found the Sykes cleaning checklist which, if what is being used, explains why it is what it is. The walls are all heavily marked, property looks dated from its pictures, lots of bulbs and lights didn't work, fan in bathroom didn't work, and the cleanliness left a lot to be desired, with flies and cobwebs everywhere in easy to access places and dirt down sides of beds etc. The owners need to take back control and give the property a week's deep clean and re-paint, and fix all the bits that need fixing. The outside area was covered in debris, and needed a good sweep and tidy. It's a real shame as could be lovely. Also, Millbrook itself has little to offer as many places closed down, however other local villages are nice.

"It is a great property."
Service of Karen is good. But the owner has to look after. A lot of things are broken or dirty. Lamps came out of their seats in the ceiling and are broken, the pans are unusable, water was leaking from the ceiling in the living room, spiders all over when we entered the house. Milbrook is a nice village with great pubs. We met a lof of gentle people.

Loved our stay and the choice of games and activities for the kids was great. Me and my partner really enjoyed the stream that run through the garden and how peaceful the village was. A absolute pleasure to stay at and would recommend to friends and family.

Lovely spacious house. Very modern with a lovely outdoor sociable space. Special touches with flowers, scones and cream on arrival We felt that there wasn’t clear enough instructions about the recycling and rubbish.

The garden was a tranquil paradise, especially if you get lucky with the weather. The location, and amenities in the area were extremely convenient. There was a slight issue with heating which was resolved after some googling, but the property manager arrived promptly the next day to ensure everything was as expected. Everyone within our group thoroughly enjoyed their stay, while the little touches on arrival, such as a stocked fridge and wood for the fire presented a professional touch. Finally I have to say a huge thank you to Karen who helped us with various pre wedding recommendations due to last minute cancellations. Overall, the property and the property manager were 5 star across the board. Highly recommended, in a beautiful village and location in Cornwall.

Local amenities are a five minutes walk into Millbrook; Cawsand, Rame Head, and Whitsand Bay are a short drive; and Plymouth is about 40 minutes by ferry (Torpoint) or bridge (Tamar).

We all thoroughly enjoyed our stay and would definitely like to return again in the future. It was a very nice, modern, spacious house, which was very well equipped and immaculate. The only thing that the men in the party complained about was that there were no pint glasses so their beer didn't taste quite the same in a tumbler or wine glass! We would definitely recommend this property. We felt very lucky to have been able to book this place at very short notice. It was convenient to have the shops and pub close by. We did walk to Cawsands and Kingsand (it's not that far but it's a bit hilly). We also visited Whitsand Bay, Looe, Fowey and caught the ferry from Cawsands to Plymouth. Also caught the bus from Plymouth back to Millbrook, the bus stop is just around the corner. So there are plenty of places to visit. We just wish we could have stayed longer.

Set in a bowl of hills at the head of a tidal creek that leads to the Hamoaze, opposite the great naval city of Plymouth, Millbrook is located on the Rame Peninsula, "Cornwall's Forgotten Corner". Bounded by the Lynher and Tamar rivers, the Hamoaze and the sea, the area is deeply rural and designated as one of Outstanding Natural Beauty. The village has a good range of shops and pubs, while close by are the pretty coastal villages of Kingsand and Cawsand, from which a ferry will take you to Plymouth.
