  • "Perfect location and property."

Very thoughtfully equipped with a generous welcome package of essentials for when we arrived. Would highly recommend.

Owners really responsive sorting out a heating issue with an emergency appt arranged on same day. Thoroughly recommend, would definitely stay again.

Thank you so much for your lovely feedback . So great to hear how much you loved our holiday home and we would love to see you all back again one day Property Owner

  • "This may be for Sykes not the owner I asked if I could park at the property before 5."

0 as we arrived at 2.0 pm I was refused when we did get in you can park eight cars in the driveway. I am not booking Sykes again until you change this policy of arriving at 5.0 and leave by 9.0 which started after Covid! Other agencies have much better times!

The check in and out times for our property are clearly stated before and after booking and you would have had confirmation of this once booked. Our house is a large property which is kept impeccable by our housekeeper who always tries to allow guests in earlier once the house is clean and ready for them. What’s disappointing to read here, however, is that our housekeeper had allowed you early entry at 2pm which you accepted . Therefore I do not see your negative review as valid as it is in fact incorrect on this occasion. Property Owner

  • "This is a lovely holiday home and much thought has gone into making it attractive."

The decor is well thought out and furniture is good quality with comfortable beds. The kitchen is well equipped with a good range of crockery etc. Some extra cutlery and some small sturdy wine glasses may be useful. The views from the terrace are stunning although the weather held us back from really enjoying the seating area. The hot tub was popular too. However the many instructions around the property are a little off putting.

Thanks for your lovely feedback Jane. We are so glad you enjoyed your time at Greenbank. Property Owner

  • "Although we had a great holiday, there were several improvements that could be made."

Better lighting in the lounge, making a little cosier as it’s quite sterile. The pressure on the dos and don'ts restricting how you adapted furniture and items to make your stay more comfortable. The pizza oven should have some short instruction as we were unable to get the oven up to temperature. These are all things that are small enough to fix and should improve people enjoyment of the property. Just to reiterate it was a very nice property excellent hot tub and we had a good holiday, these things could help make it great.

Thanks for your feedback Mark. Apologies that the lighting in the lounge wasn’t to your satisfaction - it’s the first time a guest has mentioned the lighting to us so it’s something we will now look into. With reference to the dos and don’ts on adapting furniture, we are assuming you mean the glassware etc outside and we have to enforce this rule due to health and safety around the hot tub area. Every holiday let would have identical rules regarding use of certain household items for health and safety reasons also. The full instructions on the use of the outdoor pizza oven are placed outside right next to the oven for ease of use and I believe also sent over to you beforehand by our house management as per your request. I am pleased that you enjoyed the rest of the property and hope you had a lovely holiday . Property Owner

  • "Absolutely stunning property, spotlessly clean and equipped to a high standard."

Fantastic views over Woolacombe from the superb deck and outside living areas. Brilliant location, only a 5 minute walk to the town and beaches. Great communications with the housekeeping team who gave us the opportunity to access the property nearly two hours earlier than advertised. We had a wonderful holiday, so much so we’ve booked the property for 2 weeks again next year!

Thank you Nick for your wonderful review and we are overjoyed that you had such a lovely holiday and have booked with us again next year . Property Owner

  • "We had an amazing time at Greenbank."

The property description was entirely accurate so we were prepared for the check in*/out times, stairs and the garden not being fully enclosed. The house was immaculately clean, beds super comfy and the welcome pack useful (although coffee sachets were slightly out of date -still perfectly drinkable though). The location was great for the beach and shops/cafes and there was more than enough space for our cars, as well as the on-line delivery vehicle! The EVC was a real bonus and the hot tub superb. We enjoyed the outdoor kitchen and appreciated the beach toys left for our use. The garden has been beautifully landscaped with a variety of social spaces so always somewhere in the sun or shade, the view is wonderful and we even enjoyed watching a local football match from the terrace! I cannot rate this place highly enough. Of course, there were a few things we might have added but all would be personal to us and not necessarily of use to others. (* We were lucky insofar as the previous guests had left on the Friday so the property was available early for us on the Saturday - this was communicated in good time and was an unexpected bonus. Had this not happened, there is enough in Woolacombe to do.) My main gripe was that we hadn't booked another week!

Thanks so much Rachel for your wonderful review. It is always so lovely to hear how much our guests have enjoyed their time at Greenbank. Hope to welcome you back one day for another stay. Kind regards. Caroline and Matt Property Owner

  • "Beautiful holiday home you couldn't fault."

The check in time is such a shame, it is so late 5pm practically the day is gone. We couldn't use the hot tub because not warm enough on the first night. Check out time 9am is ridiculous, especially when one has to do so much cleaning before one leaves we couldn't even have breakfast because so much cleaning was required. You sound share this information when booking rather than after you have paid! We also requested ballons and was told a supplier was available, however the ballons had already deflating by the time we got there and deflated the next day. The cost was £120, which was a lot money, very upsetting and the supplier refuse a refund.

Hi Julia. Thanks for your review of our house, we are thrilled it was a 5 star visit for your special birthday celebration. It was our pleasure that you made use of the early 1.30pm arrival on the day. The times you refer to for check in/check out are correct, our housekeeper works hard to have ready early when possible. This is advertised on the listing, prior to booking in confirmation and also in the pre-arrival info Sykes provide. So that it is in top condition for your safety and enjoyment, the hot tub is emptied, cleaned and refilled between visitors. This takes up to 12 hours to heat up and we do ensure Sykes pass this information in the pre-arrival information. I am sorry to hear of the disappointment with celebration balloons you requested for your son's 30th birthday. Should our team have been informed they would have visited as a priority, they are on hand for any issues and this is stated clearly also. Although you found to be properly inflated when you arrived, and you reported a photo of them semi-deflated the evening before you departed, my housekeeper did offer you a refund which you declined. I hope this didn't take away from your stay with us. Property Owner

  • "Greenbank was the perfect house in every aspect."

It had everything we needed, the standard of cleanliness was excellent and the host was happy to answer any questions/ queries during our stay. The online description of the house was accurate, which would be important for those with mobility issues looking for a holiday home- there are lots of steps. However, this was not an issue for us. We are already looking at dates for our next stay.

  • "We had a lovely time, and spotlessly clean, warm, comfortable and a nearly new home."

Very comfy beds, efficient heating, and lovely for our Christmas. Couldn’t really fault it. Only couple of suggestions would be to have some basic cleaning products (multi purpose), a hand rail for the outside steps as they are steep, and larger towels/bath sheets (although we’d brought our own having read previous reviews). Nice and thoughtful to have a welcome pack too but milk was sadly out of date! Honestly though, we couldn’t really fault it. Ethan was great with providing pre information too. Thank you.

  • "Everything in the house was great, we did not want for anything."

The only criticism we had was the very late check in at 5pm, as we came from 2 - 3 hours away we arrived and unpacked in the dark. Then an early check out at 9am, we asked if we could leave two cars on the drive after checkout while we went for breakfast, but we were refused.

The fixtures and fittings are all top quality I just don't have enough words to say how truly amazing this property is. The beds are so comfy so much space in the house. Everything you need. The hot tub with the views topped it for me just loved it. Can't wait to return.

  • "Lovely maintained house, great facilities, Unfortunately we had terrible weather so didn’t make use of the hot tub."

There are a lot of steps. The outside space is lovely but it is overlooking the road and is not secure for dogs. We bought a dog pen off Amazon to keep them in. The rubbish was annoyingly, 5 different bins. Bath towels provided were tiny. Lovely views of the bay from the house.

  • "The house was beautiful with an amazing outlook, and only a short 10 minute walk into Woolacombe itself."

Well equipped, comfortable and spacious , with the outdoor space, and storage for surf/beach items, being extremely well thought out. The communication beforehand was clear and straightforward. The only comment would be that the instructions for departure were a little overbearing. However, we are generally tidy and I appreciate that not everyone may look after this lovely property in the same way, if not instructed to do so. A gentler tone may be more effective though.

  • "I completely agree with the other reviews in that the house is an amazing property to stay with unmatched views in any cottage i have stayed in previously."

Around 5-10 minute walk and you are on the beach in Woolacombe which was great too. The house was extremeley well presented, maintained and confortable throughout with everything you need provided - although we had our own bodyboards there was even spare ones in the outside shed. There was a problem (outside of the owners control) while we were there with roadworks blocking the driveway and the water being turned off but our contact and the owner were dealth with this professsionally and generously! As with a previous review I would also suggest toning down some of the posters, which is in your face as soon as you arrive and some text in the information booklet as some of it was a little over bearing, Again, as the previous review that mentioned this we always leave cottage spotless anyway so guessing from the tone maybe this is not always the case
