  • "Kingbarth Cottage is beautifully situated and well equipped."

    All 4 of us loved the setting (despite having difficulty negotiating the Cornish lanes!). The four of us have holidayed together and shared accommodation at home and abroad over many years and this ranks with the very best. Nearby Lerryn is picturesque and delightful. The small shop provides essentials and the pub provides excellent food too. Lostwithiel and The Lost Gardens are worth exploring despite being expensive. Thank you for providing such comfortable and restful accommodation. Michael

  • "We loved our stay and many thanks to Vicki for her call prior to our holiday."

    The cottage was very relaxing and comfortable. We did manage to spend a little while enjoying the garden in between showers. Our only comment would be that the directions misled us a little. It stated that Kingbarth is the only property up the narrow lane but there is also the back of a converted barn halfway up which our satnav took us to and then lost signal! Would suggest more detailed directions and maybe a sign at end of the lane to indicate the direction to Kingbarth. The directions also said that no other traffic uses the lane - we encountered a farmer trimming the hedgerows and maintenance van filling the pot holes on separate days plus a contractor's van visited the barn on site. We became quite adept at reversing back up the lane!

  • "Such a beautiful cottage surrounded by peaceful countryside - the photos don't do it justice!"

    It was well equipped, spacious and spotlessly clean.The one negative for us was that the lane leading to the cottage is extremely narrow and our car (a Fiesta) sometimes bottomed out on leaving the drive. We would recommend approaching the lane from the top end, turning at Wooda Farm and doubling back.

  • "We had an excellent stay at Kingbarth; it was tastefully appointed and equipped while retaining the cottage feel."

    We would have enjoyed having a pod coffee machine in the morning (but enjoyed our coffee fix at Lerryn shop!).Access road needs regular trimming both sides to avoid scratching. Top road was better but longer. We would recommend it for a quiet and comfortable stay.:)

    Thank you for your complimentary feedback. The owners of Kingbarth have advised us that there is a Cornwall Council policy on cutting hedgerows in the summer months and as it is their responsibility to maintain the roads I am afraid this is outside of the owners control. Property Owner

  • "Fabulous cottage in lovely peaceful, tranquil, remote setting."

    Probably one of the best and most restful holidays we have ever had.Spotlessly clean, superbly well equipped, extremely comfortable, very cosy and homely. Local pub some 20 minutes walk away serves good food, lots of local walks and the location is great to visit this beautiful part of Cornwall. There is parking for several cars although the access road is very narrow (but there is so little traffic that this is not a problem). We were very sad to leave and hope to return very soon.

  • "Fantastic property in a perfect location."

    We had two weeks in Kingbarth and could have happily stayed longer. We travelled to different places in Cornwall every day sightseeing and everywhere was pretty much within an hours drive max with lots of places a lot closer. We really couldn’t have asked for a better location. Add to that the space and remoteness of the property making it a great place for little ones to run round and play. Would recommend highly and will be back ourselves in the future.

  • "Kingbarth is a gorgeous cottage in a delightful setting."

    The cottage was immaculate. We throughly enjoyed our stay. Communication from the property manager was great and the cleaner had made the place spotless. We met her as we left yesterday and she was lovely. Our eldest son cried on our last night and morning because he loved the views so much (especially from the bathroom side) and didn’t want to leave them!

  • "We absolutely loved Kingbarth."

    The setting is so tranquil, with delightful views over fields full of sheep from the kitchen and landing, and broad vistas of rolling countryside from the patio. A proper Cornish idyll. The house has every facility you could want, including a kitchen with every utensil you could ever need, a bathroom with walk-in shower (power and rain) and a Roberts radio in the dining room with great sound quality. What's more, the surrounding area is an AONB and very rich in trees. The pictures on the site don't quite do the house justice: you need to see it in person.

    Our 2nd stay and everything about Kingbarth is 1st class .. from the service from Sykes, the contact from Vicki, Kingbarth's caretaker, the cleanliness, comfort, facilities, peaceful setting ... there are no faults or anything to complain about at Kingbarth .. and to top it all we had fantastic weather and enjoyed the beautiful garden every day.   • "Kingbarth is a lovely, clean, comfortable cottage and our stay was very relaxing and enjoyable."

    We would suggest, especially if you have a large car, that the vehicular approach to the property is via Wooda Cross/Farm rather than the extremely narrow track the travelling instructions give. Vicky, the caretaker, was very helpful both prior to our arrival and during our stay.

    The house was fantastic with lots of space for us to enjoy. The gardens are gorgeous and spacious. So much was thought about with it and communication was excellent from both Sykes and Vicki. It was a perfect distance for travelling to some lovely places. We will definitely be recommending Kingbarth and if arr back that way, look to stay again.

  • "A wonderful cottage."

    The garden extends all around the house, plenty of space to find shade if you want it, and large enough for badminton and mini cricket with the family. Everything is of good quality - the kitchen is well equipped - plenty of plates, glassware, etc; sofas comfortable, beds and pillows very comfy with spare blankets; wifi works well, large smart TV for films on a rainy night; logs provided for the wood burner. Garden and BBQ space are sheltered from the wind, so as soon as the sun comes out its very warm in the garden. Space to park the car out of the way in the shade. Its about 10-15 mins walk to Lerryn with its wonderful shop and pub. Only thing to watch out for is the driveway - always approach from the west near (Wooda Cross / St Veep side) as the road is very narrow and likely to scratch wider cars if coming from the east. Also if you have low ground clearance you will find your car scrapes on the road when exiting the driveway (we have audi a5 and it only just made it). Overall a fantastic place to stay, especially if you want to chill out and relax without going out too much.

  • "Visited Kingbarth at the end of August with our daughter,son in law and 2 grandsons."

    Wonderful house,beautiful gardens.Vicky the caretaker contacted us to make sure everything was okay and extremely helpful.House is beautifully furnished and immaculate,the house is situated in its own grounds and private.Will return for another holiday there,possibly next year.Location is ideal for plenty of attractions,Eden Project,Fowey,St.Austell and Falmouth. One thing I would suggest is that the bedroom with 2 single beds where our grandsons slept,could possibly have blackout curtains,as 2 young grandsons are awake and up and soon as it gets light. Highly recommended.

  • "We had a wonderful time at Kingbarth, the location is amazingly peaceful and a beautiful setting in the heart of the countryside."

    The house was immaculate and furnished to a very high standard (everything including the kitchen was from John Lewis!) The beds and sofas were very comfortable and entertainment systems being the latest tech. The kitchen had everything we needed. Having a holiday home ourselves, we tend to notice every feature and things that we could be done better (or we could have) and we can honestly say that nothing could have been improved/upgraded. The village has a nice pub and a great shop that serves breakfast/lunch/afternoon tea on the lawn by the river. We spent most of our time in Fowey together with a bike ride along the Camel Estuary and a trip to Padstow. We were very sad to leave and disappointed that we couldn't book for a few more days to extend our stay!.

  • "Great cottage surrounded by beautiful gardens which were perfect for our 3 girls to play in, and they did!"

    Although the cottage is secluded it is only a ten minute walk into the small village of Lerryn where there is a great pub and lots of long, enjoyable walks. Lerryn is a superb place to reach lots of different activities and beaches easily, getting around was incredibly easy. We loved the village. It is obvious the cottage is loved and well looked after; the beds were super comfortable and many of the items in the cottage felt like new and of good quality. Unfortunately, the downstairs toilet broke in the first week (nothing to do with us, it just stopped taking water in to enable a flush) and, despite the housekeeper's quick response to the problem, it wasn't fixed during our stay and it began to smell. This meant we couldn't use the downstairs shower as this was in the downstairs toilet area. The second shower was used up to that point - being a family of 5 it came in really handy. On the cleanliness aspect, everything was clean except for one thing that had been missed - the utensils at the side of the cooker were covered in fat/oil splatters. This was rather off putting; as I picked one of the utensils up, not knowing this was the case, I found my hand was covered in oil. Before I used any of them, I had to hand wash them.

    We are delighted that you loved the cottage and its' grounds as well as the superb locality. It's unfortunate when a guest experiences any interruption to services during their stay. During a busy season occasionally something can go wrong. The property closes for maintenance issues over winter and we aim to ensure that as far as possible guests can be assured of finding a well maintained property and a trouble free holiday experience, Property Owner

    The situation was good as it's not far from the village but utterly peaceful. We visited Eden and Lanhydrock and had some walks from the door as well as others a short drive away. The housekeeper could not have been more helpful. My only reservation is how much the service from Helpful Holidays has deteriorated since it was taken over by Sykes. Queries raised with the office prior to our trip were answered inaccurately, and somewhat dismissively, unlike the old days when the team actually knew the properties and owners. The property

Kingbarth is a wonderfully private, detached cottage with 19th century origins over two levels, in an area of great beauty just a ten minute walk from Lerryn.

This lovely house is just perfect for a family or a romantic couple.

It is decorated in an uncluttered style, fresh and simple with thick rugs over original slate floors downstairs.

Step from the garden into the farmhouse style dining room, through to a large kitchen which has lovely meadow views, and then on in to the spacious living room with a wood-burning stove and door to the pretty garden.

There's a children's snug with a box of games and toys and at the back of the cottage, a utility area and a little shower-room.

Head up the stairs to three bedrooms, two king-size doubles and a twin with beautiful meadow views, and there is a family bathroom.

A big rambling garden with garden furniture, patio and BBQ encloses it, full of flowering shrubs and birdsong: brilliant freedom for older children to explore, yet enclosed at the front for younger ones.

No close neighbours, just undulating meadows surround.

A wonderful restorative get-away.

For those who want to explore, nearby Lostwithiel has shops, pub, restaurants and Restormel castle.

Or perhaps take the ferry to the picturesque fishing village of Fowey.

LERRYN

Lostwithiel 3 miles; Bodmin 10 miles.

For those seeking peace, tranquillity and the unspoilt splendour of Cornwall’s ‘softer’ southern coast there can be few finer spots than Lerryn. Sitting at the very point where the River Lerryn joins the highest tidal reach of a creek leading up from the Fowey estuary, the village has a timeless, natural beauty no matter the season. Footpaths meander through the woods and along the river bank while out on the water the small boats owned by local residents provide another means of travelling down stream to Fowey (3.5miles) for shopping or just something to do in wonderful surroundings. The village boasts an award winning pub/restaurant and has a small shop and post office. Nearby Lostwithiel is renowned also for its good restaurants and antique shops. The stunning Eden Project (8 miles), the Shipwreck Harbour at Charlestown, the lovely fishing village and harbour of Mevagissey, the Lost Gardens of Heligan and the stately home and gardens at Lanhydrock (NT) can all be reached in under half an hour while Padstow and the rolling surf of the north coast are just over 20 miles away.
