On arrival it was clean and warm and everything needed was provided. I would stay there again!
One nice touch was that Marina called before check-in time to let us know the property was ready for earlier entry.

We found a couple of problems with the bed and bathroom and let the owner know and she tried her best to sort them the same day we were very grateful for this but the mattress on the double bed needs replacing and the lounge suite is past its best it’s not very comfortable and is a little tired

"Very comfortable warm house."
Comfortable beds. The house was clean and ready for us.
Kitchen facilities were fantastic with everything we needed.
Out sude needed some attention with 2 barrel planters broken.
Steps needing attention and patio needed sweeping.
I would like to say the inside of this property is perfect with stunning view from upper outside balcony. Bathrooms were very clean. Possibly needing nonslip mats?
I'm afraid the patio oitsude was dangerous with big drops which were not railed off. This made for a very anxious time with a toddler, who could not be out of our sight. The steps from upper patio and into garden area are without railings which again had awkward drops neither side, which we felt was very hazardous for under 5's or anyone with poor vision.
The walk into Lyme Regis is lovely, following the river a little steep back.

"Very peaceful location and access to good footpaths which was perfect for exercising the dog."
Ample parking for two vehicles and the property itself is really homely, warm and comfortable and well equipped. A delightful owner too! Around 20 minute walk downhill by the River Lym into Lyme itself but parking in town for those preferring to drive. Lyme has everything- a glorious bay, spotless beach , shops and eateries - a perfect base from which to explore the stunning coastline or simply drop anchor and relax.

"This was our second stay at Oak Tree."
The house is ideal for our 3 generational group, the weather was lovely and we all had a relaxing stay. It is nice thar the owners are available for any questions.
The only negative we had was that both the bins outside were overflowing and obviously had not been put out by previous guests as requested. There was also dogs mess in the garden.

The vast majority of guests do empty the bins , some have even gone to the tip themselves when forgetting .I’m very sorry you had to suffer other guests’ dog mess . We continue to emphasise the bin requests with multiple messages.

.beds were very comfortable kitchen had lots of equipment only issues were the dustbins were already full from previous guests we only used the property as a base as the walk back from the beach was way too much for us overall lovely holiday

"Oak Tree is a very comfortable and well located cottage."
It's about a 15 minute walk to the seaside and the lovely town of Lyme which has lots of eating and drinking places. Leave your car at the cottage and try out some great walks around the local area.

"Oak Tree was very clean and fairly comfortable."
...beds lovely..and lovely views from the balcony....some comfy outdoor seating would be lovely under the veranda....the 8 min walk was nigh on impossible...my son of 30 who has just done the London Marathon couldnt do it and coming back up steep paths should be mentioned.....not for anyone with mobility issues...yes you could use a car but that brings the problem of limited parking....we enjoyed out stay and were lucky with the weather

It was perfect as both of them have limited mobility.
Also very near to walk into Lyme Regis but an extremely quiet area.

"The bunglaw is spacious and very welcoming with a great south facing garden whihc would be lovely when the sun shines a bit more- we will definitely come back when the sun is out and remains out for some time."
The view from upstairs balcony is far reaching and one could see the sea.
We parked our car at the bunglaw and walked to the beach- the walk along the brook is very relaxing- coming back is a bit of a hike but only for a bit.
Definitely recommend the place

"The dormer bungalow was perfect for us."
My son and grandchildren in the two rooms downstairs and we had a beautiful room, with amazing views, upstairs. The garden was great for Minnie, the dog. Very quiet and a pleasant walk into Lyme along the river. Marina and Stuart, the owners, called when we arrived to see if there was anything we needed and were really lovely and helpful. Hope to be back soon.

"A lovely homely house, that is welcoming, clean and comfortable."
The owners are local and make a real effort to ensure everything is as expected. We felt some of the previous negative comments were not justified on our stay. Being able to park at the house and walk into the centre of Lyme Regis in under 10 minutes, along the lit and paved river walk was a real bonus. We really enjoyed our stay and would happily recommend this property to our friends and family.

"The property is spacious and cosy."
The fire in the lounge was a welcome after a long day walking. Oak tree had everything you need for a great stay. The main bedroom upstairs was really big with comfy bed and a fantastic view! We loved the location. The river Lym walk into town is gorgeous. We took our 5 yo cocker spaniel Molly who also loved the home, the walks and the beautiful town of Lyme Regis. We loved our stay so much we are looking forward to returning next year.

"Oak cottage is in a great position but having read previous comments and the ratings we were very disappointed with our stay for the price paid."
Totally agree with other people that it lacked comfortable seats inside and out.
The bathroom had a toilet seat that didn’t fit the toilet which isn’t ideal and shower head was floppy and wouldn’t tighten properly so we had to wedge something behind it.
There was no welcome pack which we’ve always had when staying with you previously so not sure if it was overlooked??

"Oak Tree exceeded expectations on all aspects."
It was perfectly placed location wise, it is a large, clean, comfortable property and well equipped. Excellent views from the front and the back of the property. The walk from the property into Lyme Regis along the river was perfect and was walked many times during our stay. I would highly recommend Oak Tree to friends and family.

"This is the best holiday home I have stayed in."
Really comfy beds, good showers, amazing view from upstairs bedroom. About a 15 min walk into Lyme Regis along the river. Large rooms and lovely garden. I would have given it top marks in all categories however there was a large amount of dust on the bookcase in the upstairs bedroom and no chest of drawers and when I moved the footstool in the lounge I found a children's toy! Also no tumble dryer which I did know as it was not listed in description, but really could have done with one with the English weather. Yummy biscuits and lovely card left for us. We hope to return next year.

"Oak Tree was as listed."
The location was perfect and the house comfortable and relaxing. The owners visited us at the beginning of our holiday to check everything was ok which was nice. We had their number in case of issues but there were none. If anything some more comfortable garden furniture would have been nice

"Had an amazing holiday."
Oak tree cottage is the perfect base for a relaxing holiday. Just a short walk into lyme regis.
The cottage has everything you and more. The beds were comfy and the kitchen is well equipped. The view out on to the balcony is stunning.

"We had a lovely holiday, and the property had everything we needed and was in a great location."
We would however recommend an upgrade on the lounge furniture as the settee was not very comfortable or supportive and we were unable to sit there for any long periods of time. As we stayed in winter, a tumble dryer would have also been useful but did not spoil our stay by not having one.

"Excellent property with lots of room and situated within a comfortable 15 minute walk of the sea front by the lovely river walk."
Kitchen well stocked with plenty of utensils to cook whatever you want, if the mood takes you, but there are also lots of food options with Lyme itself.

"We had a wonderful holiday in Oak Tree."
The property was very comfortable, well equipped , beautifully and quietly situated ( the view of Lyme Regis and the sea from our bedroom was stunning). It was only a 10 to 15 min walk to the beautiful safe sandy beach . Lyme itself was a delight. Great shops and the food was consistently excellent wherever we ate. We would certainly recommend a stay at Oak Tree. Our son, daughter in law and 7 year old grand daughter loved it too.

The property
Nestling in picture-postcard gardens to the front and rear, is this attractive split-level bungalow, Oak Tree which is just a short distance from the picturesque seaside town of Lyme Regis in Dorset.
