It is well maintained, clean and has almost everything you would need for a short or longer stay. There was a lovely welcome basket with wine and treats which was much appreciated after our long drive from the north west. I am a keen cook and, although I struggled a little with the hob and oven, managed to cook for the family most evenings. We brought our bikes and accommodated them in the outside area safely. We enjoyed the cycleway and had nice days out in Exmouth and Torquay. The facilities were good and we were able to dry washing outside on the good days. A full sized ironing board and larger iron would be a useful addition. All in all we had a great stay!

The cottage had everything you needed for your stay, plenty of pots, pans crockery etc. and the bottle of wine and goodies on a arrival was a lovely surprise Tina, the owner was on hand when we had a little problem with the hob. Just one thing regarding the hob and worth a mention in the property description is that the hob is induction. This type can be a problem for anyone with a pacemaker as they can affect it's performance. As my partner has a pacemaker he had to keep clear of the hob when in use. Staying at Searles was peaceful and relaxing, a beautiful cottage Andrea

Very peaceful and good facilities. We found it quite difficult to find and it would have been helpful to know that there is no vehicular access or parking anywhere near the cottage. We got the impression that we could park on the lane to unload but in fact it is a pedestrian lane. Also a clearly labelled info file would be useful with info about heating, bins, WiFi etc as the only info was done handwritten notes in the visitors book which was not obvious.

Tina was the most gorgeous host. We were delayed a few days due to our daughter having chicken pox and she bought the children gifts to cheer them up. Great rail links, cycle paths and easy local walks and of course straight onto the estuary via steps right outside the cottage. Inside, the cottage is bathed in the most glorious light thanks to all the windows, looking out across the estuary, over to Starcross and Powderham Castle. The cottage has been very thoughtfully kitted out, with a homely shabby chic/beach style that works perfectly in this setting. The cottage will comfortably host 3-4 adults without feeling cramped. Nearby, you are moments away from the train station, so park the car and forget about it, the Avocet train line is regular and much quicker than sitting in traffic or trying to find a parking space. The cottage is comfortably furnished and spotlessly clean and we both slept very well on the very comfy mattress in the main bedroom. There are views of the sea from every window and we spent a lot of time just watching the changes in light on the water and enjoying the sunsets over the water. The village has three pubs and we tried them all. The Globe was our favourite with really good food, friendly staff and locals. The cottage has walks from it so you do not always need to go out in the car, which is good because the parking is away from the cottage but we never had a problem parking within a couple of minutes from it. We are hoping to return at sometime to enjoy the cottage at a different time of year and enjoy the gorgeous views again!

Lympstone is well placed to explore both the coast and nearby Exeter city. We stayed out of season with mixed weather, but there was so much to do and see that we’ll have to return...

The cottage is immaculately clean and extremely comfortable and the location cannot be bettered. The sound of the waves is something we've missed since our return home. Tina, the owner is just several doors along and very helpful and friendly. We can't wait to return.

  • "Searles is a beautiful, extremely well equipped, cosy cottage with amazing views of the estuary."

Nothing is too much trouble for Tina the owner and she has refurbished the cottage to a very high standard. The king size bed is the most comfortable bed I have ever slept in! We had another brilliant week using the convenience of the train to visit various different places. The Exe trail is a must for walkers and cyclists. Lympstone is a perfect location for a relaxing holiday by the water with 3 good pubs, a lovely coffee shop and post office convenience store. We have booked again!

  • "The cottage was stunning, with exquisite estuary views, a quick trot down about 5 steps and you were at the water's edge."

The seating was comfortable but there was only a small two seater sofa and two wooden chairs in the living room, this could be improved by replacing the two wooden chairs with a second small sofa. Other than that and the steep staircase, which both my Mum and our dog had problems with, the cottage could not have been better. A little information on local vets, doctors and grocery shops etc would also be handy to have in the cottage. Tina, the owner, was very friendly and offered help with anything. This is a lovely cottage to get away to, be soothed by the ever changing estuary Landscape and would also be a bird watchers paradise.

  • "The cottage itself was excellent - everything was provided that we needed and also some welcoming gifts, which were a lovely surprise."

As you enter the cottage it is similar to a tardis in that after the small entrance you are greeted with a wonderful open feel as each window looks out onto a breathtaking view of the estuary. The cottage is literally on the River Exe and is just so idyllic. The minor criticism we have is that the listing does not express clearly the problem there is with parking and for anyone with health problems this could be somewhat difficult.. Being a former fisherman’s cottage the accommodation is located down a narrow, cobbled alleyway along which you have to carry your luggage. If you are lucky you can park at the end of this alleyway to unload your bags but there is very little room. You then have to move your car and park it either in the public car park (£4 per day) or, if you are lucky, you can park outside local’s homes (but this involves a steep climb), I do not wish to take away any of the magic of this wonderful holiday abode but feel that people should be made aware of this cottage’s setting. All in all we had such a relaxing, wonderful time that we really didn’t want to leave. Sadly, the cottage is so popular that we were unable to book a second week. The area itself is particularly good for dog owners as you can more or less take your canine friend with you everywhere, Devon is a very dog friendly place and this characterful holiday cottage is second to none!

  • "Excellent cottage with a fantastic view."

Easy walking distance to a number of pubs / restaurants. The only downside is that luggage needs to be carried approx 50 yards as the lane is too narrow to drive down.

  • "Cottage is perfect in every way."

It’s location is tranquil yet within easy reach of the village centre with a shop and three pub/ restaurants. A particular plus was the small terrace overlooking the estuary. This is the perfect place to read or have a drink and watch the sun go down . Being so close to the sea we used to open the bedroom window and go to sleep with the sound of the sea lapping against the sea wall....Magic! The cottage itself was tastefully decorated and immaculately clean and everything ( cooker, hot water, heating, tv ) worked so no room for complaints. The owner( Tina ) lives a couple of houses away so is on hand if you need anything. Access to Searles is by way of a narrow cobbled passage way so you will not be able to leave your car nearby. However, there is a public car par 100 meters away and parking is quite cheap..£2 for 4hours or £4 for 10 to 12 hours. You may be lucky and find parking in adjacent streets. In conclusion a great choice for anyone looking for a peace and quiet in a high standard of accommodation but within easy reach of pubs/ dining option. We will definitely be returning.

  • "Searles is truly outstanding; as the details say, it is right on the edge of the estuary and you can launch a kayak from right outside the patio when the tide is high."

The location is second to none, the facilities and decorative order was seriously amazing. Spotlessly clean, delightful owner and the kitchen was very, very well equipped. It was a pleasant surprise to find a second, downstairs toilet which is good when there are four of you in the house. We took a little toddler and a little dog and both enjoyed the shore and views, in fact we all did, you would have to have a serious problem if you didn't! Trip to to Exmouth on the train is 4 minutes (walkable along a coast path in about 25 minutes) and you can buy the ticket on the train as there are no ticket facilities at Lympstone. Village shop open 7am-9pm and is like the Tardis. Three pubs in the village but we only went to one, The Swan. Local people are very friendly. Would love to return and would not hesitate to recommend this property.
