  • "We would thoroughly recommend a stay at Primrose Cottage."

    The location is brilliant, close to Exeter and some really lovely seaside/estuary towns with walks from the doorstep. Kenton is a great little village and my husband and I were made to feel welcome by the locals when we went to the church. The cottage was very well equipped with everything we needed to cook at home and made our stay with our 3 month old baby very comfortable. Gill kindly gave us a heads up when the cottage was ready before check in time and was very helpful, responsive and accommodating. Thank you for a fantastic stay!

  • "We really enjoyed our stay at this lovely cottage which was clean and well furnished."

    The were a couple of small issues i.e no bags for household waste so perhaps a bin would be useful. Also the recycling bin it was not clear as to whether we needed to empty the recycle bin as the black boxes had no lids so could not be used. This resulted in us not being able to empty it before we left. This said, we had a great stay in a lovely cottage.

  • "Perfect holiday cottage with everything you could possibly need."

    There are steps to the kitchen which could be a problem for some, and it is very close to the village church and clock which chimes quarterly, but it didn't disturb us at all.

  • "Absolutely great and perfect for the two of us attending the Michael Buble concert at the close by Powderham Castle - within easy walking distance which was ideal."

    The welcome letter said the keys were at the back of the cottage when actually they were at the front - no big deal, just an inaccuracy and I would have appreciated a pint of milk to see us through the first morning. Or at least knowing it wouldn't be provided. Perhaps my wrong assumption but many cottages do provide milk, orange juice and tea/coffee. A very tiny minor gripe which I hesitate to mention as our stay at Primrose Cottage was superb! Highly recommended.

  • "Primrose Cottage provided the perfect holiday retreat whilst retaining that warm homely feeling."

    It was equipped to a high standard by owners who obviously take pride in the quality of fixtures and fittings for their guests. It is located in a quiet village within easy range of Exeter City or the Devon and Dorset coastal areas. The private secluded garden was a particularly welcome feature. Although the village shop has closed, the Farm Shop of Powderham Castle is a five minute walk from the cottage (slight gradient but none too taxing) and provided a wide range of quality provisions. There are walking and cycling paths criss-crossing the area for those who have a mind to explore. A range of eating places are within easy reach (two Restaurants in the village) and the Fish and Chip Van which visits the car park for a couple of hours on Wednesday evening is a must! Our ten day stay was peaceful and relaxing and the cottage played a large part in making that happen.

  • "Primrose Cottage is equipped and maintained to a very high standard and is a delightful place to stay."

    The location is ideal for people like us who enjoy being one step removed from tourist hot spots. The village is sublimely sleepy and the surrounding area beautiful. We are hoping to go again next year.

    Spotlessly clean, super comfy beds, great space. Only small thing I would say the fridge is pretty small especially if you are there for a week and will be self catering.

  • "We were so looking forward to getting away after months at home and Primrose Cottage did not disappoint."

    It was immaculately presented and had all we needed. It was clean, comfortable and cosy. It was a stone throw from Powderham castle and 45 minutes to Charmouth and Lyme Regis where we spent hours fossil hunting with some success! It was lovely coming back to Primrose Cottage after a day out where we could cook meals and relax in the lounge. Kenton is a pretty village with a lovely church (with an interesting bell schedule!) and we hope to be back. Gill was extremely helpful and receptive to our queries.

  • "What a beautiful place to stay!"

    The attention to detail was very impressive, it is clearly managed with great care by the owners, was spotlessly clean, and wanted for nothing in terms of equipment. We are Sykes cottage owners ourselves, so we recognise the effort that goes into welcoming holidaymakers. Kenton is a delightful village, with locals stopping to chat. Stunning Church opposite too! How refreshing to have a car park so close, which made the loading/unloading very easy. No visitors could fail to be impressed with this delightful house. Our Sons Birthday fell during this stay, so couldn’t have wished for a better setting to celebrate!

  • "We had a wonderful time at the beautiful Primrose Cottage."

    But were a bit disappointed the only local pub has been closed since March after being sold under auction, therefore our dining options were limited (the listing states a pub next door so this needs removed!). We had to buy groceries to eat more meals at the cottage but the fridge is on the small side for this so we had to rely on the cool bag we brought with us. Everything else was perfect. Some gorgeous cycle routes nearby & fabulous walks in Dartmoor. We also watched the transformation of the cottage on Homes Under the Hammer - amazing! So beautiful & tastefully done. Thank you to our hosts for a great week.

  • "The cottage was lovely."

    Lots of character and very clean. It was very well equipped, including items for a baby or toddler (highchair/ travel cot available/ roll out stairgates already set up upstairs and downstairs). The owners have also clearly thought about how they are managing safety with Covid-19. There is a garden (be aware this is not directly attached to the property), and a very small outside patio space between the living room and kitchen which is quite nice to sit at. The house is situated in a small, quiet village ten minutes drive from Dawlish/Dawlish Warren etc, and a good base for days out. Although no front drive parking, we never had any issue getting a space on the road next to the house, and there is a free village car park right next to the place anyway. Wi-Fi could be a bit patchy at one end of the house, but not really a problem for us. Those with mobility issues may wish to consider that there are a couple of steepish steps between the living area and kitchen. We stayed here with our toddler, and it worked really well for us. We would happily return.

  • "Very nice and well-furnished cottage with high spec comfort (including two logburners)."

    Good location with easy access to major roads and to Exeter, Dartmoor and around the south-east (recommend Totnes, Buckfast Abbey and Sidmouth). The church bells across the road went off every 15mins 24/7, so you'll need ear-plugs if a light sleeper.

The property

Primrose Cottage is a beautiful Grade II listed cottage nestled in a row of nine, opposite the church in the picturesque Devon village of Kenton.

Ideally located on the Exe Estuary, with access to the delights of Dawlish and Exeter, this redbrick, former workers' cottage offers an immaculate interior, as featured in TV's 'Homes Under the Hammer'.

The cottage is full of character, dating back to the 19th century, with many original features retained in the framework.

Entrance is gained from Church Street into the first sitting room, which is uplifted by the exposed brick wall and inglenook fireplace with woodburning stove.

Relax and unwind in either lounge, with the warmth of the fire to keep you company.

There is a dining area in the second living room, which leads on to a quiet sun room overlooking the sunny courtyard.

This is a lovely spot to enjoy a cup of tea or sit quietly with a good book.

The skylight brings in lots of welcoming natural light.

Two steps take you down to the kitchen, another characterful room with beams and fully equipped with everything needed for a self-catering holiday.

There are two bedrooms upstairs; a spacious double bedroom double and a single, with a sofa bed in the lounge providing additional sleeping options.

The bright and welcoming family bathroom is also located on this floor.

The charming stable back door leads from the kitchen, down a gravelled path to an enclosed garden at the rear with lawns, cottage style planting and seating area.

There is a shed for storing push bikes and all the garden essentials, including patio furniture and a barbecue for alfresco dining.

For times when you prefer not to cook, there is a wonderful selection of places to eat including Rodean Restaurant, a superb local restaurant located a short stroll from the cottage or The Turf, an iconic grade II listed pub with breathtaking views over the Exeter canal and the River Exe.

Accessible via boat, bike or on foot this is an ideal stop for a spot of lunch.

Kenton is nestled on the fringes of the stunning 95-mile stretch of Jurassic Coast, with many family-friendly attractions adding much appeal.

Powderham Castle, set in the outskirts of the village, hosts many family events during the summer months and is open all-year-round to the public for tours of the grounds.

Kenton Park Estate is a boutique Vineyard just a short distance from Primrose Cottage and offers onsite tours and tastings as well as delicious food from the vineyard kitchen.

Famous for its red sandstone church, built during the 14th century, this pretty village of Kenton is situated between Dawlish and Exeter, on the banks of the River Exe. It has a few shops, pubs and eateries to choose from within the village itself, with many attractions to see around the area. Powderham Castle, the home of the Earl and Countess of Devon is set in remarkable grounds, overlooking the Exe Estuary, making a wonderful day out with the family. The seaside town of Dawlish is close by, with a plethora of of shops, restaurants and cafés along with a small cinema. Dawlish Warren is a fascinating mile-long sand beach on the stretch of the south Devon coastline, with shops, a golf course and a 55-acre nature reserve, home to more than 450 species of flourishing plants and wildlife.
